FOREWARD

If you’ve been following the headlines, you’ll know the broader real estate market in Vancouver is facing real challenges. Sales are down around 30% from this time last year and in some of the very neighbourhoods we work in, sales are down over 50%.

Yet amid this slowdown, we’ve seen a very different story unfold. We’ve never been busier and our sales have doubled over the same period. It’s signalling a new era emerging for the West Coast Modern home.

This didn’t happen by accident. It’s the result of a deliberate strategy one that steps far beyond the traditional real estate model. We’ve been unveiling what we believe is some of the best architecture in the world, hidden between our ocean and mountains and placing it on a global stage through agency crafted campaigns. In doing so, we’re not only attracting a new wave of buyers from around the world, we’re also reshaping how Canadian design is perceived and valued.

Rather than wait until year’s end to release our top 10 sold collection, we’re sharing the first volume at the half-year mark. It marks more than a list of sales; it’s a celebration of how thoughtful strategy, custodianship, and global storytelling are transforming the future of real estate in this city one modern home at a time.

SOLD COLLECTION

INTRODUCTION

Across these pages, we’re showcasing campaigns that are rewriting the rulebook for how real estate is valued and sold in Vancouver Here you’ll find our top ten sales of the year so far, ranked by online engagement from over 20 million impressions with the Downs House to a Porsche collaboration that quickly went viral

This collection reveals more than just extraordinary homes It’s a look into the strategy behind each success: how we’ve partnered with leading local and international brands, crafted editorial stories, commissioned evocative photography, shared custodian narratives, and secured global press Together, these elements have elevated Vancouver’s modern architecture on the world stage and reshaped how Canadian design is understood—while setting new benchmarks in the real estate market and welcoming the next custodians through West Coast Modern.

HOW ARE WE LAUNCHING OUR HOMES?

Traditional listings were never designed to sell homes that stand closer to works of art. So we took a different approach—one where the first time people encounter these homes isn’t through a standard real estate listing, but in the places they already spend their time.

With most people investing hours daily reading their favorite magazines, scrolling social channels, or engaging with leading voices in design and culture, we chose to meet them there. By partnering with global brands in fashion, art, lifestyle, and design, we’ve introduced modern homes through entirely new lenses.

It’s a strategy that hadn’t been done before in Vancouver and it’s working.

PORSCHE MAGAZINE

“World's finest examples of modernist architecture”

“West Coast Modern recently sold my parents home, Downs House II overlooking a rocky bluff in West Vancouver When my brother and I started researching who should sell the exceptional home, designed by our father, architect Barry Downs, it became apparent Trent and Jason were the perfect fit West Coast Modern’s passion for quality architecture and the importance to preserve it was evident from our first meeting. Most importantly we knew they would bring buyers who would value the design and aesthetics of our family home and the gorgeous west coast views. Trent's passion to preserve mid century architecture began when he saw my childhood home in Dunbar designed by my father, and he always expressed how it was an honor to represent a Barry Downs house

Trent made the house seeable to people all around the world, his intuitive marketing of my fathers architecture brought global recognition Jason was our rock through the process, always encouraging during the highs and lows of selling a home. He’s honest, trustworthy and was a fair negotiator. In the end we found a buyer who understood the uniqueness of my parents home and is preserving the heritage of west coast modern architecture. Our family highly recommends West Coast Modern Homes ”

Designed for an audiophile, sound was key in the conception of the home. Inside, wood, glass, and concrete embody Erickson’s signature west coast modernism, blending Japanese-inspired simplicity with local sensibilities Double-height living spaces invite indelible natural light, while a serene courtyard anchored by a magnificent cedar deepens the connection to nature

Clad in cedar with expansive glass walls, the home’s two wings extend toward the ocean, framing breathtaking western views At its heart, an exposed concrete aggregate fireplace anchors the vaulted living space, where light shifts with the water and sky Thoughtfully restored yet untouched in essence, The Lookout House is a singular work of art a rare balance of boldness and restraint

Now, The Lookout House welcomed its new custodian

“The beautiful multi-level home, situated on a mountain slope overlooking Burrard Inlet, had been specifically designed and built to suit the heavily wooded lot.

In fact, the house was built around existing trees and every room was angled to take advantage of the breathtaking view. High ceilings, windows everywhere and a hedged, sloping backyard made it irresistible.”

“We were very happy with the service the West Coast Modern team provided Their attention to detail and professionalism from beginning to end was outstanding.

As a seller be prepared for a whirlwind of preparation followed by an intense commitment by the team to presenting and marketing your West Coast Modern home in the most positive and beautiful way you could imagine. a Slice of Sea Ranch in British Columbia. Set on a wooded coastal site just south of Vancouver, the home evokes the design language of the utopian community with its sloped roof, cozy nooks, and exposed timber construction.”

“We recently worked with Jason and West Coast Modern on the sale of the Cedar House in Surrey The professionalism and level of detail that the group provided was fantastic and instrumental in easing the process. We were kept well informed from start to finish and it made things easier to let go once the house had been sold”

— Alison and Mark, Previous Custodians of the Cedar House

Reflection House Remastered by Alan Davies 1956 / 2007

Presenting The Reflection House

A rare remastering of mid-century modernism—one of the last of its kind

on Vancouver’s Westside

Over two decades, a creative duo reimagined the home as a quiet muse: light moves across original plaster walls, through framed openings, and toward a skyline view that stretches from the downtown core to the North Shore mountains With a reflecting pool anchoring the experience and sculpted spaces designed to stir thought, it invites creativity from within

A retreat in the heart of the city, The Reflection House now welcomed its new custodian.

“Their artistic sensibilities are evident throughout the threebedroom, three-bathroom home, which showcases distinctive vertical cedar siding that echoes the surrounding forest. There is a dialogue between the interior and exterior spaces, with the structure mirroring both the natural environment outside and the creative energy within.”

“West Coast Modern brought a calm and reassuring support system to our house sale Trent and Jason immediately understood the unique qualities of our home and prepared a detailed 'work-back schedule'. They led a impressive process of documentation and market preparation, bringing in Gillian and Charlie for added support.

Their dedication and enthusiasm included an intensive photography session that faithfully captured the home’s light, views, and space We were impressed by WCMs prompt professionalism and would recommend them without hesitation.”

Our Mission to Change the Rulebook on How Real Estate

"Thanks

to their efforts, the story was spread far and wide throughout all the major design publications and eventually a buyer who appreciated its architectural significance was found,

securing the house’s future for many more years to come."

“Peninsula House isn’t West Coast Modern’s first rodeo. The firm has a knack for matchmaking significant homes with designliterate buyers. Their track record includes the Arthur Ericksondesigned Starship House (which set a record for historic homes on a per-square-foot basis) and the award-winning Eaves House by McLeod Bovell, which recently fetched $12.1 million.”

“People are acquiring real estate holdings the way you acquire works of art.”

GLOBE AND MAIL

“West Coast Modern is shouldering responsibility towards helping to build that community, one house at a time.”
