IS NOW YOUR TIME?

If you’ve been waiting and watching the housing market in the GTA or elsewhere in Ontario, looking to time your homebuying decision, now might be the time.

Indeed, it might be the best time.

As is typical in spring – though these days, housing and the economy are, in some ways, decidedly atypical – we began seeing signs that the market was returning to “normal” in March.

Now, as our story on page 12 illustrates, prospective homebuyers who may have been sitting on the fence are once again confident in the GTA new home market.

“GTA homebuyers returned to the market, driving new home sales higher,” says Edward Jegg, research manager with Altus Group. “The fundamentals had pointed to a rebound in April, and that strength is expected to continue through the spring market.”

David Hill, president and founder of Ballantry Homes, concurs with this sentiment, pointing to sales at his company’s recent launches.

“The market has started to pick up since April, Hill says, in our In Conversation With feature on page 24. “You can tell that by checking the launch calendar of May and June. There are multiple projects coming to market every week. That means something. We launched our first phase of our highrise condo project in Oakville, The Villages of Oak Park, in April. There are more projects under the planning stage, and will come to market mid and late this year.”

This isn’t just marketing-speak from a builder trying to sell homes, as Hill cites economists, too, noting that the housing market and economy are picking up, and that interest rates could drop by as much as two per cent by 2025.

“Now is a good time to buy pre-construction, because the sale price is still at a low point,” he says.

As the market gathers steam, prices will likely increase. And since recent government initiatives to spur more new-home development will take some time to come to fruition, existing low supply and growing demand could cause inflationary pressures to the cost of new homes.

“Homebuyers should not miss this great opportunity for homeownership,” Hill says. “It may be the best opportunity in the next few years.”

GTA NEW HOME MARKET BEGINS RETURN TO NORMAL IN APRIL

The GTA new home market rebounded in April, with sales beginning to return to more traditional levels, the Building Industry and Land Development Association (BILD) reports.

There were 2,391 new home sales in April, which was down 35 per cent from April 2022 and 30 per cent below the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence.

Condominium units, including in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 1,327 units sold in April, down 57 per cent from April 2022 and 39 per cent below the 10-year average.

There were 1,064 single-family home sales in April, up 81 per cent from April 2022 and 16 per cent below the 10-year average. Singlefamily homes include detached, linked, and semi-detached houses and townhouses (excluding stacked townhouses).

“GTA homebuyers returned to the market, driving new home sales higher,” says Edward Jegg, research manager with Altus Group. “The fundamentals had pointed to a rebound in April, and that strength is expected to continue through the spring market.”

Total new home remaining inventory was 14,928 units, slightly

more than the previous month. It included 13,588 condominium units and 1,340 single-family homes, representing about 12 months and four months of inventory, respectively, based on average sales for the last 12 months. Remaining inventory includes units in pre-construction projects, in projects currently under construction, and in completed buildings. Although inventory numbers have moved closer to balanced market requirements of nine to 12 months of inventory, it is too early to suggest required inventory levels have resulted in a sustained balanced market.

The benchmark price for new single-family homes decreased in April, compared to the previous month, to $1.76 million, which was

down 1.1 per cent over the last 12 months. The benchmark price for new condominium units also decreased in April, compared to the previous month, to $1.10 million, down 7.3 per cent over the last 12 months.

“In the short term, the impact of sales on new home inventory will be balanced by new project openings, with numerous projects in the pipeline,” says Dave Wilkes, BILD president and CEO. “However, longer term we cannot take our eye off what needs to be the singular focus of every municipality in the GTA –consistently adding sufficient housing supply. Failure to do so will simply result in inflationary pressures to the cost of new homes returning.”

FUTURE OF HAMILTON AND AREA DEPENDS ON ADDRESSING HOUSING SHORTAGE

The City of Hamilton, along with Burlington and Grimsby, find themselves at the centre of a troubling paradox, according to homebuilding industry sources:

1. Metro Hamilton has a preexisting housing shortage and needs to double homebuilding over the next decade to address this shortage and keep up with population growth

2. The shortage of housing in Metro Hamilton has caused home prices and rents to rise higher than in other communities in Canada

3. Metro Hamilton’s high home prices and rents risk pricing out the workers needed to build those homes

Failing to address the housing shortage will not just cause living in Hamilton to become less affordable, but it will also strain the social and economic viability of the community. With an aging population, the region must attract and retain experienced workers to replace those retiring. It will need healthcare workers to care for an aging population and education workers to ensure Hamilton is a viable option for families with children. A new report entitled “Who Will Swing the Hammer?” from Smart Prosperity Institute with support from the Hamilton Chamber of Commerce and the West End

Home Builders’ Association, tackles this problem head on.

“Hamilton’s population is aging. We need to do more to ensure there are enough housing choices for both Millennials and Generation Z. Without that, we won’t have enough workers to support our local economy.

