recently had the opportunity to sit down with Scott McGillivray and talk shop. A portion of the interview appears on pages 21-24. Among the many interesting things about Scott is his in-depth understanding of why it makes sense to renovate. The reasons for renovating are many. First, there are the investment angles. Perhaps you are preparing your home for resale or are considering building an income suite. Such renovations revolve around calculating the return on investment (ROI). But there is much more than dollars and cents when it comes to reasons for renovating. Scott also talked about the ‘emotional and practical’ reasons for renovating. For some, a growing family, the need for a home office or a desire to make the home more eco-friendly are valid reasons to renovate. There is tremendous value in renovating because quite simply, this is the home you love. You want to see it reflect your personality and interests. Making your home a place of solace after a long day of work is worth a great deal. So is making your home a welcome space for guests when entertaining. Along these lines do we see the St. Vital family that is featured on pages 38-42. They were presented with the all too familiar scenario, ‘do I stay or do I move.’ After visiting a number of nearby listings they realized that they loved their neighbourhood, schools, parks and shopping. It was just that their 1979 era home was in need of a new layout, new finishes and really a totally new look and feel. After a four month renovation their bungalow time travelled from 1979 to 2015. From an ROI investment standpoint this family did very well. But, much more than that, their house now feels like home. Scott’s positive, proactive attitude is also noteworthy. If it makes sense, go for it! If you have a good idea, don’t sit on it forever or the output will be zero. In order to see progress, a homeowner, or potential homeowner, needs to do some due diligence and then proceed with executing the action plan. This is where teaming up with professional renovators, designers and suppliers will make your life a whole lot easier. 1. Know your project Fully understand your own project before you solicit for quotes. Whether you hire trained professionals or design everything yourself, it is imperative that you know the majority of details so you can clearly communicate this to your contractor. Document the project so there is a common outline between all parties involved. This will help catch all the little added details that can fall off during an involved project. 2. Gather quotes This seems obvious, but get at least three. I’m always amazed at how little homework clients do. Often it’s just "a friend of a friend" who takes on the project! Create a document that clearly outlines the project and your expectations. Supply the same document to all contractors who are quoting. This allows you to compare the quotes "apples to apples". 3. Choosing a contractor Cost, timing and capabilities are all factors when choosing the right contractor, but key attributes that are often overlooked are communication and trust. You are entrusting your contractor with your home and your hard earned money, so you need to have a great working relationship with this person. You don’t have to be best buds and you may not share a pint with them, but they must instill a level of professionalism and trustworthiness with you. Ask yourself: do you really want to give this guy a chunk of money and the keys to your house? Get references and call them, ask everything. Any contractor can find beautiful imagery and say he built it. 10 HOME DECOR AND RENOVATIONS APR - MAY 2015

Talk to previous clients and ask them about their project. 4. Big Picture Before starting a project, think of your house as a whole. Assess your plans and what you would like to achieve with the house for the time you'll be there. Then prioritize and budget. Having a clear picture of the future of your house will allow you to prioritize your project more effectively. It wouldn't make sense, for example, to finish your kitchen when the only access to the basement project you're planning next is through that beautiful kitchen you just finished. 5. Be realistic Regardless of the size of your project, your contractor should do their best to manage it effectively. However, our industry is rife with pitfalls.


The “stuff happens” rule applies rampantly. As long as your contractor reacts appropriately and effectively, stay calm. A good contractor will communicate the issues and the proposed solutions. Getting wound up at every little bump will only make everything more stressful for you. Trust your contractor. 6. Should I stay, or should I go? Picture this: you're in the basement with your family, huddled around a card table eating a microwaved dinner and washing dishes in the bathtub, while the guy you gave $200,000 to reno your house works noisily above you. Is it worth it? It is important to have a clear understanding of the implications a reno will have on your life and daily routine. Renovations are messy and they can inconvenience you in a major way. Weigh the pros and cons of the money saved by staying in the house and the quality of life gained by moving out. As a general rule of thumb, and depending on the size of the project, I prefer clients to find somewhere else to stay during a project. Visit often, but the added turmoil in your life just doesn’t warrant staying in your house. 7. Professionals Know when you are over your head. Use the appropriate professionals to help develop and design your project. Yes, they add expense to the job, but the end result is usually a better product built more efficiently. They are aware of all industry rules and regulations and can also bring newer, more creative ideas, products and best practices to the table. 8. Realistic Budget I have never seen another industry where the average Joe thinks they know the costs involved. Whenever a friend brags to me how little their project cost was, I wonder how well it was done and how long it will last. You will never get a contractor back to a job if there are issues with money. Be realistic with

