t’s hard to believe that summer is coming to an end, but the falling leaves and temperatures prove that autumn is right around the corner. And while you may not want to admit it quite yet, this also means that winter is not too far off either. Now is the time to think about a regular home-maintenance schedule to keep your home looking and working great in any weather and for many years to come. » Gutters: Clear the gutters of leaves and debris, install gutter guards and ensure your attic is well-ventilated to prevent ice damming and resulting damage. » Pipes: Ensure all pipes near the exterior of your home are well insulated to prevent freezing and cracking. Protect exposed pipes with insulation sleeves. » Roof and walls: Make sure roof shingles are securely fastened and repair cracks in masonry. This will prevent water from getting between the bricks, expanding as it freezes and causing larger cracks. » Interior hot spots: Ensure proper ventilation when using fireplaces, stoves or space heaters. Keep flammables away from heat sources and don’t overload electric circuits. Have your heating system serviced. As a general rule, furnaces, boilers and chimneys should be serviced once a year to prevent fire and smoke damage. And always make sure you have functioning smoke detectors. » Flooding: Shovel snow away from the house, especially basement windows. Ensure melting snow is draining away from the building. If you’re not comfortable doing the maintenance yourself, hire a professional. With your home all bundled up, you can enjoy the colours of the season without a worry of what’s to come. Top 10 tips

for a safe and smooth move CHECK WITH YOUR PROVINCIAL GOVERNMENT, THE BETTER BUSINESS BUREAU AND OR THE CANADIAN ASSOCIATION OF MOVERS (CAM) BEFORE YOU CONTRACT A MOVER

O

ne of the best ways to ensure your move goes smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) urges consumers to get an early start, giving them time to find the best mover for them – and to ensure they don’t get caught hiring a rogue mover at the last minute. Pitfalls to planning poorly or leaving booking until the very last minute are that you risk getting limited choices for movers, unreliable estimates, empty promises and poor service. Here are 10 points to help you get a good move:

DOs 1. DO hire a reputable mover. Check with your provincial government, the Better Business Bureau and/or the Canadian Association of Movers (CAM) before you contract a mover. 2. DO get three on-site estimates – in writing. An in-home estimate is a more accurate estimate, and that means fewer disputes later on, during or after the move. 3. DO validate any estimate that is significantly different from the others. Check the mover’s reputation and confirm their affiliations. 4. DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers. 5. DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DON’Ts 1. DON’T make your decision based on the mover’s advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move. Always get promises in writing. 2. DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax. 3. DON’T allow any company to do an over-the-phone estimate. A phone estimate is not binding unless it is followed up in writing and is often unreliable because the mover does not have all of the necessary information. 4. DON’T accept the references a company provides at face value. References can be a marketing strategy so they should not be your deciding factor. 5. DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute. Always get promises in writing. You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

Back-to-school season BY HELLEN BUT TIGIEG

B

ack-to-school and back-to-work season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get errands done. Here are some helpful tips to handle the stress of autumn.

What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Double the amount you make and freeze it for quick meals on the busiest nights. School lunches made easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. Involve the kids. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. Clean as you go. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom/kitchen spot-cleaning. How’s your “to do” list working out for you? If you find your list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create several short ones based on the category of the task (like errands, home, calls, computer, etc.). Keep your lists together in a small notebook that’s portable and easily accessible.

Now, where was I? If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off. When you return to the task, you won’t waste as much time figuring out where to resume. Multi-tasking reduces productivity. Contrary to popular belief, multi-tasking may actually lower productivity. The switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm. As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. Two-timing the simple stuff. Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. Read the morning paper while running on the treadmill. Exercise decision making. Having trouble making decisions? Putting off decisions is actually a decision – a decision not to do anything! Most of us avoid decisions out of fear of making a mistake or upsetting someone. There is an element of risk in making a decision to act, but by not taking action, we can miss opportunities for positive change in our lives. The next time you are faced with a decision, instead of imagining the worst possible outcome, imagine what could go right and how your life would improve as a result. Some guidelines I use when making decisions are “trust your gut” and “if it’s not an absolute yes, then it’s a no.”

