Heritage at home Living in a listed building can have lots of benefits – but beware of the regulations

I

f you love old houses, you might be thrilled at the idea that your home is special enough to be deemed worthy of protection by Historic England. After all, only about 2% of the UK’s buildings are considered to be of enough architectural or historical interest to appear on the famous list – that’s about 450,000 buildings, and the majority of them are private homes. The National Heritage List for England is a comprehensive and searchable record of all significant buildings in the country: living in one of them is a privilege that comes with a series of significant responsibilities. In practical terms, this means that you’ll need Listed Building Consent (potentially in addition to planning permission) for any changes that you might want to make, however minor. Doing anything without it is a criminal offence, so

this is not something to be taken lightly. Don’t let this put you off, however. Living in a home of historical interest can be a huge source of pride and a fascinating insight into the past. There are three different categories for listing, and 92% of listed properties are Grade II, the lowest group, while 5.5% are Grade II* and 2.5% are Grade I, for buildings of the highest significance. Age is key: anything pre-1700 is certain to be listed, and anything pre-1840 is highly likely to have been added as well. Any building with a thatched roof is usually listed. More modern buildings can be on the list if they’re believed to have particular significance or are under threat. The problem is that old buildings are often impractical by modern standards. They can be expensive to heat, leaky, damp and cold. You might want to add a kitchen extension

or convert the loft, but any plans will be scrutinised by the local council’s conservation officers who on the whole take a dim view of architectural additions. It’s not that you’re not allowed to make any changes to a listed building, but all changes will need to be approved for their suitability. One obvious point is windows: maintaining traditional windows is a priority, and conservation officers will always want to repair rather than replace them, however dilapidated they may be. New UPVC windows will almost never be suitable and it’s unlikely that applications to install double glazing will be approved. Changes to the interior are also restricted: you will usually be expected to keep old walls, all the roof timbers, old floors and plaster ceilings. You cannot remove or alter doors, fireplaces, panelling, stonework or floorboards. This doesn’t mean that it’s not


possible to, say, embark on a loft conversion – but you’ll probably need to use a structural engineer as well as an architect or surveyor who will understand any repair issues as well as the historic importance of the house. Listing covers a whole building, including the interior, unless parts of it are specifically excluded in the list description. Because all listed buildings are different, what is actually covered by a listing can vary quite widely. Often gardens contain elements which are listed too, so it’s important to check all details before planting anything new. In some cases, grants are available from Historic England towards the repair and conservation of listed buildings. Anyone buying a listed building should be aware that the cost of repairs and general maintenance is likely to be greater than with a non-listed property, and that some changes might just not be possible.

However, it’s still your house, after all, and all sorts of things will get approved if they’re handled sensitively. Historic England claims that: “The emphasis is squarely on balancing the needs of the home-owner with the historic significance of the building so any changes are sympathetic to both parties” and they will offer advice and information for keepers of historic houses. But, of course, a planning authority can insist that all work carried out without consent is reversed. Devizes in Wiltshire is home to more than 500 listed buildings, so Lisa Jacobs of the local Winkworth office is well used to helping buyers with issues around listing. In her experience, the council is helpful and supportive: “My advice would always be to talk to the local Listed Buildings Officer before you do anything. They want to work with you and understand the need

for modern living alongside the historic elements of the building. They also recognise that modernisation is the next chapter in the building’s history and they will be able to talk through your plans and guide you. The key is to work with them and be flexible.” Ultimately, the best approach is to find out as much as you can about your house, why it is significant and what materials were used in its construction. Understanding the building and its character will give you insight into how best to live in it, and how to make sensitive and appropriate changes. Living in a historic building can be an enormous source of joy and pride, as long as you stick to the rules. As Jacobs says, “the reward is living in a property deemed important historically, full of character and amazing period features for you to enjoy.”

Maximalism or minimalism?

