Wimbledon

Hamptons offers you a warm welcome to Wimbledon

Congratulations, if you are house hunting in Wimbledon you have already won. A home in this great area with all it offers, automatically makes you the envy of many. Now in order to make your transition as smooth and hassle free as possible Hamptons have put together this great guide which will help you choose the best schools, learn a little about planning and building control, read tips on where to shop, eat and lots more, all packed into one little guide with clickable links.

Perhaps most importantly we have researched some of the leading local professionals and experts who can help you add value and personalise your soon to be new home. A big WELCOME and enjoy

A little bit of history

The earliest settlement in Wimbledon is an Iron Age hill fort, which can be seen at Wimbledon Common. The area grew popular in the 17th century when it was little more than a manor house surrounded by land. With the arrival of the railway in 1838, development began for housing and took the focus away from the village centre. The All England Club has been at its location in Church Road since 1922.

Why move to Wimbledon?

Wimbledon Common provides over 1,140 acres of open space and woodland perfect for country walks, pub lunches or horse riding available from local stables. A range of golf clubs and fitness centres cater for the sporting enthusiast. A particular advantage of living in Wimbledon is the excellent transport links that swiftly connect to the City and West End via the mainline station and London Underground. London’s principal airports and the Home Counties are easily accessible with nearby road links to the motorway network.

Interview with Landscape Architect - Stefano Marinaz

Established 12 years ago, Stefano Marinaz Landscape Architecture has cultivated a diverse portfolio, encompassing projects ranging from small private gardens to expansive landscapes, historical restorations, and garden festival installations.

With offices strategically located in London, UK, and Utrecht, NL, we seamlessly oversee projects spanning across Britain, Italy, and the Netherlands. As chartered members of the British Landscape Institute and members of the Society of Garden Designers and the Dutch NVTL, we bring a wealth of expertise to our designs.

Guided by the firm belief that green spaces are integral to enhancing the quality of life, fostering a deep connection with nature, and preserving essential natural environments, our mission is to craft naturalistic gardens. Each design is meticulously tailored to enhance the unique essence of a place, drawing inspiration from its history, context, and ecological surroundings.

The new owner has collected the keys from Hamptons and moved into their new house with a generous size garden but no character or features. What’s the first step?

To transform your new house and garden, the first step would be to reach out to us for an initial consultation. The duration of the meeting is tailored to the property’s scale and complexity, lasting from a few hours to a full day. In this consultation, we would bring examples of our work and engage in a dynamic workshop with you to create a bespoke design proposal on the spot, responding to your needs. Additionally, we would comprehensively discuss all project stages, which we manage—from initiation to completion, covering aspects such as construction and the supply of products and plants. This holistic approach ensures a seamless and tailor-made transformation for the new buyer.

Do your clients have specific ideas about what they want or do they more often give you a blank canvas to work with?

Clients may share a wish list or specify needs aligned with their lifestyle; however, the majority place trust in our expertise to guide them toward the optimal outcome for their space. Additionally, most clients express a preference for a naturalistic, low-maintenance garden, similar to those featured on our website. With over 12 years of extensive experience in garden design, we bring a wealth of knowledge to the table, and are well-versed in identifying opportunities and navigating local regulations for the benefit of our clients.

Does it matter what time in the year people contact you?

We engage in design work throughout the year, however we strategically schedule the implementation of gardens to avoid the excessively hot summer months. This approach minimises stress on plants, increasing the likelihood of successful establishment in the garden. The timeline for the design process, including meetings and feedback, typically unfolds over a span of 6-8 weeks, assuming there are no hindrances to progress. Once the design is finalised, we will then assist in coordinating the project with a landscape contractor, whom we oversee and manage during the entire construction phase. Additionally, the lead time for procuring products is a critical consideration, with a range of 6-12 weeks, and certain items may necessitate even longer periods for procurement.

What distinguishes Stefano Marinaz Landscape Architecture from other garden design companies?

As a team of Landscape Architects, SMLA ensures a consistently high standard of expertise. With offices in both the Netherlands and the UK, we possess a unique capability to design and oversee projects internationally. Furthermore, our network with a diverse array of professionals allows us to deliver exceptional bespoke designs. The combination of creativity and expertise sets us apart in the industry and has led SMLA to receive numerous accolades and awards.

