Taking advantage while you can Use low interest rates to your benefit

T

he Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and are likely lower than posted bank rates which are currently hovering around three per cent for a variable rate. With a preapproval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be much movement until early 2014. The Bank will make its next scheduled rate announcement on March 6. Don’t wait until then to get preapproved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

Know your builder – and warranty Buyers should take the time to look into who’s building your home and what’s covered

I

magine buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. You wouldn’t dream of it, would you? But when it comes to buying a new home, many consumers are not always as diligent. Perhaps it’s a matter of some people being so excited about buying a new home that they’re more interested in choosing finishes and floorplans than reading the fine print of a sales agreement or warranty. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Indeed, taking the time to learn about your new-home builder, what kind of warranty it provides and what is covered, is time well spent. Too often, buyers don’t examine this part of the homebuying process until they need to – when an issue arises. Just like with cars or electronic devices, not all manufacturers and products are created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

These townhomes are currently selling in four-plex and tri-plex buildings and offer special introductory pricing starting at $249,900. In March, Excel is also adding a new laned model to the existing single family showhome parade in Heartland. The Kendal is a 1,888-sq.-ft. two-storey home with a thirdfloor loft. “It’s a really well-designed plan that adds great value for people who are looking for more space. The Kendal has been one of our top selling laned models in other communities,” Palmer says. Excel’s laned homes in Heartland start in the $270,000s. The two front garage showhomes in the current Heartland parade are the Weston, at 1,735 sq. ft., and the 2,108sq.-ft. Ainsworth, which start from $370,000s. “We’re currently working on two new front garage homes that will open this summer – the Weston II and Ambleside,” she says. “And, for those looking to move in sooner, we also have a great selection of laned and front garage homes available for 30- to 60-day possessions and townhomes that are 60 to 90 days.” Excel Homes will open in three new communities this spring. In Cochrane’s Sunset Ridge, Excel will open two front garage showhomes in March – the 2,010-sq.-ft. Monarch Hill, an Alberta Award of Excellence winner and the ever-popular Weston – starting from the $370,000s. Excel will be building a wide range of home styles in

EvansRidge in northwest Calgary, including rear laned homes on conventional and zero lot lines and single- and double-front garage homes. There will be three showhomes opening in EvansRidge later this spring. Excel’s laned models will be priced from the mid $300,000s and the front garage homes will start in the low $400,000s. In south Calgary, Excel will be building laned homes in Legacy and will open two showhomes and a sales centre in April. “We’re also excited to welcome our sister brand, Centrex Homes, to Heartland in Cochrane and Walden in south Calgary,” Palmer says. “In Walden, Centrex will be building front garage homes with two new showhomes opening in April.” Centrex will also be building a tri-plex townhome development in Heartland, as well as front garage homes. The townhomes will begin pre-selling from a temporary sales centre this spring and the Centrex front garage model showhomes will open in the summer. “We are looking forward to introducing our new showhomes. They will showcase many exciting new features and designs we think people will love,” Palmer says. To learn more about Excel Homes, visit excelhomes.ca. thehomebuyingprocess

the financial side of

your homebuying process by Donna Moore

With the winter blahs behind them

and spring just around the corner, more people will be out looking to buy their first home or a move-up property within the next few months. For those who are thinking about buying a new home this spring, whether you’re a first-time homebuyer or have been down the path before and seeking your next home, it will ultimately come down to finances. Some of the key questions people may want to ask themselves before taking the plunge to homeownership are: what’s the best approach to financing the purchase; how long will it take to get your financing in place; and how much can and should you borrow and still feel comfortable? Being comfortable with all aspects of your mortgage is a big part of enjoying your new home – you don’t want find yourself in a situation where you’ve bought at the high end of your budget and you’ve left yourself short for incidentals that often pop up. There are number of mortgage lenders to choose from, offering a vast array of approaches to make the homebuying process easier for you, along with offering ways to meet various budgets so you’ll feel comfortable with your decision at the end of the day. There are also several home builders in the Calgary region which offer assistance by providing customers with information about lenders, and some can also help with the process. 16 New home Guide | march 1 - 29, 2013

