ater was in the minds of Lisa and Frederic Baudry as they planned their return to the UK after living abroad for several years. The couple, who began their search for a London home from their Dusseldorf base had taken in Jakarta, Singapore and Paris. But the capital was calling and there was one thing at the top of their agenda. “Living with a beautiful view over the Rhine for the past four years, we desperately wanted our new home in London to be on the water,” said Lisa. “However, we didn’t want to spend a fortune, so homes in central London were out of the question. “We first came across Royal Arsenal Riverside three years ago, and it seemed perfect. It has easy access to the city centre, a fantastic riverside setting and the flats were available off-plan, which suited us perfectly as we weren’t looking to move right away. “We liked that there was already a significant community at the development but you can also really feel the history of the site. “At the time, a two-bedroom apartment in the heart of the development felt like the right fit. But after we bought it, the premium apartments right on the river came onto the market and I thought it wouldn’t do any harm to take a look – I’m so glad I did, because I fell in love with it.” Lisa and Frederic have since upgraded to a three-bedroom duplex premium apartment in the Waterfront phase, designed by architects Allies And Morrison. The Berkeley Homes property stretches over 1,398sq ft, with a direct view over the Thames towards Canary Wharf. It features an open-plan kitchen, living and dining area on its lower floor as well as storage space, a toilet and a balcony that stretches the length of the apartment. Its three bedrooms are located on the upper floor and the master has a walk-in wardrobe and en suite bathroom. There’s also a further shower room for shared use. Lisa said: “We’ve lived in new-build homes around the world but never in the UK before. “I really like the finish of Berkeley’s properties – the quality is excellent and the sales team have been remarkably helpful throughout. “We knew of someone else who had already bought on site and they were very happy with the whole process, which gave us great peace of mind going into it ourselves.” Beyond the apartment itself,

the couple were also drawn to Woolwich because of its existing and forthcoming transport links. “Being able to access central London easily was a huge priority so Crossrail was a really big factor for us,” said Lisa. “Our friends who already live there had also told us how fantastic having the MBNA Thames Clippers was as another option to use. “We’re still in the UK part-time so the development’s proximity to London City Airport is a huge bonus. The first time I flew in to

check out the flat I hadn’t even realised how close it was, until even the taxi driver suggested I save the fare and take the DLR. “Our house in Dusseldorf is also close to the local airport, so the door-to-door journey from our current home to our new flat is less than three hours – shorter than some people’s daily commute. “This has made things so much easier despite being based abroad during the purchase process. “One of our sons already studies in the UK and the other two are likely to go to university there

too, so this will make it handy for when they want to visit friends back in Germany. “Much of Frederic’s family lives in France so we’ll be sure to use the airport lots ourselves too. “It’s not just the transport that’s helpful here – the fact that we can lock up and leave the flat and feel confident about its security was another big draw. “We also love the convenience of the underground car park – it’s safe and protected and means the development is kept free of traffic – the design is really clever.” Other attractions include the forthcoming arrival of Woolwich Creative District – recently rebranded by Greenwich Council as Woolwich Works following a public vote. The authority will manage 15,000sq m of space created by the £31million refurbishment of five historic industrial buildings at Royal Arsenal Riverside, bringing the likes of theatre company Punchdrunk, Chineke! Orchestra and Protein Dance onto the development, with public access expected in 2020. Amenities at the development – a former munitions factory with some buildings dating back to 1696 and which has seen property values double since 2009 – include shops, gastropubs, restaurants, craft breweries and cafes as well as a regular farmers’ market. Waterfront residents also get access to the Waterside Club spa facility, which boasts a 20m swimming pool, a sauna, steam room, gym, meeting rooms and a private cinema room. “We’ll miss the walks by the Rhine but soon we’ll be able to take our dog along the Thames instead,” said Lisa. “It’s been about eight years since we’ve lived in the UK and we’ve missed a lot of the British culture. “That’s one of the exciting things about Royal Arsenal Riverside and Woolwich – the people here are really friendly and while London’s a huge beast, we’ve got a fantastic community to call our own.” A limited number of premium apartments are available in Waterfront at Royal Arsenal Riverside. Will it be one-day glory or the slow build of a fiveday test match that guides your investment?

P

eople often use sporting analogies to make a point. Cricket and property investment offer just such an opportunity. During the early part of the summer, we witnessed a wonderful festival – the Cricket World Cup – which ended in an extraordinary final a couple of weeks ago and victory for England. But while the one-day international form of the game is exciting and adrenalin-inducing, it’s also high risk, rather like property investment. There are those who during various economic cycles have profited hugely from short-term investment. Players simply place a deposit on a property off-plan and sell at a profit before completion. This practice has worked incredibly well at various times, probably more so for the high risk speculator. Why stop at one deposit when you can make your fortune by replicating the transaction – it’s just a numbers game right? Hit as many sixes as you can and reap the rewards. This is not property investment. It’s pure speculation and If I was a national fraught with difficulselector, I’d pick Cook ties. Firstly, most major lenders will not provide over KP any day – mortgage finance invest for the long against an assigned contract, thus the end term and create a buyer of so-called “flipped contracts” lasting legacy have to be cash buyers.
