Kamahi keeps growing Dunedin electronic engineering company Kamahi Electronics has grown from strength to strength since its founding by Edwin Nieman. The ‘silicon valley style’ company specialises in designing and producing complete electronic devices, solutions, schematics, printed circuit boards. It currently employs 18 engineers passionate about the exciting and continually evolving industry they work in. “We design and produce bespoke circuitry solutions that are applied across a wide range of end-uses, from the brains that operate common everyday whiteware products to sophisticated one-off projects. We’re basically a bunch of consultants, a bunch of electronic architects,” Edwin explains. So specialised and complex is the work the company undertakes that the team literally are from all parts of the world, from China to Chile to South Africa. The electronics industry in New Zealand and, in fact world-wide is a highly connected community. Word gets out about where the talent is and Edwin says this is evidenced in the case of Kamahi Electronics by the fact that he has only ever advertised for staff twice. He has an apt way of describing just how technically sophisticated circuit board componentry is these days. “Every single chip you can look at is a complete city of electronic pathways and connections. There is a massive amount of functionality.” Kamahi Electronics was approached by a company assisting ASB Bank to create the first cashless money box Worldwide. Initially ASB had tried to configure the design of

the electronic hardware themselves but struggled to create the necessary ease of functionality the ‘Little Yellow Clever Kash Elephant’, a moneybox for children demanded. “We finished the project about a year ago. It’s a user-friendly, cashless way for parents to give kids their pocket money. The money box comes in the shape of an elephant with a little screen on its tummy for the children to see. We had to make sure the process was not only simple for parents to use, having downloaded the app but also fun and interactive for the child. It’s a brilliant way for them to see their money grow.” Edwin describes that project as a great example of electronics capability to produce any outcome sought by a business. A massive 70% of projects Kamahi Electronics undertakes are for overseas clients but he says the centre of gravity is slowly moving to New Zealand. “When you consider that the whole population of New Zealand would be considered just a minor town in China it is stunning to think that we have the capability in this company, based in New Zealand’s South Island to be right up there, developing leading-edge ground-breaking solutions for clients. That’s what keeps us passionate about what we do.” Edwin says the strength of the company lies in delivering clients a fast, fixed price development of complex electronic products. “Just like architects, who can build any house imagined, within the boundaries of the laws of physics, we can do the same. “There’s always a solution, a pathway to design and build that will bring create the desired results, so it is a very challenging but equally satisfying industry to work in.”

Legacy Property has started work on Alba Takapuna, a boutique complex of 19 freehold apartments that has been tailored to people seeking a carefree lifestyle in the rapidly evolving urban hub. Legacy Property director and development manager Mitchell Jefferson says the majority of the apartments have been sold with select one bedroom, one bedroom plus study and two bedroom apartments still available priced from $629,000. The apartments in the 8-level building either have city views or views of Rangitoto Island. With just two to three apartments per floor Mitchell expects that a community feeling will develop where residents in the building will get to know each other. He says that the central Takapuna location means that everything is within easy reach – beach, shopping, the lake, markets, restaurants, cafes, bars, theatre and gyms. The project is earmarked for completion in mid-2018. Legacy Property is targeting a 6 Homestar sustainability rating for the building. Homestar was established in 2010 and is an independent rating tool that certifies the health, efficiency and sustainability of New Zealand homes. Mitchell says that sustainable design has been a focus for Legacy Properties, which is why it has focused on producing properties that are sustainably designed and built. The company recently achieved its first Level 6 Homestar rating for a project completed in Christchurch at Buffon Street. The 14 terraced houses comprise two bedrooms and include features such as energy efficient appliances, low flow plumbing fixtures, upgraded insulation and sustainably rated materials. Mitchell says that as the Homestar brand becomes more recognised in the market as an assurance of quality, consumers are increasingly interested in Homestar rated homes. apartments and town houses in Christchurch over recent years but is now mainly focused on Auckland. The company has undertaken a subdivision in Pukekohe and sold 330 sections. Last year it completed a boutique development of 14 one, two and three bedroom apartments in Ponsonby in Brown Street and has also sold all of the 20 apartments that comprise Aria apartments in Vinegar Lane due for completion in June. The Aria building was designed by TOA Architects with interior design by Sonya Cotter and offers contemporary interiors, 2.7 metre stud heights and timber floors, and sheltered decks wrapped floor to ceiling in timber. The smart energy efficient design is also targeting a 6 Homestar rating. The building is constructed from a rib and in-fill floor system, AFS wall panels and structural steel. Q Construction is the main contractor on the Aria project and project manager Shane Wright says the busy location of Vinegar Lane has required the company to liaise extensively with other building companies constructing nearby due to the tight site

access – a narrow one lane road. “It’s about ensuring open communication with everyone so all are aware of what is going on and can time deliveries and schedule project works accordingly,” he says. Shane says this is part of the company’s general ethos to act quickly and proactively to resolve any issues thereby mitigating increased costs and lost momentum on projects. Q Construction was started in 2005 and looks to work with the clients and consultants to form a cohesive team, which hopefully creates a win-win environment for all involved. Shane says that the Aria apartments project is a good example of this to ensure timely delivery to client Legacy Property. “We work as a team to get the best end result for the client by combining experience, careful planning and a ‘can do’ attitude.” Legacy Property was started by managing director Gary Gordon, a quantity surveyor, in 2003. He is now joined by three other directors – Mitchell, operations manager Claire Beazley and senior project manager Chris Drum.

New project onstream at The Gate Karen Phelps Watts & Hughes Ltd has just completed a new building at The Gate Industry Park in Penrose, Auckland. The project, located at 395 Church Street for Goodman, comprises a 4500 square metre warehouse and two level 400sqm office plus car parking and concrete yard area. Made from structural steel and precast concrete tilt panel, the main challenge was getting out of the ground as the site was situated on rock. Installing new services was another challenge due to the ground conditions and not helped by the fact that information about existing services was often incorrect, says Watts & Hughes Ltd contracts manager Dennis Saunders. This led to unexpected delays but the project was still completed on time and on budget due to Watts & Hughes Ltd site teams that are experienced in building such projects, says Dennis, combined with the fact they had previously worked with Goodman. Watts & Hughes Ltd is part of the nationwide Watts Group. The company was originally formed in 1984 and has offices in Auckland, Christchurch, Mt Maunganui, Hamilton and Wellington. It offers a full range of construction management services covering every aspect of construction at any level required including design and build, refurbishment, project management, site contract management, pricing and estimating, subcontract and material evaluation, leasing and building services. Services are offered across a broad spectrum of construction sectors including civil, industrial, recreational, retail, commercial, institutional, residential, educational, marinas, government infrastructure, medical/health care and sub-divisions. Watts & Hughes Ltd is presently working on a number of projects around Auckland including the $20.5 million redevelopment of Koru School in Mangere, Auckland. The government-funded project will see all of the school’s existing 27 classrooms replaced with 31 new teaching spaces, as well as construction of a new library, administration building and hall. The project has been programmed into five stages to ensure the school can remain operational throughout and will involve demolition of fixed and re-locatable classrooms, an existing administration block and library.

Located at 395 Church Street the project at The Gate Industry park comprises a 4500 square metre warehouse and two level 400sqm office. Drainage, playing fields and soft and hard landscaping will also be completed on the site. Another significant project for the company is the re-development at Everil Orr Rest Home and Village in Mt Albert. The site is owned and being developed by the Methodist Mission (North), project managed by Aegis Projects, and Oceania Group will manage the property. The entire project consists of five buildings to be built over the next five to ten years. There will be at least 125 independent living units with associated indoor and outdoor amenities and car park.

The independent living units are all apartments and range in size from one to three bedrooms. The apartments are being designed and built to Homestar 5 rating, which incorporates doubleglazing, solar PVs and best practices for energy usage and waste disposal. The exterior facade is a mix of brick veneer, weatherboard and terracotta tile with aluminium joinery.

There will also be at least 90 assisted living suites together with associated amenities and approximately 10 hospital beds. Other projects currently under construction by the Watts & Hughes Auckland branch include Freemans Bay School, Bethesda Village Apartments, national upgrades to Kmart stores and seismic upgrades to various Countdown supermarkets.