Donna Moore Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 | crhba.com

With today’s technology, homebuyers have easier access to financing information and advice from various sources than ever before. Of course, one of the quickest ways to obtain mortgage information is through the Internet. Mortgage lenders and insurers offer a wealth of valuable online information and you can find out about the buying and borrowing process, what you’ll need for a down payment, as well as various financing options. Many websites have mortgage calculators so you can easily figure out just how much of a home you qualify for buying and what your payments would be. You can also explore how different purchase prices, down payments, amortization and payback options affect your payments. If you’d rather have more hands-on material, most lenders have a full range of brochures and worksheets available at their local branch offices, so you can stop in and grab copies of these or check to see if they can be e-mailed to you. Some lenders also have a toll-free number for 24-hour access to information. And when you start getting serious about a purchase, it’s a good idea to make an appointment with a mortgage specialist to discuss what you’d like to buy, your budget and to get a mortgage pre-approval. Obtaining a pre-approved mortgage is a really good idea because this way you know the range of the purchase price of a home you can afford before you start looking. And access to lenders has never been easier, with some offering flexible business hours and having mobile mortgage specialists who will come to you. New-home builders are also an excellent source of financing information and assistance. When you are out house hunting and visiting showhomes, you’ll discover some of the larger builders, in collaboration with their financial partners, offer mortgages to their customers at preferential rates. But at a minimum, your builder can provide information and refer you to lenders that are well versed in financing new home purchases. Mortgage specialists are highly trained and well equipped to provide advice and information to help make the homebuying process easier, and they can often process your application quickly. Having easy access to information and efficient service from mortgage lenders lessens the hassle when it comes to the financial side of the homebuying process, and is another step towards making your homebuying dreams come true.

Q&A

ASK AN EXPERT: by HEATHER RYAN

New trends in interior home design Q: What are some of the current trends in new home interior design? A: Kal Macdonald, interior designer for Shane Homes and Creations by Shane Homes, who has just returned from Interior Design Show 2013 in Toronto, says there are a number of new trends that will be making their way into homes this season. “Some of the trends we saw at the show our customers have actually asked for recently and we expect some will be incorporated in our showhomes and our Expressions Design Studio,” Macdonald says. “For about a year people have been moving toward the polished look in the kitchen and bathroom and high gloss is in,” he says. “We’re seeing high gloss white, black, red and sand cabinets for the kitchen and bath and white glossy furniture such as lacquered coffee tables and dining tables. “In the kitchen we’re also starting to see mirrors on the front of the island, which enhances the space and adds a modern look and I think we’ll try this in one of our showhomes,” he says. “We’re also going to add the high gloss white cabinets in our new showhome in Nolan Hill opening in

April, so customers can get a feel for the new look.” For countertops, more people are choosing quartz over granite and there is a trend towards lower profile looks going from the current three centimeters down to two and even one centimeter thick for “a more streamlined and clean look,” Macdonald says. Bright paint colours are in for 2013 with Emerald Green and Monaco Blue (similar to a Cobalt Blue) as stand outs and golds and yellows are popular too. “People are starting to punch up the colour in their homes using these bright colours as an accent and mixed typically with bright white.” Another trend in decor is an influence from Africa with warm colours and replica skin prints used for upholstery, as well as carved wood accessories. “This decor looks good in a modern space,” Macdonald says. “We’re also seeing more interest in including a ‘man cave’ in the home, so there is a growing trend toward adding features such as billiard rooms, cigar rooms and even virtual golf if they have the space.”

Home options WHICH HOME TYPE MIGHT BE BEST FOR YOU?

IF YOU’RE ABOUT TO GO THROUGH THE HOME-BUYING EXPERIENCE,

particularly as a first-time buyer, no doubt you have a lot of questions in terms of what type of home to buy. What type of homes will you be visiting with the idea of buying? Do you see yourself living in a detached single-family home, or perhaps a townhouse? You may have a number of options to consider, depending on your area and your budget. HERE ARE SOME BASIC SCENARIOS TO EXPLORE: SINGLE-FAMILY DETACHED: A single-family detached home is a onedwelling unit. It stands alone, and sits on its own lot. This often gives the family a greater degree of privacy. SINGLE-FAMILY SEMI-DETACHED: A semi-detached home is a singlefamily home that is joined on one side to another home. It can offer many of the advantages of a single-family detached home. It is often less expensive to buy and maintain. DUPLEX: A duplex is a building containing two single-family homes, located one above the other. Sometimes, the owner lives in one unit and rents the other.

Your first home is just around the corner.

