It’s great news if you’re in the market for a new home and mortgage, but how long can this last? Experts predict interest rates will stay put until later this year, but don’t take their word for it. If you’re considering buying a home, get pre-approved for a mortgage while rates are still low. This locks you in at the current low rate for up to 120 days while you shop without the worry of rate increases in the short term. Aside from that peace of mind, do your due diligence and get the financial facts before you sign on the dotted line. Canada Mortgage and Housing Corp. offers some tips to help you manage your mortgage: » Calculate what you can afford. Your monthly housing costs (mortgage principal and interest, taxes and utilities) shouldn’t exceed 32 per cent of your gross monthly income. Your entire monthly debt load (including housing costs, car loans, credit card payments, etc.) shouldn’t exceed 40 per cent of your gross monthly income. » Don’t spend the maximum you can afford. Set aside some savings for a rainy day. » Choose the shortest amortization period possible. This will increase your monthly payment amount, but can also save thousands in interest payments over the life of your mortgage. » Stress-test your mortgage at a higher rate. If you can still afford to make all your payments if your interest rate was two, three or four per cent higher, you’re sitting pretty when rates do finally rise.

I

f you’ve been reading this series of columns and following my family’s home-buying and selling journey, then you may remember my dread of having to endure weeks (possibly months) of painful open houses and showings. Luckily, that For Sale sign became Sold faster than expected. Now, those worries about selling our home have shifted to buying one, and meeting everything on our must-have list – budget and timing included. In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me and my husband to take the reverse route and buy first. “It’s a sellers’ market,” he said. “Selling won’t be the problem; it’s buying that you should be more concerned about.” Well, the agent was right on one count – our house sold in a matter of days. But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages simultaneously, or settling for less than list price on our home in the interest of a quick sale, were certainly not part of the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. We now know exactly how much equity we have to put toward our new house, and we won’t get hit with a doublemortgage whammy. To us, this peace of mind is worth the risk of possible bidding wars and being beaten out by a bigger, better offer. In fact, we almost expect that scenario. After all, it is a sellers’ market, right? While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. Experts guess at where the market is going based on trends and historic data. And while the picture may look a certain 20 • ResaleHome&CondoGuide | Volume14 Issue06 

way from a national, provincial or a city-wide perspective, what happens from one street to the next, and from one price range to the next, can differ dramatically. Your guess as to what the housing market holds in your specific circumstances is as good as anyone’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while we search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should we buy now, or wait until this feverish frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your facts. Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being bombarded by the latest headlines. The key message? Buy when you’re ready for the market, not when the market is ready for you.

uying a home is a very exciting time in your life, whether it’s your first or your 10th, and it’s a smart investment for your future. Since this will likely be one of the biggest investments you will make during your life, my goal is to help you be well prepared before you set foot through the front door. If you don’t want to find yourself stuck in the middle of a homebuyer’s worst nightmare, there are three key people that you should be working with: a real estate agent, a mortgage broker and a home inspector. Working with this trio will put you on the right track to a successful purchase. While lots of people these days are attempting the do-ityourself route when it comes to real estate, often times the cost of hiring a professional is well worth it in the interest of potentially saving you lots of money and headaches down the road. Enter the home inspector. Although you won’t need a home inspector until you find that dream home, you’ll want to make sure you have one close at hand for when the time comes. You never know how fast you will need to move to get the house you have fallen in love with.

Since home inspections have become the norm in any home purchase, finding a good inspector has actually become difficult. There are unqualified home inspectors out there preying on buyers who don’t know the difference. Buyer beware! Check that the inspector belongs to your provincial association of home inspectors and the Canadian Association of Home Inspectors. You’ll want a Registered Home Inspector with the right credentials. Buying a home is an important life event and it means that you will have many decisions to make. Once you’ve got all the important things sorted out, have fun with it! After all, it means freedom from rent and the beginning of a new chapter in your life. Packing tips to make your move a little easier

❏ Gather boxes in all sizes. ❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding. ❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it. ❏ Number the boxes and keep a list of which boxes go in which room in your new home. ❏ Label boxes containing fragile items with large red lettering. ❏ Place china in plastic bags and stack plates upright on their sides, not flat. ❏ Pack your TV, stereo and computer in their original boxes whenever possible. ❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. he housing market has gone wild in much of the country and it has people panting to make a good investment, and make the jump from renting to owning. Slow down and consider all the angles before you dive in. ›› there’S Something about money

Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While the money is a key consideration, it shouldn’t be the only consideration. But if you’re going to make the decision to move from renting to buying, you have to look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home with the cost of renting one. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you don’t pay if you are renting. Of course, all that has to be balanced off against the fact that no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to turn a quick profit, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money you earn is tax-free.

algary’s real estate experienced a steady growth in sales and prices during the first four months of the year, according to Calgary Real Estate Board (CREB) figures. “We’ve seen really good activity since the start of the year in all markets,” says CREB president Bill Kirk. “The condo market was leading the way in sales growth at the start of the year, however, spring brought about more single-family new listings, resulting in improved sales growth in that sector. “When it comes to condos, it’s very much a lifestyle choice and we’ve watched condo sales take more of a share of the market in the last few years,” he says. “But it’s also an affordability factor. Activity in price ranges in the last three years has shifted from $300,000 to $400,000 to $400,000 to $500,000, and with less choice in single-family homes price below $400,000, people in the $200,000 to $300,000 range are virtually looking at condos now.” The total combined single-family and condo sales in the city of Calgary during the first four months of the year were 8,319, representing a 10.8-per-cent jump over the 7,419 tallied in the first third of the year in 2013. Single-family home sales in the city of Calgary during the first four months were 5,636, an 8.3-per-cent hike over the 5,170 sales recorded during the same time period last year. Meanwhile, condo apartment sales in the city of Calgary were 1,511 during the first third of the year, up 16.7 per cent from the 1,258 tallied from January to April 2013. Condo townhouse sales totalled 1,172 in the first four months, a 15.4per-cent hike over the 991 in sales that occurred in the first third of year in 2013. “Since the start of the year, there have been gains in sales, prices and inventory except for the single-family market, where

