FAQS Seller's Edition 1. How will you market my home?

I will be bringing my detailed marketing plan to our pre-listing meeting and would love to discuss any questions you have about marketing at that time.

2. How will you price my home?

I will provide you with the information that is needed to determine the price of your home. At our meeting, we will go over the current market and some comparable properties to help you determine the price of your home.

Ultimately, the price we list at is your decision.

3. Are there any additional fees for you to sell my home?

At Windermere we take a straight forward approach regarding compensation. We are compensated by the commission that is paid by the seller with no hidden fees outside of the commission payment. Part of the agreed commission will go towards paying the buyer’s agent.

4. Do I need to fill out a seller disclosure form?

Yes, it is required by Washington state law. I will bring this form to our meeting so you may fill it out. These documents will be available for buyers as soon as the listing goes live on the multiple listing service.

5. How do I prepare for my home to be marketed?

I will provide tips and recommendations on decluttering and staging. Our meeting will include a tour of your home, during which we will discuss this further.

6. What is the timeframe to get my home on the market?

To properly market your home and receive the highest exposure, we would like to take approximately one week to prepare to "launch" your listing. If your timeframe doesn’t allow for a delay, we can move onto the next step to actively market your home more quickly.

7. Third Party Estimates Online evaluations, such as Zestimates may be entertaining, however, they routinely trend about 6% higher than our current market.

The Pond Analogy The real estate market can be compared to a pond. A pond has an inlet where the water comes in and an outlet where the water runs out. There is also an area where water becomes trapped and left behind. At the top of the pond (when a home is listed), the water is moving and stays fresh and is moving along. However, as you go deeper the water slows, leading to a stagnant mass at the bottom. The Path to Closing Once a buyer and seller have agreed to the details of a home sale, there’s one final piece—the closing.

“Closing” is when you and the buyer sign all of the paperwork, pay your share of the settlement fees and the documents are recorded. Settlement obligations vary widely due to specific contract language, local laws and customs. My job is to manage those complex details to make it as easy as possible for you.

THE PROCESS

MOVING AND PACKING TIPS The process of moving is long and complex. Being organized, knowing what needs to be done, and tackling tasks efficiently can make your move significantly less stressful. Here’s a checklist to keep you on task and help make your move successful.

6-8 WEEKS BEFORE:

Use up things that may be difficult to move, (ie frozen food).

If you’re moving to a new community, contact the Chamber of Commerce and school district and request information about services.

Defrost your refrigerator and freezer.

Make reservations with airlines, hotels and car rental agencies, if needed.

Label each box with the contents and the room where you want it to be delivered.

If you are moving yourself, use your inventory list to determine how many boxes you will need.

Arrange to have payment ready for the moving company.

Get estimates from professional movers or from truck rental companies if you are moving yourself.

Once you’ve selected a mover, discuss insurance, packing, loading, delivery and the claims procedure.

Sort through your possessions.

Decide what you want to keep, what you want to sell and what you wish to donate to charity.

Record serial numbers on electronic equipment, take photos (or video) of all your belongings and create an inventory list.

Obtain a change of address packet from the post office and send to creditors, magazine subscription offices and catalog vendors.

Discuss tax-deductible moving expenses with your accountant and begin keeping accurate records.

Begin packing nonessential items. Arrange for storage, if needed.

If you have items you don’t want to pack and move, hold a yard sale.

Get car license, registration and insurance in order.

Have movers pack your belongings.

Set aside legal documents and valuables that you do not want packed.

Pack clothing and toiletries, along with extra clothes in case the moving company is delayed.

Give your travel itinerary to a close friend or relative so they can reach you as needed.

Transfer your bank accounts to new branch locations. Cancel any direct deposit or automatic payments from your accounts if changing banks.

Make special arrangements to move pets. Consult your veterinarian about ways to make travel comfortable for them.

Seller's GLOSSARY ACTIVE: This means that a property is currently on the market and available for sale. It may have received offers, but no offer has been accepted, which means that the home is still available to receive an offer.

APPRAISAL: A real estate appraisal establishes a property's market value – the likely sale price it would bring if offered in an open and competitive real estate market. An appraisal provides the lender with an assurance that the property will sell for at least the amount of money it is lending.

CLOSING COSTS: When finalizing the purchase of your home, you'll have to pay a variety of fees associated with the home-buying process. These fees are referred to as closing costs and may include: selling commissions, title insurance, escrow fees, etc. The buyer should get an estimate of these fees shortly after applying for a loan.

CONTINGENCY: A provision of an agreement that keeps the agreement from being fully legally binding until a certain condition is met. One example is a buyer’s contractual right to obtain a professional home inspection before purchasing the home.

COUNTEROFFER: A counteroffer is a Seller's response to a buyer's offer. It allows for each party to negotiate parts of the original offer (price, closing date, etc.) in order to come to a mutual agreement.

DOWN PAYMENT: The lump sum in cash you can afford to pay at the time of purchase. Various factors go into determining how much you need to put down, so be sure to talk with your Lender. "No-down-payment" loans exist for veterans and others. There are also down payment assistance programs available for first-time buyers.

Sellers GLOSSARY SELLER DISCLOSURE STATEMENT: The Seller Disclosure Statement is a document provided by a home seller to a home buyer which outlines what the seller knows to be true about the property during the seller's ownership. A seller disclosure often includes details about defective appliances or systems, known repair needs, historical or past issues, or environmental contamination.

EARNEST MONEY: A deposit made to a seller that represents a buyer's good faith to buy a home.

Once deposited, the funds are typically held in an escrow account until closing, at which time the deposit is applied to the buyer's down payment and closing costs.

If a buyer backs out of an agreement without good cause, the seller keeps the Earnest Money as compensation for time and opportunity lost while "under contract."

ESCROW: During the purchase of your home, escrow is an impartial third party that holds onto your earnest money during a transaction. You also have what your mortgage company will refer to as an escrow account. This account holds the funds above and beyond your principal and interest payment, which will be used to pay your yearly property taxes and homeowners insurance required by your lender.

FOR SALE BY OWNER (FSBO): A property being sold without the aid of a real estate agent. With FSBO, the owners legally represent themselves.

HOME OWNERS ASSOCIATION (HOA): An organization in a subdivision, planned community, or condominium, that makes and enforces rules for the properties within its jurisdiction.

LISTING: An agreement between a real estate broker and a homeowner that allows the broker to market and arrange for the sale of the owner’s home. The word “listing” is also used to refer to the for-sale home itself. One Exception is a home sold by the owner (FSBO) without a real estate agent since it is not listed on the MLS during the sale.

Sellers GLOSSARY MULTIPLE LISTING SERVICE (MLS): An MLS is an organization that collects, compiles, and distributes information about homes listed for sale by its members, i.e., real estate brokers and Realtors®.

Membership is not open to the general public, although selected MLS data may be sold to real estate listing websites. MLSs are local or regional. There is no national MLS.

MORTGAGE RATE: A mortgage rate is the rate of interest charged on a mortgage. Mortgage rates are determined by the lender and can be either fixed (staying the same for the term of the mortgage) or variable (fluctuating with a benchmark interest rate). Mortgage rates vary for borrowers based on their credit profile.

PENDING: This means the seller has an accepted offer mutually agreed on by both parties.

The status will show as "pending" until the closing. Even though a sale is highly likely at this point, some pending properties may still accept backup offers. If your offer is accepted as a backup, you’re in line to go under contract if the first sale falls through.
