FARMLAND SALES REAL ESTATE WHITAKER MARKETING GROUP

QUALIFICATIONS:

• A valid Real Estate License is required. (Average cost $1,500.00)

• Proven experience as a Real Estate Agent, specifically within farmland or agricultural property sales, is preferred.

JOB OVERVIEW:

Whitaker Marketing Group is seeking a dedicated and knowledgeable Farmland Sales Real Estate Agent to join our innovative team. This role requires a professional with an love and understanding of farmland and agricultural property, capable of managing sales and offering premium service to our clients. The ideal candidate will possess excellent communication skills and a strong ethical compass, ensuring the utmost satisfaction and trust from our clients. This job is great for people that enjoy being social.

RESPONSIBILITIES:

1. Client Interaction: Develop relationships with new and existing clients, understanding their needs and preferences regarding agricultural properties.

2. Market Analysis: Conduct comprehensive market research and analysis to stay abreast of trends, prices, and competition in the farmland market.

3. Property Evaluation: Evaluate farmland properties accurately considering various factors such as soil health, water availability, and location.

4. Listing Presentation: Create compelling and informative listing presentations highlighting the unique features and benefits of each property.

5. Negotiation: Effectively negotiate terms and conditions of sales contracts, ensuring that they meet the clients’ needs and comply with all laws and regulations.

6. Sales Closure: Efficiently close sales, ensuring a seamless and positive experience for all parties involved.

7. Marketing and Promotion: Develop and implement innovative marketing strategies to promote farmland listings to a wide range of potential buyers.

8. Documentation: Handle all necessary paperwork and legal documents related to transactions, ensuring accuracy and compliance.

9. Continual Learning: Stay current with the latest industry developments, licensing laws, and market trends through continuous learning and professional development.

• Understanding of the agricultural industry and farmland.

• Excellent communication, negotiation, and interpersonal skills.

• Proficient in using Software.

• Detail-oriented with a high level of accuracy in handling paperwork and documentation.

• Ability to work independently and as part of a team.

• Ability to build and maintain professional relationships with clients.

• Demonstrated ability to handle multiple tasks and prioritize effectively.

• A degree in Agriculture, Business, or related field is a plus.

• Get your E&O insurance policy, per the state of Iowa. COMPENSATION & BENEFITS:

HOW TO BECOME A REALTOR

Steps to Success with Whitaker Marketing Group

1. MEET LICENSING REQUIREMENTS

• A salesperson must be assigned to a licensed broker or firm and cannot conduct business independently.

• You must be 18 years of age or older. (You may take the exam before turning 18, but you MUST be 18 before applying for a license within six months after passing the exam.)

• Applicants are not ineligible based on race, color, religion, sex, national origin, disability,residency, or citizenship. Citizenship information may be required on the application form.

• Your application must not have been rejected for licensure in any state within 12 months prior to the date of application. Additionally, you must not have had a real estate license revoked in any state within two years prior to the date of application.

2. TAKE THE PRE-LICENSING COURSE

• Weekday Classroom (60 Hours): $460

• Weekend Classroom (60 Hours): $485

• REsmarts Online Self-Study (60 Hours): $425

3. PASS THE LICENSING EXAM

• Exam Fee: $95

4. COMPLETE THE THREE 12-HOUR ADDITIONAL COURSES

Required Courses:

• 12 Hours of Buying Practices

• 12 Hours of Listing Practices

• 12 Hours of Developing Professionalism and Ethical Practices

These courses must be completed during the 12 months prior to applying for a license. They are in addition to the 60-hour pre-license course and must be taken in-person or virtually via live camera.

5. SIGN UP FOR ERRORS & OMISSIONS (E&O) INSURANCE

• What is E&O Insurance? This insurance protects you from liability claims in your real estate transactions.

• Will You Need It? Yes, proof of E&O insurance is required to apply for a real estate license.

6. COMPLETE A BACKGROUND CHECK

• A criminal background check is required by Iowa law for all real estate licensee applicants.

• Processing Time: 8-10 weeks (You do not need to wait for completion before applying for your license.) for a real estate license.

7. APPLY FOR YOUR REAL ESTATE LICENSE:

Submit the Following:

• Completed and notarized application from the Iowa Department of Inspections, Appeals & Licensing.

• Completed background check submitted to the Iowa Real Estate Commission.

• License fee of $125.

• Pass notice from the PSI Examination Services.

• Proof of completion of the 60-hour Pre-License course (within 12 months prior to application).

• Proof of completion of the additional 36-hour Pre-License coursework (within 12 months prior to application).

• Proof of Errors & Omissions insurance.