The ideal community:

Factors & features to consider

When choosing a new home, your choice

involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca NC 22 New home Guide | march 1 - 29, 2013

“There are many factors involved in selecting the right community in which to buy your home. Deciding what’s important to you and your family is the first step in finding your ideal match.” 10 important questions to ask yourself before you buy: 10 Where will the kids go to school, and how will

they get there?

09 Are there parks, recreation centres, places of

worship close by?

08 Where will you do your grocery shopping? 07 Does the area offer easy access to banks, offices

and services?

06 Is the highway easily accessible? 05 How far away is the nearest public transporta-

tion stop?

04 How far are you from work? 03 What are the commuting costs to work, family

and friends?

02 Is there any major development planned for the

area in the future?

01 Can you see yourself living and growing in this

community for the next five, 10, 15 years?

Creations’ Verve II

A TOP SELLER IN SKYVIEW RANCH by HEATHER RYAN

W

ith an inviting open floorplan and generous space for the family and entertaining, it’s easy to see why the Verve II continues to be the most popular model in Creations by Shane Homes’ lineup. “For the fifth year, it’s our number one selling home,” says Belal Fouani, Creations by Shane Homes’ area manager in SkyView Ranch, located in Calgary’s New North. “It’s certainly a favourite with buyers in SkyView Ranch. 24 NEW HOME GUIDE | MARCH 1 - 29, 2013

“People love the open concept design,” he says. “It’s really well-designed, feels much larger than its 1,536 square feet, plus it has that functionality; there’s no wasted space. “They also like the idea of the open floorplan when entertaining because they are able to socialize with their guests from anywhere on the main floor,” Fouani says. “And it has a welcoming feel – they can see themselves living in it and most people want to duplicate the showhome.” Buyers appreciate Creations’ high standard features that are often considered luxuries, such as granite countertops throughout, tile floors and six appliances, says Fouani. “New this spring, we’re also making stainless steel appliances, maple cabinets and under mount sinks in the kitchen as standard. “They also love that our plans are versatile; they’re not set in stone, so we can customize them to suit their lifestyle and needs,” he adds. The Verve II presents an esthetically-pleasing exterior with a full-width front veranda that welcomes you home. A good-sized entry is open to the family room, which is warmed by a plush carpet and a corner fi replace that is surrounded in tile and topped with a wood mantle.

Adjacent to the family room is a large central dining area, and there is a convenient niche by the stairs that can be used for an IT centre, home management centre, hall table or bench. The wow factor is definitely the kitchen’s delectable granite-topped flush island with breakfast bar seating and decorative glass cabinet at one end, and the full-height tile backsplash with decorative mosaic tile inlay. Upstairs, the owners’ suite offers an inviting retreat, and “people really like the ensuite,” Fouani says, which features a corner soaker tub, granite-topped vanity with built-in make-up counter, separate glass walk-in shower and beautiful tile design with wave pattern inlay and a walk-in closet. There are also two secondary bedrooms each with a walk-in closet on the standard layout, a main full bathroom with a granite-topped vanity and a second floor laundry with two closets nearby providing convenient storage. Creations also has two additional showhomes on parade in SkyView Ranch. The 1,569-sq.-ft. Galiano is highlighted by two living areas on the main floor, which allows buyers to have a more formal space up front for the adults and a more casual space in the back for kids.

“This home also offers a very large owners’ suite – the same size as you’d find in a larger home – with a four-piece ensuite showcasing a spacious shower, soaker tub, vanity and a nice-sized walk-in closet.” The 1,417-sq.-ft. Aries is highlighted by a well situated built-in entertainment centre with rounded jut-out shelf in the living room that “people really like. It ups the wow factor in the home – you’re getting a luxurious feature in a starter home and its standard,” Fouani says. A half wall acts as a subtle separation between the living room and the rear of the home and Creations has crafted a convenient desk area that can serve as a home management centre against this wall making great use of space. Fouani says Creations has a selection of nice lots available in SkyView Ranch, which “is seeing tremendous activity and is selling fast,” including some lots fronting and siding onto the park. WELLSPRING CALGARY LAUNCHES

2nd Annual Toupee for a Day fundraiser

Wellspring Calgary is a charitable organization that provides a comprehensive range of support, resources and programs for anyone living with cancer and the people who care about them. All programs and services are offered free of charge and without referral. On Jan. 30, the group launched the 2nd Annual Toupee for a Day, presented by Sabal Homes – an event designed to raise funds and awareness for those suffering from cancer, as well as their families.

