ABOUT CONTRACT Quali sono le caratteristiche e le specificità di un progetto contract? La realizzazione di alberghi, bar, ristoranti, negozi, prevede ormai inevitabilmente, oltre a un’altissima qualità dei contenuti progettuali, un’attenta gestione dei costi e dei tempi di realizzazione. Questi obiettivi sono raggiungibili solo attraverso la condivisione tra i diversi attori (progettista, project manager, Impresa realizzatrice) della stessa grammatica di processo. Un progetto contract è quindi un processo che, se ben gestito, riesce a far procedere allo stesso tempo e in maniera integrata, l’evoluzione del progetto funzionale e morfologico insieme all’analisi dei tempi e dei costi con l’organizzazione e la logistica del cantiere. Quali sono le principali diversità di approccio tra una realizzazione contract e una residenziale? Come dicevo, la differenza sta proprio nel diverso peso della componente organizzativo/procedurale nel progetto. Quando si realizza una semplice ristrutturazione di un appartamento, le fasi progettuali sono distinte tra loro e scollegate dalle fasi di esecuzione. Anche la gestione del budget e dei tempi sono normalmente conseguenti alla definizione del progetto. La realizzazione di un hotel, invece, presuppone la progettazione integrata tra architettura, interior e impianti oltre alla revisione in tempo reale del budget e dei cronoprogrammi. Questo processo ha come obiettivo la drastica riduzione degli imprevisti in fase realizzativa e, quindi, una più felice programmazione dei lavori. Naturalmente questo non avviene sempre in maniera lineare ma, e questa è alla fine la vera diversità tra i due approcci, bisogna ben avere a mente che mentre non potrà mai essere spostata la data di apertura dell’hotel, si può più facilmente accettare di spostare la data di trasloco in una casa.

What are the characteristics and specificities of a contract project? The construction of hotels, bars, restaurants, shops, now inevitably requires not only a very high quality of design content, but also careful cost and time management. These objectives can only be achieved by sharing the same process grammar between the different actors (designer, project manager, implementing company). A contract project is therefore a process that, if well managed, manages to move forward at the same time and in an integrated manner, the evolution of the functional and morphological design together with time and cost analysis with the organisation and logistics of the construction site. What are the main differences in approach between a contract and a residential realisation? As I said, the difference lies in the different weight of the organisational/procedural component in the project. When carrying out a simple renovation of a flat, the design phases are distinct from each other and disconnected from the execution phases. Budget and time management are also normally consequent to project definition. The realisation of a hotel, on the other hand, requires the integrated design of architecture, interior and facilities as well as the real-time review of budgets and schedules. The aim of this process is to drastically reduce unforeseen events during the construction phase and, therefore, to achieve a more successful scheduling of works. Of course, this does not always happen in a linear manner, but, and this is ultimately the real difference between the two approaches, one must keep in mind that while one can never move the hotel opening date, one can more easily agree to move the move-in date in a house.
