To fully appreciate the position we find ouselves in today, one must look back at our humble beginnings when the company was founded as MacGregor Pacific Realty in a Creekside trailer in 1978. In 1980, we became one of the original businesses in the new Whistler Village. The name was changed to The Whistler Real Estate Company Ltd. in 1988. We continued to grow our operations and added a second office in Pemberton in 1998. In 2013/2014 we purchased, fully renovated, and moved into our current Whistler Village location on Main Street. Our company has played an integral role in Whistler’s development since the resort’s early days. WHISTLER MARKET REPORT Real estate market activity in Whistler remained active during the third quarter of 2018, albeit at significantly lower levels than those experienced during the peak of the market cycle experienced during 2016 and 2017. The number of properties listed for sale has risen from recent historical lows. An increase in the amount of time listings are available on the market before they sell also reflects a return to a more normalized market framework. Despite lower levels of activity sales prices have continued to rise since the start of 2018. The overall transaction value for the market has risen by approximately 7% since the start of the year. Meanwhile, the overall average transaction value in the Whistler market is currently $1,247,715 and all categories of real estate have seen increases.

Average values in all individual segments of the marketplace have seen increases. The average transaction value for a single-family home rose 5% through the third quarter of the year, while average condominium prices experienced an increase of 6%. The townhouse market segment has witnessed the greatest increase since the start of the year with average pricing moving from $1,146,000 to $1,464,084 (a gain of 27%). As we prepare for the 2018/2019 winter season, we expect that the market trends experienced in the third quarter will continue through to the end of the year and into 2019. FIVE THINGS YOU DIDN'T KNOW ABOUT WHISTLER After a ski trip or two, you might think that you would be familiar with everything there is to know about Whistler and the surrounding area. After all, you have skied, taken in the après scene, and maybe even befriended some locals who have shown you some 'secret' spots to find the best powder. But, there is much more to Whistler than meets the eye. Here are a few little known facts that will help you impress your friends with your knowledge, and may even make you fall in love with the area a little more.

#1 - LONDON CALLING In 1962, Franz Wilhelmsen and a group of Vancouver businessmen began exploring the rugged Coast Mountains just north of Vancouver with the idea of hosting the 1968 Winter Games. This search led them to the mountain we know today as Whistler. Since 1932 however, the mountain had been called London Mountain, taking its moniker from a mineral claim in the area and the low lying fog that was common in the area. As dreams for the area grew, early developers and advertisers were afraid that potential guests would associate the name London Mountain with bad weather and the mountain's name was changed to Garibaldi Whistler Mountain in 1965, one year prior to its official opening for skiing. The name Whistler was derived from the whistling sound made by the hoary marmots that are native to the alpine area and are often referred to as “whistlers”.

#2 - MORE THAN WINTER With Whistler consistently being ranked as one of the top ski resorts in North America it is no surprise that it is most often associated with winter - and rightfully so. Yet, it often comes as a surprise that most locals advocate for the summer as their favourite season in the resort. Coming for the winter and staying for the summer is a repeated story amongst many locals who have grown roots in the community. As anyone who has visited during the warm summer months and enjoyed the seemingly endless supply of outdoor activities can attest - Whistler summers are not to be missed.

#3 - SUMMER SKIING Speaking of summer, quality skiing and riding is not just a winter pastime in Whistler. During June and July, some of the warmest months of the year, there is shred-able snow on the glacier that can be accessed through Whistler Blackcomb’s summer glacier camps.

#4 - EPIC PARTNERSHIP Whistler (open since 1966) and Blackcomb Mountain (open since 1980) used to be two separate entities who competed against each other directly. This resulted in a rapid build of new lifts and expanded terrain as each mountain worked to outdo the other. The rival companies duked it out from their respective mountaintops until 1998 when the two mountains merged under the Intrawest Corporation and became known by the combined name of "Whistler Blackcomb”. As they say, the rest is history.

#5 - MOST TERRAIN IN NORTH AMERICA Due to the sheer size of the mountains and their epic partnership, Whistler Blackcomb boasts the most skiable terrain in all of North America. At a whopping 3,307 hectares, that is a lot of exploring. We'll see you out there!

PEMBERTON AREA PASTORAL PEACEFULNESS Located just 30 minutes north of Whistler on the Sea-to-Sky Highway through the scenic Soo Valley, lies the picturesque Village of Pemberton with all the charm and character of an old fashioned pioneer town.

PEMBERTON PEMBERTON MARKET REPORT Similar to the other communities in the Sea to Sky corridor, the real estate market in Pemberton was noticeably slower through the third quarter than was experienced in 2016 or 2017. Government policy impacted interest rates and affordability while several years of increasing valuation have combined with a limited supply of affordable options to slow sales activity despite strong interest from first-time buyers and families relocating to Pemberton. Despite the lower activity levels, strong buyer interest has continued to supported values and the overall average transaction value for real estate in Pemberton has increased by 15% since the start of 2018. Interest in family-style accommodation has increased values in all categories of the local marketplace with single-family homes sales now averaging $925,000, an increase of 13% since the start of the year. Meanwhile, average townhome values have increased by 21% to $584,540 and average condominium values now sit at $383,287 which is a 14% increase since January 1st. In 2018 we have seen several new housing projects in Pemberton that will appeal to many and will hopefully mitigate the lack of choice which is a defining characteristic of the marketplace. However, it is important to note that most decisions in Pemberton