Nugent apartments complex rising up Karen Phelps The construction of a new apartment building by Neil Properties Limited is underway at 8 Nugent Street, Grafton. For the past decade, Neil Properties has been developing a mixed-use complex on the site. The first stage of the development was a four-level office building with ground floor retail space, the plaza area and a car park building. For the second stage Neil Properties is refurbished the existing building including a new facade into 56 one and two bedroom apartments, called ‘Nugent Apartments’, with four retail outlets on the ground level. These outlets are now tenanted by a café, dentist, yoga studio and exercise rehabilitation clinic.

The latest project called Nugent Rise offers 92 unique apartments with larger than normal floor plates, says the company’s commercial manager James Rigg. Designed by Swan Railley Architects, with interiors by MODE, the freehold apartments feature full-height double glazed windows to create a spacious feeling and allow in the natural light. The majority of the apartments have sold already but some two bedrooms plus study and three bedroom options are still available. Features include engineered stone bench tops and splash backs, solid prime oak timber kitchen floors, Methven tapware, large Italian feature tiles in bathrooms and ensuites, frameless glass tiled showers and a complete Bosch Appliance package. The top-level apartments are airconditioned and include an upgraded Miele/Bosch Appliance

MONKEY TOE ON THE RISE With the increase of medium density housing on the increase, apartment blocks like Nugent Rise are becoming more popular. To maximise residential space, often the best place to house plant items and air handling units is on the roof. Getting there safely is where Monkey Toe Group comes in. Kensington Park has plenty to offer Karen Phelps A good social environment and community spirit have become the hallmarks of Kensington Park in Orewa. “Nobody has to be alone here if they don’t want to be. The Residents’ Association is very active and there are plenty of functions and activities being offered. It really is a place where neighbours become friends,” says Kensington Park general manager, Jo McDonald. The master planned development was originally started around ten years ago and is just over half complete. It will eventually include a mix of around 800 freestanding townhouses, duplexes, terrace houses and apartment buildings. The location has helped to make Kensington Park unique, says Jo. Set in 10 acres of park-like grounds adjacent to Alice Eaves scenic bush reserve, with views down to the ocean from the top of the development. Kensington Park includes a pool, sauna and gym complex and a big focus on planting fruit trees – including an orchard which will run through the middle of the park. Residents can pick their own fruit in season if they wish. It also includes a large central lake, barbecue areas, petanque course, children’s playground and putting green. Jo says the very active Residents’ Association ensures there is always something fun to get involved in at Kensington Park. They are constructed to a very high standard, ranging from one bedroom apartments of approximately 75sqm to three bedroom and 130sqm,” Phil explains. Steel piles were driven into the ground to support the foundations and concrete basement floor, along with precast panels and insitu concrete reinforced steel with timber framed infill and timber frame top floor. Designed by Shanahan Architects from Auckland this new apartment block is one of several which have been built at Kensington Park. For Phil and the team overseeing construction it has been a busy 3 ½ years at the same location. “This block is quite complicated from an engineering point of view as a result of upgrades to the building code. I really like the style of the apartments using weatherboard and creating an almost Cape Cod look. Really attractive!” When Business North spoke with Phil all construction on the apartments themselves had been completed and the finishing touches were being made to the surrounds and landscaping. Geared toward the 60-plus age market the apartments are in the mid-price range for the area, selling for approximately $1.4 million. While he’s enjoyed responsibility for such a long-term project Phil says he is looking forward to shifting more in to operations management and overseeing three or four projects. He describes Woodview Construction as a young company with a strong philosophy and drive to work closely with clients. “The company is based at Westgate and services the Greater Auckland, Waikato and Bay of Plenty regions. “We’ve gathered a reputation as straight talkers who get the job done and a lot of our work is repeat client based.”

Work is progressing well on a significant apartment complex at Tui Point, Orewa being built by Auckland-based Woodview Construction. Woodview Construction has undertaken a number of projects for the Ministries of Education and Housing, including significant upgrades to schools and state housing stock in Auckland. This is a fully integrated administration system that handles all the process building blocks that go together to create a successful build. “We also believe in clear straight forward lines of communication between ourselves, our

Hughes Construction has completed a number of apartment buildings and high-end housing in the development.

Hughes Construction has just completed a new four level apartment building at Kensington Park in Orewa, north of Auckland. The company has been involved in the award winning subdivision for a number of years and Hughes Construction director Brian Hughes says that offering input at the design stage has been a critical factor in delivering the desired outcomes on each project. The most recent project took around 18 months and Brian says close liaison with both client and existing residents has been essential as Kensington Park grows and develops. Developed by Kensington Park Holdings, Kensington Park is a master planned residential neighbourhood offering a range of homes from two, three, and four bedroom houses with studies, ensuites and private gardens through to upmarket apartments. Fall protection systems come in all shapes and sizes. They can be used for temporary circumstances (such as a building construction) or be installed during the build to enable workers completing maintenance on the building in the future to do so safely and securely. This is where Auckland based company Height Access Technology can offer real value, says company director Adrian van den Bemd. A good example is a series of projects completed at Kensington Park in Orewa, which has seen the company insert permanent specially engineered anchor points into buildings and stainless steel cable lines to allow future maintenance to be undertaken safely and efficiently. Safety netting, suspended scaffold systems, abseiling or fall arrest options may be more relevant depending on the building, area that needs accessing and tasks that need to be completed.” Installation of the chosen system is the next step in the process. Height Access Technology offers both fully engineered and temporary solutions. Apartment project goes smoothly Karen Phelps Work is progressing on the largest buildings to be constructed at Kensington Park in Orewa. Aspec Construction has nearly finished a six level apartment building comprising 40 apartments of one, two and three bedroom configurations. The building is being constructed in traditional steel pile and pile cap foundations with a concrete structure with timber truss roof structure. It is being clad in a high level architectural finish of linea weatherboards with facing boards and trims and Abodo decking and aluminium handrail systems, which is tied in to the overall theme of the Kensington Park complex. The project is earmarked for completion in July. Aspec Construction has also just started work on the first of two multi-storey buildings with a 450mm thick concrete raft slab. Aspec Construction senior project manager Kelvin Billett says that the project has involved extensive liaison with the client, Southpark Corporation, and residents, to ensure minimal disruption. A viewing location was established by the Kensington team so that residents could watch the significant raft slab concrete pour, which involved over 1000 cubic metres of concrete. Kelvin says that the raft slab was watched with great interest by the residents. One of the buildings, designated 5B project, has changed in design to a raft slab design based on gradual pile wraps and a six level, structural steel structure with a tray deck system and concrete floor toppings. Kelvin says that the multi storey buildings will utilise a new building system for New Zealand called Dincel, a permanent polymer formwork for walls, which when filled with ready mixed concrete, produces an economical, strong, and durable structure.

The first two buildings are scheduled for completion mid July 2018. They are not the first buildings, which Aspec Construction has built on the site. The company has completed a total of nine buildings over the last three years. Kelvin says that Aspec Construction focuses on working with the client and consultants as part of a team. Big projects target housing need Karen Phelps Avanda Group has a number of key projects underway in Auckland which will add to the city’s housing mix, says Avanda Group senior project manager Winson Tan. The company’s largest project is a $3 billion development in New Lynn called West Edge. The master-planned Special Housing Area development is located on the iconic former Crown Lynn potteries site. The site consists of 11.2797 hectares and will be developed in stages with 1800-2000 units planned consisting of a mix of terraced houses to low rise and high rise apartments and some retail spaces. West Edge Development will also include parks, walkways, cycle paths and community storage for the enjoyment of residents. The first stage comprises 88 two and three-bedroom terraced townhouses ranging in size from 80sqm to 146sqm, all with a balcony at first floor level.

Designed by Ignite Architects, Winson says that the homes will reflect the latest international trends, offering well-constructed, affordable homes where families can live comfortably while other residents can continue to lead a fast-paced urban lifestyle. “These townhouses offer flexible layouts that provide a lot of living across two or three levels. Off-street parking or internal garaging, ample storage and first level balconies add to the liveability of these homes,” says Winson. “All houses will be designed and built to Homestar 6 star rating standard,” he says. The first stage has sold out and is expected to be complete by early 2018. A masterplan for the remaining area is now being developed, with further releases planned for next year. Another project that Avanda Group has underway is Onehunga Bay Terraces, another Special Housing Area located on the corner of Church Street and George Terrace, Onehunga, with a total land area of 5,570sqm.

