WHAT THIS MEANS FOR BUYERS

December saw the busiest month in the past 3 months with 2 pending sales which converted into closings. This explains the average sold price of $804,500 compared to November which was rather quiet having no closed properties in the neighborhood. With only 6 active listings within Compass Landing, buyers have limited inventory to choose from.

WHAT THIS MEANS FOR SELLERS

Pent-up consumer travel over the Holiday season has taken attention away from home sales but showings have picked up now that we are well into season. The most recent pending property only spent 13 days on the market. This suggests that a well-priced home will generally sell more quickly than one that is priced too high and receives multiple price reductions.
