How to find the right home?

PUBLISHED BY

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement builds immediately. Where to buy? What type of home? Is now the right time? The answers to such questions vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. More challenging, but equally important, are matters such as finding a community in proximity to amenities such as shopping and schools; commuting times and transit options; and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? Another factor to consider is your new-home warranty. This issue, on page 28, we introduce a new monthly column – the Tarion Report, by Howard Bogach, president of Tarion Warranty Corp., the company charged with protecting the rights of newhome buyers. With his contribution and other related content, we hope you’ll begin to determine your own answers to these questions.

BRANTHAVEN HOMES

Portraits

Everything is within reach!” adds Stipsits. Portraits offers Branthaven’s unrivalled design and construction. Portraits, like all Branthaven communities, are an architecturally controlled enclave with thoughtful planning, beautiful streetscapes, lush landscaping and upgraded elevations. With just 45, three-storey townhomes set in a private cul-de-sac, Portraits will further add to the character and cachet of Waterdown. Branthaven’s upgraded elevations feature rustic stone skirting, rich clay brick, beautiful mullioned windows, authentic architectural detail and a sophisticated colour palette. As with any Branthaven neighbourhood, savvy buyers are always that their “Branthaven” has timeless elegance and great resale value. There are three home types of towns to at Portraits. Choose from Back2Backs or three-storey towns with 16- or 18-ft. options to suit your lifestyle needs. There are also nine floorplans to choose from, so there’s plenty of choice. “Sales are swift at Portraits and we are not anticipating have to build a model home as we expect to be going to site construction this spring,” adds Stipsits. “There are still a good selection of towns available and we have three-storey town model homes at other locations to tour to see the elevations, tour the layouts and experience the quality.” To experience first-hand the townhome options offered at Portraits, new homebuyers can visit either Bravo-by-the-Lake in Grimsby or JOY Townes in Kitchener. At Bravo-by-the-Lake, visitors can tour the popular and affordable “Spirit” model, a fully decorated Back2Back town. Visitors will be wowed by the smart layouts, modern open plan rooms, lofty nine-ft. ceilings and the designer selected fittings and finishes that make Branthaven the on-trend builder that it is. The Spirit is a lively and fun model home that is appealing to young professionals who love its flexible floorplan and fashionable interiors. “Back2Backs are

a great alternative to a condo. Our buyers are choosing this and enjoying more space, privacy and homeownership rewards like your own garage, driveway and front door for the price of a condo? Our buyers are choosing Back2Backs as you get your own garage, front door and lots more space and room to grow!” At JOY, in Kitchener, the “Brilliant” Model lives up to its name! This end unit three-storey town home shines with brilliant design features, sun drenched interiors and a flexible layout that includes a luxury eat-in kitchen, hotel-inspired master retreat, upper floor den and a full guest suite and additional bath on the lower level. This model is a stunning townhome decorated in rich hues of JOYful blues and whites. One of Branthaven’s best selling townhome plans – the “Brilliant” is a must see! Portraits offers an extraordinary selection of standards, eliminating the need for a lot upgrades. Samples of Branthaven’s features and finishes packages are on display at the Portraits sales centre. Your new home comes with a

Tarion backed warranty by howard bogach

Welcome to my first column in New Home & Condo

Guide. I’m excited to have this opportunity to share information about your home’s new warranty. If you have questions about what you read or there’s a topic you’d like me to cover, please drop us at note on our Facebook page at facebook.com/TarionWarrantyCorp. When buying a new home, there are many decisions to make; downtown or suburbs, two bedroom or three, hardwood or laminate? But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits made on condominiums are protected for similar circumstances, up to a maximum of $20,000. Deposit amounts exceeding that are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one-, two- and seven-year warranties begin when your home is

complete and ready for possession. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession. The two-year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. If you’re looking to buy a condo, you’ll also have extra warranty coverage for the common elements of your condominium.

