ou may have noticed there’s a new addition to our editorial team in this issue. I’d like to welcome Diane Duflot to her new position as editor of NewHomeGuide and NewCondoGuide. Hailing from Toronto via Ottawa, Diane is busy exploring her new hometown and plans to tell you all about the Vancouver real estate market and its newest communities. Welcome to the team Diane! If you are thinking of relocating and purchasing a new home, consider doing it sooner than later. With house prices rising and steady population growth, you are pretty much guaranteed to make money. The trick is to buy now while prices and mortgage rates are affordable. Mortgage rates are definitely favourable right now, but they are edging up slowly. If you think you can’t afford a detached home, affordable housing in the way of condominiums, semi-detached and townhomes may be a viable option. As with any major purchase, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Visit a lending institution or a mortgage broker to pre-qualify for a mortgage. Once you have determined the maximum mortgage you qualify for, be sure to ask how long the financial institution is going to protect your interest rate. If mortgage interest rates drop, your lender should allow the rate of your mortgage to drop as well. Alternately, your rate should stick if there is an increase. Happy New Home Hunting!

New city: new opportunity Defining “Vancouverite”

B

efore moving to Vancouver in May 2012, I had never been to BC and knew little about the city except that it was surrounded by mountains and the ocean. I had never seen the house that we would soon call our own (except in a few blurry pictures my husband had sent me, one of which showed nothing more than carpet). I felt that our move would either be a thrilling experience, the opportunity to build a new life from scratch in a new city, or a nightmare of isolation in a city where we had yet to make friends and certainly had no family. It has been over a year since our move now, and the actual experience has been somewhere in the middle of these two extremes: it has been fun to get to know a new city and meet new friends, but we have certainly missed the lifelong connections we had back home. I now think of myself as a Vancouverite, but I’m still learning what that means. I’m sure I’m not alone: Statistics Canada’s 2006 Census reported that 39.6% of the CMA’s total population are immigrants to Canada. Add to this the people who have moved here from all over Canada to pursue education, job opportunities and the active lifestyle that our proximity to the mountains and ocean promote year-round, and I feel I’m in good company. I hope that even born-and-bred Vancouverites will welcome a fresh set of eyes through which to view this remarkable city as I continue to discover it.

Bringing home

mid-century modern design by Yanic Simard photos by Brandon Barre Mid-Century Modern: a period which began mid 1940s and

continued to the mid 1960s, was all about simplicity, clean lines, organic lines and of course quality construction. It was design ahead of its time and remains classic to this day. When Grimsby couple Patricia and Frank came to our firm, they asked us to design the front den of their home to become a multifunctional getaway where the family of five could relax and

hang out, and also use as a makeshift office area when working from home. They wanted it to be calm and relaxing, yet still have a sophisticated edge to it. I then knew right away that this space would host an eclectic mix of furnishings including those inspired by the midcentury modern era. When my firm, Toronto Interior Design Group, first came in, the white walls were bare and there was little furniture in the room. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floorplan and flow of the space.


After trying several different configurations on paper, we decided to incorporate a small sofa, desk and two lounge chairs, which could be used for either working at the desk area or moved toward the sofa for a conversation area – perfect for the purpose they wanted the room to serve. After the homeowners fell in love with the floorplan, it was time to create a design they would fall in love with too. Our starting point in terms of the design was painting the walls in Benjamin Moore’s OC-23 Classic Gray (my go-to shade) and then coming up with this unique feature wall which is a combination of alternating mirror slabs and grass cloth wallpaper installed on MDF – this adds instant drama to the room while still remaining quite subtle. We then moved on to sourcing the furniture; we decided to go with a custom sofa, floating glass top desk and two of my favourite beautiful mid-century inspired Brno chairs, which we re-covered in a luxurious velvet for a more personalized look. The small space room was really beginning to take shape. Fast forwarding to the finishing touches, we brought in a mix of chrome and brass, which really balanced out the entire look, while also adding the edge and sophistication that Patricia and Frank longed for. For a hint of exotic, a natural brown cowhide rug hugs the floor, while extremely textural horse sculptures linger in the background near the retro looking walnut lamp. But the element that we all felt really brought life to the room was this amazing art piece by world photographer Tony Koukos. However, the real key component that tied this space together takes me back to the beginning of this article – the mid-century items. The beauty of them, which you can notice from looking at this space, is that they would work well in any setting effortlessly, while always remaining timeless. These pieces are such a great way in connecting the old world with the new and in adding a touch of elegance to any interior. My job at this residence was done when the homeowners told me they absolutely loved their new den and that they have been using the space every day – another happy client, which keeps me motivated to continue doing what I’m doing. moving easier on your kids

