Spring is in the air! Flowers and trees are blossoming, so here are some tips to help your home blossom this season, while preparing for the summer ahead. ☑ Work from top to bottom as you do your spring cleaning. This helps to avoid having to clean the same areas twice. ☑ Check your exterior siding for any cracks or damage and make any necessary repairs. Check your roof for any damage to your shingles and flashing that may have occurred during the winter. ☑ Tidy up your flower beds and fertilize in preparation for peak gardening season. Insert stakes for plants that will grow tall as the season progresses. ☑ Shake off the winter cold and add some colorful decor to your deck, patio, or front entry as you look ahead to more time spent outdoors. As the seasons change, so does the real estate market. For any questions on your local market conditions this spring, or for any help planning a home sale or purchase, contact us anytime.

Play Ball!

s r e i n i a R Tacoma The original Cheney Stadium was built in just 3 months and 14 days, just in time to host the first game of the Tacoma Giants on April 16, 1960. In 51 seasons, the stadium remained roughly the same except for minor upgrades that included clubhouse renovations, the installation of a new playing surface, and replacing the stadium's original wooden seats.

Beginnings: Tacoma Tigers 1960–1965: Tacoma Giants 1966–1971: Tacoma Cubs 1972–1977: Tacoma Twins 1978: Tacoma Yankees 1979: Tacoma Tugs 1980: Tacoma Tigers 1981–1994: Tacoma Tigers 1995–present: Tacoma Rainier

From the last pitch of the Rainiers final home game of the 2010 season until April 2011, Cheney Stadium underwent a major transformation in just a 210-day period. Now, it’s a state-of-the-art entertainment venue in the modern era of professional sports. The ballpark's new wooden exterior is reflective of a ballpark that was designed to be geographically relevant. Built with Tacoma and the Pacific Northwest in mind, everything was constructed using local materials. Following the major renovation, Cheney Stadium's seating capacity increased to 6,500 and is also home local professional soccer clubs: Reign FC of the National Women's Soccer League and Tacoma Defiance, the USL Championship squad for Seattle Sounders FC. Collectively, Cheney Stadium has gained the nickname “R House.” The stadium features luxury suites, party decks, the Commencement Bay Summit Club/Restaurant, the MultiCare 1882 Club, a grass berm, and a family pavilion. Opening day is April 5 against the Salt Lake Bees, join in on America’s Pastime – get the schedule and purchase tickets.

Lawn Care in March March really kicks off the beginning of the lawn care season! Your focus this month is pre and post-emergent weed control with fertilization. We’re working to prevent crabgrass as well as promoting a strong root system. Sometimes, though, it can be a bit overwhelming. Maybe you just aren’t sure what you CAN do, but you know you just have to do something. Not sure where to start on your lawn? Here are a few things you can do this month: Remove any winter damage. Any branches, leaves, dirt, etc. laying on top of your grass should be removed. Although your lawn hasn’t started growing yet, these branches and weeds are going to start taking advantage of a weak lawn. They need to be removed. Prepare your mower and lawn tools. Your tools have likely been sitting in your garage or shed for a few months. Pull them out and clean them up. Make sure they work and are ready to go when it’s time to start using them. Aerate. If you have warm-season grass (Bermuda, zoysia, St. Augustine), you should have your lawn aerated in early spring every year. This is really where the “lawn calendar year” starts. It’s the foundation for a healthy, thick lawn. Mow, maybe. It’s likely your lawn is fine and does not need mowing yet because it hasn’t started growing for the season. But if you do feel your lawn is ready to be mowed, just take off very little from the top.

Sellers reaching on price point. Dear Sellers, We completely understand your want/need to get the highest price possible for your home. We want that for you too. Unfortunately, we do not control the value of your home. The market does. When we do a current market analysis on your home, it's based on the comparable sold properties nearest to your home. We provide you the same information that an appraiser will use to determine value. Yes, you may get offers willing to pay more. In some cases much more. This does not mean we did not value it correctly. Nor does it mean you will ultimately get that inflated value at closing. The market has come to a point where buyer brokers are willing to throw any number out there to get you to accept their offer. Buyer brokers know that if their client needs financing, your home will need an appraisal, creating a contingency for renegotiation. To protect you from losing all the over-asking price portion of the offer, we ask the buyer in our negotiation how much the are will to bring in over the appraised value to get the transaction to close. This guarantees you a minimum of what you could receive. Working with your best interest in mind, Your Listing Broker