Empire launches five new home designs in Victory

Live your style, your way at Stoney Creek’s newest community Empire Communities is excited to launch five

new 42-ft. home designs at its lowrise community of Victory. “Our purchasers asked for larger homes on larger homesites, so that’s what we’ve given them with these five stunning new residences,” says Paul Golini, executive vice-president of Empire Communities. All five new designs will be situated on 42-ft. homesites and feature stunning interiors. The spacious Elation model boasts 2,863 sq. ft. and a huge family room overlooking the live-in kitchen – an ideal design for when family and friends gather or for allowing parents to keep an eye on the children while preparing dinner. Three of the four bedrooms in the Elation include their own ensuite bathroom with a spa-like master ensuite complete with separate shower and oval bathtub. The Elation also features convenient main floor laundry amenities – a dream for busy mothers. The additional four new designs at Victory – the Achievement, the Magnificent, the Champion and the Victor, range in size from 3,005 to 3,616 sq. ft. Every home at Victory boasts high-end details like modern baseboards, curved shower rods and frameless glass showers in the bathrooms as well as beautiful Live-in kitchens, ideal for families. Every detail, inside and out, was selected with value and design in mind while also offering a cool, urban look. Additional finishes include laminate flooring, two-tone contemporary kitchen cabinets and modern backsplashes. At Victory, you’ll live your style, your way. Ideally situated in prestigious Upper Stoney Creek on the mountain, Victory will rise next to Centennial and the Red Hill Valley Parkways and close to the QEW and Hwys. 407, 403 and 6. Not only does Victory’s location make your commute a breeze, residents will also feel thrilled to come home to a designdriven community with sleek, contemporary homes. Victory is also just a stone’s throw from modern services and amenities like major retail, schools, parks and athletics. Victory will not only bring stylish living to the sought-after area of Upper Stoney Creek, but at a price that everyone can afford. The diverse range of townhomes and detached two-car garage homes on 34-ft. and 42-ft. homesites will appeal to a range of buyers, from first-time home owners, to those looking to move up and from families to young professionals. Prices start at just $276,990 for freehold townhomes and at $346,990

Tips to help you

find a new home by Don Kearney

Finding a new home to purchase is often

influenced by a number of factors – proximity to work, schools or extended family members, price, area amenities and the list goes on. Once you’ve determined your ideal location, how do you go about finding the right house for you or your family? Enter the world of social media and you’re on the right track. In their advertising and marketing materials, builders promote their Facebook and Twitter activities, including logos to encourage you to “follow” or “like” them. How a builder chooses to use these sites is up to them, but they can easily enhance and influence a potential purchaser’s decision about where to buy a new home and give them a glimpse at what a builder has to offer. One of the best things a builder can do with social media is not only highlight their own products, but cite features within the neighbourhood, community and city or town as well. After all, if you have a great product that appeals to purchasers, the next step is to ensure they are sold on where you’re building it. As an example, Menkes is currently building in several communities (both lowrise and highrise) in Southwestern Ontario and the GTA. What we often do is follow and like local business and government departments, and repost or retweet their stories or upcoming events. This helps engage our purchasers and makes them knowledgeable about the community where they might want to pur-

chase. This strategy has worked, and the interaction we’ve had with our homeowners about community events has been excellent and has helped us get to know our existing and prospective purchasers better. Another way to engage potential purchasers is to take the time to explore these communities. As a builder, we take photos and videos of new restaurants, retail outlets or greenspace that might interest purchasers (perhaps a new off-leash park for their four-legged friends). Posting these items to our feeds helps drum up support for local businesses – showing involvement our communities and attracting interest of potential purchasers. When it comes to builders promoting their own products, social media posting should be done with care, so as to not overload pages with only their offerings, while potentially downplaying community engagement. Photo galleries of construction updates, videos of prospective purchasers touring projects or posts of renderings and floorplans should be interspersed with community postings and neighbourhood finds. This helps create an overall picture of what life will be like for people who purchase in the community. In addition, builders that blog using programs such as Blogger, Wordpress or Tumblr can provide updates to potential purchasers about their involvement in charities, and posting photo galleries on sites such as Pinterest can enhance their online presence and engage people in what the company does. As a potential new-home buyer, see how “social” your prospective builder is, and what features and amenities they highlight to help you make your decision. Considering social media is most often free, for consumers, it’s a powerful tool to help you find the new home of your dreams.

