I have reviewed the 16.8 acre piece neighboring Idylwilde and Otis Lane, plus a potential 200’-280’ vacant Otis Lane parcel. The information below will provide pricing for both, options for the larger parcel and an overview of Graham Real Estate and myself. A booklet is also included showcasing Graham Real Estate’s market dominance and marketing reach.

Ravina Ave offers several options to a private buyer or group of investors. Splitting into five 2.5 acre lots is an attractive idea, the lots would most likely list in the $2,250,000+ range. It could also be left whole for a large family compound or used for 1-3 larger splits. Finding a buyer willing to take on the road project will be key, and I have spent a considerable amount of time working with Benchmark Engineering on this. I have reviewed surveys, walked the potential road and know the property very well. I would market this property both as a family retreat and as an investment opportunity. Last summer I had professional aerial photos taken (featured in the attached booklet) plus a 60 second video. We would market with both of these, plus an overlay of development and road options. I suggest a list price of $8,900,000 to test the market. This is an incredibly rare and unique piece that commands a premium price.

Otis Lane holds value better than any section of waterfront north of Harbor Springs. It is close to town with large, private lots and prime waterfront. The price of a vacant lot would be in the $10,000/ft range. Studying the survey provided, if a 280’ lot were created the price would be $2,800,000. Staying under the $3,000,000 mark is a benchmark. The market is strong for this type of property; vacant land, especially good waterfront, is becoming harder and harder to find.