Communicate It can be hard to tell your kids that they’ll be

moving, but making sure that they know they can talk about how they’re feeling about the move is important. Try to keep the conversation positive by telling them about all the fun things they’ll be able to do in their new home, but acknowledge that they’ll feel some sadness about leaving their old one. children and their friends, and work with the parents of their friends to gather contact information so they can keep in touch after you move. Take inventory Take a minute with each child to go through

toys and clothes to see what can be donated. By letting them help with these decisions, you can eliminate any angst that might come if they realize something they wanted was left behind when you get to your new home. Pack a first-day box Have children pack a box of things that they

will want the first day you move into your new home, like favourite toys, books or stuffed animals. Have the movers pack these boxes last so they are the first things unloaded when you arrive. If you are moving a long distance, have each child pack another bag with items to keep them entertained during the trip. Form a moving team Creating roles for your older children so

they can help you move can make your move go quickly and smoothly. If possible, arrange for somebody to watch your younger children so you can focus on moving tasks. Hiring movers can also help take some of the pressure off you so you can tend to your children. Eight tips from organizing guru Laura Wittmann of Clutter Rehab 1 | Ask clutter questions

As you face each clutter decision, ask yourself the questions below. You can do this in two ways. One is to evaluate each item by asking all the questions about it at once. If the thought of that seems too overwhelming, you can ask them in stages. For example, evaluate each item by going through and only asking the first question. Then take that same pile and go through the items again asking the second question and so on. By the time you answer all five questions, your pile should be considerably smaller (if you’ve been honest, that is!).

Questions:

• Do I love it? • Do I use it? How long ago did I last use it? (More than a year? Toss it!) • Do I have the room to store it without it affecting my efficiency and stress levels? • Am I willing to give up something else in order to make room for it? • Can I imagine myself or anyone else in my family ever loving it or using it in the foreseeable future?

2 | Use an “I’m outta here” shelf

Without this shelf I would be lost! This is a shelf near my entryway that I use for all the things that don’t belong in my house but need to go somewhere else: items that need to be returned to the store, a friend’s plate leftover from the last dinner party, magazines I want to pass along to someone else, letters to be mailed, etc. The trick is to get into two habits: to put stuff on the shelf that has to go out and to actually check the shelf before leaving the house to see if there’s an errand that can be run on your route. bed “10-minute” tidy to round-up these misplaced items and add them to the shelf so they’re ready and waiting for me the next day when I head out to do my errands.

3 | Establish a “command centre”

A “command centre” is a beautiful thing. It’s the ideal spot to capture bits and pieces of life that are happening right now and can’t be filed away just yet. It’s not a solution to the permanent filing. Instead, it’s a revolving display of miscellaneous documentation, a communication centre for the goings-on of life. Perfect for things such as important telephone numbers, birthday party invitations, receipts for items needing to be returned, school papers with specific information on an upcoming event, papers that need to be referenced routinely, or bills to be paid. Ideally, you want to choose a central location in your home, that you can’t help but see every day and that is accessible by all members of the family. It should include a central calendar, a message centre, and file holders or bins for each of your children’s school papers – and don’t forget the chore charts.

4 | Keep your vehicle stocked with essentials You never know what’s going to happen when you’re out and about. Organization helps you be prepared for whatever life throws at you. While we can’t control the traffic, weather, or


even sick kids, we can keep our vehicles stocked to help us in these situations should they happen. Grab yourself a container and fill it with a first aid kit, wipes, a change of clothes if you have little ones, extra diapers, Ziploc bags for travel sickness, tissues, receiving blankets (these work at any age for quick cleanups!), activity kits for traffic-stalling boredom, and of course, snacks and water. Don’t forget to keep a trash bag in your car at all times as well. You wouldn’t throw garbage on your floor at home, so don’t do it in the vehicle, either. Every time you get gas, get in the habit of dumping the garbage. Just a little advance planning can make a huge difference to how your day will end up playing out.

5 | Keep projects in progress under control

Projects in progress can hold us back. Whether we’re aware of it or not. Do you have projects that don’t interest you anymore, that have been cluttering up your space for years, yet you feel some sort of obligation to complete? It might be time to let them go and feel the weight lift from your shoulders as a result. Go ahead! What are you waiting for? Think about whether or not the space you have given your clutter permission to take over could be put to better use. Are you really willing to give up square footage of usable space in your home for stuff you “might” just use or need one day? Really stop and think about the power you’re putting in your clutter’s hands. What kind of hold does it have on you and why are you allowing it to happen?

