Message from the CEO

Although WinnCompanies operates as a for-profit company, we are proud to also be a mission-driven organization. We believe we have an obligation to act responsibly, with honesty, and to make positive contributions to the communities and the industry in which we do business.

In our role as a developer and manager of apartment communities, we act as a private sector partner to accomplish important public policy goals.

Our day-to-day business inherently strengthens communities by creating and managing a spectrum of high-quality housing and mixed-use communities; preserving and re-purposing historic structures; increasing tax revenues; creating jobs; protecting the environment; and, most importantly, strengthening the quality of life and access to opportunity for our residents through innovative programs and partnerships across the United States.

Equally significant, WinnCompanies and its team members demonstrate our social responsibility through the good works that we pursue by choice, not as a requirement of our business.

These activities include direct support for charitable causes, volunteering and community service, investment in minority and women-owned businesses, and scholarships to promote academic advancement.

INVESTING IN OUR PEOPLE Our people are the source of our success. Our continuous investment in their growth helps ensure that the residents of our properties receive the highest level of service. It also empowers our team members to improve their quality of life throughout their careers.

We build skills through a robust learning and development function that offers customized, in-person trainings with subject matter experts, as well as a robust, online learning platform of on-demand classes. Mentoring and leadership development programs are a big part of our investment. Team members also are encouraged to earn professional credentials through industry groups.

WinnCompanies has an active diversity and inclusion working group that sets specific, annual goals to pursue in conjunction with a focused recruitment program.

WinnLEAD The WinnLEAD program is WinnCompanies’ year-long Leadership Development Program for leaders across the business and at different levels of their careers.

Historic Preservation/ Reuse WinnDevelopment is the nation’s leading developer of historic and iconic buildings for use as residential housing, helping economies by turning abandoned, vacant properties into vibrant, tax-producing, environmentally friendly apartment communities.

To date, the company has preserved and transformed 36 historic properties into more than 3,600 units of mixed-income housing, often in mixed-use settings.

WinnCompanies is one of the industry’s leading advocates for workforce housing, successfully arguing for the creation of specific federal and state legislation and financing programs to stimulate the development of this much-needed option.

In every state where we operate, we have seen individuals and families who have been priced out of metropolitan markets while also not qualifying for traditional affordable housing subsidies.

During the past year, WinnCompanies has: Completed development of The Watson in Quincy, MA, the largest workforce housing project ever funded by MassHousing, the state’s affordable housing bank Began development of Liberty Lofts at Sibley Square, which will offer 104 units of workforce housing in the heart of downtown Rochester, NY Rehabilitated Mystic Place, our 465-unit high-rise building in metropolitan Boston, to accommodate 140 workforce housing apartments

In 2018, WinnCompanies partnered with Elder Services of Merrimack Valley to develop an Enhanced Supportive Services Program and Wellness Center at the Alice G. Winn & Family Heritage House, a senior community in Newburyport, MA. The center provides a range of community-based programs, support and services in health, the arts, nutrition and recreation with the goal of helping residents to maintain their independence so they continue to be active members of the community. Working in partnership with Elder Services of Merrimack Valley, the Program provides on-site nursing care through the Heritage House Wellness Center and a full-time community coordinator focused on building engaging programming, education, and coordinating care for residents. This impactful program was honored as the recipient of the 2019 Aging Innovations Award from the National Association of Area Agencies on Aging.

Since launching this program, WinnCompanies has expanded this promising pilot to six other communities, partnering with high-quality, local senior healthcare organizations to scale innovative, evidence-based healthcare practices across our senior housing portfolio.

With over 2,120 apartments equipped with ultra low-flow toilets approved by the EPA Water Sense program, we saved over 13,000,000 gallons of water in 2018.

As a partner in the US Department of Energy’s Better Buildings Program, we have tracked total energy consumption since 2015, reducing energy consumption by 8% and saving 12 Million kWh, the equivalent of charging 1 BILLION smart phones.

WinnCompanies has pioneered the installation of solar power to benefit affordable multifamily housing, with over 10,000,000 kWh of solar power generated in 2018, resulting in $200,000 in savings.

Leveraging efficiency programs delivers energy savings for our communities. Our work with the Low-Income Energy Affordability Network (“LEAN”) supported lighting and HVAC upgrades to 33 properties and 2,211 apartments, resulting in over $400,000 in savings returned to communities and residents.

Our development projects meet criteria established by the U.S. Green Building Council, EPA’s Energy Star and Enterprise Green Communities. Over the past three years, construction recycling has diverted more than 3,500 tons of construction waste from landfills and ultimately diverting 70% of waste across nine key development projects.

In 2018, the Interstate Renewable Energy Council and WinnResidential launched an innovative two-year project to implement cutting-edge workforce training programs for maintenance supervisors and technicians with the goal of reducing energy expenditures in New York State apartment communities.

Our commitment to energy innovation embraces rapidly-changing technologies that allow for better control, monitoring and performance, such as installing over 1,000 smart thermostats in partnership with NEST ®, which provide convenience, smart home features and improved comfort.

WinnCares The WinnCares Program is founded on our belief that we have an obligation to make positive contributions to the communities we serve. It provides the corporate umbrella for WinnCompanies philanthropy and charitable contributions, volunteer and community service activities that our team members participate in each year across the United States.

Each WinnCompanies team member is provided with an eight-hour work day of paid time to use for charitable and volunteer activities on behalf of nonprofit groups or causes to benefit the communities where they live and work.

In 2018, team members gave back tens of thousands of hours to their communities nationwide.

Our WinnCares spirit plays out in many ways, from individual efforts to small groups of employees volunteering in their local communities to companywide initiatives on behalf of veterans, children, the homeless, the environment and other social causes.

Hundreds of our residential and military communities participate each year in National Night Out, an annual civic event designed to make neighborhoods safer, better places to live.

In 2018, the owners of WinnCompanies and the leaders of its development and property management companies contributed $2.3 million to an array of charitable and philanthropic causes in the states where the company does business. Since the year 2000, these contributions have totaled $17 million.

Apprenticeship Pilot In 2018, WinnCompanies partnered with the City of Boston’s Office of Workforce Development, YouthBuild and Wentworth Institute of Technology to launch the facilities maintenance apprenticeship program.

Targeting youth living in Boston’s affordable housing communities, the 18-month, 3,000-hour program consists of on-the-job learning with WinnResidential team members, as well as classroom instruction provided by YouthBuild and Wentworth.

WinningEdge Scholarships Forty eight residents of WinnResidential properties in 15 states and the District of Columbia received awards from the 2018 WinningEdge Scholarship Program, which provides financial assistance to individuals who have earned a high school diploma or GED, and aspire to continue their education at a college, university, or professional trade school.​ Since 2012, WinnCompanies has provided more than $300,000 in scholarships to residents in our residential and military communities.