HAMILTON-HALTON HOME BUILDERS’ ASSOCIATION ELECTS

Anthony Chiarella as President for 2013 ANTHONY CHIARELLA HAS BEEN ELECTED

President of the Hamilton-Halton Home Builders’ Association (HHHBA) for 2013. Anthony succeeds Carla Agostino, who led the 225-plus member Association to one of its best years since the start of the economic downturn back in 2008. Chiarella has been an active member of the Association for eight years and is the vice-president of local construction company, Marz Homes. He and his wife are the proud parents of two young children. Chiarella and his company are long-time supporters of the Canadian Cancer Society and he manages to find the time to balance work, volunteering and community involvement. As the 61st person to assume the role of HHHBA President and a proud second-generation builder, Chiarella is eager to put his industry knowledge and experience to work with city staff and elected officials in Hamilton and Burlington. Within the HHHBA, Chiarella is excited to work alongside the dynamic board of directors and staff of the Association, and appreciates all of their dedication and support. The HHHBA has been the voice of the local construction industry since 1942. Our members include builders, developers, renovators, skilled trades, suppliers and related service professionals. The residential construction industry is a major force in the Hamilton-Halton economy, generating more than 32,000 jobs, representing more than $1.6 billion in yearly wages. We provided a roof over the head of close to 3,000 households in 2012 and consequently generated more than $7.6 million in new tax revenues for the City of Hamilton.

Anthony Chiarella

We advocate not only for our members and the building industry, but also for new-home buyers. The HHHBA firmly supports the dream of homeownership and works to ensure that all Canadians are able to fulfill that dream.

Presented by Bayview-Wellington Homes, Victoria Village presents fine living within luxury homes along the Welland Canal, one of the most famous waterways in the world. This Maritime-influenced community of affordable living is where residents will enjoy a spectacular parade of ships from international waters. Not far from its flagship golf course community of Niagara-On-The-Green, Victoria Village pays homage to soldiers awarded the Victoria Cross through its street names. Choose from bungalow, bungalow/loft and two-storey plans so everyone from empty-nesters to the growing family will find a fitting design to suit their needs. Bungalow plans offer living areas of 1,160 to 1,220 sq. ft. to as much as 1,720 sq. ft. with the loft option. Two-storey plans are spacious with sizes ranging from 1,521 to 2,530 sq. ft. A grand opening recently revealed decorated model homes of the Preston 2, Preston 3 and Preston 11, as well as a fourth model being used

as the site office. That means the existing models are available for sale in all their glory. Choose from homes such as the intimate Preston 6 at 1,160 sq. ft., the Preston 7 with loft at 1,750 sq. ft. or the Preston 9 at 2,530 sq. ft. that includes $82,000 worth of upgrades. There are six homes available priced from $315,900 – so just name your moving day! Now open for viewing is The Preston 3, a four-bedroom plan of B2185 sq. ft. Built as Elevation B, it offers vertical siding with brick banding to depict a heritage look. The contemporary kitchen done in “soapstone” grey cabinets, wraps around the eating area with patio doors to the backyard. The optional pantry adds welcome storage. The kitchen opens into the family room with direct vent fireplace, a standard feature at Victoria Village, while also offering convenient access to the living/dining area. The laundry room doubles as a mud room right off the double garage, and the powder room is nearby. The master suite offers a luxury ensuite with roman tub and separate shower, along with a walk-in closet, all necessities for today’s busy family. Two bedrooms also have walk-in closets with one featuring a vaulted ceiling. A fourth bedroom and full bath complete this family home of comfort and convenience. Hardwood and a number of luxury

