Ryan was awesome. We told him what we were looking for and that we wanted a nice Neighborhood. He looked until he found the one he new we would like. The second he showed it to us we knew it was for us. We live a long way away and he went out of his way to go take pictures and video of the place. He walked us through the whole process. We drove ten and a half hours to Yuma and signed the papers the next day. We could call him anytime of the day to ask questions and if he did not have the answers he'd find them out for us. We would recommend him to anyone. My best friend wants to move here too and Ryan's our man. We would not think of using anyone else.

In the past, I've purchased several homes and not met even one real estate agent that you could tell loved his job. My husband and I had a great experience with Ryan For being first time home buyers both my husband and I were grateful for how much Ryan went above and beyond to make our first purchase possible. Ryan kept in constant contact during the entire process and reassured us about every detail, he even sent photos and videos of the house before we got to see it. From weekdays to weekends if we had any questions or concerns, Ryan was there answering our questions and if he didn’t have the answer he would make it possible to find the answer for us.

In today’s real estate market, having a “For Sale” sign in the yard and an MLS listing isn’t enough. Buyers are scrolling through homes just as much as they’re walking through them—and that means social media has become one of the most powerful tools in an agent’s marketing toolkit. Platforms like Instagram, Facebook, and TikTok aren’t just for selfies and viral dances anymore—they're where homes are sold, stories are told, and buyers are inspired.

As a real estate broker, I’ve watched firsthand how agents who embrace social media can expand their reach, create meaningful connections, and sell homes faster and often for more money. But success isn’t just about being online—it’s about being strategic. Here’s how agents can use today’s top platforms effectively:

Instagram: Showcasing Lifestyle, Not Just Listings Instagram is all about visual appeal—and that’s exactly what real estate thrives on. Use high-quality photos and short videos to highlight not just the home, but the lifestyle it offers. Think sweeping shots of kitchens at golden hour, backyard firepits in full glow, or cozy reading nooks on rainy days. Use Stories and Reels to walk followers through the home in real time or offer tips on buying and selling.

Hashtags are still relevant (#JustListed, #AZRealEstate, #DreamHome), and geotags help attract local interest. Most importantly, don’t just post and ghost—respond to comments and messages quickly. Engagement builds trust, and trust builds business.

Facebook: Building Community and Credibility

Facebook remains a powerhouse for reaching local audiences, especially those in the home-buying

demographic. Create a business page that’s more than just a place to post listings. Share testimonials, home buying tips, local market updates, and community events. Going live for open houses or market Q&As can help boost visibility and make you more approachable.

Facebook Groups are also an underused goldmine— join or create local homeowner groups, buy/sell communities, or neighborhood pages to establish yourself as the go-to expert in your market.

TikTok: Authentic, Fast-Paced, and Growing Fast TikTok may feel like uncharted territory for some agents, but it’s where the next generation of buyers is spending their time. Quick, entertaining content—like “day in the life of a REALTOR®,” staging tips, renovation before-and-afters, or “3 things buyers always ask”—can go viral and expand your brand exponentially.

The key to TikTok is authenticity. You don’t need fancy equipment—just good lighting, clear audio, and genuine insight. And remember, trends come and go quickly, so stay current and be willing to adapt your message to the platform’s fast-moving culture.

Consistency Is Key

Whichever platform you use, the real power of social media comes from consistency. Post regularly, use professional visuals when possible, and provide value in every post. Selling homes is about relationships, and social media allows you to build those at scale.
