Sales remained strong during the month of March with year-to-date closed sales up six percent over the first quarter of 2010. The number of closed sales for the month of March is exactly even with March 2005, resulting in these two months being tied for the highest number of sales on record for the month. Sales of properties priced above $1,000,000 are up 15 percent over the same period in 2010. Price continues to be a driving factor, with average and median sales prices at their lowest levels during the past 12 years. Overall, pended sales were up six percent over March 2010 establishing a new record high for the month. Pended sales for the first quarter 2011 set a new record, and exceeded the previous record for the quarter, established in 2005 by four percent. Available inventory in the area on April 1, 2011 stood at 9,587 units, comprised of 4,988 condominiums and 4,599 single family homes. This represents a seven percent decrease from the first quarter 2010 and a 31 percent drop from first quarter 2009. In fact, all price categories show decreases in supply with the exception of condominiums priced above $5M, which posted a 21 percent increase, and single family homes priced under $250,000 which remained approximately the same as last year. The largest decreases in single family availability occurred with properties priced between $750,000 and $1,000,000, which showed a 23 percent decline; and properties priced above $1,000,000 where supply decreased by 18 percent.
