aking your first property purchase can be a daunting experience, especially for young investors struggling to secure their first loan in an increasingly competitive environment. Troy Gunasekera, National Manager of Property Club, Australia’s largest independent property group, believes that many young investors can be successful as long as they commit to getting their finances in order, do their research and develop the right mindset prior to applying for a loan. Property Club’s eight tips for young investors: 1. Develop the right mindset. Many young, first-time investors want to get rich straight away and don’t think of property as a long term commitment. 2. Keep a good credit record. While it may be common prac-

tice to pay bills past their due date and have some personal debt while you’re still young, this won’t do you any favours when trying to purchase an investment property. 3. Understand tax. If you’ve decided to purchase an investment property, now is the time to get serious about your taxes. Seek specific, tailored advice for your personal circumstance and make sure to choose an accountant who specialises in property tax, as they will ensure your investment is as financially profitable as it can be. 4. Make a habit of saving. Although saving may seem like an impossible task while you’re young and starting out, lenders look for evidence of consistent savings over time, so it’s important to start now. 5. Lean on your parents. In such an increasingly competitive market, many young home

buyers are using the parental guarantor system to secure an investment property where the 20 per cent deposit toward their purchase is held against their parents’ home asset. 6. Develop a strategy before purchasing. Developing an investment strategy is an extremely important component many young investors fail to apply. 7. Learn to negotiate. Many young investors lack the ability to negotiate a property’s price or take a stance with a builder. It takes a lot of confidence to be able to negotiate a price, but if you can you have a much better chance of getting a better deal not only with the property itself, but with any renovations or work that needs to be done in the future. 8. Take advantage of growth cycles. The more time you spend in the market, the more profitable your asset becomes.

T

he suburb of Kingswood is situated at the eastern approach to Penrith and its historical development is intrinsically associated with the suburban, commercial and industrial entity of Penrith and South Penrith. The suburb forms part of the catchment of Werrington Creek and its numerous tributaries which drain into South Creek to the north east. This water supply encouraged the establishment of tanneries in areas north of the Great Western Highway. Within this large area is diversity of land use including health (Nepean Hospital), education (Kingswood High, Kingswood Primary, St Dominic’s College, two campuses of the University of Western Sydney, Nepean College), cemetery (Penrith), and miscel-

2747 laneous government uses (State Records). These facilities are distributed across the suburb, but there is a concentration of government and educational uses in the eastern area of the suburb. Without doubt, Nepean Hospital is the biggest facility in the area – and the largest employer. It services the health and emergency needs not only of the local suburb, but of the entire Penrith LGA and beyond. Kingswood Railway Station is a busy transport interchange for both trains and buses, and located across from the station is a shopping strip with a range of different shops. The Kingswood Hotel, which has recently undergone refurbishments, is one of the key pubs in the area along with the Penrith Gaels Club. There’s not a huge range of restaurants, but Zaika Indian Restaurant is a favourite among locals as is Pizza Stop in the main shopping strip. Kingswood is right next to the Penrith CBD, and its suburban centre is just a few minutes from the major shopping precincts of Penrith. While Kingswood is sometimes frowned at, the suburb has plenty of surprises and offers great investment potential. In the future, there are huge plans for Kingswood by various levels of government that will only see the area grow and continue to improve in stature, respect and property values. The suburb of Kingswood comprises a number of land grants made in the 1810s by Governor Macquarie. The first was Mary O’Connell’s grant of 1055 acres of 1810, which was followed in 1814 by smaller grants made to John Gandell (200 acres), Samuel Foster (400 acres) and John Best (400 acres). The area also includes a portion of Phillip Parker King’s 1500 acre grant of 1831 of former common which had been held under lease since 1822. Given the history of Kingswood, you will find a number of heritage listed locations in the area. Kingswood is full of surprises and is really one of Penrith’s most convenient and affordable suburbs. The campaign, which was featured on Channel 9’s ‘A Current Affair’, was conceived from a Yellow Brick Road survey showing that nearly half of educated, hardworking Australians confessed to feeling confused and embarrassed about their financial situation. Research compiled from Australian consumers aged 30-49 in the major cities found that nearly 49 per cent of individuals claimed they didn’t speak to a professional about their financial affairs because they found it to be

too complex and didn’t have the confidence to have a conversation about their finances. The research also revealed that 73 per cent of respondents identified “trust” as the number one factor in making the decision to work with a financial services professional. “The finance industry is very good at using confusion to their advantage,” said Yellow Brick Road Executive Chairman, Mark Bouris. “In the consumer’s eyes, they might visit their bank, thinking that their loyalty is going to get them the best possible home loan rate, or they might be attracted to a lender advertising a discount, oblivious to the fact that the offer might not suit their needs. That’s why we have created this myth busting campaign, to shine some light on the truth and put the power back in consumer’s hands.”

“What we’re advocating is choice and transparency,” added Yellow Brick Road (St Marys) Branch Principal Matt Dwyer. “We would rather have an educated customer who comes into our branch with a good idea of what’s already in the market. They know what features are important to them and they want to find a loan that’s going to work for them in the long run. We want to help them to get a better understanding of how the system works, which is why this campaign is so important for the people in our community.” Yellow Brick Road has debunked 30 popular myths, and has created an e-book to help consumers educate themselves against the popular misconceptions that plague the market. For example, many people think that it’s not worth refinancing

to an interest rate only half a per cent lower than their current rate. What most people don’t realise is that even a half per cent could equate to tens of thousands of dollars in savings. As an example, the difference between a $350,000, 30-year variable rate loan at 4.74 per cent compared to 5.24 per cent is a saving of over $107 every month and nearly $38,500 over the life of the loan. Another myth is that there is no difference if you make your repayments monthly or fortnightly. The truth is that because there are more than four weeks in a month, making fortnightly payments can actually get you well ahead. On an average $350,000, 30-year loan on a 4.74 per cent interest rate, making fortnightly payments instead of monthly payments would chop out over $53,000 in interest payments.