30 NEW HOME GUIDE | MARCH 1 - 29, 2013

The Wellspring Calgary “toupee” has been created using 10 different colours of “hair.” About Wellspring Calgary

Wellspring Calgary was founded in March 2007 by John Stephure, Rita Egizii and Barbara Cunnings-Versaevel. The organization collaborates with, and is endorsed by, healthcare professionals in the supportive cancer care community. Wellspring Calgary also participates in research to measure and validate the benefits and value of the programs it provides. The Wellspring Calgary “toupee” has been created using 10 different colours of “hair.” This hair represents a variety of different coloured cancer ribbons from some of the most common cancers. The emotional journey faced by people diagnosed with cancer, is very similar regardless of the type of cancer. Wellspring Calgary supports all people affected by cancer. For more information, please visit wellspringcalgary.ca About Toupee for a Day

Toupee for a Day was conceptualized as a means of providing visible support to those living with cancer and those who love them. Participants don’t have to train, attend an event, grow or shave anything. Instead, they simply need to sign up, collect pledges

and proudly wear their toupee on March 6. Anyone of any age, in any location, can participate. This is a grassroots movement. It’s about friends telling friends and asking friends to support them taking a risk to look silly for a day to help people living with cancer. Because of the ease and fun of involvement, we see this event as gaining momentum and support across Canada within a few short years. In 2012, more than 1,200 people donned toupees and raised more than $100,000. One area of great success in 2012 was the engagement of children in the event. Kids seemed to really respond to having a fun and almost silly but tangible opportunity to help those they knew who were affected by cancer, plus having the support and involvement of all their school mates and school staff. The schools demonstrated that this is a truly inclusive event, reflecting the inclusive nature of Wellspring Calgary itself, which works with people living with all and any type of cancer. In our work with the schools, we discovered that cancer had touched almost all of the students in some way. Organizing myths THAT CAN KEEP YOU STUCK by HELLEN BUTTIGIEG

mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfi lled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once. 3 | BEING MESSY AUTOMATICALLY MEANS YOU ARE DISORGANIZED. FALSE. Organizing is not about how it looks; it’s

that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. 1 | CONTAINERS WILL ALWAYS GET YOU ORGANIZED. FALSE.

about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flipside of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. She purchased several large plastic contain- 4 | YOU HAVE TO TOSS EVERYTHING TO GET ORGANIZED. ers to organize her craft supplies and memorabilia. But FALSE. How to find a home?

Pay attention to location, information and timing

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. by WAYNE KARL

DESPITE WHAT YOU OFTEN HEAR, BUYING A HOME ISN’T ONLY

about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a highend home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. 38 NEW HOME GUIDE | MARCH 1 - 29, 2013

Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

CREATIVE

landscape options by BRAD JACKMAN

LANDSCAPE 360 WOULD LIKE TO HIGHLIGHT TWO OF THE MOST EXCITING

parts of your landscape plan – retaining walls and patios. There are many options, and it is beneficial to do your research when fi nalizing your landscape choices. Retaining walls create boundaries, provide function and most importantly support earth. Quality of construction and durability are extremely important. Walls can be the most important part of your landscape. Walls could be described as the main structure or hardscape of your property. They can be creatively incorporated in many ways. Garden beds, steps, boulders, trees, shrubs and lighting can all become part of your retaining walls. Drainage, grade, structure and function must be considered at every level. Stack stones are more cost effective than natural stone, and come in a wide variety of colors, textures, and sizes. They can follow curves and circles or be very linear and straight. This product allows for a very defi ned and balanced look. With a manmade concrete product you are able to build these walls perfectly level. Retaining walls are great for many applications Landscape 360. Professional Landscape Construction. 40 NEW HOME GUIDE | MARCH 1 - 29, 2013