There is nothing worse than spending a lot and not getting exactly what you want. Budget accordingly and understand clearly what you are getting for your money. 9. Payment Schedule Make sure the payment schedule outlined in the quote from your contractor is amenable to both parties and doesn’t leave you exposed. Pay a deposit, installments once critical stages have been completed and then insist upon at least a 10 per cent holdback to ensure deficiencies are dealt with. Do not make a deal with your contractor to do the job at a lower price for cash! Not only is this practice illegal, there is no paper trail to cover you if the project should need any sort of litigation. 10. Timing All quotes should come with timing guidelines. Your contractor should follow these stringently. However, if you're nearing the end of your project when the fine finishes are being applied, it makes no sense to rush things for the sake of a few days or a week. Rush the framing, rush the drywall, but when the expensive tiles are being applied or that $1,000 light fixture is going in, know when to give a little breathing room. 11. Project Sprawl Once a contractor is in your house, there is always the inevitable "Hey, while you're here..." Projects can grow in scope quite quickly. What began as adding pot lights to a bathroom can quickly become a bathroom gut job. This is fine, but remember the implications to your timing and budget. I SPENT A LOT of time at the recent Home Expressions Home and Garden Show at the end of March. The expertise that was at that show was incredible and I learned from the pros. Therefore, I wanted to share some of the highlights here. Scott McGillivray from the HGTV show, Income Property, had the crowd mesmerized with his presentations on Friday and Saturday. He was enthusiastic, personable and generous with his time. He spoke of the merits of buying property, renovating the homes and then renting them, not only to pay for the renovation and the mortgage, but also to maintain a valuable asset. Although he didn’t speak against those who flip, he made it very clear that keeping ownership and reaping a steady income stream from renting was his preference. It avoids capital gains taxes on something that isn’t a primary residence and homes continue to increase in value. I was particularly pleased to hear him espouse the virtues of hiring a RenoMark renovator. He said that the RenoMark Code of Ethics was a consumers’ assurance of quality and that we all should be insisting that whoever we hire to work on our homes adhere to these values. In speaking with a number of renovators, the need to plan a renovation well in advance was emphasized. Winnipeg is the renovation capital of Canada. More people here renovate than anywhere in the country. We have the 3rd oldest housing stock, behind only Montreal and Halifax. We take great pride in making our homes look good. You can’t just decide on a Monday that you want to commence your project on Tuesday. Quality professional renovators are in demand and have busy schedules. Some of the ones that I spoke to at the show are booked through this summer already. Planning needs to commence months before the actual project begins. Even the do-it-yourselfers need to check with the Planning Property and Development Department to see if they require a permit for their project and a licensed professional to do some of the work. Fortunately, PP+D has an excellent web site that answers many of these questions. The Realtors (Manitoba Real Estate Association and Winnipeg Realtors) had an interesting booth with lots of 12 HOME DECOR AND RENOVATIONS APR - MAY 2015

electronic and personal information available. I talked with a number of realtors about maximizing the value of a home, which rooms generate the best return, trends in purchasing relating to numbers of bedrooms and bathrooms, how a nice yard can enhance presentation value, popular neighbourhoods and a variety of other information that can only come from a professional realtor. The good people at the Manitoba Food Processors Association taught me through their Buy Manitoba program that it doesn’t cost any more to buy smarter and better with local products. Innovative high quality products come from Manitoba and we should be proud that we produce some of the best food products in North America. As a matter of fact, that same philosophy applies to our renovators, builders and home product suppliers. We have the best right here and should continue to promote it.

W

hite Label Homes owes its origins to its commercial counterpart Lola Construction Management (LCM) that began in 2003 in the Winnipeg marketplace. We will give you the best product and charge you fairly, meaning there are very few surprises later because of an incomplete set of drawings, for instance. SCOTT MCGILLIVRAY IS WEARING a large number of hats these days. In addition to becoming one of Canada’s leading real estate investment experts, he is also a property manager, contractor, educator, writer and TV host. Calling him a busy guy would be somewhat of an understatement. He did however find time to come to Winnipeg recently to speak at the Home

Expressions show. While in town, Home Decor & Renovations magazine sat down with Scott for his advice and thoughts on a variety of topics. HDR: Which renovation projects do you feel provides homeowners with the best return on investment?

Scott: “Good Question, because not all renovations are created equally. There are emotional renovations and there are fundamental renovations. So, there are certain things you do for yourself that are personalized, you just want to do it because you like it. And then there are the renovations that can not only increase the value of the home by the cost of the work, but sometimes even more than that. There are five in particular that on average have the best return on investment. Number five would be flooring. Hardwood floors are still one of the most desired products in a home. If you have old ones that can be refinished – fantastic. Even if you have to lay new ones, typically it really augments the perceived value of the home. Solid surfaces all around are pretty much the way things are going, so whether its laminates, or even vinyl planks or tile. But hardwood is still the most dominant in terms of adding value. FROM LEFT TO RIGHT (SCOTT AND MERLYN): We caught up with Scott on his recent visit to Winnipeg to get his thoughts and advice on renovating.

