Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869.

little bit of history
A
“A big WELCOME and enjoy”
The present-day Clapham High Street is in fact an ancient Roman road – a stone marking its existence can be found at the entrance to the former Clapham Library. The area was mentioned in the Domesday Book and was formerly part of the Brixton Hundred and within Surrey. Many large 17th- and 18th-century country homes were built around the Common and attracted the wealthy gentry, including Samuel Pepys. Today, the area is split into two halves: the Old Town around Abbeville Road which is popular with families, and the ‘Young Clapham’ around the High Street, where there is new development.
Clapham has many different styles of houses, from detached and semi-detached family homes to characterful terraced properties as well as apartments. There is a strong family market for houses and also an equally buoyant flat market for the younger professionals wanting to be within easy commutable distance of central London. Properties range from Georgian, Victorian, Edwardian and Arts and Crafts era as well as new-build, modern homes.
The Abbeville and Clapham Old Town areas offer charm and a village community feel whilst the High Street represents a more typical London suburb with an array of amenities, retailers, bars and restaurants. The transport links are a true feature of the area with three tube stations (Clapham North, Clapham Common and Clapham South)
and three overground stations (Clapham High Street, Wandsworth Road and Clapham Junction), ensuring that local inhabitants can easily access all corners of the Capital.
Clapham is located in South West London in the borough of Lambeth. It’s famous for the large open space called
Clapham Common, over 220 acres in size and featuring three ponds and a restored bandstand.
Clapham Common is a great place to take a walk on a chilly autumn day; it’s also the perfect place to have a picnic during the summer months. Other local green spaces include Wandsworth and Battersea Park.
Deciding on which part of Clapham you want to live in can be tough, as each area has so much to offer. Here’s a quick look at what living in the area could look like for you.
On the whole, Clapham is an incredibly lively and vibrant area filled with cafes, restaurants and bars, so it’s unlikely you’ll ever get bored! There are an abundance of boutiques and vintage shops which are perfect for wandering around on a weekend, and while you’re there you could even explore the amazing Venn Street Food market that’s held every Saturday.
If you are a young professional and still looking for a nightlife scene, you’re in luck. With popular and thriving pubs and bars, it’s a desirable area for you to relocate to. Whether you love a good romantic comedy or prefer an action movie, there’s even Clapham Picturehouse. www.londontopia.net
If you’re looking to relocate or have just moved to the area, it offers an abundance of things to do and places to see. Perfectly located between Battersea and Brixton, Clapham has become an extremely popular place to live thanks to its lively vibe. The Old Town has a variety of beautiful Victorian and Georgian terrace houses which are popular among families, while Clapham Junction is the area closest to all the restaurants and bars, more popular with the students and young professionals.

Tell us about the background of Cochrane Design?
Founded in 2004 by Sean Cochrane, our design studio has established a reputation for creating timeless, bespoke interiors for private clients and developers throughout the UK and abroad. With over 20 years of experience in the industry, Sean leads our talented team of designers who work collaboratively with clients to create personalised and unique designs that reflect their individual style and taste. Using our extensive expertise and strong relationships within the industry we work with our clients from concept to completion coordinating the design and build process.
What’s your customer process from receiving that initial enquiry?
The first step is to walk through the property and understand our client’s needs and preferences, including their style, budget, and timeline allowing us to create a ‘design brief’. We discuss any planning or listed building issues that will impact the design as well as the requirements for any third party specialists. We present the brief with an estimated design fee before embarking on the design concept and scheme drawings. Once the client is happy with the proposed direction we develop and specify the detailed designs which include drawings of layouts, bathrooms, kitchen and bespoke joinery as well as small power, lighting and key finishes. We prepare schedules for furniture, fixtures and equipment with details on cost and lead
time. We assist clients in finding the right contractor and oversee the implementation of the project ensuring the final result exceeds their expectations.
What is the most rewarding aspect of your job?
As designers we often work closely with clients, allowing us to build relationships and collaborate on projects meeting the client’s needs and striving to exceed their expectations. Seeing the final result of a project come to life can be incredibly satisfying, knowing that you have played a significant role in transforming a space into something special. Interior design is a constantly evolving field, which means as designers we are always expanding our knowledge and learning new techniques or materials which can be very intellectually stimulating and exciting.
What characteristics set you apart from other design and build services?
We employ a collaborative and transparent approach to every project, ensuring that the client’s vision is fully realised. Communication and collaboration with the client throughout the process are critical to ensuring a successful outcome.
Example of residential development you worked on locally
We undertook the complete renovation of a 9,500 square foot family home. Reintroduction of original features including cornicing and panelling throughout the property was a key for the client, showing a respect for the building’s heritage. A wonderful balance was struck between old and new, radically transforming the house over five floors. The house features 7 double bedrooms, 5 en-suites, a master suite with his and hers dressing and bathrooms which are both practical and elegant. The vast kitchen, living, dining area was designed to be the heart of this home, with floor to ceiling cabinets framing the 9 metre split level island and arched doors leading out to the terrace and garden. We also incorporated a playroom, gym, cinema and wine cellar to cater for all the family.