lmost two-thirds of young Canadians (63 per cent) are looking to purchase their first home within the next two years, according to a recent RBC Home Ownership Poll. But these 18 to 34 year olds have significant concerns about making the leap. Almost half of respondents (49 per cent) in this age group cited affordability as a reason they had not yet purchased a home, while one-third (34 per cent) said they were saving money for a large down payment. “Buying your first home is a major milestone and you want to ensure you are both financially and emotionally prepared,” says Michael Schmidt, manager of client segment strategies. “There are no ‘do-overs’ when buying your first house, so it’s important to arm yourself with the right advice to avoid unexpected costs down the road.” First-time buyers could also benefit from the wisdom of current owners. Three in five Canadian homeowners admit they made at least one mistake when they bought a house, including underestimating or overlooking significant renovations that the property needed, not having a bigger down payment, and lack of a home inspection.

No summer slumber for sales July MLS dollar volume eclipses the $350 million mark

I

f July was a cup of coffee it would be brimming over the top. Dollar volume not only crashed through $300 million for the first time in July but eclipsed $350 million in sales transaction activity. Helping achieve this new benchmark for July were sales only 19 shy of the highest July sales ever. Back in July 2008, 1,407 sales were recorded on WinnipegRealtors’ Multiple Listing Service (MLS) system. As a result of a sterling July MLS performance, year-to-date dollar volume is now ahead of last year’s with both years being the first ones to reach and surpass $2 billion in seven months’ time. Without listings you cannot have sales, and July was exceptional in seeing more than 2,000 new listings come on the market. This level of listings is more typical of a spring month. July MLS unit sales increased 13 per cent (1,388/1,225) while dollar volume rose 20 per cent ($352.8 million/$294.4 million) in comparison to the same month last year. Year-to-date MLS unit sales are down four per cent (7,819/8,146) while dollar volume is up less than two per cent ($2.03 billion/$2 billion) in comparison to the same period last year. The inventory of 3,908 active MLS listings at the end of July is up 16 per cent over 2012.

“While changes in government financing rules and the late spring challenged sales predictions earlier this year, July proved the Winnipeg market to be a resilient one. In fact, we expect to record 2013 as one of our best in 110 years,” says Richard Dettman, president of WinnipegRealtors. “The increased number of MLS listings, across the price spectrum, can only be seen as a positive development for buyers in all price ranges. Homebuyers took advantage of the enhanced inventory in July, and they have the same availability advantage in August.” July single-family home sales ended a five-month losing streak in falling short of July 2012 sales activity with a 10-per-cent increase. On the other hand, condominium sales continue to impress with a 38-per-cent jump over the same month last year. You only have to go back to 2005 when condominium sales for the entire year are slightly less than the 1,042 sales recorded thus far this year, while 2004 had less than 1,000 condominium sales. If you were to give out a gold star to an MLS area that is seeing the highest conversion of all its listings to sales, it goes to Valley Gardens in northeast Winnipeg. All of its listings sold in the first seven months. Only one off that achievement is Waverley Heights (not far from the new stadium). The most active residential-detached price range in July was $250,000–$299,999 at 22 per cent of total sales, followed by $200,000–$249,999 at 19 per cent. A huge disparity in the highest and lowest residential-detached sale was readily apparent with a $1,180,000 and a $17,500 sale respectively. Condominium sales were highest again in the $150,000–$199,999 price range at 29 per cent, and had the $200,000–$249,999 price range nipping at its heels with 26 per cent of total condominium sales. The average days on market for residential-detached sales was 32, 10 days off the pace set in June and six days behind July 2012. The average days on market for condominium sales was 33, eight days quicker than last month and July 2012. ven at the best of times, moving day can be stressful for everyone involved. A move involves trucks, boxes, packing materials, workers, and a certain amount of organized chaos. And as with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you. Think of the following tips as “moving etiquette.” » Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your place. It is important to respect your neighbours’ privacy and property. » If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. » In you’re moving out of or into an apartment or condo home, it seems that everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management company will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the residents aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture. » Make arrangements for your pets to be cared for elsewhere during the move. The very nature of a move means that doors will be open for long periods of time, and having animals wandering in and out can be dangerous for them and for those carrying your belongings. » If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet.