Interview with ‘LDN Security Solutions’

At LDN Security Solutions, we design, supply, install and maintain electronic security systems including burglar alarms, CCTV, Door Entry and Access Control. We are NSI Gold accredited and work with the leading manufacturers in the industry.

At what point after buying a new home should people start thinking about their security?

When you first move into a new property, it is best to assess the security that is currently in place and whether or not you are comfortable with it. It is best practice to change locks, update passwords and pins for existing systems and wipe any existing CCTV footage from the previous occupant.

If there is already a system in place consider whether it is in good working order or if it needs upgrading. We often takeover existing systems, which includes upgrading any necessary parts, changing batteries and providing the client with a lesson on how to operate the system.

If there isn’t anything in place and you would like to increase the security then consider getting a new system installed. Ideally we would survey the property before any structural or decorative work is done, however, even if

it is fully finished, there are wireless options available that mean no disruptive installation work.

What is your process in terms of identifying the right security solution for that client?

When we visit the property for the initial survey we undertake a thorough risk assessment. We also take into account the stage of build, the size of the property, how and when the property is used and by whom (for example is there a communal doorway etc.). We take a consultative approach to ensure the solution we recommend meets the clients’ requirements and preference.

How has technology impacted your industry?

There are a few advancements in technology in recent years that have improved the experience for the end-user significantly. App-based solutions that integrate with other smart home technology or other security systems (e.g. you can operate your CCTV and intruder alarm in one place). Cloud recording allows users to be more flexible about how long footage is stored for. CCTV imaging technology is constantly improving as well. There are also an increasing number of wireless solutions available. When we install our systems, we ensure it is done in such a way that means that any re-sets or troubleshooting that may be required can be done so remotely; which means the issue is dealt with more quickly and with minimal disruption to the customer.

Do you work with landlords and developers as well as private homeowners?

Yes. We cover commercial as well as residential, from single dwellings to large scale residential developments.

What would you say to someone who is hesitating to make that first phone inquiry to a security provider?

If you’re thinking about improving your home security then we are always happy to help and answer any initial questions and can provide a free, no obligation quote. Call us on 020 8004 5566

Interview with ‘Harper Latter Architects’

Tell us a little of the background of your Architects practice.

We have been in Wimbledon and Southwest London for almost 25 years and have a longestablished reputation as a creative and dedicated team of architects and designers providing a full architectural service, from feasibility through to execution and delivery. We enjoy designing unique, crafted homes that are tailored to our client’s needs and way of life. Our intention with all projects, at every scale, is to produce engaging environments which lift and enhance the mood of the occupants. Architecture is a vocation from which our passion for design comes through into our work and every endeavour.

Do you offer pre-exchange assessments to residential clients?

Yes, we are more than happy to provide an initial consultation to discuss the potential for your property and can provide valuable insight from the very beginning to help with decision making. When planning to undertake building works it is essential to do your research and get professional advice. The planning system and construction industry are complex and can be difficult to navigate. If not handled carefully, this can have significant time and cost implications. We also have a duty to protect trees, native birds, bats and insect species, and the wider environment. Other important

items to note is the need to consider party wall structures, rights to light, restrictive covenants and an array of planning policies and building regulations. These items do not apply in every instance but will often need careful thought when considering a property and the approach to design and implementation. You would not want your dream project to be stumped at the first tree.

What are the most popular requests from residential clients?

The desire for lots of daylight and indoor/outdoor living are very popular requests. This can be achieved with well-designed glazing systems and interior floor finishes that seamlessly extend out to the exterior. We have found that achieving a greater sense of open space and connection with nature is important to many clients. Environmental issues are now very important to most of our clients, and this usually has a positive impact on the creative process. We are also finding that basements and gardens are being furnished with swimming pools and leisure facilities. Over the last 2 years, with the pandemic in mind, we are finding that there is a higher demand for family centred leisure and entertainment spaces, with a desire for swimming pools and spa facilities, games rooms, gyms, and cinema rooms.

Is there a project you are most proud of?

