Housing supply always shrinks dramatically at this time of year. This year will be a little different as some of the distressed properties being liquidated by the banks (in the form of foreclosures & short sales) will enter the market. However, for those buyers looking for a non-distressed property, the choices will be limited. Don’t wait until the spring when all the other potential sellers in your market will put their homes up for sale.
The Process Will Be Quicker
One of the biggest challenges of the 2012 housing market has been the length of time it takes from contract to closing. Banks have been inundated with both purchase and refinancing loan requests. Both of these will slow in the winter cutting timelines and the frustration these delays cause both buyers and sellers.
There Will Never Be a Better Time to Move-Up
If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by over 15% from now to 2016. If you are moving to a higher priced home, it will wind-up costing you more in raw dollars (both in down payment and mortgage payment) if you wait. You can also lock-in your 30 year housing expense with historically low interest rates right now. There is no guarantee rates will remain at these levels in years to come.

What got you into real estate and what keeps you there?
My background is in accounting but I missed working with a variety of different people all the time so property management & real estate became my solution. It is a great combination of managing financial investments and customer service. I love the excitement of a deal coming together, a property being renovated or a project breaking ground. Being a part of these changes in Wenatchee Valley is an amazing experience and that in itself will keep me involved in real estate for a very long time.
Tell us what you enjoy about living in North Central Washington? I love the four seasons, the proximity to so many activities and the tight knit communities. I think this past few weeks has proven our strength as a community and I am very proud to say I am from Wenatchee!
What is your forecast for real estate for the remainder of 2012 and the beginning of 2013?
Based on my research I feel we are head in a much more solid direction. The rental market is doing great with approx. a 2% vacancy rate and units renting before they are even vacant. On the sales side, even though the sales prices may still be down, the number of homes sold is up 28% and that proves that houses are moving and I feel quite confident that prices will begin to firm up within the next year.
What do you enjoy doing when you are not working?
Anything that involves spending time with my husband and children. They are my foundation and we have a lot of fun together as a family.
What tip you you offer someone who is buying/selling a home in this market?
Have patience! It is a buyers markets, rates are still low and there is a lot of inventory but the financing requirements and underwriting guidelines are a lot tougher these days, so a little patience will help when and if an extension to closing occurs.
If you could blink your eyes and be anywhere in the world for a day, where would you want to be?

Well, I think anyone involved in the property management side of the industry would agree that my list of interesting things may be too long for this section. On a serious note, I would have to say watching the market these past few years has been extremely interesting to me. I keep a very close eye on the sales and rental side of the industry, how they affect one another and how to forecast the upcoming budgets/sales. I have learned more these past few years strictly based on the changes and I find it intriguing.