The development consists of 38 units of threelevel terraced homes and six apartment units, four of which are designated affordable homes. The total development value is around $35 million. Civil construction works have commenced in April 2017 with house building completion expected towards April 2018. The homes and units will be released to the market later this year. Avanda Group has two more projects in development. 121 Grafton Road is a 3000sm mixed-use site on the corner of Grafton Road and Grafton Bridge. The group plans to undertake a high-rise apartment development, which will offer one, two and three bedroom apartment units and some ground floor retail space. It will cater for over 150 apartments units with a total project value of $85 million. The project is currently in the design stage with the application for resource consent expected to be submitted this year and sales and marketing expected to commence in 2018.

The group is also developing a project of over 500 houses on 9.9 hectare of land in Hobsonville, which is part of the 20 hectare Stage 2 Airfield Precinct at Hobsonville Point. The council-owned site was formerly part of the Hobsonville Airforce Base and 10 percent of the proposed development will be affordable housing. Detailed design to obtain resource consent for infrastructure works has commenced and Winson says that the masterplan design is currently underway. Avanda Group is directed by William Guo who has a background in corporate management, financial control and brand marketing. William completed an MBA with AUT in 2007. Currently Avanda Group employs around 20 staff and is growing fast, says Winson. “New Zealand has a lot of potential and opportunities and we plan to continue to add to the housing mix in Auckland and other key locations around the country.”

Future potential seen at McLennan Karen Phelps Platinum Homes is about to start construction of a 10-unit development at McLennan, a new community-focused development being built between the open spaces and recreational parks of Papakura and Takanini in South Auckland. David Watt, who operates Platinum Homes Manukau, Papakura and Franklin, says that the units have been designed for affordable modern living. Each unit will be set over two levels and include four bedrooms, spacious open plan kitchen/dining zone with indoor/outdoor access, separate living room and large internal access single garage with walk-through laundry. Cabra puts the emphasis on quality Karen Phelps Cabra Group’s point of difference is creating high quality subdivisions that continue to grow in value over time, says company sales/project manager Will Stone. “We have an emphasis on the quality of the overall subdivision,” he says. “All Cabra subdivisions have building covenants to ensure a high quality subdivision that will stand the test of time.” The company’s longevity in the market - Cabra has been developing high quality subdivisions since 1987 – means it brings a great deal of experience to every subdivision undertaken. Cabra currently has a number of subdivisions underway in Auckland at various stages including Huapai Triangle and Kauri Grove located in Huapai and Deacon Point at Riverhead. Will says that the subdivisions aim to cover all aspects of the market from entry level to more upmarket. At Huapai Triangle, Cabra first released sites to the market in early 2016. The entire area will ultimately house up to 2,500 new residents, half of which will be within the Cabra development. Cabra is offering a mix of north/north-east facing sites with a variety of section sizes. Located on the corner of Station Road and Nobilo Road, the subdivision will include a large green zone with stream running through the development alongside extensive landscaping. Within the development there will be two recreation reserves with a series of shared cycle and walkways, which will also connect to the existing Huapai/Kumeu village via a pedestrian bridge over the railway line. A new block of shops will be located centrally within the Triangle. “Huapai Triangle is in a great location – within walking distance of Huapai District School, five minutes from Huapai township and ten minutes to the new Western motorway and Westgate

Muriwai Beach, Woodhill Forest and numerous wineries are close by,” says Will citing the reasons for the popularity of the subdivision. Will says that sales have been strong in the subdivision and Cabra has already sold 130 sites and the next public release will be later this year. The subdivision also includes a number of affordable homes available for first home buyers meeting certain criteria. Cabra’s Kauri Grove subdivision is located nearby and offers a mix of premium sites from 600 square metres to around 1ha. Will says that the subdivision has the right combination of location

and lifestyle with magnificent bush views to the north. “We have also retained many of the established Kauri and Totara trees and attractive fencing has been erected along the Matua Road boundary to enhance the rural aspect,” he explains. Stage three is due for release mid this year. Deacon Point, located in Riverhead at the end of Dinning Road, on a small headland that extends into the Rangitopuni Creek is the company’s premium offering. The development consists of 62 northeast facing sites, ranging from 600-800 square metres, with rural and river views.

Will says that there will be an esplanade reserve running around the development which will be extensively planted with over 20,000 plants and will enhance the rural feeling. A riverside walkway is planned through this reserve that will include information plaques providing a pocket history of the area with special attention being given to the site of the Deacon Inn, Riverhead’s first watering hole. The Cabra Group produces up to 250 sites per year. One of the company’s proudest developments is The Grange Orewa which overlooks Orewa Beach.

Mark started his company in 2011 after qualifying as a builder after studying carpentry at Unitec. He completed his apprenticeship and worked for another builder gaining experience before starting his own business after seeing a gap in the market for a home builder focusing on the burgeoning first home buyer market. Although affordable, Mark manages to deliver big on quality. Good project management and smart design also help deliver a high quality result at a great price. YC Homes employs two office staff, two site managers and four carpenters as the business has grown. Mark says Cabra has a “good understanding of what builders require and produces high quality subdivisions with sites which are extremely easy to build”, making the process easy for both him and his clients. Each package will be design and build, specifically suited to the site, says Matt Lelean, general manager and director for Rodney West. The average site size will be around 450sqm with a variety of three and four bedroom homes ranging from 150sqm to over 300sqm. Local knowledge crucial Being locally based for many years means that Auckland based plumbing and drainage company, Water FX, is well versed in the places in which it works in Rodney and the North Shore. “This familiarity with the area really helps us to recommend the right solution for our clients as well as respond quickly to their needs,” says company director Mike Baker. Mike grew up in the Kumeu, where the company is based, and worked for his father who owned a plumbing company. When his dad retired, Mike started Water FX in 2002. Sentinel Homes’ director Stuart Shutt says Cabra Developments stands out: “They are an extremely good operator producing high quality subdivisions. QUALITY THE PRIORITY FOR SUPERCITY SCAFFOLDING When Paul Seagar and his wife Sheree Jaggard were looking to achieve the Kiwi dream and find a business opportunity to take on together, it had to tick certain boxes. “We wanted to take over a business that was doing well, but still had room for improvement,” says Paul. “We wanted to work on the business rather than in the business, and use our skills to make it grow.” After looking at many different companies in many different industries, in December last year Paul and Sheree bought Supercity Scaffolding, a two-year old company making traction throughout Rodney, West Auckland, and the North Shore through to Central Auckland, in professional scaffolding hire and shrink-wrapping services. We feel that’s the most effective way to keep the same level of standards, and to keep our staff in place.” The couple have introduced a new monthly bonus scheme, which the staff appreciate, giving them another reason to turn up to work and feel they are being fully rewarded for their efforts. If a job runs long or late, Paul and Sheree can often be found dropping off refreshments to the team, or taking them out for Friday night drinks after a busy week. Paul and Sheree have also introduced some new software packages to efficiently manage the administration of their business, and have recently engaged the services of a health and safety consultant to refresh that side of the business. “The health and safety of our workers and our customers’ sites is absolutely a priority for us,” Paul says. “Our health and safety consultant will train our staff, attend our monthly health and safety meetings, and will also come back

during the year to check and update our health and safety policy.” Paul and Sheree have now settled into their roles, with Sheree looking after the customers while Paul takes care of the internal operations. “I am really big on communication, keeping our clients updated, being proactive, and if an issue does arise, finding a solution quickly,” Sheree says. She says the general consensus from Supercity Scaffolding’s clients is they want a scaffolding company they can rely on to do the job efficiently and effectively, and if they are needed to come back to site, they will come back. “One of the things which sets us apart is we are extremely well organised, and we keep our promises,” she says. Next on the agenda for Supercity Scaffolding’s growth strategy is to expand the fleet with a hiab crane truck, which will allow for more efficiencies in loading and unloading specialty scaffolding.