Unfortunately, Hamilton is lagging behind communities like KitchenerCambridge-Waterloo when it comes to attracting younger families,” says Jesse Helmer, senior research associate, Smart Prosperity Institute.

“Hamilton’s vision is to be the best community to raise a child and age successfully, and in order to achieve that goal we must urgently address the current housing shortage,” adds Greg Dunnett, president and CEO, Hamilton Chamber of Commerce. “Hamilton area businesses are looking to attract the best and the brightest talent from around the world, but for people to make Hamilton home, we need enough attainable, family-friendly housing options so these workers can afford to live in our community. We need to take decisive action today, or we will risk losing talent and opportunities to our neighbouring regions.”

“Hamilton’s housing costs, relative to other cities like Brantford or London, are a primary driver of young families leaving the area,” says

Mike Moffatt, senior director, Smart Prosperity Institute. “The high cost of housing is like a payroll tax for Hamilton area employers. If they wish to retain their workforce, there will be significant upward pressure on wages.” Adds Mike Collins-Williams, CEO of the West End Home Builders’ Association, “Failure to construct enough housing, particularly attainable family-friendly housing, will make it challenging for Hamilton to attract and retain talent. Hamilton already lacks affordability for families; the region cannot allow the problem to worsen, otherwise we will lose the competition for talent. We need to build a lot more homes of all types and tenures for our growing community, it’s time to get shovels in the ground.”

CELEBRATE HOMEBUILDING EXCELLENCE IN THE GTA

The Building Industry and Land Development Association (BILD) recently recognized excellence in the design, construction, marketing and sales of new homes in the GTA at its 2023 BILD Awards.

BILD presented 47 awards in the categories of architecture, design, marketing, people and sales, and in the prestigious Pinnacle category.

“The BILD Awards finalists and winners exemplify excellence and innovation as they bring the GTA’s new communities to life,” says Dave Wilkes, BILD president and CEO. “The BILD Awards are an opportunity to celebrate these dynamic companies and remarkable people shaping our region.”

Silvio De Gasperis, president and CEO of the TACC Group of Companies, received BILD’s Lifetime Achievement Award. It is the highest honour BILD can present to a member, recognizing those who have dedicated a lifetime to the association and the industry and demonstrated significant leadership and commitment to the greater good.

The Daniels Corporation was named Home Builder of the Year, Mid/ Highrise, while Great Gulf received the title of Home Builder of the Year, Lowrise. The category recognizes builders which set the standard for the rest of the industry through their professionalism and dedication to excellence. A key component of the judging process is a customer

satisfaction survey, which ensures that the end-user’s experience is factored into the award criteria.

Tridel took home the title of Green Builder of the Year, Mid/Highrise, the twelfth time since 2010 that the company has earned a Green Builder of the Year Award. Tridel’s Harbourwalk at Lakeview Village in Mississauga received the People’s Choice Award, which is voted on by the public.

Minto Communities was named Green Builder of the Year, Lowrise, and also received Project of the Year, Lowrise, for The Heights of Harmony, a development in Oshawa. The award

for Project of the Year, Mid/Highrise, went to Collecdev, for Cielo Condos in Toronto.

TORONTO GIVES MUNICIPAL LEADERS

FAILING GRADES ON HOUSING

The cost of living is a major concern for Toronto as we head into the mayoral by-election. According to an Ipsos poll commissioned by the Toronto Regional Real Estate Board (TRREB), Torontonians gave City Council failing grades on housing affordability. Findings also clearly indicate that housing and the cost of living are top election issues for voters.

It is my fervent belief that Toronto may not graduate to top-tier global city status if this feedback on housing doesn’t improve. Voters are telling the mayoral candidates that it’s time to do their homework on housing, and that starts with building more homes.

The May Ipsos poll of 801 Toronto residents revealed the following alarming results:

• 54 per cent gave council a poor grade on addressing housing affordability; 23 per cent selected D and 31 per cent gave a grade of F

• 89 per cent of Torontonians stated that the next mayor needs to make housing affordability a top priority

• 93 per cent of residents feel that we are in the middle of a housing affordability crisis

• 79 per cent of residents believe that we need to build more homes

In my recent open letter to voters, I outlined TRREB’s housing affordability solutions for the June mayoral by-election candidates. Our top

three priorities for the election are implementing the City’s 2023 Housing Action Plan, including expanding housing options in neighbourhoods; no new taxes or fee increases on housing; and strengthening the municipal land transfer tax rebate for first-time homebuyers.

TRREB CEO John DiMichele declared that, “We have to build 285,000 homes in Toronto by 2031 if we’re going to keep up with demand.” I wholeheartedly agree with his stance that Toronto cannot afford to fall further behind on housing supply. To achieve this, the next mayor must double down on the 2023 Housing Action Plan.