and are an excellent option to your landscaping problems. With a variety of high quality products and many different design concepts, a patio can be customized to complement any space. Natural Stone is the highest quality material to use for a patio and can provide the look of a flush outdoor floor. Paving stones are also an option, and can be creatively incorporated into your yard. Paving stones are more cost effective than natural stone and there are many options of colors, textures and sizes. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped fi nish. All types of patios can follow curves and patterns or be very linear and simple. That awkward unusable space can be transformed into a patio providing your living space with function, intimacy and comfort. When built properly, a patio is a great creative landscape solution. Landscape 360 is focused on providing clients with professional landscape construction from design to completion. With experience, creativity, hard work and dedication, we will exceed your expectations. The service and product we provide will withstand the toughest elements, while giving your home a personality. With a commitment to quality, Landscape 360 is driven to establish strong relationships with each client. tranquility and efficiency, the budget is never as big as we desire. Yet, even with champagne taste on a beer budget, there are clever design directions that anyone can follow to accomplish that high-end look for less. The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom, basement or a spare room. c o n t i n u e d o n pa g e 5 4 . . . 50 New home Guide | march 1 - 29, 2013

It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter. Accent lighting and accessories were added from Bouclair Home (bouclair.com) to create a great ambiance to work in and much needed

It is important to remember that the space you work in should be one of motivation and inspiration. The perfect desk and chair were sourced from a Canadian gem called Harkel (all pieces are made and manufactured in Canada!) – harkeloffice.com. On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces. My client spends many hours in her office and I wanted to create a room that was fresh in colour, had sophisticated storage and an efficient workspace that illustrated her true professional personality. c o n t i n u e d o n pa g e 6 4 . . .

Street of Distinction by Astoria Custom Homes, Homes By Us, Trickle Creek Custom Homes and Wolf Custom Homes, which are garnering an overwhelming response from visitors. “People are just blown away by the showhomes, which showcase what each builder can do,” Jones says, who adds the Homes By Us showhome was so well received it sold for $3.5 million just days after opening its doors. Among the exceptional showhomes are: a 3,788-sq.-ft. two-storey by Astoria Custom Homes featuring a twostorey foyer that leads to a sunken great room with soaring ceilings; a 7,143-sq.-ft. walkout bungalow by Homes By Us that is designed to impress with four bedrooms, eight bathrooms and a five-car garage; a more than 5,000-sq.-ft. home by Trickle Creek Custom Homes featuring three fully developed levels including the walkout basement and two separate garages; and an 8,600-sq.-ft. two-storey with a walkout basement crafted by Wolf Custom Homes. Albi Homes will be opening a new showhome later this year. Jones notes that even though the showhomes are priced at $1.9 million and over, people can buy into Watermark starting at $1 million and can now enjoy selecting from quick possession homes. “Our builders are currently crafting homes that are available for immediate occupancy and the sales to date have been quite successful,” he says. “So, people now have the opportunity to move into Watermark right away rather than having to wait six to eight months for their home to be built.” Watermark at Bearspaw is being developed on 287 acres and it’s become so popular with buyers that Macdonald has recently released lots in Phase 2. Jones says lots in Phase 2 offer a great selection, including mountain views and walkouts backing on Watermark’s gorgeous water feature – a network of cascading ponds and streams that is wowing buyers and visitors alike. Lots in the community range from one-quarter of an acre to more than three-quarters of an acre, with frontages from 80 to 150 ft. The community also features a central plaza, featuring a large pavilion, NBA-sized sports court, grass sports field and three playgrounds, more than five kilometres of paved trails and 46 acres of parkland. It’s also minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course, and the Bearspaw Golf & Country Club is a short drive away. Watermark at Bearspaw is conveniently located at 12 Mile Coulee Rd., just minutes from a wide range of shops, services and restaurants at Crowfoot centre, the Crowfoot LRT and Crowfoot and Stoney Trails for ease of getting downtown and to the airport. Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

60 NEW HOME GUIDE | MARCH 1 - 29, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MoRtGAGes ARe oF tWo BAsic tYPes:

conVentionAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. oPen MoRtGAGe: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. cLoseD MoRtGAGe: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PoRtABLe MoRtGAGe: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

I then tied it all together with fun, budget-friendly textures and accessories, which are needed to achieve a clever and interesting home office to work in. We saved money in certain design areas and made sure to splurge on the high-traffic pieces (such as the office desk and chair), which is important to keep in mind. Think of your home office as an extension of your home, and use those same design principles you used throughout the dĂŠcor. For example, the importance of accent lighting, the warmth of textures, the completeness of accessories, the joy of colour and the most important part, the functionality of your furniture pieces. Keep in mind your home office should be an important part of your home since it is the room you make a living in.
