hen Steve and Laura Foley started looking for a new home, they soon decided to find somewhere close to where they were already living in Dianella.

“We really like the Dianella area,” said Laura. “It’s close to the city and Mt Lawley, our favourite place to hang out on weekends! Plus, the area is quiet and people are very friendly.”

The Foleys wanted to build a family home with more space. After looking around, they bought an older house on the street behind where they were living and decided to demolish it.

“We’ve always talked about building and what we would like in our new home, so we started looking at display homes. We’ve now decided to build a modified version of the Watersun. Steve has built previously with Webb & Brown-Neaves and enjoyed the experience, so here we are!”

lenda Britton lived in Crawley for eight years before deciding to move to her investment property in Nedlands. She decided to demolish the old house on the block and build a new home to make the most of the location near the river, Kings Park and UWA. “The old house had 1960s original features,” said Glenda.

“There were small rooms, a staircase very close to the front

door, and even if walls were removed, I wouldn’t have had the layout I wanted.”

“Demolishing and building was not a difficult decision to make. I looked on the Webb & Brown-Neaves website, visited the Rubix display home in Harrisdale and decided to talk to Kim in the sales team.”

ohn and Joanne Woolfrey were no strangers to the building process after having built and renovated several homes across Australia. With John approaching retirement, the Woolfreys knew what they were looking for in a home, and found their older City Beach home didn’t meet their needs.

“Our old house showed a disconnect between the entertaining areas and the kitchen,” said John. “There were also no areas to escape the breezes, which is important when living on the coast, and there was no garage or workshop area.”

The Woolfreys looked at renovating, moving and even apartment living before they decided to demolish and build. “We realised that if we moved, we’d still need to do some renovations to get what we wanted. Plus, we really like where we live. It’s a quiet cul de sac with greenways and the beach nearby. We just like it here.”

hen you build with Webb & Brown-Neaves, a dedicated team of demolition and building experts manage the demolition process for you, but it helps to understand what happens at each stage. James Kirk, Operations Director at JAG Demolition, deals with demolition projects every day, and here are his top tips on how to understand the process.

Start with council approval

“Your builder and demolition partners will help to meet the requirements needed by your local council,” said James. “For example, they’ll help you apply for planning and development approval before you lodge your demolition application.”

Plan ahead

According to James, some items can be salvaged before demolition occurs.

“Many properties have sentimental value to a client, so they’ll keep various items such as floorboards, doors, windows or some beautiful trees where possible.”

Know each step of the process

James outlines the steps involved in demolition: • Once you’ve accepted your quote for demolition works, the paperwork for your council will start to come together.

• One council requirement is that your property must be vacant before your demolition company can submit the application. Once you’ve vacated your property, pest control will be carried out, your application is lodged to council and disconnections of all services are arranged.

• When the demolition licence is issued, a stripping crew is scheduled to remove all asbestos, salvage and other items that need to be removed manually.

You’ll then meet with your demolition company to review the next step.

• A machine is then scheduled to site to demolish what’s left on the block.

“Usually, when the machine is on site, the demolition will be complete between three to four days depending on the size of the project,” he said.

PHIL JOHNSON - RESOLVE FINANCE

> Start with pre-approval Whether you’re knocking down your old home, or buying a new property to demolish, it’s a good idea to get finance pre-approval in place so you know exactly how much you can borrow and what you can spend on your new home.

A reputable mortgage broker can help you with this. If you already have a mortgage, your broker will help you refinance so everything is combined into one loan, or simply set up a brand new loan.

> Choose your home Once you have your pre-approval in place, you can choose your home with confidence that it’s within your budget. Our Design & Building consultants will help you choose or design a home that fits your block and meets your requirements.

> Apply for shire and planning approval The application to build your new home and demolish the old one will be submitted at the same time. It usually takes between 8 and 10 weeks to get approval, and it’s during this time that your broker will apply to get your loan formally approved to proceed.

> Start making payments during demolition and construction Demolition times can vary, but the process usually takes 3 to 4 days.

Then, while your new home is being built, your lender will make progress payments to your builder when they’re due. Your broker will ensure that these payments are made on time to avoid any delays during the construction process. As with most building loans, your payments will be interest only during the construction phase, and they’ll convert to principal and interest payments when your home is completed.

the top 3 myths about demolition If you’ve heard that demolishing an old home to build a new one is a complicated and expensive process, think again. Read on as Phil Johnson, our dedicated in-house consultant from Resolve Finance, addresses some common myths about demolition.

Myth #1

Demolition means it will take a lot longer to get into your new home because of the lengthy approvals process.

According to Phil, this simply isn’t the case. “In order to build a new home, you have to apply for planning approval anyway, and the demolition aspect will be incorporated into your planning application,” he said.

“Demolition itself only takes a couple of days, give or take, so it really won’t take much more time at all. And if you arrange your finance through a good mortgage broker, they can ensure the planning phase occurs at the same time as the finance approval period, saving you time again.”

Myth #2

Demolition costs too much.

Obviously the costs will vary, but Phil estimates a straightforward demolition will generally cost around $20,000. “If you’re thinking of selling and buying another property instead, remember you have to pay stamp duty on whatever you buy. You won’t pay this when rebuilding an existing property.”

Myth #3

It’s harder to arrange finance for a demolition project.