The steadily rising cost of living is another glaring issue highlighted by voters. Based on Ipsos’ findings, a shocking 84 per cent of residents are concerned about their ability to afford living in Toronto. It’s imperative that the next mayor prioritizes identifying ways to help Torontonians keep up with the high cost of living. In terms of housing, that means building more affordable homes, keeping property tax increases balanced, and revisiting the punishing municipal land transfer tax, especially for first-time buyers.

Other illuminating findings:

• Key issues facing Torontonians are cost of living (59 per cent),

affordability of housing (44), crime (36), lowering taxes (23), safety on public transit (22) and jobs and the economy (22 per cent).

• 84 per cent are concerned about their ability to buy a home, rising to 91 per cent among likely buyers.

• 88 per cent are concerned about the ability of the next generation to buy a home in Toronto.

• 90 per cent are concerned about affordability of rental units (including 56 per cent that are very concerned).

It’s apparent from these results that Torontonians are demanding a concrete plan from the next mayor that will offer actionable solutions to create more housing options. If you’re interested in learning more about TRREB’s proposed housing affordability solutions and more, visit givemeoptions.ca.

THE UPS AND DOWNS OF THE NEW CONDO MARKET

As the calendar turned to 2022, the investment market for new-build condominium units was roaring across the GTA, with pricing peaking at more than $1,700 per sq. ft. (psf) for new condos in Q3-2022 in the city of Toronto. Low interest rates, coupled with record-high demand, resulted in record-high prices in the new home, resale and rental markets. However, global inflation resulted in the central banks changing their interest rates worldwide, which resulted in higher borrowing costs and lower new condo demand from investors. Based on a sample of new condo listings in Q1-2023, the average new condo in Toronto has declined fiver per cent from the market peak to about $1,630 psf.

The question is, what does this mean for the future of the new condo market?

First, there remains demand for new condominium units in Toronto and southwestern Ontario, and investors still strongly believe in the long-term prospects and viability of investing in pre-construction homes. However, the reality of the market is that closing risk and elevated interest rates will likely keep the new condo market operating below capacity for the next 18 to 24 months, which has the positive of reducing construction costs, but the negative of keeping developers cautious and land values stagnant.

In addition to the softening new condo sales market, developers are cautious for several reasons,

including inflation in both soft and hard costs, increases in interest rates, and concerns about government intervention through measures such as development charges (DCs), inclusionary zoning, and other taxes and fees.

Another major hurdle for developers is understanding market value, as the aggregate data published by third-party data providers cannot reliably account for the discounts offered in today’s market, which are plentiful. Additionally, pricing is not being reduced on unsold inventory where the developer has secured financing and is content to wait out this current mini-downturn. Many recent launches are at 2022 values, and sales are coming in low, as pricing has not fully adjusted due to the impacts of higher rates.

What this means for buyers is there is tremendous opportunity to buy at price discounts if you shop around. Further, there is the opportunity to put down less money today and take advantage of real estate appreciation without a mortgage. Research your options, and really understand the local market and its future prospects.

Significant tailwinds remain for the housing market in Canada and Ontario. Population growth is near a record high domestically, with the latest figures showing immigration at twice the long-term average. In Ontario, the unemployment rate is at the lowest level in 20 years, despite the Bank of Canada raising rates. These two factors will boost demand, and supply will still be challenged to keep pace, as many politicians still subscribe to the tired NIMBY mindset.

The housing shortage has influenced more politicians to be more supportive of increased density

and more apartment and condo developments. Oakville Mayor Rob Burton has done a near 180-degree on this issue. He was once against development, but now has changed his tune. Burton still protects lowrise single-family homeowners, but is willing to upzone sites in industrial areas and beside the highway, going full YIMBY on those sites – pushing for highrise towers.

These changes coming out of Oakville could begin a trend as mayors and elected officials become more open-minded about tackling the need for more housing. At the same time, more developers want to bridge the divide between developers, elected officials and consumers.

While pricing has dipped from its usual highly consistent growth curve in 2023, it’s important to note that since 2018, new condo units in Toronto have increased almost 60 per cent from slightly more than $1,000 psf. Buyers that take a long-term mindset will do just fine, and buying pre-construction forces you to take that long-term approach, as Toronto’s new condo projects are getting bigger and taking longer to complete. Just do your homework and surround yourself with an experienced team. Good luck.

It’s hard to believe we are midway through 2023 already… How is the year going for Ballantry Homes?

It has been a busy year so far for Ballantry Homes. We launched our new condo project, The Villages of Oak Park, in May. It is the first in a community of four buildings in Oakville. We are also working on another lowrise project in Brampton, which is coming soon this summer, and a lowrise project in the town of Erin, which will be launched near the end of the year.

And how was 2022?

Last year was busy for our land acquisition and development team.

We acquired new lands and started working on getting approvals for new projects. We were also busy with construction in Markham and Welland. Closings started to take place last month for both projects.