TigerTurf a good option In the past synthetic turf or artificial grass might have been seen as being best suited to sports surfaces. But modern technology is now producing such realistic results, mimicking the look and feel of real grass, that it is becoming an increasingly popular choice for home owners who don’t want to be bothered with maintaining a lawn, says Morgan Henton, director of TigerTurf Golf and Lawn which supplies TigerTurf products. “TigerTurf allows people to have a lawn that is close to perfect without the hassle of maintenance. Ruakaka Town Centre expansion Kelly Deeks Northland building company Guyco Construction is back at Ruakaka Town Centre, working on

the shopping area’s continuing expansion with four new retail stores being built adjacent to the supermarket. Guyco Construction has a long-standing relationship with Ken Orr, the owner of Ruakaka Town Centre, and has completed several projects there including the build of the SuperValue supermarket in 2007, then expanding just two years later. The company has also expanded the medical centre, rebuilt Ken’s own pharmacy, and just a couple of years ago completed an upgrade to the town centre’s existing shops, removing all the frontages and updating them with verandahs and new facades. Ruakaka Town Centre is adjacent to Bream Bay College, Kindergarten, Recreational Centre, Library, the Whangarei District Council Service Centre, Police, and Community Trust. It also borders residential areas with developed road access, and all roads leading to the centre. There are currently 125 car parks at the centre, and there is space to increase these to more than 630. Guyco Construction is now working on stage four of the development of Ruakaka Town Centre. The existing town centre occupies an area of 1ha, and a further 3ha right alongside is available for its expansion. Ken Orr says that the Ruakaka Town Centre is the centre of the Ruakaka, Marsden Point, and One Tree Point communities, which have been named in the Infometrics Regional Hotspot Report 2016 as one of New Zealand’s fastest growing areas.

Guyco Construction busy at Ruakaka Town Centre • from page 38 The report forecasts population growth of 29% from 2013 to 2023, oriented around the oil refinery and Northport, and improved access from the North Shore to Northland allowing more spillover from Auckland. “The shopping centre is being expanded to provide the additional services the community will need as it gets bigger,” Ken says. “We have a town whose population is growing, and as it grows, people look for more local services, so they don’t need to travel to Whangarei or Auckland. We are getting those services set up.” The four new retail shops in stage four of the development have been custom built for their tenants. Guyco Construction is finding the 700sqm building a reasonably straightforward project, and is taking the due care and attention required on a very visible and prominent site. “We are right in the public eye, and passersby can see the whole site through the safety fencing,” says Guyco Construction managing director Glenn Taylor. “People can see what’s going on, so it’s a good development to be part of.” Like all projects it carries out, Guyco Construction is working hard to deliver stage four of the Ruakaka Town Centre development on time and on budget. “We always communicate with our clients and keep them well informed, and at the end of the

Design-and-build with a difference Sue Russell Kirk Davis, co-owner and CEO of Palladium Homes says the last couple of years in particular have been really busy. Based in Beachlands, north of Auckland, the company services a large area, from Bombay in the South up to Orewa. Since establishing in 2003 Kirk and fellow owner Jason Shields have evolved some distinctly unique approaches to delivering clients their dream-home. “We pride ourselves on delivering really costeffective and meaningful service to our customers. One way we achieve this is by treating every home we build as a show-home. “Our new customers can visit a home under construction at critical building stages, talk to the owners along the way and gain a really good sense of what the building process is all about,” says Kirk. While the company started out building spec homes it has secured a niche in the busy home design-and-build sector by encouraging clients to be fully involved in the build. Kirk says one of his key roles is to ensure he’s constantly communicating with clients. “It’s the personal side that really matters. We have someone who takes clients through from start to finish.” One of the company’s latest builds, a two-storey 330sqm Beachlands home is a model of what can be achieved with great design coupled with use of reclaimed materials. The design reflects an open New York ‘loft’ feel with its six metre high walls and a blend of the very modern and retro touches. “It is an exceptional home with bricks sourced from an old villa in Parnell, 100-year-old rimu floor boards, and kauri featured on the ceiling.” Built on a 600sqm section, the home has great indoor/outdoor flow, something Kirk says can be an aspect of a build that owners overlook. The home was designed around the outdoor kitchen and swimming pool area, as the owners love to entertain, and have growing kids. “A lot of people don’t really take into account just how critical the way the home connects with its outside spaces is. It is one of the most important aspects especially when children are concerned.” Often a home on a smaller site makes for much better use of the link between living inside and out. In the case of the Beachlands Loft home the owner came from a 1200sqm site with no outdoor flow. “If you get the design on smaller sites right in relation to the placement of the home you actually make much better use of the section outside. “People don’t want to go 20 metres across a lawn to get to the BBQ area for instance, nor do they want to go have to go through a bedroom to get to their outdoor living.” Another key strength is Palladium Homes design process which offers clients the opportunity to experience virtual 3D plans of their home as its

Kirk says its use of smart technology which enables the future owner to get a really great feel for the spaces, flow and overall feel of the home. Once the design is locked in then a guaranteed fixed price contract is entered into, a deposit paid and the concept design goes to architects for finalising, and consenting processes are taken care of. While the design and build option is often the building pathway taken by clients Palladium Homes also builds off existing finalised plans. As for the future, Kirk says he’s happy with the consistent growth in business the company has experienced over several years now. “We’ve come through 14 years of a building market that has had volatile moments. We’ve seen building company’s go into liquidation because they grew too big too fast and were not able to cope with a changing market, and we have managed a steady growth the whole time.”

Alaska offers the complete service Karen Phelps Well-established in the interiors market, it was around 18 months ago that Alaska Construction grew into full construction projects. Liam says the main challenge to date has been the tight site size at just 425sqm, with building coverage of 377sqm. As the project is located on a busy street Alaska has had to liaise closely with local council to strategically time cranes and large steel deliveries to the site to ensure these do not occur when cruise ships are berthed bringing hundreds of tourists into the streets. The inclement weather, including two cyclones, has also resulted in challenges on site.

Tony’s team keeps busy in the Bay Sue Russell Tony and Lynda Lepelaars operate a successful building business based in Waipukurau, the largest town in central Hawke’s Bay. They are proud Waipukurau people and are proud of what they have achieved in marking their own signature in the competitive home building sector. The team consists of Tony, son Karl alongside four other qualified licensed building practitioners, two apprentices and Lynda, who handles the administration and health and safety compliances. Karl did his apprenticeship then went overseas for two years before rejoining the family business. Tony’s father Harry first settled in central Hawke’s Bay in the 1960s and since taking over the company Tony takes care of all the project management, using a team of subcontractors the business has evolved long-standing working relationships with. Tony (or “Bones” as he is commonly known in the district) has an affinity with cedar. Many of the homes he has built feature this timber extensively. “He very much likes to build with cedar for its durability, long-lasting qualities and its look and feel. It’s a very good timber to use,” says Lynda. Concentrating their business servicing the Central Hawkes Bay and with the building boom the district is currently experiencing, means that in the past year Tony has project managed the construction of many new homes. One special project, the building of two baches on a site at Pourerere Beach, was completed last Labour Weekend. Lynda says the layout of the site brought its own challenges to be overcome. “Each bach is 100qsm and though from the outside their footprint is nearly identical, inside they are distinctly different.” A lot of thinking went into the placement and design of the homes. While they are only six metres apart they sit really well in relationship to the section and each other. “We especially wanted the bach’s to blend in nicely with the surrounding. We didn’t want them to stick out,” Lynda says. Both dwellings are clad in cedar, feature doubleglazing and have ColorSteel Max roofing and full use has been made of the sun to advantage with each design.

The use of white-wash on the battens inside gives a very smart, very modern feel. Bach 2 also has white-washed walls and ceiling keeping it light and modern looking. This bach has a totally different inside layout with the master bedroom at the front as the owners wanted to wake up and see the sunrise over the ocean.

The company’s two apprentices work under the direction of a Licensed Building Practitioner at all times and Lynda says they are both receiving a solid grounding in building and time-management skills. “We also do alterations which gives them a completely different experience, though of late we have concentrated on new builds with land becoming available in the district to build on,” she says. Along with a busy building scene in the past 12 months the company has located to its own workshop and built a new office area.

