What’s available and What it Costs In January 2014, the number of homes listed for sale was down year over year in York Region and South Simcoe County combined. New listings entered into the Toronto MLS system were down by 22 per cent and active listings were down by 19 per cent in comparison to January 2013. The dip in listings fed through into a dip in sales as some households were unable to find a home that met their needs. Home sales were down by eight per cent year over year to 896. “Market conditions in York Region and South Simcoe County mirrored those experienced in many parts of GTA in January. The shortage in supply has hampered sales and has also been the driver of strong price growth,” says Jason Mercer, senior manager of 56
market analysis at the Toronto Real Estate Board (TREB). The average selling price for York Region and South Simcoe County combined rose 10 per cent In January to $614,906 from the average of $556,627 reported during the same month last year. “Detached and semi-detached houses and townhomes accounted for over 80 per cent of transactions in York Region in January. The supply of these home types has not kept up with demand. This is in part due to the fact that we have not seen as much construction of these home types over the last few years. The result has been more competition for available listings leading to strong upward pressure on selling prices,” Mercer adds.
