MARKET OVERVIEW

Dallas/Fort Worth Economy

#1 Real Estate Market in the Country

Dallas/Fort Worth continues to draw Fortune 1000 and Global 500 headquarters through the growth and expansion of local companies and by attracting relocations. DFW is one of two regions in the U.S. to host two Fortune 10 companies, and only Beijing and Seattle are home to more. Revenues earned by Fortune 500 companies located in DFW total $1.4 trillion, second only to the New York metro area.

Heralded as one of the country’s strongest and most insulated economies, the Dallas/Fort Worth Metroplex is home to 24 Fortune 500 companies and 49 Fortune 1000 companies. Already the fourth largest metro area in the United States, the region continually leads the nation in population and job growth, leading all other metros in absolute job gains for four straight years.

As a further testament to its prowess, DFW is the No. 1 investment market in the United States, as measured by CBRE’s 2024 Americas

Investor Intentions Survey. Continuing its nation-leading population and job growth trends, DFW also led the country in population growth from 2020-2023, surpassing 8 million residents last year, when most large cities experienced substantial contractions.

A tale of Dallas as the city with two cores.

North Dallas is a rapidly growing submarket in the metroplex. In 2000, the submarket’s office inventory was less than 700,000 SF, but today it’s 9.9 MSF. Frisco is consistently ranked as one of the most desirable cities to live in by various publications and is one of the fastest-growing areas in the country.

The submarket also features several retail and entertainment amenities: Stonebriar Centre is a 1.6 MSF regional mall; Dr. Pepper Ballpark is the home of the Frisco RoughRiders, the Texas Rangers’ Class AA minor league affiliate; and Toyota Stadium is home to FC Dallas of Major League Soccer. In addition, Frisco hosts a Division college bowl game, the Frisco Bowl. With the abundance of sports facilities and events, the city is branding itself as Sports City USA. In keeping with its sports theme, the PGA recently completed its new headquarters, moving from Florida. Along with the 106,000 SF headquarters, a significant amount of mixed-use development will surround the headquarters.

The Dallas Cowboys star is one of the most recognized logos. The Star at Frisco, “The Star,” has redefined the area’s office market. The Star is the 91-acre campus of the Dallas Cowboys, including its world headquarters and practice facility. The project is a first-of-its-kind partnership between Blue Star, the City of Frisco, and Frisco ISD. Along with the Cowboys, there is an Omni Hotel, Baylor Scott & White Sports Therapy & Research Center, and numerous retail and restaurant options. In addition, Keurig Dr. Pepper has moved its headquarters from West Plano to a new facility at The Star.

Most of the submarket’s office product is located just off the Dallas North Tollway, more than 2 MSF in the 162-acre Hall Park. Hall Park is still expanding, and other projects along the corridor could deliver up to 20 million SF of office space at full build-out.

Frisco attracts high-caliber, successful companies, industries, and well-established brands, from The Hartford and the PGA of America to T-Mobile and Home Depot. So, when you select the City of Frisco to base your corporate or regional headquarters, establish your own start-up, or expand your current business, you can be sure you’re in excellent company.

About Wilks Development

Wilks Development is the commercial real estate arm for the Wilks Brothers based in Cisco, Texas—a joint venture between Dan Howard Wilks and Farris Cullen Wilks, American petroleum industry businessmen, and entrepreneurs.

The Wilks’ family history is a veritable American dream. In the 1950s, Voy Wilks was a factory worker raising his family of seven in a three-room former goat shed which still exists today. Voy dreamed of owning his own home and took it upon himself to build it, learning the craft of masonry. When his boss at the factory later denied his request for a raise, Voy decided to look for a better opportunity and took up masonry full-time.

including Temasek Holdings, Singapore’s sovereign wealth fund, and Chesapeake Energy. Proceeds for the sale were reported at $3.5 billion ($5.0 billion valuation), landing the two brothers on the Forbes list.

Farris and Dan followed in their father’s footsteps as journeyman masons, applying their trade across Texas and Oklahoma before coming together to establish Wilks Masonry in 1995, a family-run masonry contractor specializing in K-12 and institutional projects, some of those highlights include projects like T Boone Pickens Stadium, Gerald J. Ford Stadium, Wagner Noel Performing Arts and many more. Less than a decade later, the entrepreneurial pair entered the energy industry by founding of a hydraulic fracturing and oil field services firm Frac Tech Holdings, LLC in 2002. Hydraulic fracturing is a process that facilitates the extraction of fossil fuels, namely natural gas, by utilizing highly pressurized fluids to cut through rock layers. Advanced hydraulic fracturing technology made mining previously inaccessible shale gas reserves economically feasible in the late 1990s, most famously in the Barnett Shale in North Texas.

After successfully building Frac Tech for nearly a decade, the brothers sold 70% of their combined interest in Frac Tech in May 2011 to a consortium of investors,

In 2020, USA Today reported the Wilks brothers as the 12th largest landowners in the United States, with a total land area of +705K acres, becoming the largest landowners in both Montana and Idaho. They own additional land in Oregon, Texas, Kansas and Tennessee. Even with their extensive holdings, the Wilks brothers remain active citizens in Cisco, TX.

Today, Wilks Brothers, LLC is a multi-billion-dollar family office with a large portfolio of wholly and/or majority-controlled private and public businesses and investments, employing over 3,000 with combined annual revenues in excess of $1.5 Billion. The company is diversified across multiple industries including: 1. Energy, 2. Real Estate, 3. Finance, 4. Industrial, 5. Timber, 6. Ranching, 7. Technology and 8. Securities Trading Platform.

Wilks Development is a real estate company founded with a mission to create high-quality, community-focused real estate projects that serve the needs of the people who inhabit them. We do not measure developments by price tag or square footage but by their lasting benefits to those who live, work, and play there. We see our work as a partnership with the communities we serve, which is why we are committed to creating spaces that enhance people’s lives, support local businesses, and contribute to a vibrant, sustainable future.

Since our founding in 2012, brothers: Kyle and Josh Wilks, along with their cousin: Jess Green, have built a diverse portfolio of real estate projects, from sturdy stone storefronts, multi-family communities, and commercial offices to vibrant, walkable neighborhoods. By prioritizing quality and community impact over short-term gains, Wilks Development has proven that its approach consistently creates more value and success for not only Wilks Development but also for its investors and everyone involved.