We’ve heard a lot about how tenuous the real estate market is these days, for various reasons. How are things at your various projects – either underway or planned?

The market has started to pick up since April. You can tell that by checking the launch calendar of May and June. There are multiple projects coming to market every week. That

means something. We have launched the first phase of our highrise condo project in Oakville, The Villages of Oak Park. There are more projects under the planning stage, and will come to market mid and late this year.

What would you say to prospective homebuyers who may be sitting on the fence about buying now?

We invited one of the economists from RBC to talk about the market and economy at one of our launch events for Oak Park. They mentioned that the market had started to pick up, and the interest rate would drop by two per cent by 2025. Now is a good time to buy pre-construction, because the sale price is still at a low point. Once the market starts to pick up, which has already started, prices will increase. And because the market is still warming up, most developers, including Ballantry Homes, are willing to offer more incentives than ever. Homebuyers should not miss this great opportunity for homeownership. It may be the best opportunity in the next few years.

You just had your Grand Opening at The Villages of Oak Park… how did it go?

It went well. We had a very good traffic and made good sales so far.

Even though we have plenty of competition, our project is in a better location. Location is always the most important factor for investors or end users to consider.

What is it about this project or community that appeals to homebuyers?

We spent a lot of time on the architectural design, which makes our building stand out. The Villages of Oak Park has great amenities and a 24/7 concierge. It is also a smart building with great features, such as keyless entry, delivery notification to your smart phone and amenity reservation. It is also a sustainable building with a geothermal system and energy recovery ventilator to save on long-term maintenance costs for all residents. The unit sizes are very well designed, which makes condo living more comfortable and desirable.

What are the “calling cards” about Ballantry Homes that you would like homebuyers to know?

What are your passions away from the office?

You’ve been in the homebuilding industry for more than 35 years… What have you learned about homebuyers over these last few trying years that has changed the way you do business?

We always try to bring new and innovative designs and products to the market, such as Green building. It is what people want and expect.

And what have you learned about the business, or yourself, for that matter?

When I first started in the business, I wanted to build a quality home for my customers, that I could be proud of. Trends may have changed, but people are still looking for a quality product and one that their builder stands behind.

What’s next for Ballantry Homes?

Ballantry has a few master-planned communities that are under planning stage and will come to market late this year or early next year. We will continue bringing more well designed, luxury lowrise projects at ideal locations in GTA. Ballantry has also started looking at different needs of different age groups at various locations, bringing more types of products, such as condos and senior apartments, to market.

I enjoy golfing, though I am not very good, probably because I don’t spend enough time on it. Snow skiing in the winter and water skiing in the summer. But I really like getting to the cottage on weekends and spending time with my grandchildren.

Personally or professionally, how have the last few years affected your outlook or mindset?

I feel I have been blessed because I really enjoy what I do. But going forward, I want to take a little more time off and spend it with family and friends. The one thing COVID taught us is that life is too short, so have fun while you can.

What’s on your reading list these days?

I enjoy reading a book at night. James Patterson, Wilber Smith and Clive Cussler are a few of the authors I enjoy.

EXPLORING YOUR MORTGAGE OPTIONS WHEN IT’S

TIME TO RENEW

Renewing your mortgage can be an overwhelming experience, especially in times of uncertainty. For this reason, many homeowners renew their mortgage with their current lender without exploring other options, which can result in lost savings.

With interest rates hovering around the four- to five-per-cent mark for a five-year mortgage, it’s important to take a step back, reassess your longterm goals, and consider all options to make an informed decision that best suits your financial needs.

POSSIBLY EXTENDING YOUR TERM

Due to the unpredictability of interest rates, many homeowners experience financial challenges, with a significant per cent of them spending 25 per cent or more of their income on their mortgage. You may opt to refinance your mortgage, which will allow you to trade in your old mortgage for a new one with a different rate or term. A longer term can help to reduce monthly payments, easing any financial strain and making rate hikes more manageable, though this will increase interest your costs over time as you will be paying more interest overall.

SHOP AROUND WITH DIFFERENT LENDERS

You are definitely not obligated to renew with your current lender –which is a mistake many homeowners make. Taking the time to shop around different lenders at the time of renewal could lead to significant savings if you’re able to find better

rates or features elsewhere. By comparing and speaking with various lenders, you can find a mortgage product that suits your present needs and budget – as those needs may have changed since you initially locked in your mortgage. That’s why our team at Homewise often advises homeowners to explore different lenders, because a better option than your current one may be available. It is probably the most important thing to do at renewal. A 15-minute conversation with an advisor can save you thousands of dollars.

MAKE A CHOICE BASED ON YOUR LONG-TERM GOALS

At the time of renewal, think about where you want to be personally and professionally in the next five to 10 years. If you’re considering upgrading your home or moving before the end of your term, mortgage portability could be a good option for you, as it will allow you to transfer the balance of your current mortgage to your new home, without penalty.

