We think it’s a better way of doing things – both working towards the same outcome: the sale of your property to your requirements.

Everybody benefits: you have peace of mind from added security for your property during the viewing process; and we build a rapport with potential buyers, handle any questions or concerns they may have, and provide firsthand feedback to you afterwards, often the same day.

What’s more, we make sure we familiarise ourselves with a property before showing it to viewers – buyers are not impressed by an agent who doesn’t know what they’re talking about!

CONTRACTS FLEXIBLE TO YOUR NEEDS It’s usual for an agent’s contract to give them the exclusive right to market your property for a period.

However this can sometimes be as long as 26 weeks! This leaves the seller powerless to use another agent should they want to change, regardless of the quality of service.

We think this is wrong, and do things differently. Perhaps you have a particular sum in mind for your property, or need to work to a fixed timescale. We’ll listen to you and arrive together at a sensible marketing price, and a fair period of exclusivity to help us achieve it.

Selling at auction can be a useful way of selling for vendors of certain types of property.

Probate sales must be handled with diplomacy and sensitivity, with the highest levels of professionalism and understanding.

with auctions First, because the successful bidder is bound by law to complete the sale, putting your property up for auction is a way of gaining certainty over a sale that can sometimes be lacking in the ‘normal’ sales market. The bidder is required to pay 10% there and then, with the balance due 28 days later.

Second, because of our extensive marketing we’re usually able to ensure a good supply of bidders at any auction – and of course the more people at an auction, the more likely there is to be a fierce bidding battle – what every seller dreams of!