Without wishing to sound cliché, we do apply the same level of love and attention to all our projects and are proud of every home we complete. Our team of architects have a real sense of ownership for every project and apply the same rigour at every stage, whether it be the design of a whole house, bathroom, wardrobe, or basement leisure complex.

Some words of encouragement to the family who are hesitating to make that first call to an architect.

Building a new home or extending your current property is a daunting prospect but it can be a rewarding experience and with Harper Latter it is a collaborative process to be enjoyed. We are here to realise your dream home and manage the whole process for you.

Interview with Hector Gauld, King of Cotton!

King of Cotton is a name that grabs ones attention, tell us a little about your company story?

The Company name has been in use in it’s Italian form ‘Re di Cotone’ since 1880 and with the permission of my brother in law in Italy, we started the UK arm in 1995 with the aim of supplying Hotels with premium products sourced throughout the world, but principally in Italy.

So began the UK version of ‘King of Cotton’ and over the years the Company developed a reputation for providing high quality cotton products at a fair price, coupled with a high level of service. In 2003 www.kingofcotton.com was launched, allowing a wide range of beautiful products to be made available to all who required premium products, that were difficult to find, at prices that were designed for a corporate world.

Your products are chosen by some of the world’s most luxurious hotel brands do you think this is a factor in your popularity with homeowners?

I think there is a certain element of trust created with our customers because of our association with well Known Hotel brands, and Choosing a good quality cotton that will be soft, hard wearing and luxurious can often come down to the faith you place in the brand you choose.

Our customers certainly feel reassured that the products that they buy from us, are in turn trusted by some of the most discerning and selective Hotels.

Have you seen any changes or shifting trends in peoples bedding preferences over the years?

In the early days, there seemed to be a popularity amongst private buyers for easy care bed linen, but that ease of laundering comes with the addition of Polyester yarns, something that we have always steered away from, because it detracts not only from the comfort and breathability of the bed linen but also from our ethos of offering totally natural products. We sell natural Cotton products and Polyester is not something we like to involve in our business, and thankfully these days there is a much higher demand for 100% cotton than in previous years.

So if a Hamptons client is preparing to move into their beautiful new home sum up for us why they need to be visiting your website?

Hamptons clients can purchase everything they need in cotton for their new bedrooms and bathrooms, delivered from an extensive stockholding in Surrey, including a wide range of beds, all the associated linens, towels and accessories, in the widest range of thread counts and sizes in the UK. With prices designed mainly for a corporate world, customers will find true value and a wide choice at King of Cotton especially when using the discount code that is offered in association with Hamptons International.

Where do you see the Company 5 years from now?

I believe that Cotton is one commodity that will be in demand forever. There have been many alternative fabrics that have come and gone, like Tencel, Bamboo, nylon, Modal and other synthetics, but Cotton has outlasted them all.

We will keep striving to offer the finest cotton products from around the world, for a fair price, sourced from highly vetted manufacturers and growers, with a focus on sustainability. In five years from now we hope to be able to look back on the past 30 plus years and feel proud that we maintained the traditions of those early Italians way back in 1880 in Lombardia, Italy.

When you’re turning a house into a home the bedroom should be at its heart.

King of Cotton offers the finest bedding in the world, visit the website and discover a superb collection of bed linen, duvets, blankets and throws, as well as a wide range of quality towelling, bathrobes, slippers, table linen and toiletries.

Q&A with King’s College School, Wimbledon

Tell us a little about the history of the school.

King’s was founded by royal charter in 1829 as the junior department of King’s College London, and was originally located in Strand. During the early Victorian period, the school grew in numbers and reputation. Teachers included the artist John Sell Cotman and the poet Gabriele Rossetti, who taught Italian (his son, the famous Dante Gabriel Rossetti, joined King’s in 1837). King’s was progressive in its curriculum and appointed its first science master in 1855, at a time where very few schools taught science. In 1897, King’s moved to its present site in Wimbledon and the junior school opened on the same campus in 1912.

Southside, Wimbledon Common, London SW19 4TT 020 8255 5300/ www.kcs.org.uk/ hmjssec@kcs.org.uk

Are there any specific attributes for which the school is most renowned?

