How do you plan on spending that extra hour of daylight now that the clocks have turned back? How about taking some time to review your financial health? Studies have shown that many Canadians aren’t aware of their own credit history, which is a reflection of their financial state. The Financial Consumer Agency of Canada (FCAC) offers many helpful suggestions online at fcac-acfc.gc.ca, including tips for checking your credit rating to make sure your credit history is in order. According to FCAC, you need to request your credit report from the two credit reporting agencies in Canada: Equifax and TransUnion, because they do not collect and report identical information. If you don’t request your information from both agencies, you may not be viewing all of your financial history. Knowing your financial health is an essential step in the right direction when you’re considering buying a home or condo. Once you know you’re in good financial shape, you’ll be able to enjoy that extra hour of sunshine worry-free.

I

n the October 18th issue, I wrote about the project by Atira Housing Society that has successfully repurposed old shipping containers into comfortable and stylish compact homes. More recently, a Vancouverbased company has undertaken the process of developing a 100-squarefoot home concept. Take also the increased interest laneway housing design in Vancouver, and it appears smaller-sized homes are getting a lot of attention these days. With this in mind, it seems a good time for homeseekers to understand how much space they really require: how much space do we actually use in a home and what could we live without?

How much space is enough?

Some of the traditional elements in our urban dwellings, such as a back yard, separate den spaces and recreation rooms are changing. For many urban residents, the desire to use their neighbourhood as an extension of their home is key. They may sleep and dress in their own space, but eating, playing, exercising or studying are often done outside the home. For exercise or entertainment, for example, many urban residents use large neighourhood parks with playgrounds, walk to watch the Canucks game or concert, run the seawall, work-out in a nearby boot camp class, use the local library or Starbucks for wi-fi access and dine out in local restaurants and cafes. Considering every square foot is measured in dollars by developers, realtors and buyers alike, we spend much of our time working to create efficient, well-designed homes and are consistently looking at ways to adjust homes to match our lifestyles and technology. A few years ago, for instance, workstations were a very popular substitute for a full den. Now, however, many newer buildings forego both. With laptops and wi-fi, a dedicated workstation seems unnecessary and homeowners are asking for more cabinetry, counter space and closet space instead. We find every new community we work on is an evolution from the last. We focus a great deal of attention on how to make a 550-sq. -ft. home feel and function like a 650 -sq. -ft. home. We do this to create as much function for our homeowners’ dollars as possible. So, what’s important to you in your space or what could you live without? We would love to hear what you think. But the flip side of that coin are the germs and illnesses lurking in your condo’s gym. Your favourite place to break a sweat can also be a breeding ground for fungal, viral and bacterial infections. Here are a few tips to make sure your efforts to get healthy don’t get sidelined by germs.

›› D  on’t touch your face. Your eyes, ears and nose are vulnerable spots for infections, so during your workouts, keep your hands away from your face. If you feel a tickle in your nose or have an itch that needs to be scratched, use the back of your hand, which is likely to have come in contact with less germy surfaces. ›› W  ipe down all equipment both pre and post use. Most people will wipe down their equipment after they use it (we all know it’s not cool to leave a sweat puddle for the next guy), but not everyone is so courteous. Hedge your bets and make sure you wipe down before and after you use a machine. Most gyms supply disinfecting spray and paper towels, but if yours doesn’t, consider tossing a package of wipes in your gym bag. ›› L  ay out your towel. For yoga, Pilates, and other classes that require mats, place your towel on top of the mat before you lie down. Then make sure to use a different towel later on to wipe your face, otherwise you’ll just be spreading those dirty mat germs all over your mug. ›› C  over up cuts. If you’ve got any cuts, scrapes or broken skin, cover them up with a bandage. Open wounds are far more susceptible to infection. ›› N  o shoes, no service. Want to avoid athlete’s foot and whatever other nasty things are lurking in the change room? Then make it a habit to wear a pair of flip flops and dry your feet (including the skin between your toes) after showering. Remember – your mother doesn’t live here, so make sure you clean up after yourself to ensure your condo’s beautiful and well-used gym facilities stay that way.

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. Where do you want to live? This question is becoming more important for

a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semidetached, townhome, duplex or condo?

BALANCED CONDITIONS CONTINUE

in the Greater Vancouver housing market HOMEBUYER AND SELLER ACTIVITY CONTINUES to mirror historical averages

in the Greater Vancouver housing market. These trends have helped keep the region remain in a balanced state for the last nine months. The Real Estate Board of Greater Vancouver reports that residential property sales in Greater Vancouver reached 2,661 on the Multiple Listing Service (MLS) in October 2013. This is a 37.8 per cent increase compared to the 1,931 sales recorded in October 2012, and a 7.2 per cent increase from the 2,483 sales recorded in September 2013. New listings for attached, detached and apartment properties in Greater Vancouver totaled 4,315 in October 2013. This represents a 0.2 per cent decline from the 4,323 new listings reported in October 2012, and a decrease of 14.2 per cent compared to the 5,030 new listings reported in September of this year. Last month’s sales were 2.8 per cent above the 10-year sales average for the month, while new listings for the month were 1.9 per cent below the 10-year average. “We continue to see fairly typical activity when it comes to monthly home sale and listing totals,” Sandra Wyant, REBGV president says. “Today’s activity is helping to keep us in balanced market territory, which means that prices tend to experience minimal fluctuation.”