Tell us a little about the background of Gosling Ltd?
I set up Gosling in 2005, having been in the furniture design and interiors industry for many years. My goal was to establish a reputation for design excellence, awe-inspiring craftsmanship and a design service perfectly tailored to the client’s individual needs. Designing and building a home for someone is incredibly personal. It requires vision, enthusiasm and an egoless desire to listen closely to the client’s needs in order to make a home truly bespoke and personal.
Who were your inspirations when you were learning your craft?
My early design inspiration came from museum collections in France, USA, St Petersburg and Venice and of course, my home town, London. From Regency designers, such as Sir John Soane, John Nash, Frank Lloyd Wright to Hubert de Givency. Currently I am renovating a Chateau in Normandy and this has been a huge inspiration and learning process. You can find out more about Chateau Restoration on Instagram. https://www.instagram.com/restorationchateau/
Talk us through your customer process from receiving that initial enquiry?
My process always starts with a sketch book and pencil, it allows the client and I to start the dialogue with an instant visual understanding of what we both mean. I sketch very fast so results are immediate! From that moment the ideas expand and develop and costs then
allocated to the various elements. Once the work and scope is agreed, a 50 percent deposit starts the process rolling, the magical journey begins, creating the furniture, purchasing antiques and artworks and selecting soft furnishings.
How far afield do your customers come from?
Gosling clients come from all over the world, which I love. One of my strong points is identifying with different cultures and lifestyles and bringing all the nuances together to create the dream home or working environment.
What do you enjoy most about running your business?
I love the way each project and each home is different. I love learning and with each new client we go on a discovery journey together, learning from each other and creating something unique, bespoke and beautiful, which surpasses the dream of the initial brief.
Tell us about your school?
Broomwood is a leading group of pre-prep and prep schools based between the green spaces of Clapham and Wandsworth commons. It provides an extraordinary education for girls and boys from 3-13 years. Our pupils enjoy a proper childhood, full of fun and adventure and benefit from some of the best school facilities in London. We are blessed with wonderful outdoor spaces and children have the use of extensive amenities from dedicated science laboratories, music, art and cookery schools to DT and IT suites. Our pupils go on to win places at top day and boarding schools, either at 11 or 13+. Last year they were awarded 22 scholarships to competitive senior schools.
What makes Broomwood different?
We have a unique approach to education: All our children are educated together in our PrePrep until Year 3 (aged 7). They then move on to our single-sex prep schools, Broomwood Prep - Girls and Broomwood Prep – Boys. It is no secret that boys and girls have different emotional and educational needs, especially at the prep school level, and we provide an environment where children can develop at their own pace, taking advantage of specialist teaching and pastoral care. Unlike regular single-sex schools, however, we come together for extension and social activities in a coeducational setting. All our children belong to the same house system and regularly take part in competitions, sporting, drama, music and creative activities, as well as mixed residential trips. About two thirds of Broomwood pupils move on with confidence to co-ed senior schools.
What is new at Broomwood?
Our schools have recently united under one name, Broomwood. We share the same uniform, values and educational approach. Our dynamic heads work together across the school sites to ensure that every child fulfils and exceeds his or her potential. We have a brandnew Pre-school, Little Broomwood (aged 3-4 years) which opened this September. It is
located in The Vicarage, our early years setting and has a wonderful free-flow environment where children can move from the bright and spacious classrooms to explore the garden complete with mud-kitchen and adventure playground. Little Broomwood children move seamlessly into Reception, where we have a further intake of pupils from other local nurseries.
During the summer we also had extensive refurbishment programmes at the prep schools: Broomwood Prep – Boys (formerly known as Northcote Lodge) had an astroturf and re-vamped playground installed and Broomwood Prep – Girls (Formerly Broomwood Hall Upper School) has recently added a drama suite and new amphitheatre to its offering.
What next?
Our school sites are within walking distance of each other and are well served by our school buses and public transport.

Tell us a little about how you got started with your business?
I have an arts/textiles degree and worked in the fashion industry for years, managing production and overseeing the creatives briefs to ensure their vision reached the stores. I loved working with the fabrics and designs so then decided to set up a curtains and blinds business that worked to the customer taste, rather than selling them specific set looks.
Who takes the lead creatively when you have that first meeting?
our first meeting is always about listening to what the customer is telling us about their home, whether its a whole refurbishment or a redesign of a room/ floor in the house. We tap into what style they might like and then suggest ideas and concepts that may work. From that meeting, we then send a detailed quote with various options and prices . The customer can then adjust their potential order to fit with their budget. We do not sell one collection of fabrics - we source from many brands and price ranges to suit the client budget
What are the main steps from initial consultation to completion?
• First meeting.
• Quote.
• Email/or 2nd visit to hone down the final look & sourcing of fabric
• Fitting of hardware - poles/tracks delivery of order.
Do you have a particular style that you’re known for or can you adapt to anything?
We adapt to what works with the customers style and the way they live
What would be your dream commission?
A dream commission would be , as we always have, lovely customers being very happy with the end result!

