Taking advantage while you can Use low interest rates to your benefit

T

he Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and are likely lower than posted bank rates which are currently hovering around three per cent for a variable rate. With a preapproval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be much movement until early 2014. The Bank will make its next scheduled rate announcement on March 6. Don’t wait until then to get preapproved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

Know your builder – and warranty Buyers should take the time to look into who’s building your home and what’s covered

magine buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. You wouldn’t dream of it, would you? But when it comes to buying a new home, many consumers are not always as diligent. Perhaps it’s a matter of some people being so excited about buying a new home that they’re more interested in choosing finishes and floorplans than reading the fine print of a sales agreement or warranty. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Indeed, taking the time to learn about your new-home builder, what kind of warranty it provides and what is covered, is time well spent. Too often, buyers don’t examine this part of the homebuying process until they need to – when an issue arises. Just like with cars or electronic devices, not all manufacturers and products are created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

In March, Excel is also adding a new laned model to the existing single family showhome parade in Heartland. The Kendal is a 1,888-sq.-ft. two-storey home with a thirdfloor loft. “It’s a really well-designed plan that adds great value for people who are looking for more space. The Kendal has been one of our top selling laned models in other communities,” Palmer says. Excel’s laned homes in Heartland start in the $270,000s. The two front garage showhomes in the current Heartland parade are the Weston, at 1,735 sq. ft., and the 2,108sq.-ft. Ainsworth, which start from $370,000s. “We’re currently working on two new front garage homes that will open this summer – the Weston II and Ambleside,” she says. “And, for those looking to move in sooner, we also have a great selection of laned and front garage homes available for 30- to 60-day possessions and townhomes that are 60 to 90 days.” Excel Homes will open in three new communities this spring. In Cochrane’s Sunset Ridge, Excel will open two front garage showhomes in March – the 2,010-sq.-ft. Monarch Hill, an Alberta Award of Excellence winner and the ever-popular Weston – starting from the $370,000s. Excel will be building a wide range of home styles in

and spring just around the corner, more people will be out looking to buy their first home or a move-up property within the next few months. For those who are thinking about buying a new home this spring, whether you’re a first-time homebuyer or have been down the path before and seeking your next home, it will ultimately come down to finances. Some of the key questions people may want to ask themselves before taking the plunge to homeownership are: what’s the best approach to financing the purchase; how long will it take to get your financing in place; and how much can and should you borrow and still feel comfortable? Being comfortable with all aspects of your mortgage is a big part of enjoying your new home – you don’t want find yourself in a situation where you’ve bought at the high end of your budget and you’ve left yourself short for incidentals that often pop up. There are number of mortgage lenders to choose from, offering a vast array of approaches to make the homebuying process easier for you, along with offering ways to meet various budgets so you’ll feel comfortable with your decision at the end of the day. With today’s technology, homebuyers have easier access to financing information and advice from various sources than ever before. Of course, one of the quickest ways to obtain mortgage information is through the Internet. Mortgage lenders and insurers offer a wealth of valuable online information and you can find out about the buying and borrowing process, what you’ll need for a down payment, as well as various financing options. Many websites have mortgage calculators so you can easily figure out just how much of a home you qualify for buying and what your payments would be. You can also explore how different purchase prices, down payments, amortization and payback options affect your payments. If you’d rather have more hands-on material, most lenders have a full range of brochures and worksheets available at their local branch offices, so you can stop in and grab copies of these or check to see if they can be e-mailed to you. Some lenders also have a toll-free number for 24-hour access to information. And when you start getting serious about a purchase, it’s a good idea to make an appointment with a mortgage specialist to discuss what you’d like to buy, your budget and to get a mortgage pre-approval. Obtaining a pre-approved mortgage is a really good idea because this way you know the range of the purchase price of a home you can afford before you start looking. And access to lenders has never been easier, with some offering flexible business hours and having mobile mortgage specialists who will come to you. New-home builders are also an excellent source of financing information and assistance. When you are out house hunting and visiting showhomes, you’ll discover some of the larger builders, in collaboration with their financial partners, offer mortgages to their customers at preferential rates. But at a minimum, your builder can provide information and refer you to lenders that are well versed in financing new home purchases. Mortgage specialists are highly trained and well equipped to provide advice and information to help make the homebuying process easier, and they can often process your application quickly. Having easy access to information and efficient service from mortgage lenders lessens the hassle when it comes to the financial side of the homebuying process, and is another step towards making your homebuying dreams come true.

New trends in interior home design Q: What are some of the current trends in new home interior design? A: Kal Macdonald, interior designer for Shane Homes and Creations by Shane Homes, who has just returned from Interior Design Show 2013 in Toronto, says there are a number of new trends that will be making their way into homes this season. “Some of the trends we saw at the show our customers have actually asked for recently and we expect some will be incorporated in our showhomes and our Expressions Design Studio,” Macdonald says. “For about a year people have been moving toward the polished look in the kitchen and bathroom and high gloss is in,” he says. “We’re seeing high gloss white, black, red and sand cabinets for the kitchen and bath and white glossy furniture such as lacquered coffee tables and dining tables. “In the kitchen we’re also starting to see mirrors on the front of the island, which enhances the space and adds a modern look and I think we’ll try this in one of our showhomes,” he says. “We’re also going to add the high gloss white cabinets in our new showhome in Nolan Hill opening in

April, so customers can get a feel for the new look.” For countertops, more people are choosing quartz over granite and there is a trend towards lower profile looks going from the current three centimeters down to two and even one centimeter thick for “a more streamlined and clean look,” Macdonald says. Bright paint colours are in for 2013 with Emerald Green and Monaco Blue (similar to a Cobalt Blue) as stand outs and golds and yellows are popular too. “People are starting to punch up the colour in their homes using these bright colours as an accent and mixed typically with bright white.” Another trend in decor is an influence from Africa with warm colours and replica skin prints used for upholstery, as well as carved wood accessories. “This decor looks good in a modern space,” Macdonald says. “We’re also seeing more interest in including a ‘man cave’ in the home, so there is a growing trend toward adding features such as billiard rooms, cigar rooms and even virtual golf if they have the space.”

Wellspring Calgary is a charitable organization that provides a comprehensive range of support, resources and programs for anyone living with cancer and the people who care about them. All programs and services are offered free of charge and without referral. On Jan. 30, the group launched the 2nd Annual Toupee for a Day, presented by Sabal Homes – an event designed to raise funds and awareness for those suffering from cancer, as well as their families.

It’s about friends telling friends and asking friends to support them taking a risk to look silly for a day to help people living with cancer. In 2012, more than 1,200 people donned toupees and raised more than $100,000. One area of great success in 2012 was the engagement of children in the event. Kids seemed to really respond to having a fun and almost silly but tangible opportunity to help those they knew who were affected by cancer, plus having the support and involvement of all their school mates and school staff. The schools demonstrated that this is a truly inclusive event, reflecting the inclusive nature of Wellspring Calgary itself, which works with people living with all and any type of cancer. It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter. Accent lighting and accessories were added from Bouclair Home (bouclair.com) to create a great ambiance to work in and much needed

On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces.