You’ll also be able to choose between a fixed rate or variable rate mortgage. Fixed rates provide a predictable payment schedule that never changes, making it easier to budget, if you have to take on new expenses, such as the birth of a new child, a larger home or post-secondary education for your children. With equal importance, a fixed rate may also limit your chances of locking in lower interest rates should rates go down.

CONSIDERING PREPAYMENT PRIVILEGES AND PENALTIES

In the event that you’re now able to pay down your mortgage faster due to increased income or a recent monetary gift, you’ll want to find a mortgage that allows you to do this

without any penalties. Before signing anything, ensure your mortgage contract outlines the prepayment privileges that will allow you to do this without any penalty.

Additionally, if you think you may not be in your home for your full mortgage term, consider a mortgage option with a lower penalty for breaking it early. It’s important to note that big banks generally have higher penalties than other lenders, and variable rate mortgages have lower penalties than fixed rate ones. If you want flexibility, it’s crucial to have a portable mortgage that you can take with you if you sell your home before the term ends.

PAY OFF OUTSTANDING DEBT OR CONSOLIDATE AND REFINANCE

When it comes to renewing your mortgage, it’s important to consider your overall debt and loan situation. If you’re looking to pay off a loan, it’s recommended to do so before a renewal. On the other hand, if you’re in need of a loan, it may be best to hold off on applying until after your mortgage has renewed. Any outstanding debt could impact your ability to pass the stress test for renewal.

Your mortgage is a significant financial commitment that deserves careful consideration. As a homeowner, it’s wise to weigh the potential pros and cons before making any decision about renewing.

IS YOUR HOME AT RISK?

TITLE FRAUD AND HOW TO PROTECT YOURSELF

In uncertain times, we worry about everything from identity theft to scams where people try to take our money. Your home is one of, if not your most important asset, and you need to protect it.

There has been widespread media coverage recently about title fraud affecting property owners, which may be of concern to homeowners or prospective homebuyers. Most of the stories have had one common theme: The property owner was away from home for a significant period. During this absence, fraudsters took several steps to impersonate the owner and sell the property to an innocent third party.

While COVID-19 kept us confined for some time, we cannot all stay at home indefinitely to prevent title fraud, so below are a few things you should know.

1. WHAT TO LOOK FOR TO PREVENT REAL ESTATE TITLE FRAUD

To fraudulently list a property, there may be “For Sale” signs, appraisals and prospective purchasers around the home, so it’s good to have trustworthy neighbours to alert you of suspicious activities.

Keep an eye on your mortgage statements and payments. One helpful thing to know is that if someone (typically the lawyer acting for the seller) requests a mortgage discharge statement, most lenders will pause your mortgage payments

in anticipation of the payment. One of our clients contacted us recently because they noticed red flags for real estate fraud on their property. We suggested they change their mortgage payment frequency to weekly, so if someone did order a discharge statement for their mortgage, they would know as soon as possible.

In addition to real estate specific protections, follow the usual steps to protect your identity: Shred documents containing personal information, check your credit report periodically and keep your passwords secure.

2. WHAT PROTECTIONS ARE AVAILABLE?

In the event of a fraudulent transfer, most property owners will be protected through the Land Titles Assurance Fund and/or their owner’s title insurance policy.

The Land Title Assurance Fund was created pursuant to the Land Titles Act of Ontario and one of its purposes is to reimburse those who have been wrongfully deprived of land because some other person is registered as the owner, through fraud (such as the circumstances described above).

Title insurance is another form of protection. Title insurance provides coverage for post-closing fraud. If there is a fraudulent transfer to a property you own, then your title insurance company will take action to correct the issue (such as work to have the property transferred back to you, or pay you for the value of your property).

It is important to note that your title insurance policy has a limit; for example, our preferred title insurance

company provides coverage for the initial purchase amount, but the coverage increases with the fair market value of the property to a limit of 200 per cent of the initial amount (your policy may differ). What does that mean?

If your property value increases significantly after the purchase of the title insurance policy, you may not have enough coverage. Here is an example: You purchased your home in Toronto for $500,000 seven years ago, and today it is worth $1.4 million. Not an unusual occurrence. You are covered only to $1 million if defrauded. We recommend all of our clients consider increasing the coverage to today’s values.

Finally, keep in mind that you may remember seeing something about a title insurance policy when you last completed a refinance, but that was most likely a lender title insurance policy, so make sure you are aware of the details of your owner’s policy.

Title fraud is ultimately rare, but horrible if it happens to you, and can result in terrible tragedy and cost. We recommend that all homeowners, whether new or existing, should know how this kind of fraud occurs, how to prevent it and what to do if it happens.

WHEN IT COMES TO YOUR LIVING ENVIRONMENT

Anticipating real estate trends can be a bit like reaching into a magic hat and pulling out an “unexpected” development that might surprise you. However, on further reflection, it often correlates with an “expected” shift in demographics.