Massive weather-tightness repair job Russell Fredric Auckland company Legacy Construction has started the first stage of what is believed to be New Zealand’s most expensive weather-tightness repair job. Remediation work valued in total at $28 million started last November on Nautilus apartments, Orewa, after a High Court judgment resulted in Auckland Council paying nearly $24 million towards the repair work on the 150 unit apartments built in 2003. Legacy Construction managing director Shane Hartner says the project is expected to take about two years to complete, with 30 of the company’s 100 staff working on site. “At the time it started it was one of the largest reclads in Auckland,” Shane Hartner says. Problems in the building relate to the lack of weather-tightness behind cladding and failure of critical junctions between different parts of the structure, such as decks and windows, allowing water to penetrate. Three quarters of the apartments will be occupied while the work is undertaken. Building and building surveying firm Prendos has designed and is managing the project. The building is being repaired over seven levels in four vertical stages, starting from the tail of the fish-shaped building. The Nautilus body corporate has been granted landowner consent to hire part of the adjacent Orewa library car park for access and to use as a construction site compound. Special hoists imported from Germany are providing access from the library car park, with hoist training provided by German engineers before work started. Legacy Construction project manager Grant Hemana says as well as scaffolding, initial work included covering the first stage area with a plastic wrap to allow work to continue during inclement weather. Work includes removing windows and deglazing them, removing the window frames, deck tiles and exterior cladding. The cladding is being replaced with Symonite Alucobond Plus which consists of two aluminium cover sheets and a mineral-filled core. Structural remedial work includes removing corrosion from steel and decayed timber, mostly at the bottom corner of the windows. Problems in the decks include defects in the waterproof membrane and sliding door joinery plus poorly designed balustrades on levels five to 12. Other causes of leaking were aluminium panels that should have been backed by marine grade ply and a cavity to allow water to escape, but this was not done during the original construction. Remediation work valued at $28 million started last November on Nautilus apartments in Orewa. tightness solution involved Prendos, Legacy Construction and Australian companies AECOM and Facade-Lab building a booth to test materials and weatherproofing systems, including adding an extra layer of building wrap, to replicate areas of the apartments being remediated. The mock-up was subjected to a high wind load to assess air leakage; the premise was that if the system did not leak air it would also be watertight. “That process of adding that extra layer of building wrap significantly lessened the air leaks. If you’ve got a zero air leak you’re going to have a zero weather ingress,” Grant says. While the remediation work underway is relatively simple, it is a very strict process, he says. “Given the design parameters, the team have had to put a lot of thought into the process to ensure that we get it right and this takes time.”

Building brings Darryl satisfaction Sue Russell From the time Darryl Tregidga left school he took up a hammer and got into the business of building. That was some years ago and, after working for other builders in and around Dargaville, Northland and doing a stint contracting overseas, Darryl decided 14 years ago that it was time he took his own career up a gear by establishing his own business. “For me it was a self-improvement thing,” says darryl. “Meeting my wife Joanne was also pivotal in the decision because some of the paper-work attached to running a building company didn’t appeal to me. This was something she could do really well. I wanted to keep swinging the hammer.” These days the team has grown to five builders plus Darryl. He’s helped four apprentices through their qualifications and two of these are still working for the company. “I think there has been some significant changes in the past two decades in terms of the quality of young people being attracted to the building industry. “I find those who have been brought up with an outside outlook, who play sport and get out in the world, are more motivated than many are today.” Even during the difficult years when many building companies in other parts of the country struggled Darryl’s experience and that of many builders in Northland was different. “My business went crazy. There were a couple of big builds on in the district during those years and we didn’t have a struggle.” Darryl Tregidga Builders concentrates on new home builds, renovations, alterations, and farm building work. Though he has taken on larger commercial work this is not something Darryl intends to focus on in future. One special home-build Darryl and the team are currently working on has offered him a new experience in construction methodology. For the first time - in his many years building anything from brand new homes to significant alterations - up until now Darryl had never built a house with concrete walls. “Once I got my head around it and did the necessary set up I discovered building using precast concrete walls offers a number of benefits. For one, it needs less labour and insulation costs are halved.” The home, 12 kilometres from Dargaville at Baylis Beach is owned by a couple who run a concrete production plant. Darryl says he enjoys renovation work because it has such a feel-good aspect to it. “Often the family have been living for many years in a home that doesn’t work so well for them but haven’t had the means to change it, so once they can, and you hand over their changed home to

Up North the builders all know each other and it’s a competitive industry but there is also a sense of helping each other out at times as is the case with Darryl’s brother Grant who runs his own building company not far away. “A couple of years ago Grant couldn’t do a house extension given the amount of work he had on then so he suggested to the clients that they contact me and then just last year I took on his crew for some months because I was very busy,” says Darryl. Darryl Tregidga Builders is a member of the Certified Builders Association, something he says offers clients with the security of a legal locked tight contract which benefits both the builder and the home owner. “It’s a very good contract for both parties. I

am also happy to offer clients my ideas as to what does and doesn’t work when they are considering floor plans, before having them developed by an architect.”

Now, in his early 50’s Darryl has no intention of stepping off the tools. “I enjoy being busy building and working alongside the guys. It’s what I know and do well.”

Triboard TGV gives extra strength Karen Phelps Juken New Zealand Ltd (JNL) has developed a brand new triboard panel in response to market demand for a robust product for internal garage linings, says JNL sales and marketing manager Gordon Wilmshurst. “Triboard TGV tongue and groove panels have been developed specifically for high impact resistance, especially for lining of areas such as garages and rumpus rooms,” Gordon says. “These areas are commonly lined with plasterboard products. Holes in the plasterboard are often caused by car doors being opened onto the wall lining or kids’ bikes scrapping down the wall and our clients were asking us for a better solution,” he says. Triboard TGV was the answer. Gordon says that because of the panels inherent strength and size – available in 400mm sheets – they can be joined off frame and bare weight. “Other key features include the ability to have positive fixing in the garage or rumpus room. This means that a shelf or item, such as a dryer, can be fixed directly onto the walls without fixing to studs allows for more freedom of design. No timber framing is required so the boards can also be fixed directly to steel gurts. The manageable size of the product is another benefit and means that the sheets can be installed easily by one person, reducing construction time and cost, he says. Gordon says Triboard TGV gives a clean-lined look that has high resilience and impact resistance and greater stiffness than other similar products. The dimensionally stable core provides good load bearing and screw holding and the high sanded MDF surface give a smooth finish ready for painting or overlaying. The product has only recently been released and Gordon says market reception has been positive. Cargo hoppers bound for overseas Sue Russell Designing and constructing large bulk cargo hoppers has developed into a significant export business for Bay of Plenty engineering company, Page Macrae Engineering. Last year the company built one of Australasia’s largest cargo hoppers for Sun Metals Corporation in Townsville, Queensland and which was freighted out of Port of Tauranga on a specially commissioned project ship. Port Equipment Manager, Bruce Ennis, said the sheer logistics and complexities of the project created some challenges for the company. “The Townsville project had very specific requirements. It is used to discharge zinc concentrate and load zinc ferrite. “There is a lot of very complex equipment installed, including pumps and fans which create the hopper’s huge vacuum capacity. “It’s powered by a 300kVA generator,” Bruce says. The hopper, which took 10 months to build, showcased Page Macrae Engineering’s ability to compete against the best in the world in securing the contract. Weighing in at over 220-tonnes and standing 17 metres high, it is the largest single item Page Macrae Engineering has built. “We were competing against European suppliers which made it a unique and exciting project,” says Bruce. Beyond its sheer size, Bruce says the Townsville Hopper had some unique features, including its ability to backload product into a ship. The hopper’s wheels are computer controlled allowing it to be positioned next to the ship by remote control. Standard clamshell type grabs unload the zinc concentrate from the ship’s hold into the hopper.

Bespoke electrical solutions Paul Clark, ElectriServ’s Bay of Plenty Operations Manager, says the company which specialises in delivering bespoke electrical solutions to the industrial and commercial sectors is in a strong position to continue to evolve. “I had been involved in the business of providing highly complex one-off electrical system design and manufacture solutions through Mt Maunganui Electrical and Epulse Electrical, a company I founded 34 years ago and since ElectriServ took over the company a year ago it’s been business as usual.” ElectriServ has garnered a strong relationship with a number of key industries operating in the Bay and further afield. Anything from parking meters right through to building the brains that operate massive port bulk handling technologies, such as its recent role in designing the electrical hardware used to operate the hoppers built by leading Bay of Plenty engineering company Page Macrae Engineering. “While the fundamentals of electricity remain constant, we had to develop technologies out of the box that would create a hopper working like no other had before.” The company has been involved in a number of major projects Page Macrae Engineering has supplied to service port bulk handling processes both here and overseas. Since completing the largest hopper ever built in Australasia used at the port at Townsville built by Page Macrae Engineering, ElectriServ has been involved in development of a further five smaller units with advanced automation systems on board. “Dave Gladwin and I did all the electrical design, drawings and all the development

of the process controls for the Townsville Hopper.” ElectriServ does not work in the domestic market and Paul says the commercial scene has slowed down somewhat of late, but this is counter-balanced by a niche market it has worked hard to forge over the past twenty years. No two days are the same and this, along with the demands that come to deliver exactly what is needed, on time and to budget, is what keeps the team of 23 highly skilled electricians and support staff engaged. “We are presently involved in a significant project for Mobil at its storage facility at the port of Tauranga. Environmental demands meant that the tank farm required relining to meet standards.” ElectriServ’s role in the project is to dismantle all of the electrics, operating the tank farm, then reinstall and commission. All this, completed while the plant has continued to operate. “We like to do the unusual stuff. I honestly believe in quality workmanship and the quality of ElectriServ’s team working together is second to none.” As for the future, Paul puts it this way: “The ball is continually moving. Clever innovative people are producing new stuff all the time driven by more and more complex electrical componentry. When Business North spoke with Bruce, he had just returned from commissioning three more dust control hoppers in Port of Callao, Peru. “The hoppers are a variation of our standard Enviro-Max 50e design, customised to meet the port’s specific requirements, but were well within our capabilities and met CE Certification standards.” A team of engineers including Bruce spent six days in Peru commissioning the hoppers and ensuring they were put through their paces, testing them thoroughly. “Initially we had to ensure they survived the sea journey. “Now they have been commissioned there is an extensive period of testing and training of port staff with Page Macrae Engineering supplying support if needed.” To date, Page Macrae Engineering have built a dozen hoppers for their primary market Australia, however, Bruce says the company is actively seeking business with New Zealand ports and further afield. Bruce says New Zealand is under increasing environmental pressures for control of