6 | Use visual cues to eliminate clutter

Sometimes with everything else going on, we can’t remember what we’ve used and what we haven’t. It’s time for some visual cues. For instance, turn the hangers around in your closet to face the opposite direction; as you wear something, turn the hanger back around. At the end of the season, you’ll know exactly what you’ve worn and what needs to be purged. Alternatively, place small stickers on your clothing, and when you wear something remove the sticker. Anything remaining with a sticker after a year is ready to leave the nest.

8 | Tackle small tasks to get big results

Sometimes life takes a U-turn.

And for Mark*, it was a spontaneous U-turn that’s about to change his life. “I’d been looking for a home for over a year, very seriously for more than three months,” he explains. “Yes, my criteria was high: two bedrooms, two parking spots, near a SkyTrain — all the things that will make it easy to sell when I’m ready to move forward. But honestly, it was starting to feel like I’d never find a place I liked that actually fit my criteria and my budget.” Then one rainy Sunday, purely on a whim, Mark doubled back to take a look at The Station in the heart of Port Moody. “I’d actually driven past it dozens of times, but thought it might be noisy being on the main road,” he admits. “When I got inside, I was absolutely shocked how quiet it is here.”

Space to live And there were more surprises — starting with size. “I took one look at the wide hallways, the amount of space in the living room, and the six-person dining room table they have set up, and I was on the phone to my realtor,” Mark says. “Sure I don’t have a six-person dining table yet, but I will. And a full-sized couch too. I can even fit a king bed plus end tables in the master bedroom — so many places I looked at you can’t even fit in a queen-sized bed without tables.” He’s got big plans for his outdoor patio too: “I’m going to put planters out there and a barbeque and probably a table and chairs for eating outside. In fact, the first thing I’ll do when I move in this September will be to cook myself a steak and then maybe take a walk down to Rocky Point after dinner.” Back to the ’hood Mark is also looking forward to moving back to the neighbourhood where he grew up: “I went to Port Moody High and I played hockey and lacrosse here, so it will be like coming home. And since I work in Burnaby, it’s less than a 15-minute commute via the Barnet Hwy.” Mark’s smile is one of pure enthusiasm. “I saw my place on a Sunday, and by Tuesday, all the papers were signed. Canadian Real Estate Association’s statistics reveal that

The number of home sales processed

through the MLS Systems of real estate Boards and Associations and other cooperative listing systems in Canada rose 3.6 per cent on a month-over-month basis in May 2013, its largest monthly gain in almost two and a half years. The increase lifted national activity almost to where it had been just before new mortgage rules came into force last summer, marking the first noteworthy increase in the past nine months. Home sales improved in two-thirds of all local markets in May. This list encompasses almost all large urban markets including Greater Vancouver, Calgary, Edmonton, Winnipeg, Greater Toronto, Hamilton-

Burlington, Kitchener-Waterloo, Ottawa, Montreal and Halifax-Dartmouth. “While sales improved in sync among the vast majority of local markets in May, the fact remains that all real estate is local,” said CREA President Laura Leyser. “Until recently, mixed sales trends across the country taken together had resulted consistently in a stable national trend,” said Gregory Klump, CREA’s chief economist. “The difference in May was that sales improved in so many markets at the same time.” The actual (not seasonally adjusted) national average price for homes sold in April 2013 was $388,910, an increase of 3.7 per cent from the same month last year. For almost two years now, declining sales activity in Greater Vancouver has exerted a downward pull on the national average sale price. May 2013 marks a departure from that trend, with activity in Greater Vancouver having boosted the national average price for the first time since August 2011. The number of newly listed homes rose 1.9 per cent month-overmonth in May. With a larger increase in sales than new listings, the national sales-to-new listings ratio rose to 51.4 per cent in May compared to 50.6 per cent in April. This measure has remained firmly rooted in balanced market territory since early 2010 and has held within short reach of 50 per cent since August 2011. Based on a sales-to-new listings ratio of between 40 to 60 per cent, two-thirds of all local markets were in balanced market territory in May. The MLS Home Price Index (MLS HPI) is not affected by changes in the mix of sales the way that average price is. For that reason, it provides the best gauge of Canadian home price trends. The Aggregate Composite MLS HPI rose 2.3 per cent on a year-overyear basis in May, up marginally compared to the 2.2 per cent increase reported in April. While this interrupted the string of diminishing yearover-year gains posted over the past eleven months, it was still the slowest rate of price growth in more than two years with the exception of slightly lower readings in March and April 2013. Year-over-year price growth advanced for all Benchmark property types tracked by the index. Price gains remained strongest for singlefamily homes (plus 2.8 per cent), followed by townhouse/row units (plus 1.9 per cent), and apartment units (plus 1.1 per cent). Year-over-year price growth in the MLS HPI was mixed across the markets tracked by the index.