The “North American dream” programmed our trajectory of domestic life, as well as our homebuying expectations as our family grew. Our housing requirements reflected our earned status. We looked for real estate listings that used words such as roomy, spacious and grand, and then we checked out the square footage of the home and the size of the lot to ensure that it met with our growing criteria.

In life, we generally start small and end small – at least as it relates to accommodation. It was difficult to predict the slight of hand that the pandemic prompted. Perhaps it was the uncertainty of the future that contributed to the rapid price increases. If we had to stay home, a home base became the desired acquisition. Now, another lifestyle modification is taking place.

By 2035, more than a quarter of the population will be over the age of 65. Not only does this have a huge impact on our health resources and on our workforce, but it also influences a shift in housing preferences. When I speak to people who are transitioning to a living

environment that’s more manageable and sustainable, they’re looking for a smaller space – one that allows them the flexibility to come and go without the worry of maintenance and upkeep. And, because they may be living alone, less space often correlates with lower overhead costs in terms of heating, cooling, electricity, gas, water, insurance and taxes.

But it’s not only seniors. More and more people are choosing to live alone. The Millennial demographic is waiting until later in life to cohabit, and they are less likely to have children than previous generations. With this, comes a rise in urbanization, as this group wants an improved quality of life, along with the proximity to an abundance of activities, art, culture and eating establishments. And, if half the population wants to live in urban areas, then premium spaces will always be in demand, and restrictions will be enforced as it relates to the size of homes and commercial venues that will be approved. BALLIN’ OUT FOR CHARITY

A FUN WAY TO SUPPORT THE DAILY BREAD FOOD BANK

There are a many great events out there that bring people in the real estate industry together to help raise money for worthy causes. One that I support is Ballin’ Out for Charity, co-organized by BLACKLINE, RAD Marketing and TCS Marketing Systems. The day-long event was a fundraiser for the Daily Bread Food Bank.

Here’s a recap of the first-ever Ballin’ Out for Charity event, held on June 2, 2023.

The “Ballin’” in the event’s name refers to basketball. Specifically, a three-on-three tournament. The event was open to teams of all skill levels. The 16 teams that signed up played a total of 31 20-minute games. (Props to tournament winners Marlin Spring.) It was held at the Battle Arena in Markham, Ont., a basketball-themed event space.

Other onsite activities included four food trucks to feed the hungry ballers, Pop-a-Shot free throw arcade games, a live DJ, a caricature artist, raffles throughout the day and guest

appearances by the Raptors’ mascot and team host Mark “Strizzy” Strong.

THE CAUSE

While everyone involved had a great time, the ultimate reason to put this event on was to raise money for Toronto’s Daily Bread Food Bank. This organization provides food for those struggling to make ends meets at dozens of locations across the city.

In March 2023, the organization set an unwanted milestone: It had nearly 270,000 visits to its various food banks, the highest number in its 40-year history. Prior to the COVID-19 pandemic, the average was about 65,000 visits a monthly.

With inflation, shrinkflation and high interest rates, a record number of people of all ages are going hungry each day while living in the country’s economic capital. In fact, on average, every month, the food bank has 12,000 new people register for assistance.

In addition to registration fees ($2,500 for a team) and donations from supporters, there were

sponsorship packages ranging from $2,500 to $30,000. The event was a huge success, with $70,000 raised –enough to feed 70,000 people.

HAMILTON REGION’S

ECONOMIC DEVELOPMENT DEPENDS ON HOUSING SUPPLY

The strong ties between our region’s economic development and our available housing supply can no longer be ignored. The West End Home Builders’ Association (WEHBA), in partnership with the Hamilton Chamber of Commerce have released a new report by the Smart Prosperity Institute titled, “Who Will Swing the Hammer?” The report showcases the critical need of workforce housing to ensure the West End area remains welcoming and inclusive well into the future. While Hamilton is currently still an attractive destination to the younger demographics, it is struggling to retain them when they choose to settle and grow a family.

The most common age demographic for those leaving the Hamilton Area is Age Zero (0); those are the families with young children relocating to neighbouring communities with more attainable, family-friendly housing options. We are losing thousands of people, on net, annually to Brantford and St. Catharines-Niagara. Compared to other similarly sized municipalities, we’re also losing even more people to other provinces such as Alberta and Nova Scotia.