Number four on my list would be hardware & fixtures. Door hardware, cabinetry hardware, faucets and light fixtures are huge and what I love about this is that these are the weekend warriors DIY projects that you can really do on your own. Number three I would say would be the bathroom. The bathroom is the second most valuable room in the home. And again there are different levels you can go with. There is the toilet/vanity swap out which is fairly simple or you can do the full gut job which obviously takes more work. Number two is kitchens which is huge on the list. Obviously, this is the most important room in the home. If you can keep your kitchen renovation, a full new kitchen, within 5-8% of the value of your home you will get a great ROI. And it doesn’t mean you have to be cheap about it. It just means you have to be smart about it. Maybe you have to customise some standard cabinets instead of getting an all custom kitchen done. Maybe you have to source out some more affordable appliances. You kind of have to play to the strengths of your home. If you start spending more than 10% of the value of your home you are going to have a diminishing ROI on your investment. So you know, with a half million dollar house a $50,000 kitchen is pretty reasonable. Anything less than that you are going to be making money on it. Anything more than that and you might be spending too much. And then number one which I like to put on the list is income suites. Mainly because I have so much data on it that I am quite confident on how much value it adds. And that’s ‘legal income suites’ which is important to note because I think a lot of people

confuse and generalize everything as any old tenant in some basement is an income suite, which is not true. Having a legal registered income suite does two things. It brings in an income, number one, which is fantastic. But the second thing is that it also allows more people to qualify for purchasing the home because if you have two homes that are the same price, both are $500,000 let’s say… this one has a legal income suite that brings in a $1,000 a month, that is considered qualifying income to the new buyers. So they might not be able to be financed for this property, but they might be approved for financing with the one that includes an income suite. Same neighbourhood, same home, just that this one has a legal income suite. So that extra $12,000 a year allows them to qualify for a mortgage. It basically brings more players to the table if you are in a resale situation.” HDR: I can tell you that there are a lot of Income Property fans here in Winnipeg. Tell us what we can expect in the balance of Season 10 and beyond.

Scott: “Alright, yah… we are almost half-way through season ten but there is a bonus at the end of season ten. Season Ten first of all, you will probably notice, we went back to half hours. So we did 70-80 half hour episodes, then we did about 40 one hour versions and now we have done another 26 half hours. We have a lot of episodes (laughs).” HDR: I noticed this year in February it started out with the half hour.

Scott: “Yes, so you have got 24-half hour episodes running in season ten, and then, at the end we did a four run special called Destination Payoff. We did four extra episodes and those four extra episodes are about vacation rentals… so more of the aspirational investing. And you will see a clear switch between them. They are very distinct, they are shot different, the format is a little bit different. The idea is still the same. We are fixing up vacation homes and we are renting them out for part of the year to get them paid off for the homeowner. Basically, people that typically couldn’t afford a cottage or a vacation project now can actually make money owning one. So those are fun, those are different. That’s the thing I am most excited for this year – are those episodes which are coming up in April.” HDR: You have teamed up with Bryan Baeumler and Paul La France as fellow judges on Canada’s Handyman Challenge. What is it like working with these guys?

HDR: I had to ask because it looks like you guys are having an absolute blast.

Scott: “Well, that’s because we are good actors. Yes, it’s fun. It’s intense. Y’know it’s funny because you get a guy like Bryan and it’s weird because he’s even uglier in person than he is on television. And Paul is even shorter in person than he is on TV. So, it’s really odd hanging out with them, y’ know people are yelling and heckling at them (laughs). Actually, we do have a lot of fun. Almost too much fun. It’s almost like we are not working when we are doing that show because it’s like a boy’s trip that lasts too long. Have you ever been away with your buddies and you are like, ‘oh I wish we were going home today and not staying two more days.’ That’s kind of how it is with them. It’s like this was good the first few nights, I can’t believe I have four more weeks of it though. But we have fun. The good news is we are all passionate about what we do. We are so invested in the show and the contestants and we are always pushing the production and the network to make it bigger, take it further, let us see more people. That is what actually got us to Winnipeg in the last round, right, because we didn’t go to Winnipeg the first few years, and we were like, ‘we’re stopping in Winnipeg.’ So that was awesome.” HDR: When was it in your life that you realized that this is something that you were good at, that this was the path you were going to take?

