Four Steps To Selecting A School For Your Child

STEP 1

Understand your child’s needs

When selecting a school for your child it is important to take into account your child’s individual needs, learning style, interests, and goals when making this decision.

STEP 2

Research on different Schools

Once parents know what type of a school their child will benefit in, they should start researching these schools and make a list. By researching different schools, parents can get an in-depth understanding of the educational opportunities that each school provides and determine which school would be best suited for their child’s needs. Additionally, researching on different schools can provide parents with insight into the safety and security measures that are in place at each school, and give them a better idea of the quality of education they will be providing for their child.

STEP 3

TIPS FOR PARENTS

the shortlisted schools

Once parents have made a list of the shortlisted schools, the next step should be to visit them. Visiting different schools gives parents an opportunity to assess the quality and worthiness of each school and determine which one is best suited for their child.

STEP 4

Application Form

For a parent, the final step to selecting a school for your child should be to apply to the top selected schools. It’s important for parents not to restrict themselves only to one school application and apply to at least 2-3 best schools in case the child doesn’t get selected in one of them. Also it’s important for parents to start the application process as soon as possible before the school stops taking in more students.

Tackling INTERIOR DESIGN IN YOUR

New House

BENEFICIAL TIPS AND GUIDELINES

Moving into a new house is an exciting milestone, brimming with possibilities for personalisation. However, the process of interior design can seem daunting with countless decisions to make and numerous styles to consider. By following a structured approach and keeping a few key principles in mind, you can transform your new house into a home that reflects your personality and meets your practical needs.

Before you dive into decorating, it is essential to create a comprehensive plan. This involves assessing the space, identifying your style, and setting a budget.

• ASSESS THE SPACE: Begin by evaluating each room. Consider the architectural features, such as windows, doors, and builtin elements. Note the room’s dimensions and how natural light interacts with the space. This will help you determine the best layout and design choices.

• IDENTIFY YOUR STYLE: Take time to explore different interior design styles. Whether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house. Create a mood board with images, colours, and textures that resonate with you.

• SET A BUDGET: Interior design can be expensive, so it is crucial to establish a budget. Prioritise the rooms that need immediate attention and allocate funds accordingly. Be realistic about what you can achieve and consider cost-saving measures like DIY projects or upcycling existing furniture.

PRIORITISE FUNCTIONALITY

While aesthetics are important, functionality should not be overlooked. Your home needs to work for your lifestyle, so consider how each space will be used.

◊ ROOM FUNCTION: Define the primary function of each room. For example, the living room may serve as a space for relaxation and entertainment, while the kitchen is for cooking and dining. Understanding the purpose of each room will influence your design choices, from furniture selection to layout.

◊ FLOW AND ACCESSIBILITY: Ensure that the layout allows for easy movement and access. Avoid cluttered spaces and create clear pathways. In rooms like the kitchen and bathroom, consider

the ‘work triangle’ concept, which optimises the distance between the sink, stove, and refrigerator for efficient use.

◊ STORAGE SOLUTIONS:

Adequate storage is essential for maintaining an organised home. Incorporate built-in storage solutions where possible, and invest in multi-functional furniture like ottomans with hidden compartments or beds with underbed drawers.

Colour plays a pivotal role in interior design, influencing mood and perception of space. When selecting a colour scheme, consider the following:

• ACCENT COLOURS: Introduce accent colours to add interest and personality. These can be incorporated through cushions, rugs, artwork, and decorative items. Use the 60-30-10 rule: 60% of the room should be the dominant colour, 30% a secondary colour, and 10% an accent colour.

AWhether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house.
START WITH A PLAN
CHOOSE A COLOUR SCHEME

• BASE COLOURS: Choose a neutral base colour for larger areas such as walls and floors. Neutral tones like white, beige, and grey provide a versatile backdrop that can be easily updated with accessories and furnishings.

• COHESION: Ensure a cohesive flow throughout your home by selecting colours that complement each other. Consider using a colour palette that extends from room to room, creating a harmonious transition.

Selecting the right furniture and arranging it effectively is key to a well-designed space.

» SCALE AND PROPORTION: Choose furniture that fits the scale of the room. Oversized pieces can make a small room feel cramped, while too-small furniture can make a large room feel sparse. Measure your space and consider the proportion of each piece in relation to the room.

» FOCAL POINTS: Identify focal points in each room, such as a fireplace, a piece of art, or a statement piece of furniture. Arrange your furniture to highlight these features and create a balanced composition.

» COMFORT AND QUALITY: Invest in quality furniture that is both comfortable and durable. While it might be tempting to go for cheaper options, well-made furniture will stand the test of time and provide better comfort and support.

Lighting is a crucial element that can dramatically affect the ambience and functionality of your home.

◊ NATURAL LIGHT: Maximise natural light by keeping windows unobstructed and using light, airy window treatments. Mirrors can also be strategically placed to reflect light and create a sense of spaciousness.

