Most online agents might put up a for sale board, list on Rightmove and have en expert visit your home one time. But they leave you to handle viewings, offers and negotiations yourself. A major headache in a tricky market when price negotiation is key and missed viewings means missed pounds.

Some online players charge an upfront commission fee, but once this is paid what incentive remains for them to actually get you the highest price? Are they really going to bother?

Latest figures have shown that traditional agents still find a buyer for more than 80 per cent of the homes they marketed, compared to less than half of this for online agents. We have seen this ourselves, as sellers with online agents have ended up coming to us to finish the job.

Online agents seem to make more effort in selling add-ons, such as insurance and surveys to their clients. We spend our time getting the best deal for the house sale instead.

Local knowledge is key when it comes to setting the best asking price. We know our market inside and out; know many buyers and sellers personally, and live locally ourselves so know the area like the back of our hand. Many online agents cover a huge area, so might not give you as accurate a picture or valuation of your property. They might only give you a valuation based only on online data, rather than local knowledge. And don’t expect them to attend viewings or visit your property more than once.