WEHBA has joined forces with the Hamilton Chamber of Commerce, because this rising migratory trend is a significant concern for the local business community. Hamilton’s population is aging, and

a predominate portion of nearly all industries is poised to retire within the next decade. For Hamilton to thrive, we need to attract and retain new talent. This ranges from hightech positions such as software engineers to healthcare workers, to the tradespeople needed to build homes for those workers. Hamilton is currently in a paradoxical situation we need to resolve:

1. Metro Hamilton has a pre-existing housing shortage and needs to double new home construction over the next decade to address this shortage and keep up with population growth;

2. The shortage of housing in Metro Hamilton has caused home prices and rents to rise much higher than in other communities in Canada;

3. Metro Hamilton’s high home prices and rents risk pricing out the workers needed to build those homes.

Those moving to and from Hamilton – particularly families with young children – are looking for attainable housing options that meet their needs. However, despite the need to attract families with young children, Hamilton’s housing stock is slowly shifting towards building smaller, less child-friendly units. But the reality is, we need all the housing

we can get. To resolve the shortage and replace our aging workforce, we need to ensure we’re building both smaller units for the young professionals who need them, as well as a variety of family friendly housing options.

Hamilton and Burlington need to double homebuilding over the next decade. If we fail to do so, living in Hamilton will not just become less affordable, but it will also strain the social and economic viability of the entire community, pricing out the workers who build our communities. But there are reasons for hope. Never before have we seen such alignment on housing. While there is still lots holding us back, there is more that unite us – all three levels of government have agreed we need to dramatically scale up our housing production, and the conversation has turned over from “why do we need to build more homes?” to “how are we going to build more homes.”

As the saying goes, the more things change, the more they stay the same. Decades ago, when I began working in the new home and condominium industry, owning a home was the Canadian dream. Apparently, that is still the case, according to a recent study by national marketing firm The Mustel Group and Sotheby’s International Realty Canada.

Their 2023 Canadian Real Estate Market Sentiment: Generational Trends Report is Canada’s first extensive study that looks at the confidence levels of people between the ages of 18 and 77 when it comes to residential real estate. It covers Baby Boomers, Generation X, Millennials and Generation Z. Across the board, their confidence levels are high regarding the performance of real estate over the next decade. In fact, six in 10 of those surveyed believe that a residential real estate purchase will perform the same or better than their other financial investments. In addition, 35 per cent of the participants said they are more likely to buy a primary residence the next five years than they were before the pandemic. With our ongoing lack of supply, it is good news that 35 per cent of those surveyed who already own a primary residence said they are more likely to sell in the next five years.

It is easy to understand these findings. A home or condominium is a tangible asset, rather than figures on paper. You can touch it, see it

and take care of your investment over time. There is a certain pride of ownership that cannot be replicated by renting. Whether a purchaser chooses to live in a lowrise community or a condominium, that person enjoys a sense of belonging to a community. These psychological benefits do a lot for a person’s wellbeing.

And just look at the return-oninvestment that real estate has brought over the decades. Yes, today’s prices seem out of the financial reach of most people, and yet homes and condos are selling, and we have a lot of new communities coming down the pipeline this year. Remember that even decades ago, it was difficult to save for a down payment. We all realized we had to sacrifice to realize the dream of homeownership. We are hearing a shift in the conversations of first-time buyers today. They are realizing the same thing – that to own a home or condo, they will have to forego some of the luxuries they may take for granted. They want to pursue the Canadian dream.

Many of these future buyers will choose to purchase new in order to enjoy the added benefits of having the latest in building materials, technology and energysaving advancements. When they buy early enough in the marketing cycle, they are able to choose their features and finishes so their house or condominium suite feels like “home” the moment they step in.

The Trends Report is wonderful news for Canada as a whole, as confidence in real estate typically represents a healthy economy. We are making headway again to make the Canadian dream a reality for all generations.

5 BASIC PRINCIPLES OF

SUSTAINABLE INTERIOR DESIGN

Doing our part to help the environment is more critical than ever, so how can we reduce, reuse and recycle our way to more sustainable interior design? It’s easier than you think.

In principle, sustainable design aims to reduce negative environmental impact through thoughtful design.

This means buying more energyefficient products, reducing waste and using limited resources throughout their life cycle. It’s considered one of the fastest-growing segments in the design industry – often referred to as Green interior design – and it encourages more of us to create a sustainable space that helps save our environment. It can sound overwhelming when we think about saving the planet with our actions, but there are things we can do to achieve (better) sustainable interior design.

DESIGN FOR ENERGY EFFICIENCY

Energy consumption is a significant contributor to climate change. There is plenty we can do in our own homes to improve energy efficiency by looking at the amount of energy we need for heating, lighting, and running our appliances. Since most

heat escapes through windows, your installed windows must be high quality and provide good insulation. Window coverings also keep both cold air and the sun’s heat outside. Installing home automation (often called Green gadgets) makes it possible to control heat and lighting systems remotely – this will help you use your home’s energy more efficiently and economically. Think about intelligent bulbs, the Nest Learning Thermostat, or Green apps that you can download on your phone and help monitor your energy use.