are determined by affordability and the market doesn't have the ability to appreciate in a rising interest rate environment to the same extent that many other markets, such as Whistler, do. Going forward we expect the recent trend of low activity levels and longer time on the market to be the norm. New offerings at Crestline, Sunstone and Orion will provide a significant amount of medium density housing, while new single-family homes will be available at Tiyata, Sunstone and The Ridge. As such we expect buyers to proceed cautiously to ensure that they have considered all the choices that may meet their financial situation. Pemberton is a small marketplace that can change quite quickly despite rather small changes in supply and demand. COMMUNITY MAKING THE MOVE TO WHISTLER Every year we help hundreds of people fulfill their dreams of owning a property in Whistler. We meet people from all over the world, all chasing the same lifestyle. For those unfamiliar with the area it can sometimes be quite a learning experience, from discovering the different neighbourhoods, to understanding the local market. If you are dreaming of a move to Whistler, even if just for a few weeks a year, here are some things you need to know:

#1 - MOUNTAIN LIVING WITH BIG CITY AMENITIES While Whistler is a small mountain town it is by no means limited when it comes to amenities and offerings. The Village is packed with shops, restaurants, and bars. There are tons of local businesses offering any service you could want. The community is packed with entrepreneurs, business start-ups, and service providers. Unlike many small towns, there is rarely a need to look outside the boundaries of the community for anything.

#2 - IT IS CLOSER THAN YOU THINK What makes Whistler the perfect location for many is its proximity to Vancouver. While the area does offer many amenities and services, having an international airport and a globally recognized city just two hours away is a big added bonus. A lot of mountain resorts can feel somewhat remote, however, Whistler offers closeness while also still retaining the feel of a classic getaway.

#3 - IT IS A NUANCED MARKET Most real estate markets tend to follow national or regional trends and can be fairly predictable in these respects, especially when it comes to outside investment. However, Whistler’s marketplace is incredibly nuanced and does not follow the trends of Vancouver and other surrounding areas. As a result, it is always best to speak to a local, knowledgeable Realtor when it comes to making decisions and venturing into the market because what you may expect and what is reality can often differ, especially when you factor in your specific needs and area of interest.

#4 - IT IS NOT JUST TOURISTS AND SKI BUMS There can often be a lot of assumptions made about an area from the outside looking in. When it comes to Whistler, one of the assumptions that often gets made is about the fabric of its population. Many assume that the area is mostly comprised of tourists and seasonal workers who are here to enjoy a ski season before retuning home, but that is far from the truth. Whistler’s resident population is primarily made up of long term locals - either people who grew up here or those that moved to the area years ago. In fact, about 10,000 people call Whistler home on a permanent basis compared to only about 3,000 seasonal residents. The community is incredibly warm and welcoming, and if you spend enough time here you are sure to feel like a local in no time.

#5 - IT IS A PLACE TO GROW Another thing you will notice about the community is how easy it is to make a life in Whistler and how many young families live here. As Whistler has grown, so to have the amenities for people of all ages. With a number of schools, tons of facilities, and a plethora of community activities and camps for children you may be hard pressed to find somewhere better to settle down and raise a family.

#6 - THERE IS A LOT HAPPENING... ALL THE TIME From arts and culture, to extreme sports and everything in between, there is always something happening in Whistler, no matter the time of the year. Whether it is a world-famous event such as the World Ski and Snowboard Festival or a free concert in the Village, there is never a shortage of things to do and experience.

#7 - WE HAVE A SUMMER AND IT IS AWESOME When most people think of Whistler they picture snowy mountains, skiing, and snowboarding. One thing that often surprises visitors is that Whistler summers are amazingly warm with long sunny days that turn frozen lakes into hot spots for locals and visitors alike who are looking to cool down and relax after a day of adventuring. Underneath the snow of the ski trails, hidden in the trees, lies a huge network of biking and hiking trails, including one of the best mountain bike parks in the world.

#8 - ACTIVITIES GALORE For the outdoor enthusiast, there is certainly no shortage of activities to enjoy in Whistler, no matter the season. From the classic skiing / snowboarding in the winter to biking, hiking and golfing in the summer you can add ziplining, axe throwing, whitewater rafting, snowmobiling, canoeing, bobsledding, and bungee jumping to the list - just to name a few. For those who prefer a little less adventure and exhilaration, Whistler is home to art galleries, yoga studios, escape rooms, a movie theatre, a museum and public library, and an abundance of other indoor and outdoor activities.

#9 - HUGE RANGE OF LIVING OPTIONS If you are considering a move to Whistler you are no doubt curious about the range of property types available. For those new to the area, Whistler is more than just the Village. Hidden behind the trees as you drive through town are a series of residential neighbourhoods stretching from Function Junction to the north end of Green Lake. Prospective buyers will find everything from condos and apartments to townhomes, original cabins to luxury chalets, and slope-side accommodation to waterfront homes. There is a huge range of living options to suit all tastes and requirements.

#10 - THE BEST PLACE IN THE WORLD The final thing to know about moving to Whistler is that it is undoubtedly the best place to live in the world (although we might be a little biased).