Scott: “Well, I didn’t say I was good at it (laughs). Well, I would say two things. In University is when I realized that investing in real estate was what I wanted to do. I was a 24 HOME DECOR AND RENOVATIONS APR - MAY 2015

business student and I did a project on student rentals. I found the business model that worked and started buying and fixing them up. I used my student loan to purchase a rental property which I lived in and then rented out to my friend. And this was way better than being a tenant and then I started to grow the business model and that was it. I focused full time on real estate investing from the age of 21 to about 27, 28. When I was 27, a friend of mine worked on a TV show and had asked me to come and help because I was a licenced contractor at that point from all of the renovations I was doing on my rentals and she asked me to come and help. She’s like, ‘our hands are tied and we need a guy to come and help with construction and our contractor bailed.’ So I went to help on this show, it was Debbie Travis’ Facelift and I had no idea what was going on. I had never heard of this show, I had never watched any reno shows. And they camera interviewed me and I just had fun with it and then ended up asking me to do a whole bunch of episodes and then when they said they were interested in possibly doing a show I told them what I was doing for a living. I said this is how I do it, I do rental spaces and that’s when they were like, alright we’ll give it a shot. And we started shooting it, and I guess I was 29… 28 actually… I started shooting Income Property when I was 28. I know, I watched the first episode recently and I was like, wow it’s been awhile. It’s a long running show. It’s a very rare and blessed experience to be able to run more than ten seasons, right? I’d like to maintain the character and charm of my 1930’s home when renovating the main floor bathroom. A shower isn’t necessary since there’s already one in the basement. Measuring only 5’-6” x 8’-0” there isn’t much space available for storage – suggestions are welcome. I’m seeking a traditional aesthetic that’s fresh but not overly modern. Ideally, amenities such as a heated floor could be incorporated. The general lighting needs to be improved and the window replaced. What are your ideas on undertaking this project? – Carol

There’s nothing more classic than marble and a claw foot tub! The small footprint of the pedestal sink allows the focus to remain on the stunning Versailles patterned floor. t’s fair to say that everyone who has resided in Winnipeg within the last three generations has been affected to a greater or lesser degree by the business history of Harris Builders. Laundry IN STYLE

Create a functional and fashionable laundry room by JO ALCORN

clothes. Choose a countertop that will hide dust and dirt; I used one from Belanger Laminates, a Canadian company who creates laminates that mimic raw stone. Multiple flecks of colour help hide messes and add an industrial element to the room. Laminate has come a long way in recent years; it’s stunning how you can now get it to look almost identical to stone, but at a fraction of the price. A well-oiled machine needs a good engine. What is a laundry room without gorgeous appliances? For this makeover I chose Whirlpool Duet Steam Front Loaders in Chrome Shadow. Not only are they stunning, they are also a homeowner’s dream. They keep clothes looking newer longer and have amazing features that make caring for clothing simple. The washing machine does all the work for you, determining your load size, adding the right amount of detergent, even steaming and removing wrinkles. Laundry sinks can be stylish! Don’t forget about the sink, which is an integral part of any working laundry room. I wanted to find a faucet that was both stylish and that makes life easier. I chose a Delta faucet which you can simply touch anywhere on the spout or handle with your hand, wrist or forearm to start and stop the flow of water. If your space doubles as a mudroom, this sleek faucet is not only visually appealing, it is also a great solution to easily clean up muddy hands after gardening or washing up when arriving home from school, work, sports or after taking the dog for a walk.

THE LAUNDRY ROOM gets a lot of wear and tear,

but is often the most neglected room, design-wise! For my latest project, I wanted to showcase the laundry room, and how it can be designed as a functional and fashionable space. Clean, simple colours. I chose washable gloss white cabinets and applied a coat of CIL Wexford Fog on the walls. The simple colour palette created a calming effect in a usually chaotic room. I added in greys and stainless steel touches throughout the room for a more unisex overture. The laundry room isn’t just the woman’s domain! Who doesn’t need more storage? I turned to Cutler Modern Living, a company that makes cabinetry in Canada and sells through Lowe’s stores (cutlermodernliving.com). The upper cabinets are used to store and hide away detergents, extra towels and cleaning supplies, keeping the space organized. Make room for countertop space. Don’t overlook counter space! Make sure you have enough room to deposit dirty clothes, apply stain treatments and fold 34 HOME DECOR AND RENOVATIONS APR - MAY 2015

The little touches. The laundry room doesn’t have to be a room you dread heading into. I wanted to make it a place that was functional and stylish and with a few touches from Bouclair Home the look was achieved – I added a great piece of artwork, a bowl for keys, and a multitude of great baskets to keep the room in tip top shape. Everything is out of sight and organized but very easy to access. Make sure you give your laundry room some love to create a room that works for your entire family. Who knows, you just might enjoy doing the laundry.

t’s a conversation that takes place around many a kitchen table when couples weigh the merits of buying another house to accommodate a growing family or take the plunge and do a full-scale renovation to their existing home. After viewing over 20 homes for sale in their area, Wade and Lynn decided to take the plunge. Turns out, says Wade, “our 1979 bungalow feels like home; it’s in a great St. Vital neighbourhood with schools, parks and shopping nearby and familiar so there wasn’t a lot to be gained by moving.