The school is very forward-thinking school and committed to ongoing development. In 2010 the sixth form became co-educational and we admit around 50 girls each year. We prepare sixth formers for both the International Baccalaureate Diploma (IB) and A Levels. Since September 2016, King’s has admitted boys aged eleven directly into the senior school. This has increased access for a wider range of parental backgrounds and we have raised significant bursary funds to support the 11+ senior school entry. The school is known for its academic outcomes, but when pupils and parents leave the school they often remark on the outstanding pastoral care. Our house and tutor system means that every pupil is afforded very personalised care, and is really known and cared for as an individual. Pupils have a strong say in the development of the school, and have been heavily involved in steering the evolution of our pastoral programmes. In the past year there has been a particular focus on events celebrating equality and diversity, and every year pupils will coordinate a number of charitable projects.

What aspect of the school are you most proud of?

Our community partnerships programme is exceptionally important to us, and over 400 pupils in the lower fifth (year 10) and above volunteer their Friday afternoons to helping the community. They work with seven maintained secondary schools and sixth forms in the Wimbledon independent state-school partnership in addition to working with 25 other maintained schools. They also teach ICT and art lessons at nearby libraries and host afternoon tea for local elderly residents. Not only does this help those in our local community, but it also provides King’s pupils with meaningful opportunities to understand what is happening beyond our school gates. We also run a varied and highly successful co-curricular programme; pupils take part in over 100 clubs and societies throughout the week, a number of which are pupil-led. Such activities form a fundamental and essential part of a King’s education. Past pupils often comment that these have tremendous significance in shaping who they are whilst they are at the school and long after they have left.

What words of encouragement would you give to a family who are considering getting in touch?

King’s is an inspirational place located in one of the most attractive and peaceful partsof London on the south side of Wimbledon Common. Our overarching aim is to encourage and nurture the strength of character and personal development of all our pupils. There is no typical “King’s boy” or “King’s girl”: we want pupils to develop their own interests and forge their own paths as they move through our school.

What is your favourite thing about working at Kings College every day?

Our pupils are academically ambitious and really enjoy their learning – this is obviously very attractive to any teacher! However, it is probably the remarkably warm, inclusive and supportive atmosphere which I enjoy most. The school culture really is one of kindness, openness and mutual support: every day pupils and colleagues go the extra mile to help each other to achieve their best.

Local Schools

Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. We have put together this list of suggestions to make your life a little bit easier. Many local schools and nurseries offer free tours so please go and visit your choice options before making that final important decision.

Interview with Wimbledon High School

Tell us about the philosophy and vision of Wimbledon High School?

Wimbledon High School is a purposeful, happy community, full of bright, individual and grounded girls. We aim for every girl to step in to school feeling known, supported, confident and able to shine and for every Year 13 leaver to stride out to university and careers beyond prepared to shape the society in which she lives and works. We achieve this by encouraging resilience, independence and kindness, nurturing curiosity, scholarship and a sense of wonder, promoting excellent teaching and learning and running a broad and inspiring co-curricular programme.

What makes Wimbledon High the ideal school for girls from Junior through to Sixth form?

We are experts in educating girls to go out into the world and make a difference. We teach the girls, as young women, to own their space and believe in their own agency and power for action and change. Whether girls join us at the age of 4, 11 or 16, we equip them from for the challenges of 21st century life, fostering skills of problem solving and creativity, collaboration and independent research. Outstanding pastoral care underpins everything we do, so that we are enabling our young people to discover the unique individuals they are, to find the inner compass that will guide them through life’s ups and downs and to learn to use their voices for the power of good.

What aspect of the school are you most proud of?

For a highly academic school with excellent results every year at GCSE and A Level, we are nevertheless a fun and happy community. And it is this community spirit, which sees friendships across year groups, that extends into the wider community too, in our partnerships work. Our students and teachers lend support to local primary schoolchildren in Coding, Maths, English and Science and we run a Serious Fun on Saturdays initiative called SHINE, where Year 4 children are able to try all sorts of activities with their Wimbledon High mentor (a sixth former). There are many more examples of this collaboration and we aim to grow the programme further in our new buildings come September 2022.

What extracurricular activities does Wimbledon High School offer?