despite increase in new listings in April, inventory is still down overall and we’re still very much in a sellers’ market,” he says. In fact, the number of new listings added in the singlefamily market during the first third of the year was 8,148, down 1.2 per cent from the 8,245 recorded during the same time frame last year. However, new listings added in the condo markets have increased over last year. The number of new listings in the condo apartments market during the first four months was 2,405, up 13.6 per cent over the 2,079 recorded in during the first third of year in 2013. In the condo townhomes market, the number of new listings added from January to the end of April this year was 1,622, up 7.1 per cent over the 1,506 in the same period last year. “We saw more new listings being added in the last month in single-family as people likely feel, with less snow and more green showing, [that] it’s a good time to list their homes,” Kirk says. “Also, because of the uptick in single-family prices, which have reached the price peak of 2007, they feel they can get the equity out of their current home now so more people are listing.” Kirk speculates the increase in condo inventory is due to more projects coming on the market, “and prices nearing 2007 highs.” Price gains have marched across all market segments in the city of Calgary since the start of the year. The single-family benchmark price in April was $496,700, up four per cent since the start of the year when January’s benchmark price was $476,700. The condo apartments benchmark price in April was $291,700, a 3.8-per-cent increase from January’s $280,600. Meanwhile, condo townhomes benchmark price hit $316,700 in April, a 2.3-per-cent hike over January’s $308,100.

re Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, “Do Canadian homeowners or prospective buyers need to be concerned?” Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. First-time homebuyers

If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing. So a slight market correction would be welcome news. You can still get into home ownership with only five per cent down, but since your maximum amortization is limited to 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. ConClusion: A market correction is a good thing for you.

real estate investor or seCond-home buyer

If you are buying real estate as an investment either for cash f low or as a second home, then this is the perfect market condition for you. When there are more sellers than buyers, you have more bargaining power. If you can negotiate a better deal and pay less for the property you are looking for, it simply makes the deal that much more affordable. ConClusion: You should be hoping for a market correction. Current homeowner with no plans to sell

Current homeowner buying or selling – moving up or downsizing

It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. ConClusion: in most cases, the net effect of a market correction is zero.

Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. hen it comes to buying a vacation property, Canadians are more likely to share the cost with friends and family than they are when buying their principal residence. t is finally spring, after the longest winter in recent history. Perhaps you have decided to take advantage of the strong real estate market and sell your home. The trade off to selling during a sellers’ market is once you sell your present house you are probably looking to purchase your next home. It is important to do everything possible to get the most money for your existing property – especially in during this type of market. Hiring a professional stager to offer advice on how to sell your home for more money, and in less time, can be very beneficial. A one- or two-hour consult can result in a list of projects that will assist you in achieving this goal. First on this list is de-cluttering. Unnecessary pieces of furniture, artwork and accessories should be stored away. Identify and focus on the best architectural

features, and arrange furniture to highlight them. Place sofas and chairs so they are in a conversational formation. Put away accessories and collections that may have value and may also be distracting to the potential buyer, and especially if these items are small enough to go missing during showings. It is not often that items are stolen, but in my experience over 10 years it has happened several times. One of these times was actually a friend of mine that had antique scrimshaw horns that had been in her family for over 100 years that she had brought from England. She had a collection of three that I suggested she pack away. She didn’t get around to it before her home was put on the market, and unfortunately two of them went missing. A professional stager will also recommend removing décor that is more personal, like trophies or diplomas. In

my opinion, a potential buyer should not know anything about a seller until they are willing to make an offer on the property. There have been a few exceptions to this rule and they have been mostly men who participate in or coach sporting teams. Removing the amount of personal stuff these guys have can be very difficult, so I usually try to get them to meet me half-way and store 50 per cent of their gear. As a stager, it is my job to get sellers to pack away thing that my have too much “opinion,” as I like to call it. Recently I had lovely clients who owned

So, not only were you gasping for air after having climbed 17 stairs to get to the front door, but the first thing you saw when you entered the house was that sofa and matching chair. I asked the seller to remove the sofa. We actually kept the chair in the room, but moved it so it was not the first thing you saw. We rearranged the furniture and the result was an offer and sale in the first month. These particular sellers did everything that was asked of them, and they had fantastic results. Staging a property aims for neutrality, but there is a very fine line between ‘neutral’ and void of all personality. The potential buyer needs to feel an emotional connection with the property, or they will move on to the next house. Most buyers are actually looking for a reason to not like your property, because the next one could be better. We can all sit in the comfort of our homes and search the listings endlessly in search of properties. Make sure your property is well represented with fantastic photographs for

the listing. Every room must be clean and tidy, all clutter removed, and furniture arranged to invite buyers to come in, sit down and feel welcome. If there is nowhere for the buyers to sit, they will not linger. When a property is vacant, this is a huge problem. An empty property can feel cold and uninviting. Rooms often seem smaller than they actually are, and the echo in an empty property is not friendly. The cost of furnishing a vacant property is much less than the first price reduction you will do if the property does not have any viewings. Vacant properties usually do not photogragh well either, so those precious Internet photos will not be great. In a strong market, it’s imperative to do everything you can to ensure your house looks as good, or better, than the competition. Potential buyers are savvy these days, and there are beautiful homes to see. Make yours the one they want to purchase!