features have been added as upgrades to this attractive model home. At 1,925 sq. ft., The Preston 2 is a shade smaller in size but not features. This all-brick, three-bedroom plan includes a second-level computer loft and laundry. Downstairs, the first floor is as open-concept as it can get with an expansive kitchen and dinette area that open into the living/dining room. It also has a double garage along and central air, another standard feature of Victoria Village. Although Victoria Village is just a twominute drive from the QEW, the canalside location provides an undeniable sense of country living. These homes are minutes away from the area’s best golf courses, vineyards and wineries, world-class theatre, shopping and the U.S. border. march 2 - 16, 2013 | New home & condo guide SWO 47

TAX TIME

Be aware of new provincial tax changes The Certified General Accountants

of Ontario advise of a number of provincial tax changes for filers this year: Increased threshold for all income tax brackets

›› Taxable income thresholds in all three Ontario provincial tax brackets were increased by 3.3 per cent in 2012, reflecting changes to Canada’s consumer price index (CPI) in Ontario. All indexed nonrefundable tax credits also increased by 3.3 per cent. New high income tax bracket

›› The Ontario government has introduced a new tax bracket. Beginning in 2012, individuals will be taxed at a rate of 12.16 per cent on that portion of their income in excess of $500,000 annually. That will increase to 13.16 per cent in 2013. ›› T his is supposed to be a temporary tax bracket until Ontario’s deficit has been eliminated in several years. Ontario Trillium Benefit

›› Effective July 2012, the Ontario Trillium Benefit combines payments from the Ontario sales tax credit, Ontario energy and property tax credit, and Northern Ontario energy credit. Further details are available on page 117 in the chapter on Ontario Provincial Tax. Healthy homes renovation tax credit

››In 2012, Ontario introduced a refundable Healthy Homes Renovation Tax Credit, which is designed to assist senior citizens with the cost of permanent home modifications required to improve accessibility or assist with mobility to and within their home.

The Certified General Accountants of Ontario advise of a number of provincial tax changes for filers this year ›› This credit is calculated as 15 per cent on up to $10,000, or $1,500, to cover eligible annual expenses (wheelchair ramps, widening passage doors, hand rails in corridors), among other qualifying expenditures. ›› Couples who are living together may only claim up to $10,000 in qualifying expenses in total. Family members who live with an elderly relative may claim this expense on behalf of the household. Couples who live separately because of medical or other reasons may each claim up to $10,000. ›› For the 2012 tax year, eligible expenses will qualify for this credit if they were incurred between Oct. 1, 2011 and Dec. 31, 2012. In future years, expenses can only be incurred within the corresponding calendar year. Additional information regarding federal and provincial tax changes is available online at cga.ontario.org NC

Phelps Homes wins for Jordan Village NOMINATED BY MUNICIPALITY PHELPS HOMES IS THE 2012 WINNER

of a Niagara Community Design Award in the Larger Scale Project category. Kathleen Dale, director of planning and development with the Town of Lincoln, nominated the established homebuilder. Paul Phelps, owner of Phelps Homes, stresses how important it was to get input from the municipality before the building process even began. “We worked with the Town of Lincoln from the get-go,” he says. “It is always nice to earn recognition from your peers, but this nomination from the municipality itself was very much appreciated.” David Wassmansdorf, vice-president, new homes for Phelps Homes agrees. “We have a sense of pride and attention to detail – exactly what people are looking for. We don’t just build houses. We recognize that we are building homes and communities.” “The look of the project is very important to us,” adds Phelps. “When I drive past the community, I am proud of what we have built.” Phelps won the award for community design of Jordan Village, recognized in part for “clear attention to detail” and “use of available space in a pleasing manner, including landscaping, a central gathering space, and private amenity areas.” Phelps Homes is a master builder with more than 35 years of personalized home building experience. The Niagara Home Builders’ Association named Phelps Homes Company of the Year in 2012.