PAINT WITH THE RIGHT COLOURS

To save on energy spent on lighting, plenty can be done in picking the right colours. Lighter colours reflect more light while darker walls (and furnishings) do the opposite and require more artificial lighting to

brighten up the space. Also, this is a neat trick: Reflective surfaces, such as glass, increase the amount of light in a room by bouncing around, so opt for glass tables or extra mirrors in your room to capture all of that glorious natural light. Most paints contain toxic fumes and chemicals, so try and opt for paint brands that are low or zero-VOC and that don’t harm the environment.

OPT FOR NATURAL TEXTILES

I love natural textiles in interiors, and they’re continuing to be a major theme in this season’s design ethos. Eco-friendly and naturally-sourced fabrics are all the rage and can be recycled, as can vintage woods, banana fibre, Afghan wools, hemp, seagrass, burlap, raw cotton or linen. Not only can they come in a variety of different textures, but they are also capable of being ethically sourced. Beyond materials for furniture or furnishings, organic materials can also be used in mattresses, upholstery or pillows. This can reduce the production of synthetic materials that sadly end up in our landfills.

BUY LOTS OF INDOOR PLANTS

It is aesthetically so pleasing to have a home filled with greenery, and plants work double-duty in that they give oxygen and eliminate harmful substances from the air. Plants also provide a natural look and freshness in your home. NASA’s Clean Air Study found a number of air-purifying plants that can detoxify your home from the airborne toxins, dust and germs found in a variety of household products, materials and furniture. To make that level of difference to the air quality inside your home, you would need a significant number of house plants to work together to clean the air (in the ballpark of around 90). Yet, with houseplants becoming an interior design trend that looks like it’s here to stay, we might as well choose one that will go partway to improving the air we breathe, even if it’s not all of it. English ivy, snake and spider plants and chrysanthemum help filter out toxins, including ammonia and benzene found in varnishes, floor finishes and detergents.

INVEST IN VINTAGE FURNITURE

I love vintage furniture, and when we are making more efforts to be more mindful of the planet, we should really be aware of the furniture and decor pieces we choose. When we

repurpose an old-found treasure, we immediately reduce waste, overproduction and our footprint – all good things. I know buying a brandnew piece can be exciting, but so can sourcing and hunting for that vintage piece full of legacy and sentimentality. Browse online marketplaces or go the old-fashioned route and head to some estate sales or vintage markets. I guarantee you will stumble upon some unique finds that will give your home a new look.

Bringing a great new house, condominium or built community to the market requires innovative design, high-quality construction and strategic marketing and sales. The annual BILD Awards celebrate the companies that set the standard in these areas and the leaders who provide vision and inspiration. On May 11, the GTA’s building and development industry gathered to celebrate this year’s BILD Awards finalists and winners. Silvio De Gasperis, president and CEO of the TACC Group of Companies, received BILD’s Lifetime Achievement Award. It is the highest honour BILD can present to a member, recognizing those who have dedicated a lifetime to the association and the industry and demonstrated significant leadership and commitment to the greater good.

De Gasperis takes pride in developing communities where families can thrive and make lasting memories. His professionalism, leadership, strong work ethic and passion are evident in each of the TACC Group’s projects.

He has served on several notfor-profit and public boards, and his philanthropy has benefited many local charities and vital institutions and organizations, such as Toronto

The Daniels Corporation was named Home Builder of the Year, Mid/ Highrise, while Great Gulf received the title of Home Builder of the Year, Lowrise. The category recognizes builders that set the standard for the rest of the industry through their professionalism and dedication to excellence. Great Gulf also received the award for Best International Project of the Year, for the La Clara condominium development in Palm Beach, Fla.

Tridel took home the title of Green Builder of the Year, Mid/Highrise, the twelfth time since 2010 that it has earned a Green Builder of the Year Award. The company also received the People’s Choice Award, which is voted on by the public, for Harbourwalk at Lakeview Village in Mississauga.

Minto Communities was named Green Builder of the Year, Lowrise, and also took home the award for Project of the Year, Lowrise, for The Heights of Harmony, a development in Oshawa. The award for Project of the Year, Mid/Highrise, went to Collecdev, for Cielo Condos in Toronto.

Waterworks, a condominium development in Toronto, by MOD Developments and Woodcliffe Landmark Properties, won in the category of Best Community, Built, while Clockwork, a condominium development in Oakville by

The Daniels Corporation received BILD’s Diversity, Equity & Inclusion Award. Wyse Meter Solutions took home the Angelo DelZotto Fearless Innovator Award, for its work in promoting the adoption of electric vehicle charging technology in multi-family residential buildings. TAS received the Stephen Dupuis Corporate Social Responsibility (CSR) Award for its comprehensive approach to CSR, including measurement and transparent reporting. Spotlight Development was this year’s recipient of the Ignat Kaneff Inspiration Award for its support of employees’ professional development and its support of new Canadians. Daniel Salerno of Paradise Developments received the Riley Brethour Leadership Award.
