At our February Premier Properties breakfast, local economist Matthew Gardner shared his thoughts on the greater Seattle area economy and housing market. He said that thanks to declining unemployment, positive job growth, and an expanding economy, Seattle is faring far better than most US cities. Companies like Facebook and SpaceEx agree, which is why they’re not only opening up Seattle-area offices, but have plans for continued growth. This is great for our economy, but it’s adding pressure to an already-tight housing market where there isn’t nearly enough supply to meet the demand. The lack of inventory is causing a slight decline in sales but so far, not on prices, which are still appreciating at a healthy pace. The one thing our market is missing? Move-up buyers. These are the folks who currently own a home and want to “move up” into a new home, but can’t because there is so little to buy. By staying put, they’re holding back much-needed supply in a barren market, creating a vicious cycle. Mr. Gardner thinks these conditions should start to see a correction later this year, albeit slowly. Overall, everyone walked away with a sense that the state of our city’s economy is strong, and despite the shortage of homes on the market, we’re faring quite well in Seattle.
