Closed sales under $250,000 are down 7% from year-to-date May 2011. The percentage of the market represented by this segment also decreased from 61% to 57% of total closings. Closed Sales above $1,000,000 are up 7% through May with 396 closed in 2012 versus 375 for the same period 2011. The number of closings in May is the highest for the month since 2005. The number of sales pended in May is the highest on record for the month. The number of new listings placed in inventory in May is the lowest for the month since May 2004. Available inventory in the Naples, Bonita Springs, and Estero markets on June 1, 2012 stands at 6,684 units (3,069 single family homes and 3,615 condominiums). This is a 17% decrease from June 1, 2011 and represents approximately a 7.7 month supply, based on closings for the past 12 months.