“Once that decision was made, the couple found Doreen Gauthier of Make it Home Ltd on the RenoMark website. We took a look at her website, her philosophy, her ‘befores’ and ‘afters,’ and her list of awards from the Manitoba Home Builders Association and were convinced her company was our best choice,” says Lynn. The family decided to hunker down in their finished basement during the course of the four month renovation while the 1150 square foot main floor began its transformation. This is our specialty!” Four months later, the family took its rightful place on the main floor and is delighted with the results. “We’re very happy everything and would do it again,” says Wade. “We enjoy the design and the quality of the finishing. It’s a brand new house and it’s comfortable, functional and up to date.” The couple is so glad they chose Doreen “She was excellent! We would come up with problems and her response was never to say no and always to figure out how to say yes,” says Wade. “We definitely would recommend her company.” Lynn adds, “Doreen guided us the whole way. She was always expressing that she wanted us to be happy with the whole thing, and that came through clearly and repeatedly.” Doreen is equally happy with the result. “I'm always grateful for clients who are brave enough to take something like this on instead of simply moving to a new house. The rewards are so great! People do this because they are connected to their current homes whether it is the location, great neighbours and so on. Ginette & Aynsley Project: Steam shower and backsplash in basement bathroom We live in a 1927 house in River Heights. We decided that we wanted a bigger bathroom in the basement and started looking around at steam showers and tiles. After visiting four or five retail stores, we discovered Torino and they were awesome right from the get-go! We had a couple of planning sessions in the house because it was a basement bathroom. They consulted with our plumber, talked to different suppliers for tiles, accessories and made sure we had the right tiles for steam. They figured out the proper slope of the ceiling, coordinated our shower door guy to come in to do a custom fit. We got a daily report on what was going to be done and when. Communication was outstanding! Tricia & Kevin Project: Backsplash in the kitchen I wanted to replace an existing backsplash that wasn’t particularly my style in the house we bought a year ago. We went to Torino to look at their showroom. I had a challenging project in that the hood fan was actually installed before the tile. It was grouted into the existing tile work so I was

Sandra and her husband, Wayne, got the model number, researched it, looked at the installation for that and were happy to come out and make sure it was re-installed properly. Even the installer, Brennan, was very particular even in spaces that no one would ever see like underneath the counter. It’s absolutely perfect! The day before the install, I emailed Sandra and changed the scope of the project and I added another room, my laundry room. And I asked her if it was even possible to do that, but she replied ‘no problem. I’ll go drive to my supplier, pick up the product and it will be there for the next day’. And it was. Monica & Morgan Project: Steam shower and backsplash in basement, kitchen backsplash My husband really enjoys steam showers so we wanted to install one in the basement of our 1949 home. We had looked at a few places and found that nobody truly understands what it takes to install a steam shower. My husband is extremely detailed oriented and was very impressed with Wayne’s knowledge and action plan for doing a properly installed steam shower that was going to last. THIS YEAR MARKS the beginning of the biggest changes

the lawn care industry has seen in the past 70 years. This season will be the first that Manitobans can no longer use synthetic herbicides to control weeds on their lawns. Under a new law brought forth by Manitoba Conservation, the only commercially available product permitted for use to control weeds is called Fiesta. What is Fiesta? Fiesta is manufactured by a company called Neudorff. Described as a biopesticide, Fiesta is an iron-based, odourless, selective, broad leaf weed killer. Fiesta is extremely safe. People and pets can enter the treated area as soon as the product has dried. How does it work? Fiesta is applied to the turf in a liquid form. Weeds absorb Fiesta quickly. Once inside the plant, the weed begins to dehydrate and the iron component in Fiesta begins to oxidize, destroying the weed on a cellular level. The weed may even secrete black ooze for a very short time as the iron within the weed gels and is excreted from the plant. Fiesta works extremely fast producing visible results in mere hours. turn black, dry out, crumble like a dried leaf, and disappear over the following days. Fiesta is effective on a wide range of weeds but it should be noted that a second treatment may sometimes be necessary to control well established weeds. Dandelions are effectively controlled though two applications are typically necessary. Fiesta also has an added beneficial effect on the lawn. Grass plants are able to store and utilize the iron in Fiesta, thus remaining unharmed. The iron actually helps the grass plant to more efficiently utilize nitrogen which is the nutrient responsible for producing the dark green colour in the lawn. The result is that Fiesta generates a deep green colour in the lawn. Blanket spray or spot treatment? Unfortunately Fiesta is expensive. Spot treatments, where weeds are spot sprayed directly, are certainly less expensive, though you will not see the added benefit of the dark green colour that can be achieved with a blanket application and, depending on the density of weeds in your lawn, you may end up with dark, polka dot spots throughout your lawn where the weeds have been treated. This is a short term effect but can be somewhat unsightly. One must also keep in mind that