The total number of properties currently listed for sale on the MLS in Greater Vancouver is 15,257, a decline of 12.2 per cent compared to this time last year, and a decline of 5.3 per cent compared to September 2013. The sales-to-active-listings ratio is currently at 17.4 per cent in Greater Vancouver. The MLS Home Price Index composite benchmark price for all residential properties in Greater Vancouver is $600,700. This represents a 0.5 per cent decline compared to this time last year.

REBGV reports that residential property sales in Greater Vancouver reached 2,661 on MLS in October 2013. This is a 37.8 per cent increase compared to the 1, 931 sales recorded in October 2012. Sales of detached properties reached 1,067 in October 2013, an increase of 35.1 per cent from the 790 detached sales recorded in October 2012 and a 9.5 per cent increase from the 974 units sold in October 2011. The benchmark price for detached properties decreased 0.5 per cent from October 2012 to $922,600. Sales of apartment properties reached 1,098 in October 2013, an increase of 36.7 per cent compared to the 803 apartment sales recorded in October 2012, and an increase of 14.6 per cent compared to the 958 sales in October 2011. The benchmark price of an apartment property decreased 0.9 per cent from October 2012 to $365,600. Attached property sales totaled 496, an increase of 46.7 per cent compared to the 338 attached property sales recorded in 2012 and a 29.8 per cent increase compared to the 382 attached property sales recorded in October 2011. The benchmark price of an attached property is $458,000, which is virtually unchanged from October 2012.

They say the best hotels should feel like a home away from home. This is certainly true of Montreal’s boutique hotel Le Germain, where

I recently stayed. I may live in Toronto now, but having been born and raised in Quebec, I really felt I was in my home-away-from-home! After a quick Porter flight between cities, during which I always enjoy the refined retro flair of the attendants – and the complimentary glass of wine – I was back in my old town. It wasn’t just being back in this city that made me feel so welcome, though. There are many décor suggestions to be drawn from the way hotel design makes a place you’ve never visited before feel like a place you never want to leave. Here’s my guide to achieving that chic hotel style at home, inspired by the most memorable details at Le Germain Montreal. Welcome home Like many downtown hotels, Le Germain Montreal does not waste space on a vast lobby, but in this case the space reads as inviting rather than compact. The deep espresso woods, character-full cement walls, moody artwork and rich carpeting create an entryway that makes you feel cocooned and taken care of – a feeling often missing in highrise condo living. When floor to ceiling windows leave you overexposed, look to deeper colours and heavy materials to add intimacy. Dropping the ceiling over the reception desk gives a home for additional task lighting (a mix of potlights and pendants) and adds to that feeling of

intimacy. Using multiple light sources is always key to creating an inviting space. Layering light avoids harsh shadows that detract from your décor, and better simulates the natural sun, so you should always include at least three types of fixtures.

TIP While many condo units have an impenetrable cement ceiling, dropped panels like these give you a workable space to install lighting overhead – floor and table lamps are important but they can’t always do all the work!

The modern furniture trend is towards making everything compact – two seater sofas and tiny tables built for “condo-sized living.” Take a cue from Le Germain’s lobby and the power of full -ized, luxe furnishings. Even if you can fit one less chair in your small space, you’ll find much more satisfaction in embracing pieces you love (and love to use) rather than cramming in clutter.

Wood you stay awhile? For a warm but streamlined look, the hotel uses a singular wood finish for nearly all built-in furnishings, from closet doors to the modern low headboards. Built-ins, rather than individual furniture pieces, create a look of permanence that speaks to a well thought-out, completely custom design.

TIP If you can’t use the same wood across the board, go for intentional contrast instead by choosing much lighter or darker tones, or a different material altogether. Glass and metal pair especially well with any wood species.

Le Germain’s apartment suite uses a large unit of open shelves (in a mid-toned wood to break up the other espresso built-ins) to house media of all kinds – the TV, books and magazines, hidden storage and accessories. This gives you a functional home for the television and all its equipment, without making it the centre of attention the way a traditional “media unit” would. Take shelves like these as high as possible to get a built-in look even from build-ityourself solutions. Rather than hanging curtains, Le Germain dresses most suite windows with sleek wood shutters, completing a personal cabin look reminiscent of luxury transportation. In-window shades are a returning trend, and

provide a cleaner aesthetic than fabric, appropriate to hip condo spaces (while the natural wood still adds a similar feeling of warmth). For the best of both worlds, layer shutters and sheers for the option of blocking or filtering the light at whim. Take a breath Like many fine hotels, Le Germain applies white effectively to break up the wood and create a clean look that communicates freshness and calm. When you already have character in the furnishings, the walls don’t need to be busy, so a pure white (I recommend Benjamin Moore’s OC-65 Chantilly Lace) will visually open the space while letting other details command attention. If you don’t already have it, investing in simple white bedding is one of the fastest ways to freshen up a room. For character, Le Germain adds petite pillows in pop colours, like bright blue or saturated pink – a detail which can easily be swapped out later if your mood changes. To keep the sightlines as open as possible, windows are often included between the ensuite and bedroom, coupled with shutters for privacy when needed. Connecting these spaces makes a private bedroom feel almost twice as large – completely practical at home as long as you have a second bathroom for guests! TIP Because the rich woods already bring the bathroom plenty of character, most of the tile work is kept a simple white palette. Using large-scale tiles (12 by 12 or even 24 by 24 inches) with minimal grout lets the floor visually blend into one clean plane for the longest possible look.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