We run a vast range of co-curricular clubs and activities in sport, music and drama, as well as many smaller clubs so that there is something for everyone’s passions and interests. Cricket and football are two growing sports and we have had national success in tennis, rowing, gymnastics, and dance, as well as regional success in hockey and netball. We have a 25m swimming pool on site and our playing fields are a short walk away (the location of the original All England Club on Nursery Road). Music is at the heart of school life, with choirs, our symphony orchestra, Friday Jammin’ sessions and countless smaller ensembles meaning students can get involved at whatever level they choose; our theatre inspires performers and behind-the-scenes stagehands alike.

How can parents get involved in school life?

An outstanding education involves partnership between home and school, so clear and frequent communication with parents is vital. We recognise that parents are joining the community too when their daughters start Wimbledon High, so we encourage parent help in the younger years in particular on trips to Wimbledon Common as part of our outdoor learning, perhaps - and Friends of Wimbledon High School, our parent-teacher body, organises parent socials and fundraisers. We run a Parent Forum for strategic discussion but in Senior School we do of course also encourage growing independence from home and part of this is parents trusting the school they have chosen to do its job. It’s always a balance, with clear and open communication at its heart.

A vibrant community of 4 - 18 year olds, academically selective with entry points at Reception, Year 7 and Year 12.

Situated in the heart of Wimbledon, we have a long history of educating girls to go out into the world and shake it up...

Interview with Lighting & Furniture expert Mark Holloway

Tell us a little about the background of your company and how it was established?

Holloways of Ludlow was founded in 1985 by the Holloway family in the market town of Ludlow. For over 35 years, Holloways has nurtured a reputation for sourcing unique contemporary lighting, furniture, and home accessories and become a leading supplier to design professionals. Since 2002, when Mark Holloway took over the reins, the business has grown significantly. With showrooms in Wimbledon, Brook Green, Bermondsey, Brasted and now Bath, Holloways has firmly established itself as part of the UK’s independent retail landscape.

How would you describe the Holloways of Ludlow style?

We love products that effortlessly combine design and materials. We search for products that will stand the test of time and that are made to last, in stark contrast to fast fashion and throw away culture. Our particular focus is on exquisitely crafted pieces from across Scandinavia and the best of classic British designs reimagined for modern homes. By attending design shows and events, we are constantly on the lookout for new trends, staying up to date with what’s happening in the market to supply our customers with what they want most. Representing the very best design brands, including Carl Hansen & Søn, GUBI, Fritz Hansen, Muuto, Flos, Finn Juhl and many more, along with up-and-coming designers and our own in-house lighting brand, Old School Electric, our range of products simply can’t be found anywhere else.

What can clients expect when they engage with your firm to furnish their home?

When working with Holloways of Ludlow, our clients can always expect a personalised service and a dedicated team for help, support and expert advice. We keep our customers at the heart of everything we do and offer unparalleled service and benefits like our Price Guarantee, flexible delivery options and access to almost any piece of lighting or furniture available on the market.

What are the major changes you have seen in customers demands and tastes?

With the world moving toward more sustainable habits we have seen a big increase in demand for environmentally friendly designs, with our customers taking more of an interest in how products are sourced and produced. As our motto illustrates, we share this passion for sustainability and believe that people should Buy Better, Buy Once and Cherish Forever. Everything that we sell is judged against our founding principles - that good design is timeless and that things should be made to last. We have also seen a big focus on outdoor furniture; our customers are realising the potential of their gardens, embracing and investing in their outdoor spaces to enjoy more time spent outside.

Which part of your job gives you the most satisfaction?

We love spending time with our clients and being able to make them happy - we always aim to satisfy their needs and help them to find their perfect furniture and lighting. Seeing our products in people’s homes is really fantastic. It’s always a joy to be able to meet with clients in our showrooms where we can share our passion for design with like-minded customers, interior designers and architects, and we firmly believe in the value of showrooms. With showrooms in London, Kent and our newly opened Bath space, we know that nothing beats seeing our beautiful products in the flesh, and that the personal service and expert advice we can provide in-store is unparalleled.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.merton.gov.uk/planning-and-buildings

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
