A very warm welcome to Chelsea and the surrounding areas from all of us at Hamptons.

You will be moving into one of the most highly regarded villages in London. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.

Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.

Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.

Yours sincerely, Nick Hubner- Head of Sales Anthony Isaac- Head of Lettings

A little bit of history

Chelsea was originally just one manor house, acquired by Henry VIII in 1536 who installed two of his six queens: Catherine Parr and Anne of Cleves. By the early 1700s the area was already popular with the wealthy and described as a ‘village of palaces’. Perhaps the most famous building is the Chelsea Royal Hospital for soldiers, which was built in 1682 at the request of Charles II by Christopher Wren. The Swinging Sixties era was defined on the King’s Road, while the Sloane Square area gave the term ‘Sloane Ranger’.

8 www.hamptons.co.uk

Why move to Chelsea?

Chelsea is synonymous with opulence: high-end shops and fine dining are what the world-famous King’s Road is best known for. It’s a great place to visit, and it’s also a fantastic place to live. Just two-and-a-half miles south west of central London, Chelsea has South Ken to the north, Pimlico to the east, the Thames and Battersea to the south and Fulham to the west: there’s no better place to be for enjoying the cultural and historical sights of the capital. There are few places more sought-after in central London than Chelsea – the district oozes exclusivity, but it’s also a real melting pot of different cultures.

9 www.hamptons.co.uk

Located on the River Thames, the neighborhood of Chelsea is absolutely gorgeous. It’s got historical buildings throughout and several of its streets are known around the world for their great shopping. The Albert Bridge has been called one of the most romantic places in the world, offering up a beautiful view of London. And the streets of Chelsea were once walked by the greatest musical artists of all time, including the Rolling Stones and The Beatles. Today, this is an affluent enclave that is notable for having the largest community of Americans expats living in London. There are many housing options, ranging from stately mansions to l oft-style apartments. You’ll also find detached housing here, which is relatively unique in this city, but it comes at a premium. Shopping is a sport in Chelsea. From huge brands to small, independent stores, you can get just about anything. There are classic clothing boutiques, edgy clothing stores, and everything in between.

For art buffs, there are a few galleries in Chelsea that highlight contemporary artists and events are held throughout the year that bring big names from the art world together. Some of the most “out there” artistic movements have originated in this neighborhood.

Entertainment-wise, Chelsea is home to many annual events, including the famous Chelsea Flower Show and the Christmas Gift Fair. Several theaters in the area are great for seeing independent movies and live theater is available as well. There is, of course, the Chelsea Football Club, but they actually play in nearby Fulham. You’ve got great food options here. You’ll have your choice of dining ranging from cheap delis to 5-star restaurants. The Bluebird cafe here is just one of the local favorites. Everything you could possibly need to live happily falls in Chelsea, including hairdressers, doctors, dentists, tailors, butchers, and even a weekly farmers’ market that sells perfect little treats, organic produce, and international foods. www.goodmigrations.com

Meet ‘garden guru’ Ben Skinner of Town & Country Gardens

Tell us a little about the background of Town & Country. Ben Skinner set up Town and Country Gardens in 1995, initially as a landscape gardener but it soon grew into garden maintenance as well. Starting in Notting Hill Gate where he lived, the demand for local London gardeners was so great that the business grew rapidly, employing locals and friends to help and expanding through West London and beyond. Now it employs over 30 staff but still builds and maintains gardens primarily in West London.

Do you think customers demands have changed since you started?

The clients have become increasingly more diverse as London became more popular to other nationalities. Our clients are now international and recent events have meant they spend far more time working from home, so their gardens have become a more important part of their living space.

Tell us about a project you are most proud of?

There isn’t a single project that stands out but we are very pleased that the gardens we have built have won their designers awards!

What advice would you give to a Hamptons customer who’s new home is blank canvas in terms of outdoor space?

It’s amazing what we can create in a garden nowadays and I’d always advise getting a garden design to maximise the potential of the space.

What’s the thing you enjoy most about running your company?

We love meeting people and working with them to create outdoor spaces that give genuine pleasure to be in!

With over 20 years’ experience of working in high-end and challenging projects within London and the Home Counties, we have the confidence and ability to oversee all aspects of garden maintenance and landscaping.

Our landscaping service cover all areas from relatively simple and small-scale jobs such as repairs to fencing / decking / paving / brickwork, to full-scale construction and landscaping projects.

Our garden maintenance service provides for everything needed to manage your outdoor space and get the very best out of it.

We believe a garden should not be a static space that looks the same year after year – it should improve and grow over time, and thrive throughout the seasons, and we have the vision and skill to develop gardens to attain their full potential, and then take them beyond that.

25 Years of Gardening & Landscaping in London

At Town and Country Gardens we provide a comprehensive and integrated range of services for the management of your outside space.

Please feel free to give us a call on 0207 736 7801 or email ben@tandcg.co.uk to discuss your project in detail. For further information please visit www.tandcg.co.uk

Interview with Juliettes Interiors

Tell us a little about how you came to establish Juliette’s Interiors?

It all came about by accident. I didnt set out to be an interior designer on the Kings Road. I followed what I enjoyed and was led by what my customers asked from me. Thats how I ended establishing Juliettes Interiors.

How has your business evolved over the years?

The business has evolved from 2005 on the kitchen table at home whilst I raised my 4 sons single handed to being an internationally recognised London brand that offers high end interiors and furniture retail for the HNW clients around the world with one of the best customer service experiences.

Is there are project you’re most proud of?

I am proud of all our projects. But one does stand out from the others being the South of France Project where we won the International Properties Awards best residential villa in France. The client was absolutely amazing to work with.