He expects in time that the company will be designing and building more product for our local ports. Page Macrae Engineering has been in business since 1955 and has evolved from repairing ships and general engineering for local industry into large scale engineering projects. Revolutionary new bed unveiled Karen Phelps Howard Wright Ltd has launched a new ward bed, which could revolutionise patient care and safety, says company chief executive Bruce Moller. The M10 complies with the most demanding international standards and was developed to address three key areas of concern for the industry: patient falls, pressure injuries and cross infection. Bruce says the brief given to the Howard Wright research and development team was to design the safest bed the company had ever produced. A great deal of time was spent liaising with customers to really understand the issues involved in this aspect of patient care and to see what the specific requirements were the bed should meet. Bruce says the M10 includes new technology to address each of the key concerns. New split safety sides are attached to the bed frame and the head end safety sides providing a reliable support aid for patients getting on or off the bed to prevent patient falls. The low height of 340mm (with 150mm dual wheel castors) allows patients to put their feet flat and securely on the floor. An underbed light helps to aid patients at night. Integrated patient controls are located on the inside of the head end safety side panels, easily accessible by patients lying either flat or sitting upright without compromising their stability in bed. All electric functions can also be locked to prevent unintended bed movement. Function buttons also allow the bed to automatically contour into a comfortable 30°/30°, 30°or 45° and chair position. Bruce says that the 30°/30° button ensures that any profiling of the platform will not exceed the maximum recommended contoured position for reduction of pressure and shear. When lowered, the new safety sides are near flush with the mattress support platform. To prevent cross contamination issues all cleaning areas are accessible, smooth and easy to clean. Removable deck panels and concealed cables enable simple below deck cleaning with the optional linen rack as an extra aid to

prevent cross infection, explains Bruce. The M10 is earmarked to go into production in July and Bruce says market reception has been extremely positive. In the 1950s Howard started his own engineering business in a small workshop underneath his house in New Plymouth and was one day approached by a nurse from the local hospital to ask if he could make a modern hospital bed. Good drainage boosts production Karen Phelps Good drainage is an investment that can pay big dividends for farmers, says Neil Carter from Northland Laser Drainage. It can not only save them money it can also help them turn a profit, he says. “Our dairy clients commonly reach up to 30% more production with 85% of their farm drained. Drainage cost is usually recovered in two to four years from the extra production generated on dairy farms,” says Neil. “Some of our customers have even achieved results more like 80% on the actual area drained,” he says. Dairy farmers form the mainstay of the company clientele and, although they have been hesitant to invest in the recent dairy downturn, now that prices are turning Neil expects they will start to again think of how to make the best use of their land. The business also assists the horticulture industry, lifestyle block owners and has completed work on sports fields. Neil, who comes from a background as an auto mechanic and agricultural contractor, bought the company shortly after it was founded in 1983. The business offers clients vast experience and knowledge in grassland and horticulture production problems associated with wetness, high water tables and compaction problems and has developed and perfected hill country drainage techniques. Neil says that engineering solutions give superior results and long life. Children’s centres fit for purpose Karen Phelps Paragon Group is completing a number of projects in the Auckland region including two New Shoots children’s centres in Westgate and Hobsonville. Located on the corner of Kawakawa Place and Northside Drive, the Westgate project comprises three retail spaces, café and the children’s centre. The project was started in late November and is due for completion in August this year. Paragon Group owner, Paul Crone, says the build has an architectural look and features cedar cladding and extensive glazing. Landscaping elements include gabion rock baskets and interesting roof designs giving the development a distinctive look. The Hobsonville project is located at 102 Hobsonville Road and commenced in February. Paragon Group will complete the interior fitouts for both projects. New Shoots caters for infants to pre-schoolers and focuses on providing a secure and happy environment for children to learn. The company website says its vision is to ‘ignite a passion in children to become lifelong learners’. It also has child care centres in Sunnynook and Pakuranga in Auckland, Hamilton, Tauranga and two in Papamoa. A new centre is due to open in Bayfair in the Bay of Plenty in early 2018. Paul says he has enjoyed working on the new projects in Auckland and says having previous experience in childcare centres has been of real value due to the high level of finish and specification required on such projects. Airtronix has it sorted Auckland company Airtronix has been assisting commercial and industrial clients with their heating, ventilation and air conditioning needs since 1999. It is this vast experience which has made the company a source of advice for its client base, says owner Terence Christy, who has been working in the industry since 1982. This allows for good control over quality and project timing. “Our team is very knowledgeable in the practical aspects of building so we like to be involved in projects early to offer this expertise to our clients and their team. “This means we can often see opportunities to save costs or do things more effectively or efficiently. We may also pick up potential problems early on so solutions can be found. “This can save considerable time and money for our clients and offers real value that affects final project outcomes.” He says that Paragon Group chooses its projects and only takes on those where it feels real value can be offered. State-of the-art childcare centre Karen Phelps LEP Construction is working on a new Mt Wellies Childcare Centre in Mt Wellington, Auckland to meet growing demand for childcare centres in the region. It will complement the existing Mt Wellies Childcare Centre in Carbine Road, which LEP Construction completed the fit-out for last year. Located on Pacific Rise the project is being developed by RRR Ltd. The approximately 650sqm centre has been designed by award winning practice by Collingridge and Smith Architects (UK) Ltd (CASA), a firm that offers specialist expertise in such projects. With New Zealand and United Kingdom offices, CASA designs and delivers a wide range of projects including refurbishments and newbuilds, from domestic scale to urban master plans, from conception to completion. The practice’s experience covers a broad range of typologies – masterplans, mixed-use schemes, residential, offices, cultural, educational, healthcare and childcare. With the Mt Wellies Childcare Centre, which is situated on a 1900sqm elevated site, CASA aimed

to design a sustainable building that integrates the exterior, interior and landscape features, achieving a holistic integrity. Well-planned access and 30 dedicated car parks will simplify daily use of the centre. Planned for 100 children, the building is above Ministry of Education regulations. All rooms are naturally ventilated with daylight levels well above the building code. Commercial sliding glass doors provide easy indoor-outdoor flow. Currently under construction, LEP Construction managing director, Chris Morris, says that the project has progressed smoothly. Constructed from concrete slab on grade with some precast walls and structural steel components, timber framing and cedar cladding, the project also includes large landscaped play areas and a car park. LEP Construction has taken the role of main contractor on the project also completing the internal fitout. The approximately ten month building programme is scheduled for completion in July. Chris says it is the knowledge that the team at LEP Construction brings to childcare centre projects that sets it apart.