The good news is that arranging finance for demolition is really no different to setting up a normal construction loan. “If you use a licenced mortgage broker, they can help to ensure your existing mortgage is refinanced to incorporate both the demolition and construction costs into your new home loan,” said Phil. “And if you need to rent during the construction period, this can also be taken into consideration when setting up your loan.”

etirees Win and Julie Hambly loved their oceanfront location in North Beach but with their house more than 50 years old and its list of major repairs quickly growing, they knew it was time to make some big decisions.

“As our old home was right on the beach, we continually received offers from people wanting to buy it,” said Win. “Being on a large block, it could be sub-divided and developed. We decided we would rather develop it ourselves than see someone else do it and be sorry that we never took the opportunity.”

hen Sonya Girdler and her husband Scott were looking for a new home, they decided living in an established area was a top priority. Sonya grew up in the country and longed for that same sense of community.

“Our previous home was great – but probably just in the wrong area,” said Sonya. “We were living in a reasonably high density area, and were not so keen on the neighbourhood.”

They soon found an affordable block in Shenton Park which contained a home they could demolish and replace with a brand new home.

“The original house was a weather board house and although it had history, it was literally falling down, and had a considerable amount of asbestos,” said Sonya. “The home was too far gone to renovate but it was on a large block and in a lovely quiet street.”

Their past two homes had been built with companies within the Webb & Brown-Neaves network, so it was an easy decision to build with Webb & Brown-Neaves.

“We love our new home – it really works for us.

It might sound clichéd, but it brings us together as a family.”

“Everyone was great. Cleve helped us negotiate with the local council, which is often difficult in established areas. We couldn’t have done it without him. He also helped us with landscaping ideas – he has even turned up with a shovel at times!”

The Girdlers now have a home that suits their growing family and allows them to spend more time together.

“We love our new home – it really works for us. It might sound clichéd, but it brings us together as a family. We especially love having meals on the deck. We have an outdoor heater, so we often have dinner parties out there even in winter.”

“We also have fantastic neighbours. There’s a gap in our side fence, where we decided to build around a tree instead of knocking it down, so our girls often visit next door. We have dinner, cups of tea with our neighbours. It is just a great spot to live!”

hen Suzanne Birchmore and her family needed more room than their 1960s ex-display home could provide, Suzanne began to do her research. The family loved their location but the house was too small for their growing needs.

“We loved Cottesloe, being so close to the children’s schools, our friends and family, and we all love the beach,” said Suzanne. “Plus, selling the old house would have incurred too much capital gains tax – so we decided to build instead.”

Perry Lakes is an inspiring example of how new design ideas can be used to reflect its historic past, making it more than just a new housing development in the ideal location, just minutes from the beach, Claremont and Subiaco. The Perry Lakes Stadium site was purpose-built for the 1962 British Empire and Commonwealth Games, and is now being redeveloped to bring new life and vitality to the area.

According to LandCorp’s General Manager Metropolitan, Luke Willcock, homesites at Perry Lakes have been selling well since the first lots were released in December 2010.

“People are keen to take advantage of the easy-going lifestyle the estate delivers with its rich history and prestigious location integrated seamlessly into the natural surrounds of the Perry Lakes Reserve, just ten minutes from Perth’s CBD,” he said.

Celebrating the area’s history through the reuse and recycling of materials has been a major focus of the redevelopment. Timber seating from the stadium has been used to create boardwalks and seating in the public open space areas, and bricks from the original buildings have been used to create lot entry statements and landscape walls. The stadium scoreboard will be included as an architectural feature and street names have been specifically chosen to keep the site’s sporting heritage alive. In addition, the original 400 metre running track will be represented as a new road within the estate.

ith her latest home, Sue and her partner wanted to create a home to accommodate their combined total of six grown children, two of whom live at home while the others visit frequently.

“We wanted a large home with big open living spaces so that we could entertain often with family and friends,” said Sue. “Having built and lived in new homes before I could not consider making compromises.

Each house represents another stage of family life and each one is even better than the previous one.”

Sue’s passion for building new homes began in 1998, when she had done a number of renovations to older houses but had always wanted to build a house from scratch. Sue thought she would need to find an architect to design her home, and then find a builder separately.

“At one of the display homes I visited, I found out that Webb & BrownNeaves had their own architects, so a custom-built home would not be a problem. I knew Webb & Brown-Neaves had a good reputation in the industry and were not in danger of collapse like some of the other companies at that time.”

Sue’s home-building experiences have always been positive, including her most recent build. “My supervisor was very thorough and approachable. I felt very involved in the whole process and regular communication ensured smooth progress.”

“We love our new home. As two families of adults, everyone has ample space and when we have our regular Sunday night suppers, we can all sit around the huge antique dining table we bought just for that purpose. It’s a delight to live in and the proximity to the beach means we can now ride or walk for a swim or coffee at 6.30am instead of driving.”

When you have friends over and you can sit back and look around your new fresh house with a young garden growing outside, it’s lovely to feel that you’ve achieved something of which you can be justifiably proud. So, go for it – you’ll be glad you did. n Use your space. Our kitchen is a dream, with a separate wet area and plenty of bench space to allow two of us to work in there easily together.

n Stay positive. It’s very easy to embark on a building project expecting the worst, because you find things that get delayed or have to be changed as they don’t look the same as you thought on paper. But if you’re open to the challenge, it’s very rewarding and full of exciting moments.