What’s your favourite aspect of Chelsea life?

Relocating the business to Chelsea in 2013 was the best move I made. Its a different world to outside of London. We now have access to UHNW and HNW clients, other designers that procure from us for their own projects and the fact tht we are surrounded by similar businesses makes us a destination recognised all over the world for interior design and furniture in general. And not forgetting the attitude in London is, of course, completely different. You have to be good at what you do to survive in London. I have enjoyed the challenges along the way.

What is currently your favourite item in the showroom?

My staff are my favourite items in the showroom. Without them non of this would not be possible.

Shouldyou wish to wet your whistle in Chelsea you could hardly have a wider choice. ‘Old school’ inns and taverns, cocktail bars, live music venues, gastropubs, they all abide aplenty in Chelsea. Here are a few suggestions but the best way to find your ‘local’ is surely to take the air and simply explore.

Bluebird Chelsea Bluebird Chelsea is a London landmark, a gleaming Art Deco icon right on the King’s Road. Made up of a chilledout Café & Courtyard on the ground floor and a more refined Restaurant & Bar on the first floor. The Restaurant & Bar underwent a complete refurbishment in 2016, at the hands of Sagrada, designers of Sartoria, and The Arts Club, who brought in mature trees and bespoke Celia Birtwell textiles.

Our extensive experience in Central London Refurbishment gave us a broad understanding of Re furbishment, Construction and Planning Regulations. We have secured a multitude of successful Planning and Listed Building Consents for almost each of our project the vast majority of which are in RBKC.

Unlike some other Architects/designers, our approach to projects is not limited to Design and Creativ ity but also to Practicality and Cost Effectiveness. We also believe that regular Site Inspection is extremely essential. To this, we carry out between 2 to 3 inspection visits per week as opposed to the guidance of the RIBA Architects Appointment Agree ment which states a minimum of 1 visit per month. We are also very flexible in our availability for Clients accommodating their work schedule to meet them after work hours and on weekends when necessary.

We know Kensington and Chelsea like the palm of our hand. We both lived in the borough for over 25 years and our offices are very local. When our projects are in close proximity to our offices, it makes for quicker Site Inspection, as well as Client Meetings.

Interview with Richard Lock of The Hampshire School, Chelsea.

Tell us a little of the history of the School. We are a co-education prep school established almost 80 years ago by Susan Hampshire, a celebrated actress and ed ucationalist. After several moves across Chelsea we have now been proud residents of the Old Library on Manresa Road for over ten years.

What would you say is special about a school life at The Hampshire School?

We are a school in the heart of Chelsea and are proud of our long heritage and history within the community we serve.

We select children from a range of backgrounds and enjoy watching them develop into confident and resilient senior school students.

What aspects of the school are you most well known for?

Our strong history of creative and performing arts are part of our heritage and the same continues to this day. Children have the opportunity to perform in school productions, learn a range of instruments and take part in a range of musical opportunities. Ballet is part of the curriculum up to Year 2 and there is a range of exciting clubs on offer. Many Chelsea residents will know the smart school buses driving along the King’s Road as Pedro and Phil collect and drop off our children from across the neighbourhood.

What sporting facilities do you have?

We have an outdoor garden with a magnificent climbing frame for all children to enjoy as well as a dedicated reception and nursery outdoor space. Indoor sport and dance take place in our multi-use hall and we take children to Battersea Park for games lessons.

Which destinations do your pupils go on to?

Our children move to selective London day schools, both coeducational and single-sex. We always look to find the right school for each child and their needs. Our senior school discussion with parents starts early and we collaboratively find the right school for all of our leavers.

It has an outstanding record for Common Entrance and Scholarship results and a strong reputation for music, drama, and artistic creativity. Sussex House is an I.A.P.S. Boys’ Preparatory School of 180 pupils. It was founded in 1952 and, since 1994, has been an independent charitable trust. Sussex House’s charitable status profoundly influences its priorities. Interview with the flooring team from Element 7

Tell us a little about the history of Element7? Element7 have been trading for 25 years. We started off supplying extra wide and long engineered planks suitable for underfloor heating before anyone else in the UK but have evolved and are now the leading supplier for plank, parquet and bespoke pattern engineered flooring in the UK

Please outline how your customer process works? Most customers visit us in the showroom which is the biggest in the UK. We discuss their requirements (lifestyle/children/dogs/entertaining etc) and recommend the best options – we have our most popular products laid on the floors which helps to actually visualise the flooring in their homes.

Is there a type of project that gets you particularly excited to work on? All of our customers are treated with the highest level of service, the majority of whom are recommended to us by the very best interiors designers and architects. We love to see our flooring in the most innovative and exciting projects all over the world. Please see the testimonials on our website from some of those who have rec ommended us.

How has your industry evolved over the years? Nowadays we primarily sell varnished floors where as previously we only sold oiled floors. Our varnished floors have 8 layers of natural water based colour enhanced varnish which will last a lifetime. Our flooring may be more expensive than average but will not need refinishing or replacing and is guaranteed for 15 years.

What words of encouragement would you give to a client who is interested in going for hardwood floors but not quite convinced?

Our engineered 3 layer flooring is constructed using the same wood species on both top and bottom layers with soft wood in the centre which is recognised worldwide as the most stable construction available and has an average lifespan of 3 times that of the average wood floor plus never needs refinishing.

Whether having the privilege of installing our floors in one of the world’s finest residences, or working in a pied a terre, you will always be assured of a best in class floor, installed to our exemplary standards as we have for over 25 years.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