lawn technicians can only spot treat the weeds they can see. Weeds can spring up quickly, especially in the spring. This is precisely when you want to control your weeds. After having your weeds spot treated, you may have new weeds popping up that were too small to be noticed during the last visit your lawn care provider made. You’ll likely have to wait until your next visit to have those new weeds treated. Of course a blanket treatment will not only create that dark green colour in the lawn, it will treat all weeds, whether well developed or just forming under the grass blades. Fiesta was first used in Canada in 2010. First impressions were not promising, but after five years of refining and testing, Neudorff finally has a product that works when applied according to their recommendations. For best results, Neudorff recommends that Fiesta be applied as a blanket spray twice in the spring, followed by spot treatments for the remainer of the season. In order to be effective, Fiesta must be applied at sufficient concentration AND volume. Tests performed by the manufacturer, Health Canada, the Guelph Turfgrass Institute, and by Cornell University, all conclude that two blanket applications at the recommended rate AND volume, must be made to achieve a weed-free lawn. Many companies are now offering spot treatments of Fiesta to control weeds as they are unable to deliver the

volume necessary to perform blanket applications of Fiesta. Others say they will call you to ask for more money if they find you have more weeds than they can spot treat. Still others are claiming they will indeed be performing blanket applications, though their prices do not reflect that this is the case, which may be an indication that, although a blanket application may be performed at the correct concentration, it will not be applied at the recommended volume. In the past, using synthetic weed control, one could apply a higher concentration in a smaller volume that would still eliminate weeds, but with Fiesta this is simply not possible. Weeds require time to absorb Fiesta. Applications made at light volumes result in too much of the Fiesta evaporating before it can be absorbed resulting in marginal results. The lawn industry is changing dramatically this summer. Lawn care companies will quickly discover that they simply can’t ‘cheat’ with Fiesta, and customers will quickly find out which companies have been testing Fiesta and know how to use it, and which companies do not. After four years testing Fiesta, my advice is to get the blanket applications. Not only will your lawn be weed-free, it will also be darker than you’ve ever seen it before! This need is creating a different type of living space in our homes, a space that allows us to retreat from our fast pace of living to a personal haven that creates tranquility. A space that embraces calm, defines our inner being, pampers

Designing a Principal suite will allow you to reflect on what you need to balance your inner self. This inner sanctum is yours to do what you wish, and as interior designers, we are here to offer a few guidelines (principles of design) to ponder:

in the closet for storage. If you are thinking of purchasing a matching bedroom suite, think again. Lounge Zone This area is for reading, watching television, or just enjoying a fabulous view. » If you have the space, a comfortable chair or chaise will invite you in and embrace you for the afternoon! » The TV has become a standard feature in the bedroom. Why not recess it into a wall or mount it on a wall bracket. » A fireplace is a great investment for those cold winter

They help keep the books, DVD’s and memorabilia organized. » Why do you have to go to a hotel to ‘get away from it all?’ Install a small counter with some upper storage and a bar fridge. » A writing desk may inspire creativity. If you are short on room, why not incorporate it into your closet door? » An ironing board built in to the space will save trips to the laundry room to do a last minute press. » The dressing area could contain small drawers with adjustable compartments lined with velvet for jewelry and small pegs to keep necklaces in line. » A table in this area would allow for laying out accessories or ties. » This area may contain a chair for donning or doffing shoes. » Hooks are great for fast changes (and hooks usually keep the chair clear for sitting). Bathing Zone Luxury and pampering are the main agendas for the ensuite. » The look is luxury with the use of natural stones like marble or granite, tile and even natural pebble stone. » A soaker or jetted tub is a must for the ensuite if you are someone who likes to bathe. Stand-alone tubs say luxury.

Contrasting too many colours on various surfaces will shrink the space and can create a feeling of uneasiness. A variety of lighting is very important in any bedroom. Consider having enough task lighting for various tasks and optional lighting for creating mood. The room might be lit with skylights, wall sconces, pendant lights, and for mood lighting, maybe a chandelier! Limit the amount of accessories you use. Artwork should be placed in a few key places. own-sizing seems to be what’s expected for retirees but Pat chose a different course. In fact, she ‘up-sized’ when she traded her loft-style downtown condo that served her so well during her working years and purchased a West Kildonan home in 2014. “I did the opposite and bought a lovely river lot home that I’m thoroughly enjoying,” Pat laughs. “I have a really good friend who comes from a farm and she told me that I just wanted a little bit of dirt to play with! And that’s so true. I wanted a garden and a bit more space when family and friends come to visit.” But there was work to be done on the house that was built in 1986 and Pat zoned in on the 80’s melamine kitchen with oak trim so popular at the time, but now clearly showing its age. Upon the advice of a tradesperson co-worker, a visit to the Home Expressions Show and checking online, Pat called upon Sergey of Accord Cabinets to create what she refers to as a ‘communal kitchen’, a place that “I can commandeer guests to help when they come over and a space that’s open to the den where the TV is positioned and also encourages easy conversation when I have company.” Pat says, “Sergey and I made for a good team when deciding what goes where in the space. I knew what I wanted, but it was Sergey who was actually able to come up with the design. I would talk ‘broad-brush’ and Sergey went away and came back with a plan that included what I wanted and also his own ideas that I hadn’t considered.” Sergey put Pat’s kitchen on paper with a 3D program that gave her a virtual walk-through. “I changed a couple of details to her liking. We are a full-service company that provided Pat with the design, fabrication, installation of cabinets, countertops and sink.”