Everyone used to want neutral schemes and clean lines – but the new looks are bold, colourful and full of pattern

F

or many years, the world of interiors was seduced by the cult of minimalism. It’s easy to understand why: there’s something undeniably appealing about swathes of uncluttered white space punctuated only by single, carefully chosen items of unembellished, architecty funiture. Abandoning doorknobs, light switches and skirting boards to create uninterrupted lines everywhere is the pursuit of the dedicated minimalist, and hiding all traces of life behind meticulously crafted storage solutions is the holy grail of minimalism. Granted, this looks good in photographs, and an orderly home suggests an uncluttered mind, which we might all aspire to. But isn’t it a bit boring? And why claim to such an ascetic life anyway? Increasingly, interiors trends are now moving away from Scandi monotones and towards a maximalist explosion of print, pattern and colour. This might alarm people who have become used to a simple palette and clean Nordic lines – but others will welcome some

new visual interest. But what does it all actually mean in practice? To start, walls are shunning neutral shades, neurotic whites and the ubiquitous, datedlooking greys in favour of inky dark blues, or plaster-inspired pinks, or warm greens, all trimmed with bright contrasting woodwork. Try yellow doors with pink walls, say – or dark brown walls with red window frames. Colour is not something to be afraid of – walls can be repainted and numerous new paint shades are launched every season. Also, chintz is back, though not in its 1980s pastel incarnation – instead there are bold, dark colours and big, blousy florals and paisleys. With wallpaper, a new rule is: the bolder, the better. Look at House of Hackney’s room schemes and consider whether you’re brave enough to choose wallpapers, curtains, carpets and upholstery fabrics in contrasting prints – a floral wall and a stripe sofa, for example – or even to repeat the same strong pattern across walls and curtains. Change is certainly afoot, and period properties with contemporary interiors are

always desirable. “In Bath there are large numbers of Georgian Townhouses which have been converted into apartments. The interior trend is certainly moving away from the traditional interior approach and creating a more a modern feel to a period property,” says Matthew Leonard of Winkworth in Bath. For floors, we’re seeing a resurgence of fitted carpets. All those years of rustic stripped floorboards dotted with a few rugs are giving way to a whole new luxe look and feel, with thick, velvety carpets in dark rust colours or deep blues, or even deep pile patterns. Suddenly, exposed floorboards are beginning to feel spartan, uncomfortable and draughty in comparison. And then there are the objects. While a minimalist aesthetic requires all unnecessary objects to be binned – or at least hidden in cupboards – the new, relaxed look is a fine environment for decorative accessories. The brilliantly named ‘cluttercore’ is a license to indulge all your favourite antique shop finds, holiday souvenirs and eclectic collectibles.


Paintings, lamps, vases, pot plants, candlesticks, mismatched ceramics and ornaments are all part of the new aesthetic, along with books on shelves, multiple cushions and throws and signs of life everywhere. Of course, the look to aspire to is bohemian and stylish rather than simply messy and overwhelming. The key to achieving this is to display items in considered groups, so for example, take three items of different sizes and place them together. Make sure that while surfaces aren’t empty, they’re also not unconsidered – so think about themes or temperatures when displaying pieces. Mix textures, colours and periods, but retain a

common thread and don’t be shy. The maximalist look is forgiving and doesn’t mind a bit of inconsistency. Kitchens and bathrooms are also experiencing a change in aesthetic. Stylish bathrooms aren’t simple and neutral any more – today’s desirable bathroom offers spa-quality luxury in its fittings and functions, with a focus on design details. Whether your taste is for a Moroccan hammam-style space with mosaic tiling, or for an Art Deco theme with wall lights and decorative mirrors, or for an industrial space with dark walls and brass fittings, your bathroom should definitely not be boring. Likewise for kitchens: the ubiquitous white gloss fitted units

and shiny metro tile look is very much over. In its place are a variety of deliberately mismatched styles, with lots of open shelving displaying vintage crockery collections, cookbooks, plants and curiousities. Kitchen cupboards might be free-standing and painted in vibrant colours; islands will have dramatic pendant lights above them and floors are tiles in patterned encaustic tiles. Vintage glass-fronted cabinets are popular choices instead of MDF units, and reclaimed worktops are everywhere. So if you're ready for a new look, there are lots of things to consider – but the main point is, anything goes. Be brave and make your mark.