BMO Hiring Outlook Report: Hiring a Top Priority for Business Owners Planning to Invest More in 2013 May’s furious gain of 95,000 net new jobs in

Canada was close to the largest single monthly gain on record, according to BMO Economics. “Details of the Canadian Labour Force Survey were uniformly impressive,” said Doug Porter, chief economist, BMO Capital Markets. “Full-time jobs were up 76,700, private sector employment rose by 94,600 and the jobless rate dropped to 7.1 per cent. As well, the youth category was notably strong with an increase of 54,400 jobs — making the summer job market look much better.” Porter noted that while these statistics put a much healthier glow on the outlook for Canadian growth, they do not tell the whole story. “No question this is a staggering report. However, the volatility in Canada’s employment reports puts a massive warning label on this release — even with the big move, the three-month trend is actually a bit below average for job growth. Among industries, the biggest star was construction — up 42,700, accounting for almost half the gain. Other strong sectors included retail and wholesale trade, management and administration, hotels and restaurants and education. Employment levels in the manufacturing sector, however, fell 14,200, and have now declined 5.5 per cent year over year. May’s job numbers are in line with the results of a recent BMO Bank of Montreal survey, which found that one-quarter (24 per cent) of business owners expect the size of their workforce to increase this year. “Canadian companies recognize the level of talent and expertise they need to remain competitive and grow. Business owners are making a commitment to invest more money in their business in order to build human capital, open up new markets and upgrade technologies and processes,” said Steve Murphy, senior vice-president, Commercial Banking, BMO Bank of Montreal. “Business owners are continually looking for ways to increase their productivity; build out a skilled workforce will help drive performance to the next level.”

Spring months bring balance to

Greater Vancouver housing market While the number of home sales in Greater Vancouver

continued to trend below the 10-year average in May, the balance of sales and listings meant continued market stability this spring. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,882 on the Multiple Listing Service (MLS) in May 2013. This represents a one per cent increase compared to the 2,853 sales recorded in May 2012, and a 9.7 per cent increase compared to the 2,627 sales in April 2013. Last month’s sales were 19.4 per cent below the 10-year sales average for the month, while new listings for the month were 7.4 percent below the 10-year average. “We’ve seen some steadying trends over the last three months,” says Sandra Wyant, REBGV president. “The number of homes listed for sale has been keeping pace with the number of property sales, leading to a balanced sales-to-listings ratio. This is having a stabilizing influence on home price activity.” New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,656 in May. This represents an 18.3 per cent decline compared to the 6,927 new listings reported in May 2012 and a 3.7 per cent decline from the 5,876 new listings in April of this year. The total number of properties currently listed for sale on the MLS in Greater Vancouver is 17,222, a 3.4 per cent decrease compared to May 2012 and a 2.9 per cent increase compared to April 2013. The sales-to-active-listings ratio currently sits at 17 per cent in Greater Vancouver. This is the third straight month that this ratio has been above 15 per cent. Previous to this, May 2012 was the last time this ratio was above 15 per cent. The MLS Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $598,400. This represents a decline of 4.3 per cent compared to this time last year and an increase of 1.8 per cent compared to January 2013. Sales of detached properties reached 1,212 in May 2013, an increase of 2.7 per cent from the 1,180 detached sales recorded in May 2012, and a 22.8 per cent

decrease from the 1,570 units sold in May 2011. The benchmark price for detached properties decreased 5.2 per cent from May 2012 to $917,200. Sales of apartment properties reached 1,136 in May 2013, a decline of 1.7 per cent compared to the 1,156 sales in May 2012, and a decrease of 7.5 per cent compared to the 1,228 sales in May 2011. The benchmark price of an apartment property decreased 3.7 per cent from May 2012 to $365,600. Attached property sales in May 2013 totalled 534, an increase of 3.3 per cent compared to the 517 sales in May 2012, and a 7.8 per cent decrease from the 579 attached properties sold in May 2011. The benchmark price of an attached unit decreased 3.2 per cent between May 2012 and 2013 to $454,900. The real-estate industry is a key economic driver in British Columbia. In 2012, 25,032 homes changed ownership in the Board’s area generating $1.07 billion in economic spin-off activity and creating an estimated 7,125 jobs. The total dollar value of residential sales transacted throughout the MLS system in Greater Vancouver totalled $18.6 billion in 2012.
