 Mailing - The brochure for your home will be mailed to the top selling agents in Boulder and Denver (if applicable).

 Postcards - “Just Listed” postcards will be mailed out to your neighbors and to my client mailing list.

 Prospects - I will search the MLS system to match your property with prospects and contact the agents working with those buyers.

 Feedback/ Showing Follow-up - Emails will be sent to agents with a follow-up call after showings to get their feedback on showings. I will call you as soon as I receive feedback.

 Relocating - I will help you with relocating with the assistance of our on-site relocation specialist who can help you relocate to any area in the world or I will work with your Buyer’s Agent.

 Offers - I will advise you on all offers for your property and negotiate terms and prepare all contracts and documents necessary to complete the transaction. All paperwork will then be delivered to the lender, appraiser, attorney, other realtor, etc.

 Home Owner Association– I will contact the Home Owner Association and order the Bi-laws, financials and minutes that are required for the Buyer.

 Pre-Title Commitment - This will be ordered at my cost to reduce your risk of any title problems at closing.

 Improvement Location Certificate - After acceptance of contract, an Improvement Location Certificate will be ordered to be sure that there are no encroachments on the property.

 Inspections - Assist in ordering septic or well inspections when necessary. Assist with the Boulder County Septic Smart program certification as needed.

 Home Inspection - Help resolve inspection issues. I will provide referrals to competent maintenance workers and contractors, and if necessary, coordinate their work to get the inspection items completed quickly and at a reasonable cost.

 Contract Dates - Confirm that all conditions on sales contract are completed on time (home inspection services, title information, earnest money, appraisal, mortgage processing and so on).

 Progress - I will communicate with you frequently so you know what is going on and where we are in the process. I am very accessible at all times.

 Closing Costs - Provide estimate of closing costs.

 Closing - I will attend closing with you.