THE KITCHEN IS BATHED IN NATURAL LIGHT FROM THE ADJACENT PATIO DOORS AND ALSO THANKS TO THE REFLECTIVE PROPERTIES OF THE HIGH-GLOSS THERMOFOIL DOORS IN SOFT-WHITE FINISH, THE KITCHEN IS ALWAYS BRIGHT AND CHEERFUL. The plans resulted in a quasi-open-concept layout with the sink and prep area looking over the den. The sink is positioned between 2 pillar cabinets and an overhead bridge of display cabinets with sand-blasted organic textured inserts provides ample storage and an interesting visual focal point. “I like the fact that each insert is slightly different,” says Pat. “It’s quite intriguing.” The kitchen is bathed in natural light from the adjacent patio doors and also thanks to the reflective properties of the highgloss thermofoil doors in soft-white finish, the kitchen is always bright and cheerful.

Sergey adds that the cabinets are extremely durable, are easy to wipe down because of the smooth finish and also represent the latest German technology with new glue and MDF core and foil finish. “They can last forever!” The Caesarstone quartz countertops in Nougat with a slight speckle unite the kitchen and have been extended to create a breakfast bar space defined by three pendant lights for extra illumination. he versatility and expressive potential of textured cast glass takes centre stage in the large MPD Glass showroom at 853 Marion Street. Chris Kaleta, MPD co-owner and artist, is excited about this latest display since it provides an array of over 50 samples, some full-size sheets, that can best convey to customers how their finished glass product will look once installed in their homes. Textured glass is used in cabinet doors and kitchen glass doors to great effect but that’s only the beginning. The design industry has discovered the decorative potential of glass over the years and how the product satisfies the ‘form versus function’ mantra that’s so vital to creative solutions. Chris sees textured glass as a home decor chameleon in many ways. “It can provide a neutral element allowing for natural light to flow into a space; it can function as a focal point in a room divider or it can take centre stage as an accent in a backsplash or countertop.”

A home renovation can be a daunting task in so many ways: settling on a perfect design can be tough enough (especially without professional help), but then bringing this design to life is a whole other story. Ultimately, the finished project is more than worth the effort. So read on to find my tips for creating a vision and surviving the construction, based on a recent home makeover led by me and my Toronto Interior Design Group in beautiful Port Credit, Ont. Stay consistent » Despite what TV shows taught us in years past, usually a beautiful renovation doesn’t require each room to have a "theme." I typically aim to tie space together by using unifying details throughout, such as a consistent wall colour or flooring. » In this project, Benjamin Moore’s OC-23 Classic Gray dresses walls and ceilings and cabinetry throughout, while a rich hardwood floor connects the dining and kitchen spaces, laid on a diagonal to create long lines that expand the space and add a sense of energy.

TIP: Lately, one of my favourite design go-tos is the sleek, square-edged undermount sink. It’s a contemporary touch that suits any kitchen style, and is very functional too, especially with a fitted sink grate.

…Except when you don’t » With a clear base in place, the palette then has room to play with some mixing and matching. The homeowner came to me initially with a sample of the material that became the dazzling island, but rather than use it everywhere and overwhelming the space, I contrasted it against a simpler deep grey quartz for the back counters and fireplace surround. » With the cabinet pulls and handles in a satin nickel finish, I wanted to reintroduce some subtle warmth in the light fixtures. To play against the cool crispness, I found these airy pendants in bronze and sconces in hammered gold, with exposed bulbs for a radiant glow. Mixing stones, metals, finishes and design periods brings a sense of personality and life to a space, so it never feels cookie-cutter. Go big » In a compact room, a few big statements go a lot further than a heaping helping of clutter. For the compact powder room, I mirrored a full wall, with a frame and singular sconce to add some traditional elegance and a sense of polish. The rest of the room is simple, clad in a subtle wallpaper, allowing the onyx and

marble mosaic tile floor to speak on its own. » In a master bath, the luxe look of the era is big tile, with a colour-matched grout that disappears for a look of endless stone elegance. Offsetting the stone in a simple brick layout helps hide the seams, as does the organic pattern. Here, the simple mirror and block vanity let the tile be the focus, suiting the scale of the room but not stealing the show. Know when to splurge and when to save » If you can afford it, renovating several rooms at once will save on various labour costs. However, don’t stretch your budget too far, set aside the money to do each space right the first time

(with some emergency funds left over for unexpected issues), and you’ll still love it years later. » If you love a material, rather than replacing it with a less appealing substitute, consider tiling less space. For example, tile one full wall of the bathroom in natural stone and leave the others plain, or use a must-have material for your counters and a simple backsplash. (Subway tile is affordable and timeless, so it’s always a great option.) » Just updating from a shower curtain to a glass panel modernizes any bathroom. You can have them custom-fitted to a tub, or create a shower stall – either way, consider a sophisticated, smokey grey tint to add an unexpected twist.