James Munro, Director, Granit Architecture + Interiors
Tell us about the background of Granit Architecture + Interiors?
At Granit, we love to design homes. We started more than 30 years ago and have created thousands of homes, basements, extensions and residential developments. Much of our work is within 20 miles of our offices in Clapham Old Town. However, we have worked worldwide.
We provide an integrated architecture and interior design service, predominantly for private clients and grand designers. Our team is 22 in number, which means we are big enough to put a team on every project but small enough to give our clients a bespoke and attentive service.
What’s your customer process from receiving that initial enquiry?
The first step is to develop a deep understanding of our client’s design brief. We start with a remote consultation to help us understand their goals and aspirations, which we follow up with a meeting at the property. For many clients, it is the first time they have completed a building project, so we take the time to guide them through the process, step by step.
Often our clients are in the process of buying a property and need advice on what might be possible with a reconfiguration or extension work and how to work within the local planning constraints. We provide a lot of advice to our clients to help them move forward.
Once we understand the project and brief, we will provide a formal written proposal and letter of appointment, alongside a contract for our services. We will put a project team together upon selection and get started
characteristics set you apart from other practices?
Granit provides an integrated architecture and interior design service that benefits our clients through complementary design thinking and potentially saves time and cost. We also have in-house expertise in sustainable design and building surveying services.
Our history means we have strong relationships with quality suppliers, including kitchen and glazing companies, and partners such as builders. We have worked across all London Boroughs and have a proven track record of gaining planning permission, often within challenging constraints, such as working on listed buildings, conservation areas and basements.
Granit is a RIBA Chartered Practice, so our team enjoys lots of training and professional development opportunities.
Could you illustrate an example of a residential development you worked on locally and the outcome for your client?
One of my favourite projects is on Briarwood Road in Clapham. Our client owned an Edwardian terraced house, and his brief was to enlarge it to the rear and build a basement to increase the living space. He wanted dedicated areas for a cinema room, a music room and two living areas. Crucially he wanted a wow factor.
The result is a spacious home that achieves everything on our client’s wish list. A critical decision was to move the kitchen and dining areas into the rear of a new basement space to free up the

Roger Clark, Product Director
Tell us a little about the background of your company?
Cult was founded 15 years ago with a mission to democratising design with an original focus on dining chairs, offering design at affordable price points to our customers. We now offer an edited, fresh, and diversified range across furniture, sofas, lighting, and accessories that showcases a point of difference within the market at exceptional value for money. In Clapham we have a beautifully designed 2 floor showroom, showcasing many of our ranges in curated rooms sets and have an inhouse interior design service available.
What projects are you most proud of?
For me it’s been working with our European fabric suppliers to be able to move most of our
upholstered ranges to sustainably sourced fabrics, recycling materials that would have ended up in landfills or polluted our oceans. These new innovative fabrics are not only supporting our mission to be even more environmentally conscious in our sourcing and design but also elevates the quality, softness, and depth of colour within our upholstered offering.
Are their specific materials you most like to work with?
I really enjoy working with marble within our collections, we source most of our marble from the mountains of Rajasthan in India. These marbles have naturally occurring texture, pattern and colour which makes each piece beautifully unique. Following this we have recently introduced travertine stone into our collections which again follows the same principle of using handcrafted materials that add an inimitable feel to a piece, this works particularly well when combined with a rich dark wood finish.
How do you see retail evolving in the future?
We believe good design should be timeless and not just of a moment, so it can be part of your home for many years to come. When looking at design trends we take note of them but ensure we always ask the question “Will this last and can it be relevant and bring joy in 10 years time?”. I believe customers are thinking more about longevity of products when they purchase not only from a trend perspective but also by buying better quality.
What is your favourite product within the collection?
I love the simplicity and refined details of the Halston chair, most importantly it’s super comfortable for long dinners and sits well within both a modern or period room. The tough choice for me would be which of our sustainable fabrics to go for …sumptuous boucle or plush velvet.
A firm favourite with the ‘Clapham Glitterati’. Our beautiful garden restaurant & bar plays host to an array of daytime and evening events. From the outside you could never guess how magical the gardens are at the rear of the restaurant. Metro gardens are probably Clapham’s best kept secret. Those in the know spend many balmy summer evenings under the twinkling lights. As the sun sets over the common, Metro comes alive. Candles flickering throughout the entire restaurant, our original church pews start to fill up with guests. Our oversize comfy sofas draw you in. Metro’s shabby chic interior makes you feel immediately at home. The gardens really are the jewels in the Metro crown.

Our menu, designed by Head Chef Ross Mangan, takes a traditional format; cicchetti, antipasti, primi, secondi and dolci but is also hugely influenced by the seasonal produce arriving from the amazing producers and growers that we work closely with. Robin’s years spent working on the Amalfi coast learning about a seasonal approach has shaped our family of restaurants and therefore, at Sorella, we hone in on all that we love about the Italian attitude to cooking and eating. Our fresh pasta and focaccia are made in-house each day. Our bar focuses on the glorious tradition of aperitivo and twists on classics with seasonal bellinis, americanos and Vault Vermouth negronis on tap. .

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).
You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