◊ LAYERED LIGHTING: Incorporate a mix of ambient, task, and accent lighting. Ambient lighting provides overall illumination, task lighting focuses on specific

activities, and accent lighting highlights architectural features or artwork. Use dimmer switches to adjust the intensity and create the desired mood.

◊ LIGHT FIXTURES: Choose light fixtures that complement your design style. Chandeliers, pendant lights, and wall sconces can serve as statement pieces, while recessed lighting offers a subtle, modern look.

FURNITURE AND LAYOUT
LIGHTING

PERSONAL TOUCHES

Personal touches make a house feel like a home. Incorporate elements that reflect your personality and interests.

• ARTWORK & DECOR: Display artwork, photographs, and decor items that hold personal significance. This could include travel souvenirs, family heirlooms, or pieces created by local artisans.

• TEXTILES AND ACCESSORIES: Use textiles like cushions, throws, and rugs to add texture and warmth. Accessories such as vases, candles, and plants can inject colour and life into a room.

• BOOKS AND COLLECTIONS: Showcase your favourite books and collections. This not only adds a personal touch but also provides insight into your interests and passions.

Choose materials that are environmentally friendly and sustainably sourced.

SUSTAINABLE CHOICES

Incorporating sustainable design practices can benefit both the environment and your well-being.

» ECO-FRIENDLY MATERIALS: Choose materials that are environmentally friendly and sustainably sourced. Look for furniture made from reclaimed wood, organic fabrics, and nontoxic finishes.

» ENERGY EFFICIENCY: Opt for energy-efficient appliances and lighting. Install programmemable thermostats and consider using solar power where possible.

» INDOOR PLANTS: Indoor plants improve air quality and add a touch of nature to your home. Choose low-maintenance varieties that thrive indoors, such as succulents, spider plants, and peace lilies.

Final Thoughts

Tackling interior design in your new house is a journey that requires patience, creativity, and careful planning. By prioritising functionality, choosing a cohesive colour scheme, selecting appropriate furniture, optimising lighting, adding personal touches, and making sustainable choices, you can create a space that is not only beautiful but also uniquely yours. Remember that your home is a reflection of your personality, so don’t be afraid to experiment and infuse it with elements that make you happy. Enjoy the process and take pride in the home you create.

Interview with Twinning Design

Tell us a little of the background of Twinning Design?

Twinning Design is an interior architecture and design studio based in London and active throughout Europe. Founded by twin brothers Marco and Enrico Cherubini, the design is its DNA as well as the twin double strength. The Studio is specialized in high end interior architecture and interior design either for the commercial or the residential market. Being able to run projects from concept to completion, the Studio can manage each and every aspect of a project. From concept design and space

planning, through specifications and detailing, to site coordination Twinning Design tends to reduce the complexity of any project to simple and clever design solutions.

What are your main priorities in a project?

It is always taking time to get to know our clients, how they live, what they dream of, so we are in total harmony and the project becomes team work. That is the only option in order to tick all the boxes and end up with a home that enhances their quality of life. At Twinning Design we strongly believe that a close relationship with the client and a deep understanding of the context are the only possible ways to achieve a tailor made result in every design work.

What is the biggest challenge?

Each project has its own challenges, that is the excitement which pushes us out of our comfort zone. We gain new experiences and design perspectives with each one but so long as we stay connected to the client they are always surmountable.

What is your advice for creating a successful scheme?

Commit yourself to the people, to their feeling and experience of an interior. Through an imaginative and thoughtful work, moving continuously between aesthetic and functionality, a dedication to detail and a careful study of materials, Twinning Design designs the mood that clients want to be in.

What is your inspiration for a project?

It is based on developing a bond with the owners so that their lifestyle became our source of inspiration. We keep up a running dialogue and a constant exchange of ideas so we are always seeing eye to eye.

Mission:

• Twinning Design tends to reduce the complexity of any project to simple and clever design solutions.

• Twinning Design is committed to the people, to their feeling and experience of an interior.

• As the best fashion designer Twinning Design understands the value of tailor making and hand-crafts every project to fit each individual.

MORTGAGE PUZZLE

In the UK, obtaining a mortgage is the most method for individuals to purchase property. Mortgages come in various types, each with its own terms, conditions, and repayment structures tailored to suit different financial situations and preferences. Here are some of the different types of mortgages available.

A fixed-rate mortgage offers borrowers the stability of having the same interest rate for a set period, typically ranging from two to ten years. Regardless of fluctuations in the market interest rates, the borrower’s monthly repayments remain consistent. This provides certainty and makes budgeting easier for homeowners. However, fixed-rate mortgages often come with higher initial interest rates compared to variable-rate mortgages.

Variable rate mortgages, also known as adjustable-rate mortgages

fluctuates, the interest rate on the mortgage adjusts accordingly. Tracker mortgages typically offer lower initial interest rates than fixed-rate mortgages, but borrowers should be prepared for potential increases in monthly repayments if the base rate rises.