“Experience from completing numerous projects like this means we can streamline the build to get things completed in a timely manner for the client,” he explains. He says that the company’s extensive experience in this area of building also allows processes to be programmed efficiently to achieve code of compliance in a timely manner so the centre can open as quickly as possible. “Our processes allow for compliance requirements to take place in a timely manner to facilitate a quicker opening date for the client. Centre designed as community hub Karen Phelps Offering specialist expertise in constructing high quality childcare centres has seen LEP Construction kept busy since the company started in 2014 due to increasing market demand for these types of centres in the Auckland region. Although a new company, LEP Construction has developed from a company that focused exclusively on this type of work meaning that LEP Construction can offer its clients high levels of expertise in constructing childcare centres, says LEP Construction managing director, Chris Morris. and ventilation to the core of the building. Fully glazed sliders from the classrooms into the playgrounds give indoor-outdoor flow that further ensures the classrooms are naturally lit and ventilated. The well-ventilated and naturally lit staff amenities along the car park side of the building incorporate a series of outdoor vertical louvers, which provide privacy and shading during summer. CASA states that research is showing that the integration of these features supports an optimal internal environment quality, which in turn positively supports children and staff health and wellbeing, something CASA continue to research in partnership with Massey University, Auckland University, University of Waikato and APL Window Solutions. The Apollo Drive project is currently under construction and due to be complete in 2017. While poor weather in February and March proved challenging the project is back on schedule for

completion later this year, says Chris. He says that due to its extensive industry experience LEP Construction is a valuable part of any project. The result is often opportunities for value engineering, which can shave considerable time and money off the project. He credits the skilled team at LEP Construction as playing a big part in achieving these types of outcomes. “Our team offers a lot of experience and so do our subcontractors. “Because we have worked with them on so many projects before they know exactly what is required for these types of jobs and can therefore be extremely efficient in their pricing. It’s this kind of experience that really makes the difference for our clients.” While it specialises in childcare centre construction this is not the only type of work that LEP Construction undertakes and demand for its services has increased.

CTR - doing it right When it comes to civil contracting choosing the right contractors is essential. That’s why Roger Hasiata decided to name his company just that – Choose The Right Contractors Limited. Roger, a civil engineer, project manager and quantity surveyor, started CTR Contractors and the company has grown in leaps and bounds. He says there are several key things that have set CTR Contractors apart including the fact it employs a large number of engineers on staff, something Roger says is unusual for most civil contracting companies. “This ensures that the work is done to a high standard according to the plans. It also allows us to often see things that could be improved, or pick up errors that could impact the project. Our specialty is not only doing things to the plan but more importantly looking to see where improvements can be made to speed up the project time line and make cost savings for the client,” he says. CTR Contractors employs a team of 22 including six engineers. A good relationship forged with the Auckland Unitec, where Roger completed his own qualification, has seen keen students take up internships in the company. CTR Contractors offers three key departments – civil contracting, project management and commercial and residential electrical services. In order to offer a quicker and more efficient service CTR Contractors has just started its own ground testing department and has plans to establish its own laboratory to support this.

Health and safety is a priority on every project, says Roger. As testament to the stringency of its systems the company has already been certified to remove asbestos enabling it to undertake this type of work. Projects completed by the company are varied and include presently working on projects for LEP Construction including the civil works including foundation excavation and preparation for a childcare centre in Apollo Drive on the North Shore and a project at 602 Hillsborough Road, which will see the construction of four commercial tenancies and a childcare centre. It is also working on civil works for building A at Wynyard Quarter, completing ground testing work for a Watercare reservoir in Cornwall Park and completing stormwater drainage works, earthworks, kerbs and channels and asphalting for a car park and driveway at the Auckland Mission Center. CTR Contractors is a real family owned business with Roger’s families and family Friends who have completed masters degrees and solid years of experience within the industry and now working in CTR’s senior management team. Roger says this has allowed the company to grow so quickly as he knows it is in safe hands. CTR Contractors has already completed work in Tonga for the upcoming Pacific Games being hosted by the country in 2019 and Roger has his sights set on establishing a branch in Australia as demand for the company’s services continues to grow.

40 years and still growing strong Sue Russell At any time of year, if you drive over the Bombay Hills on SH1 and see leafy green crops to your left or right, the chances are they are being grown by local company Sutherland Produce Ltd (SPL). Sutherland Produce grows lettuce, broccoli and silverbeet all year round on over 400 hectares of land. The company recently celebrated 40 years in business. Trading initially as D & J Sutherland Ltd, it was founded by John Sutherland in partnership with his parents in 1977. Since 2007 that business has concentrated on land holding leasing its land to the operating company Sutherland Produce. The main base for the company is situated just over the fence from the Bombay service centre. “One of the key reasons the company has grown and operated so successfully through four decades of a very changing horticultural environment has been the way it has sustainably used the very good quality land typical of this area,” says general manager Stuart Davis. “Along with this key customer relationships have been forged and nurtured,” says Stuart. Having a healthy rotation of crops enables inherent risks attached to growing these crops to be minimised. “We split production across several microclimates at any one time to maximise the chance to achieve consistent production of crops needed to provide year-round to our customers. “This consistency in supply is very important when dealing with major retail chains such as Countdown.” Having said that, Stuart says there are times when natural events disrupt supply of the best possible quality and quantity, however the company has evolved very strong communication pathways with those it supplies, so that the impact of these events can be carefully managed. Bagging of lettuces and silverbeet has also been a game-changer in terms of quality, Stuart says. “It means the produce is kept as fresh and clean as possible, from picking through to arriving on the supermarket shelf. “The last thing to touch the lettuce was the glove of the person who actually packed it.” Countdown remains the largest of Sutherland’s

customers which are supplied either directly or through the association with Gisborne-based LeaderBrand group which purchased a 50% share in Sutherland Produce in 2013. Freshness is uppermost in the picking and packing processes and having the company’s main site central to its growing areas means there is only a minimal delay from harvest to arrival at the cool-storage and packing facility. While broccoli and silverbeet have their field heat removed by forced air cooling and are stored in high humidity coolstores, lettuce products are vacuum-cooled. This process quickly cools the lettuce right to the core to give long-lasting quality.

With a history of early adoption of industry programmes for food safety and traceability of product along with sustainability initiatives such as integrated pest and disease management (IPM) programmes, Sutherland Produce has played a leading role in ensuring standards for quality and integrity of produce have steadily improved. The crops the company produces are relatively labour-intensive and the company employs about 60 full-time staff.

Washer Road facility leading the way Karen Phelps EastPack recently completed the 2017 kiwifruit harvest season and one of the first established kiwifruit packhouse facilities, EastPack Washer Road, completed another stage of its evolution from a mothballed site in 2014 to what EastPack CEO Hamish Simson says is one of the most sophisticated, high-tech facilities in the postharvest industry today. Hamish says expansion of the original EastPack Washer Road site was part of a wider investment strategy in response to increased demand for kiwifruit post-harvest services. “In 2014 kiwifruit volumes slumped as Psa-V, an airborne bacteria, had significantly reduced production from many kiwifruit orchards, especially those growing the original gold variety Hort16a. “Over time growers learned how to manage Psa-V and production rebounded, largely due to the success of a new gold variety, Zespri Sungold, which is more tolerant to Psa-V,” he explains. He says that the EastPack Washer Road site is endowed with some of the most sophisticated packing and coolstore equipment in the industry and that this brings real advantages for EastPack growers. “We understand the importance of providing facilities which allow EastPack growers the freedom to harvest fruit at the best time for them and to get as much class 1 fruit as possible from every bin harvested,” he says. The Washer Road facility has two new fruit sorting machines which have a combined daily packing capacity of 200,000 trays per day and both machines are equipped with Near-Infrared (NIR) technology which uses reflected light to measure fruit characteristics in real time.

Washer Rd facility leads the way • from page 66 “NIR technology gives us the ability to recover a percentage of fruit which have failed to meet Zespri dry matter requirements. “This means some growers who have struggled with dry matter have been able to recover considerably more class 1 fruit than they were expecting which is great,” he says. Hamish says the newest fruit sorting machine at the Washer Road site is the largest in the industry and is also one of the first to use the latest camera grading technology, Compac Spectrim, which has the ability to capture over 500 images of every piece to produce the most accurate grading result possible. “An increase of one or two percent in class 1 packout can be the difference of tens of thousands of dollars to some growers so it’s important we have the technology to deliver the best possible result,” he says. Coolstorage infrastructure has also significantly improved at the Washer Road site. New pre-cooling facilities allow 100% of kiwifruit pallets to be brought down to consistent temperatures and static coolstore capacity has increased to five million trays with the use of racking systems, allowing pallets to be stacked three high instead of two. The newest coolstores on site are shuttle racked with automated shuttles ferrying pallets into position. “Our investment in coolstore technology allows us to achieve a longer shelf-life from refrigerated product and we are achieving significant energy savings from modern equipment and more efficient racking systems.”

Both machines are equipped with Near-Infrared (NIR) technology which uses reflected light to measure fruit characteristics in real time.

