          COLLINS SQUARE MEETS THE BRIEF
          Collins Square is a City Within a City, a place that seamlessly integrates commercial, retail and public spaces into a single energised precinct. Benefitting from high quality food and beverage offerings, service retail, health and wellness and access to a range of value-add services including concierge, onsite meeting room and training room facilities, event space, flex space and car parking, Collins Square is completely distinct from the traditional commercial office.
          Response to Property Requirements:

        THE OPPORTUNITY
          We are pleased to present two unique workplace solutions to Flight Centre, for their consideration:

          Note: Common area cleaning is included in outgoings
          Tenancy Condition Level 18 includes an existing flexible fitout, providing ability for competitive effective rent terms to be agreed. Including ~218 workstations, meeting rooms, breakout + kitchen area and collaborative zones, Flight Centre can utilise the premises ‘as is’ or fitout modifications can be accommodated. Alternatively, should Flight Centre prefer a bespoke fitout solution, the tenancy can be offered in a refurbished condition, and Walker’s inhouse project management team can deliver a turnkey fitout using Walker’s Guaranteed Maximum Price Fitout Model, ensuring no cost or delivery risk to Flight Centre.
          Incentives
          A market incentive will be provided, subject to overall terms negotiated.
          Availability 1 October 2023
          Level 17 has been fully refurbished and Walker are in the process of finalising documentation for a brand new whole floor turnkey fitout, which will include 220 work points, front-ofhouse Client Spaces, including reception area, a variety of meeting rooms, and Connection and Collaboration Spaces, with staff breakout and kitchen space that enjoy views over Port Phillip Bay.
          In addition to the brand-new fitout, an additional incentive can be provided as a rental abatement over the lease term.
          Q1 2024
          Car Parking Permanent Parking is available to the tenants of Collins Square via the large onsite private car park. A separate private car park is available for tenants and their clients to book casual parking as required, via the Collins Square Car Park On Demand App. Walker would be pleased to review your specific requirements & deliver a suitable solution.