Working with a designer Tackling a renovation always takes a strong team, and that includes you! Here are some tips to keep in mind when working with a designer to achieve your dream design. BE UPFRONT: Homeowners are often timid about presenting a budget, or unsure of their own taste and expectations. Giving your designer as much information as possible at the start will lead to a more satisfying result, and faster. DO A LITTLE RESEARCH: Taking even just an hour or two to gather images from your favourite magazines or blogs will help reveal what you truly love – even if your eye can’t spot the patterns, your designer will! Houzz is a go-to website I often use when looking for mood-board images for myself or my clients. I recommend putting together your own "ideabook." Plus, you can check out my new inspirational ideabooks every week! KEEP CALM: In most renovations, there comes a time about threequarters of the way through where maximum homeowner stress arrives. Money has been spent, the construction site is bustling, and nothing seems like it could possibly be finished on time. This is the moment to take a big breath – soon the mess will be swept away and a beautiful new space will appear. TRUST: Ultimately, getting the best from a designer means choosing someone whose taste you trust, and then letting them put their skills to use. The best designs always include some elements you never thought would work until you see the spectacular results!

Why is this new Fiesta weed control product so expensive?

At present, Neudorff North America is the only company that manufactures a biopesticide for broadleaf weed control that is considered safe enough by Manitoba Conservation to be safe for people, pets and the environment. Neudorff has multiple patents on their formulation and at present, there are no other effective alternatives. There are other products that do control weeds to an extent, but none that controls weeds with the safety and effectiveness of Fiesta. Manufacturing Fiesta is a genuinely expensive process. That coupled with increasing demand, limited supply, and a monopoly in the market, all point to a high price tag. On a positive note, Neudorff has dropped their commercial, volume price by 20% over last year’s price. It is unlikely that they will continue to drop prices at this rate, but the lawn care industry is all too eager and willing to pass any savings on to their customers in order to keep prices affordable.

If I get a blanket application of Fiesta and my neighbours get spot treatments, does this mean my lawn will be darker than theirs? Absolutely! Assuming you are caring for your lawn according to recommended cultural practices, your lawn will be both darker, and

healthier than your neighbours. In addition to assisting grass plants in utilizing nitrogen which provides the dark green colour in your lawn, the iron will also improve the overall health of your lawn. While you’ll have a darker, greener lawn, your neighbours will have to deal with polka dot dark spots for a few days while their spot treatments kill off their weeds.

How will I know if my lawn care company is properly blanket treating my lawn with Fiesta?

A|

There are two distinct ways you will discover that you’re not necessarily getting what you paid for. The effect of the application on your weeds and the colour of the turf. Firstly, and most obviously, if the technician

Are there still weed control products available at the local hardware stores and garden centres?

A|

Weed control products are classified into three categories; Domestic (for home use), Commercial (for the lawn industry), and Restricted (for special use, typically under a special permit). A pesticide applicators license is required to apply commercial or restricted pesticides. Commercial and restricted weed control products contain the highest levels of active ingredient. That is to say, when used according to directions, they will work most effectively. Domestic weed control products are typically formulated at concentrations of 50% or less than 50% compared to commercial weed control products. Thus, domestic weed control products tend to be less effective, requiring more frequent applications.

Does the new weed control by law apply to my driveway, patio, and sidewalks? performing the application is employing a tool that produces a fine mist or very fine spray, it is unlikely you’re your lawn or weeds are receiving enough product to have the desired result. After your application, if most weeds wilt but then bounce back a few days later, you probably didn’t receive the full value of your treatment. It should be noted that if you have a lot of weeds in your lawn, some weeds may survive the 1st treatment, but if virtually all of them do, the application was probably too light. Secondly, while you may see some darkening of the turf, it will not be as fast or dramatic. Applied at the correct concentration and volume, Fiesta will generate a dramatic darkening of the lawn that occurs almost overnight. The effect does depend somewhat upon conditions and assumes that the lawn is being properly cared for. If you’re only seeing a slight, gradual darkening of the turf, you may not have received a significant volume. Unless you have a serious weed control problem, after two blanket applications of Fiesta, your lawn should be virtually weed-free.

Yes. Restricted pesticides can no longer be applied to your lawn, or any adjacent surface including your driveway, sidewalks, and patio. Restricted pesticides include Killex, RoundUp, Par 3, 3-way turf, and any formulation containing 2-4d, mecoprop, or dicamba.

My lawn was fairly weed-free last season. Can I get away with a spot treatment weed control program?

If your lawn is in good health and was fairly weed-free last season, you can certainly choose a spot treatment program. If you have very few weeds, you will, in turn, have very few dark spots where you spot treat your weeds. However, you will miss out on the darkening effect.