Investment in the Washer Road site isn’t limited to packing and coolstorage equipment. A considerable amount has been invested to ensure the comfort of the 400 seasonal personnel required for the site to function during the season including renovations to offices and

the cafeteria and a new large outdoor lunch area. Hamish says it’s extremely important to provide a comfortable work environment for the team. “Each season we undertake a survey and nearly all of our seasonal workers tell us that they would recommend us as an employer to

a friend. It’s about ensuring EastPack is a great place to work with a good culture and team environment where working is also about having fun,” says Hamish. “We really appreciate our staff as they are a big factor in our success.”

Honey industry adapting to changes in world markets Karen Phelps The New Zealand honey industry has experienced spectacular growth in the past decade. But Mark Harvey, CEO of Melita Group, believes that the gold rush in the honey industry may have slowed down requiring changes for the industry to continue to forge ahead: “Future growth is still promising however at a more sustainable rate. The industry is in a consolidation stage and as an industry we are going to have place more emphasis on providing added value products and understanding our markets.” Melita Group is the result of consolidating five Hawke’s Bay beekeeping businesses with three trading and manufacturing operations and two successful international brands. Happy Valley Honey, a successful brand that has been in market for over 40 years, has grown sales markets into 16 countries around the world and has two retail stores in New Zealand. Mark says that the expectation of increased competition internationally, particularly from within China, will mean that larger companies, such as Melita Group, will be in a better position to succeed: “Currently the market is flooded with numerous brands, for example in China well over 100 brands exist selling New Zealand honey. “We believe that market regulators will look to introduce additional regulations that may see a limit on the number of brands and registered packaging facilities in order to ensure New Zealand honey meets stringent market regulations. “This will mean only the strong brands and companies that have robust practices and strong affiliations with their beekeepers and packing facilities will emerge in the long term.” Mark says that New Zealand producers will need to find new products and add more value to their products as the price of Manuka becomes too expensive to use as a spread or sweetener.

He says the key to success is ensuring the added value remains onshore in New Zealand and that value is extracted out of the industry’s by-products. For example Mark’s company’s brand – Happy Valley Honey – has a point difference as it produces New Zealand royal jelly and also has an extensive product range including bee pollen, propolis and bee venom. It also has own beauty and skin care range. Mark says there are also some new innovative products in the incubator stage. While the soaring prices of manuka honey has previously put the power in the hands of the bee keepers, Mark is sensing a reversal as export sales in the traditional established markets have declined over 20% in last export statistics. This was due to a combination of price resistance at the consumer end, continued bad press around food fraud, incorrect labelling and Australia claiming they have manuka, he says. He says that the UMF association has been leading the way in unlocking the definitions required however there is still some consultation happening within the industry around MPIs own science program to ensure New Zealand has a robust definition for manuka. “Food fraud is a big topic globally and honey is the third largest food category. New Zealand honey, while small in quantity, demands a huge premium above all other countries so it is the one most under the spot light. As a result MPI are under pressure from our trading partners to clean up and ensure the definition of what manuka is, is clearly defined.” Other challenges include increased completion for hive sites and honey values leading to theft of hives and the discovery of the myrtle fungal on plants that could damage the industry’s nectar producing native trees. But despite the challenges he admits he loves the honey industry: “It is such a fascinating industry and story from land to brand. We are continuing to develop exciting new products that will see Melita Group and Happy Valley Honey continue to prosper into the future.”

An insight into honey production Sue Russell Jason Guo’s family-owned Warkworth business, The Honey Centre, produces a range of honey products and also offers visitors the opportunity to get to know bees a whole lot better through its “buzz on bees” education tour. Jason says it is good to be adding value to the visitors experience by providing an insight into not only the benefits of consuming top quality honey but also of the overall value of bees and honey. His family bought the business in 2014 and since that time has gone about cultivating strong links with NZ consumers as well as with the overseas market. “Worldwide there is a strong understanding of the nutritional and therapeutic benefits that come from eating honey, particularly highly active Manuka honey, from hives placed in pristine environments such as this country has,” jason says. “We have a lot of visitors and business from overseas and for many who visit us here it is their first experience of the whole honey production process.’ The Honey Centre is home to New Zealand’s largest display of bees. Jason says visitors are always intrigued to see the transparent hive and the intense activity of the bee community. “We cater for school groups. We try to make all visits to our Honey Centre as educational and enjoyable as possible. And our honey ice cream in the cafe is popular.” All the honey it markets through its on-site shop or through a small number of selected stockists, is produced on site. Jason says this is important to ensure the commitment to create premium honey products can be consistently achieved. The Honey Centre employs 16 staff, including six who are full time. Only a very small number of working hives are situated at the Perry Road centre, with the rest scattered around the country in remote and environmentally safe places, often well in the bush. The shop sells a broad range of honey including pure Manuka, Rewarewa, Multi-floral, Clover and Pohutukawa. Added to this is an extensive range of fruit blends, such as Honey with Lemon or Ginger, Boysenberry, Strawberry, Kiwifruit, Cinnamon and Mocha. To support good health Royal Jelly Capsules, Bee Pollen Granules and Propolis Capsules are also manufactured and sold.

Visitors to The Honey Centre can get to know bees a whole lot better by taking the “buzz on bees” education tour. For those who enjoy honey from the comb, this is also available for purchase. This past season has been a challenging one given lack of heat over summer and more rain than is usual. When this happens honey volume can be seriously affected. While Manuka is by far the most popular choice for The Honey Centre’s overseas customers, Jason says locals often prefer Clover and Multiflora honey. Tapping into new overseas markets is a priority to grow the business further and currently both Japan and the Middle East are indicating an interest in acquiring The Honey Centres’ products. “We are also looking at developing entirely new products, including honey chocolate and honey skincare, but for me the education of people about bees and how important they are is a really important thing we do.”

New skate park ticks all the boxes Karen Phelps Attention to detail, good project management skills and ability to liaise with stakeholders and client were just some of the skills that DLM Construction needed to successfully complete the new Thames Skate and Scooter Park. Company owners Megan and Darryl Williams had already had previous experience on skate park projects, including Victoria Skate Park and Barry Curtis Skate Park in Auckland, which stood them in good stead on the Thames project, says Megan. The Thames project didn’t present too many startling challenges due to this and the in-depth research and consultation by architecture company Rich Landscapes. DLM Construction excavated the site, completed the majority of the concreting works in-house and utilized new techniques for the company such as polystyrene in place of base course to form the bowl and ramp features. Megan credits subcontractors such as JCD Engineering, which completed the steel fabrication, and Anything Shotcrete, which provided the concrete spraying service, as playing an integral part in the overall success of the project. DLM Construction started work on the project in December last year and completed it in March. The skate park features include a 1.5 metre high mini ramp that steps down to a 1.2 metre high mini ramp with flyout and rising quarter section. DLM Construction predominantly works in Whitianga and Mercury Bay but will go further afield depending on the project. The company had its beginnings around five years ago before being renamed DLM Construction about 18 months ago. A family oriented business (the company name stands for the initials of Darryl and the couple’s two children), it offers clients a great deal of expertise. Megan comes from an extensive civil construction project management and contract administration background while Darryl is a Licensed Building Practitioner and registered Master Builder. Megan says the company has grown rapidly and mainly focuses on the residential market building both spec homes as well as undertaking design and build projects, alterations and renovations. DLM Construction can take care of the entire process offering a turnkey package and can even put clients in touch with a suitable architect if they don’t already have their own plans. Megan says the company places a high value on quality. With Darryl ‘hands on’ working on site, he is able to constantly monitor what’s going on at every stage of the project, says Megan.

The Thames Skate and Scooter Park includes a 1.5m high mini-ramp that steps down to a 1.2m mini ramp with flyout and rising quarter section. “We really work together as a strong team. I liaise with the clients and with Darryl, ensuring that the clients get exactly what they want. Darryl, who has amassed around 15 years building experience, is then working on site keeping quality levels high. “It’s about offering an end to end service, from start to finish, so the client can be rest assured that they will be delivered a high quality project on time and on budget,” she says. DLM Construction currently has a spec home for sale, a 215sqm three-bedroom open plan home with double garage. The home is clad in vertical shiplap cedar and brick. “We enjoy following latest trends and materials, and work closely with architects and designers to provide our clients with the latest products and solutions. Building a new home or making changes to an existing house is exciting. We take the stress out of the project by working alongside with our clients to provide practical solutions and ongoing communication at every step of the way.”
