In 1980, we became one of the original businesses in the new Whistler Village. The name was changed to The Whistler Real Estate Cmpany Ltd. in 1988. We continued to grow our operations and added a second office in Pemberton in 1998. In 2013/2014 we purchased, fully renovated, and moved into our current Whistler Village location on Main Street. WHISTLER MARKET REPORT Real estate sales in Whistler continued at a steady pace throughout the first three months of 2018. Sales activity improved significantly over the previous quarter as buyer interest stayed strong. This resulted in continued increases in average sales values in all sectors of the local real estate market. Compared to the final quarter of 2017, overall sales activity through the first quarter of 2018 was up 23%. However, it was down slightly (by 10%) as compared to the same quarter one year ago. On the other hand, overall average and median values, continued to increase from year-end 2017. The average transaction value in Whistler has increased 13% (to $1,309,300) and the median value has increased 15.6% (to $995,000). The chalet market remained consistent throughout the quarter with increased interest in newer, higher priced properties. Average transaction values rose to $3,253,000 for the quarter. The condominium and townhouse markets continue to be the most active segments of the market and account for 70% of all activity. Average sale values rose significantly by 37% for townhouses (to $1,581,000) as a result of buyers focusing on larger, well located, unrestricted-use properties. The condominium market also saw an increase in values, albeit by only 11% (to $662,583). Sales values and asking prices are now consistently exceeding $1,000 per square foot throughout Whistler for built properties.

This places us on par with the values achieved in other popular ski areas throughout North America. The number of properties being offered for sale in Whistler remains low and buyer interest remains strong. Moving forward, sellers can expect immediate activity on well-priced offerings. Recent provincial government announcements regarding real estate investment and new financial/mortgage requirements are creating an increased level of uncertainty for some buyers. As a result, we expect that market activity will moderate going forward. We had a great winter season in Whistler with lots of new people being introduced to the resort. PEMBERTON PEMBERTON MARKET REPORT The Pemberton real estate market had a strong start to 2018 with a slight improvement in activity since a year ago and an increase in overall transaction value since the beginning of the year. Our beautiful, rural community, continues to attract increasing attention as prices rise in the southern part of the corridor. Young families, retirees, and ex-Whistlerites are discovering the pleasures of small town living in one of BC’s most unique spots. Overall, the average real estate transaction in Pemberton was valued at $517,244 at the end of the first quarter, an increase of 6.1% over the end of the previous quarter.

At this point, Pemberton is a bit of an undiscovered gem, but it won’t stay that way for long. CELEBRATING 40 YEARS

HOW HAS REAL ESTATE CHANGED IN 40 YEARS? In 2018, The Whistler Real Estate Company is celebrating its 40th anniversary. The real estate company began life with humble beginnings as the first real estate company in Whistler. From there we have grown into an industry leader in Whistler and Pemberton. Since opening our doors in 1978 we have seen first hand how the real estate industry has changed and grown. Over the past 4 decades Whistler has expanded, properties have been built and taken down, and technology has advanced at an ever-increasing pace.

AN EXPANDING CLIENT BASE In the early days of the resort, the majority of people coming to live in Whistler were from the surrounding region. While this is still largely the case with the majority of buyers located in the lower mainland, Whistler now sees visitors from all over the world. With the increasing ease of travel and awareness of destinations such as Whistler, we now work with clients from every continent. This expanding interest has also meant that what was formerly a very small mountain town, has developed into a much larger resort getaway.

FINDING INFORMATION In the past, real estate agents found themselves cold-calling, knocking on doors, and answering enquiries over the phone. They were by far the most valuable source of information when it came to buying a property. Clients would look to their agent for information about neighbourhoods, property types, square footage, and budget. With the arrival of the digital age, information about the market, property specifications, prices, budget, and more are readily available for those looking to find it. This is by far the biggest change in the industry as clients now have access to the majority of information that used to set real estate agents apart. This has meant that our role as real estate agents has changed. What was once the position of a salesperson is now a personal advisor and risk manager, providing insight and assistance at every stage of the transaction.

MARKETING When we first opened for business, marketing was done primarily through print media, networking, and calling. As Whistler still remains a smaller market in the grand scheme of things, print media is still a useful tool. However, as with our industry as a whole, the Internet has become one of our biggest assets. From individual agent websites, to the MLS and now social media, the internet provides a platform to market properties to almost everyone in the world.

COMPLETING REAL ESTATE TRANSACTIONS While technology has changed the role of the RealtorŽ and provided more tools, that is not the case when it comes to completing a transaction. Gone are the days of multi-sheet templates separated by carbon paper. Documents can now be signed digitally and there is no need for faxing contracts back and forth to the point of illegibility. In the early days of the resort, negotiating required significant travel to and from Vancouver, whereas now it is conducted via phone and email. One change we are seeing more and more is the increased use of text communication and video calls. Properties can be shown via video, terms negotiated via text, and documents signed online – all without the client even needing to leave the house.

It is safe to say that the industry has changed a lot, but we are still here and our goals remain the same. We are here to show you why Whistler is such an amazing place and to assist you with all of your real estate needs.