Discount mortgages offer borrowers a discount on the lender’s standard variable rate for a set period, typically two to five years. The discount is usually expressed as a percentage below the lender’s standard variable rate. While borrowers benefit from lower initial interest rates during the discount period, their monthly repayments can increase once the discount

(ARMs), have interest rates that can fluctuate over the loan term based on changes in the lender’s standard variable rate or another benchmark rate, such as the Bank of England’s base rate. Borrowers may benefit from lower initial interest rates compared to fixed-rate mortgages, but their monthly repayments can increase or decrease depending on market conditions. This type of mortgage may suit those who are comfortable with potential fluctuations in their monthly payments.

Offset mortgages allow borrowers to link their mortgage account to their savings or current account. The balance in these accounts is offset against the outstanding mortgage balance, reducing the amount of interest charged on the mortgage. Borrowers continue to have access to their savings and can withdraw funds as needed. Offset mortgages can help borrowers reduce the overall interest they pay over the loan term and potentially shorten the mortgage term.

the loan amount each month, rather than repaying the capital. This results in lower monthly repayments compared to repayment mortgages but requires a separate savings or investment plan to repay the original loan amount at the end of the term. Interest-only mortgages may appeal to investors or those with irregular income streams who expect to have sufficient funds to repay the loan at the end of the term.

Repayment mortgages, also known as capital and interest mortgages, involve monthly repayments that cover both the interest on the loan and a portion of the capital borrowed. Over time, the outstanding loan balance decreases until the mortgage is fully repaid by the end of the term. Repayment mortgages offer borrowers the security of knowing that their mortgage will be paid off at the end of the term, making them a popular choice for many homeowners.

adding to your home value

In the realm of real estate, adding value to your home is not just about sprucing up its appearance; it’s an investment that can yield significant returns when done strategically. Whether you’re looking to sell your property in the near future or simply aiming to enhance your living space, here are seven proven strategies to boost your home’s value.

CURB APPEAL ENHANCEMENT

The first impression matters. Invest in enhancing your home’s curb appeal by maintaining a well-manicured lawn, planting colorful flowers, and adding appealing exterior lighting. Fresh paint for the front door and clean, well-defined pathways can make a world of difference. Potential buyers or visitors should feel drawn to your home from the moment they arrive.

on modernizing the kitchen with updated appliances, countertops, and cabinetry. Opt for timeless designs and neutral colors that appeal to a broad range of tastes. Additionally, consider adding functional elements such as a kitchen island or a pantry to increase both aesthetics and utility.

Consider replacing worn-out tiles, installing energy-efficient toilets, and adding extra storage space. A clean, well-maintained bathroom can significantly increase your home’s value and appeal.

ENERGY-EFFICIENCY IMPROVEMENTS

Similar to kitchens, bathrooms are key selling points for homes. Upgrading fixtures, such as faucets and showerheads, can instantly give a bathroom a more luxurious feel.

In today’s environmentally conscious world, energyefficient homes are highly sought after.

The kitchen is often considered the heart of a home, and it’s a prime area for adding value. Focus

Investing in energy-saving upgrades not only reduces utility bills but also adds value to your property. Consider installing solar panels, upgrading to energy-efficient windows and doors, and enhancing insulation. These improvements not only benefit the environment but also make your home more attractive to potential buyers.

Many modern homeowners prefer open, spacious layouts that facilitate seamless interaction between different areas of the house. If feasible, consider knocking down non-load-bearing walls to create a more open floor plan. This can make your home feel larger and

more inviting, ultimately increasing its value. However, be sure to consult with a professional to ensure structural integrity and compliance with building codes.

SMART HOME TECHNOLOGY INTEGRATION

Incorporating smart home technology can make your property more desirable and valuable in today’s tech-savvy market. Install smart thermostats, lighting systems, security cameras, and door locks that can be controlled remotely via smartphone apps. Not only do these technologies enhance convenience and security, but they also appeal to buyers looking for modern amenities.

Remember to prioritise improvements that align with your budget, market trends, and the preferences of your target demographic.

ADDITIONAL LIVING SPACE

Increasing the livable square footage of your home can have a significant impact on its value. Consider finishing unused spaces such as basements, attics, or garages to create additional living areas. These spaces can be transformed into home offices, gyms, entertainment rooms, or guest suites, depending on your needs and preferences. Adding functional living space increases the versatility and appeal of your home, attracting potential buyers willing to pay a premium.

in conclusion

Adding value to your home involves a combination of aesthetic enhancements, functional upgrades, and strategic investments. By focusing on areas such as curb appeal, kitchen and bathroom remodeling, energy efficiency, open floor plans, smart home technology, and additional living space, you can significantly increase your property’s value and appeal to potential buyers. Remember to prioritize improvements that align with your budget, market trends, and the preferences of your target demographic. With careful planning and execution, your home can become not only a comfortable living space but also a lucrative asset.