So, with such growth and development, Binbrook is primed for prosperity, with a perfect combination of old and new, where city meets country. The area has attracted new business such as big box stores, groceries, auto dealerships and other industry to cater to the growing community. Indeed, considered something of an island suburb of Hamilton, separated by conservation and agricultural lands, Binbrook is now seeing hundreds of new homes being built in the area. Builders such as Losani Homes and Empire Communities have a variety of newhome offerings, from detached homes and bungalows, product that appeals to first-time buyers, families and even empty nesters. Affordability is the keyword in Binbrook, with average new-home prices much less than those seen in the GTA and even other areas in the region. Empire’s Summerlea community, for example, offers wide freehold semis and detached homes while Losani Homes has detached homes – at various price points. Besides location, history and value, buyers are also attracted to Binbrook due to the new amenities in the area. This growing community offers new conveniences that busy families appreciate, from new stores, services and state-of-the-art schools, to a 19-acre park which includes a sports field, running track, soccer pitch and wooded trail system where residents can jog, walk their dog, push the stroller or just meet up with friendly new neighbours. Local farmers produce everything from fruits to vegetables, grains and livestock, and many stage Farmers Markets or “pick your own” opportunities, further building residents’ relationships with the community and its natural surroundings. If golf is what you’re after, there are plenty of top courses nearby, including the 18-hole Southbrook Golf and Country Club, located on Hwy. 56 in Binbrook. mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfi lled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once. 3 | BEING MESSY AUTOMATICALLY MEANS YOU ARE DISORGANIZED. FALSE. Organizing is not about how it looks; it’s

that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. 1 | CONTAINERS WILL ALWAYS GET YOU ORGANIZED. FALSE.

about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flipside of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. She purchased several large plastic contain- 4 | YOU HAVE TO TOSS EVERYTHING TO GET ORGANIZED. ers to organize her craft supplies and memorabilia. But FALSE. Buying that first home

With advice from Mother of the Bride by Elisa Krovblit W hen you’re planning your

wedding, it feels like there are a million things to think about and no time to get them all done. In reality, the average engagement is somewhere between a year and a year-and-a-half, so the time between “Will you marry me?” and “I do” is Many newlyweds find action-packed decisions they have a decent down with and appointments. payment, providing a While some of window of opportunity to them may not be get into the real terribly critical – estate market. Should the linens be white? Which limo company has the best vintage cars? – others are more crucial – Where are we going to live once we’re married? What’s the bride’s mother

going to wear? Okay, so maybe the bride’s mother’s dress isn’t the most important matter to think about for the wedding, but you better believe it will be a hot topic. Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are

also the go-to advisers for other pressing decisions – such as where to live after the wedding. Where once upon a time a woman was expected to move from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Many newlyweds find they have a decent down payment, providing a window of opportunity to get into the real estate market.

Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Marion Bates’ daughter Mandy chose to move into the home her fiancé – now husband – already owned when they met. But it’s an older house with small closets, and the guest bathroom has dated pink tile throughout. As Marion sees it, “It would be nice if Mandy and Jeff had a large home with room to entertain. They have many friends and relatives who love to drop in, and love to have parties. Mandy has a dinner party at least once a week. Since she is a dietician, she enjoys cooking and trying new recipes, so a highly functional kitchen is absolutely necessary.” Kari Grey-Smith is seeing history repeat itself as daughter and new sonin-law are not even in the same area code, let alone the same home. These newlyweds’ jobs necessitate a long-

distance arrangement, which Kari says she went through with her own husband when they were first married. Because of their employment situation, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. While the GTA still offers many affordable options, a downtown condo and a Burlington two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Mother of the Bride airs on Slice Fridays with back-to-back episodes at 9 and 9:30 pm. slice.ca

FOLLOW THESE STEPS TO SEE IF yOU’LL QUALIFy FOR A MORTGAGE ON Your Dream Home

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

How to find a home? Pay attention to location, information and timing by WAYNE KARL

DESPITE WHAT YOU OFTEN HEAR, BUYING A HOME ISN’T ONLY

about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a highend home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.
