Local restaurants change hands By Jananne Abel

T

he restaurant scene is always changing, but of late a handful of local eateries have either changed hands, closed pending reopening by new owners, or a change of ownership is close at hand. One is in bankruptcy. P&D Italian Restaurant & Pizzeria In December, Steve Zafrin and Peter Desimini sold P&D Italian Restaurant & Pizzeria at 508 Westchester Ave., just where it meets Bowman Avenue, to Rick and Judy Yandoli of Greenwich. Zafrin and Desimini had owned the popular Italian restaurant on the Port Chester/Rye Brook border, known for its crispy, thincrusted pizza, for 37 years. The ownership change happened without warning and regular longtime customer Phil Dorazio of Port Chester was devastated. Now 40, he had been going there since he was 4 or 5 years old. He now has a son that age. “I feel like my whole childhood was spent in the place,” said Dorazio, who also worked there when he was in high school. Zafrin and Desimini made a practice of hiring Port Chester High School students. When contacted at his home in Connecticut last month, Zafrin said: “I feel like I lost my child,” but went on to explain that his partner was 70 years old and they had owned P&D for 37 years. He had a knee replacement a few months before and hadn’t been able to work much. “It was hard being there [because of his knee replacement], and it bothered me,” he said. It was time to let someone else take over. Zafrin said the new owners were go-

ing to keep the name, the same pizza and other recipes but were going to change a few things here and there. “It does need a facelift, and I’m the first to admit it needs that,” said Zafrin. “It’s like my wife I see her every day and she looks the same to me as she did when we got married. You see them every day, you don’t notice anything. When you own a business, we were there 12 hours a day, 5-6 days per week. You never notice things that need updating.” “I feel like I should be sitting shivah,” said Zafrin. “I’m 58. It’s the only thing I’ve ever done. I didn’t feel I worked for a living. I looked forward to going there just to look forward to seeing who’s there.” He was always up front making the pizzas because he enjoyed socializing with people. “I had customers that you knew who was coming in what day like clockwork and you made sure you had what they wanted,” said Zafrin. “I felt as loyal to my customers as they were to me.” “I want to thank everybody in Port

After 37 years, P&D Italian Restaurant & Pizzeria at 508 Westchester Ave. has been sold. The new owners are maintaining the P&D brand while making changes of their own. Chester and Rye Brook for being friends for so long, and Pete and I definitely will miss all the customers,” said Zafrin, “especially those who would argue with me that the Mets are better than the Yankees.” “In Port Chester,” said Zafrin, “P&D is still a brand. It is the longest-running family restaurant in Port Chester.” It is that brand that attracted Rick Yandoli, a former customer, to P&D. He’s originally from Queens and his wife, the former Judy McCrory, daughter of former Mayor John McCrory, grew up in Port Chester. “I was impressed with the longevity and established tenure of the restaurant and thought it would be something I could build upon,” said Yandoli, who is running the restaurant while his wife is helping administratively. “P&D Pizza had become a legacy over time. The pizza was always a legacy.” Yandoli is keeping the name “because of its wonderful reputation.” Much of the menu will also remain the same. “We’re going to keep the core part of the menu and take a good look at adding items that are attractive to the needs of the community,” said Yandoli, who has 20 years of restaurant and fast food experience. He has owned Pie Sanos in Riverside, Conn. (part of Greenwich) for six months. It is similar to P&D except it only seats 10. A new 10-inch bar pie has been added to the menu starting at $5.95, and the price of a large cheese pie has been reduced to $9.95. The restaurant also offers free delivery. Yandoli plans to enhance the menu with expanded salads and has already started weekly dinner specials “with a great price point.” For example, two center cut pork chops served with garlic mashed potatoes and a side of creamed spinach or broccoli rabe for $12.95 was a recent special as was grilled salmon filet with roasted potatoes and the same choice of vegetables for $11.95 or grilled chicken breast topped with eggplant, prosciutto and fresh mozzarella served with potatoes and vegetable for $14.25. He also plans to add a greater variety

of soups, wedges, pizzas, sides and desserts. “My vision is very affordable pricing with value being the headline,” said Yandoli. “People are always looking for value.” As a nice touch, the restaurant gives customers a large, yummy sample meatball covered in tomato sauce and shaved parmesan cheese as part of its “hospitality campaign.” Yandoli intends to continue the practice indefinitely. “It’s part of our culture,” he said. As another new feature, a combination of different homemade breads is served with all entrées. Yandoli recommends everything on the menu—the pizza, particularly the Sicilian, wedges and entrées. He’s offering family style portions, “hospitality with a capital H and an obsession with pleasing every customer.” Yandoli has plans to remodel the dining room over the next few months and to hang old world photos of Port Chester and Rye “to embrace the community.” He has started by hanging new Yankee prints on the back wall of the restaurant which used to be called the “Hall of Fame.” It displayed pictures of customers, both famous and ordinary. He has also installed new wallpaper, painted and hung new prints in the party room next to the dining room, which seats 50. No wine or beer is currently served as the new owners undergo the application process. Yandoli is trying hard to please as he speaks to as many customers as possible about his philosophy and the changes being made. “We want to make ourselves into a destination point,” he said.

I couldn’t do it anymore.” Ebb Tide Seafood, a restaurant and retail seafood establishment, opened in March 2001. “I’m truly thankful to my sister (Cynthia), my mother (Janet) and all the beautiful customers who came through our doors,” said Passarelli. He said it got to the point where “in the summer we were

just crazy and in the winter we were just looking at the four walls. It was just time.” Passarelli said Cynthia was “the heart and soul of the business. If it wasn’t for her, Ebb Tide would never have been known.” His mother, he said, “has made enough baked clams in her lifetime.” The bait and tackle shop that existed at this location will be moving across the river to Ebb Tide Boat Rentals at 112 South Water St. in Byram. Sasa Mahr-Batuz and Andy Pforzheimer will be opening up a Mexican restaurant called Bartaco at the former Ebb Tide location by the summer, at least that’s the hope. Mahr-Batuz has been working on this Bartaco concept the last three years. He said he’s been talking to Tav about it that long. “We will bring what Southern California or bar tacos are all about to the Northeast,” he said. The deck will be an integral part of the restaurant which will be totally transformed and enlarged by using what used to be the tank room for lobsters as part of the square footage of the restaurant. “We will make it a fullfledged restaurant with 100 seats plus the outside plus takeout, an open kitchen and three large openings in the building like a garage door facing the deck and another large opening with French doors so it will be more connected to the river,” said Mahr-Batuz, the designer/conceptual person. His partner, he said, “comes from a tremendous culinary background” and is “the brains behind the finance and operations and all the brains behind running a restaurant.” They have been in business together for 14 years and this is a new venture for them. Mahr-Batuz was born in Argentina, lived in Vienna, Austria; then Westport, Conn.; pursued a tennis career for eight years in Spain and Portugal and has been back in the U.S. for 20 years. “I loved entertaining so got into the restaurant business where I could make a living,” he said.

Frank’s Steaks Frank’s Steaks, which opened in the Washington Park Plaza at 275 South Ridge St. in March 2007, was short-lived. It closed for the summer of 2009, reopened briefly and then closed again. A sign next to the front door reads: “We are closed for vacation.