hen families buy houses, proximity to good schools is always a major consideration. Houses in catchment areas for outstanding state schools can be worth significantly more than similar houses on the wrong side of the boundary – and the annual scramble for places sees people moving house, renting homes and disputing precise distance calculations in order to secure the right school for their child. Relocating to a completely new area for a good school is a common move for families – so here’s our round-up of England’s best places to live for access to the country’s finest schools. Firstly, there is a spread of excellent schools across London. This includes some of the highest-performing independents in the country, but the capital’s state sector is also a star performer nationally, with a highlevel of outstanding schools to choose from. Competition can be fierce and property prices in catchment areas see an uplift in response – and rising property prices are often the trigger for London families to seek homes and schools elsewhere. Schools beyond the capital tend to benefit from an influx of families seeking space, greenery and a quieter pace of life for their children. As a result, schools in the Home Counties offer balance and lots of opportunities for children to enjoy outdoor life, wider sporting opportunities and adventure while still being within easy reach of all that London has to offer culturally. Surrey, for instance, has consistently high rankings of outstanding state schools, also having some exceptional schools in the independent sector. The county tends to be popular with international families thanks to high-performing international schools and easy road and rail links to London and major UK airports. In the independent sector, Epsom College caters to day pupils

In Woking, Gordon’s School, a state school focusing on full boarding, while independent Lingfield College’s all-through status, teaching children from nursery through to sixth form, attracts parents of very young children to the beautiful Surrey countryside on the Kent/ Sussex border. In Bedfordshire, independent Bedford School is one of the world’s leading schools, with day boys and boarders enjoying spacious grounds, lots of playing fields and excellent facilities. Similarly, Hertfordshire offers both a mix of well-regarded independents and extremely high-performing state schools. This leads to fierce competition for places and careful selection of homes in the right catchment areas by many families. The area’s most oversubscribed school is state boarding Hockerill Anglo-European College, which was only able to offer places to 37% of applicants who put it as their first choice last year. Another draw for families seeking a Home Counties home is grammar schools – still supported in some counties around London, including Essex, Kent and Buckinghamshire. Top performers, these schools are invariably very oversubscribed and homes close by come at a premium. Notably, you don't have to live in the catchment area to apply, but your children do need to pass the 11+ exams. Go further beyond the Home Counties and you'll still find exceptional schools, as well as desirable homes. When it comes to the state sector, there are highly regarded state school choices, including highly-regarded grammar schools in Lincolnshire, Gloucestershire, Dorset and Devon. Of course, there are also excellent independent schools, offering exceptional arts, drama, sporting and equestrian opportunities. Cheltenham College, notably, offers a first class modern education in the heart of the Cotswolds spa town, as does Prior Park College in Bath.


Tom Mayfield of Winkworth in Cheltenham says: “Schools are such a hot topic in moving to an area for families purchasing. Most of the good quality schools see families flocking to that area and therefore unless you are within a certain perimeter of the school, it is unlikely that you will get a place for your children. My advice for families is to speak to us. We will know which are the highly regarded schools in the area through our local knowledge and therefore are best placed to steer them in the right direction.’ Another factor for many parents is the desire to give their children space and freedom, and this can often make choosing a 'destination' school which offers the right atmosphere and facilities almost as important as finding the right home. Boarding schools have changed dramatically over the past two decades and many offer flexi and occasional boarding alongside full and weekly boarding options. This greatly extends options for

families, as well as enabling children to explore all the after school clubs, activities and sporting fixtures they want without parents turning into taxi drivers. Don't forget that state boarding schools also exist – there are some 40 across the country – including notables such as Gordon's in Surrey, Wymondham College in Norfolk and Duke of York's Royal Military School in Kent. They were originally favoured by military and diplomatic families, but these days many more parents are drawn to them because of academic standards, exceptional facilities and good-value fees – you only pay for the boarding, not the education. There are good schools in every county, of course, and estate agents are invariably one of the best starting points for drilling down to the 'insider knowledge' – including the right catchment areas and local connections to ensure the school that suits both your child and family life.
