REINZ reports steady sailing in real estate as winter concludes. Properties are spending longer on the market, and median prices continue to ease downwards. The national median price dropped 1.8% to $810,000 last month, from $825,000 last July – the first nationwide decrease since July 2011. Some perspective: prices are decreasing now more slowly than they increased after our first COVID lockdown in 2020. Most real estate commentators believe we’re at the tail end of a price correction that started late 2021. The graph below shows some perspective – while the level of growth was unsustainable the fall in prices in mild in comparison.

In contrast to recent declines, the numbers show that things may be beginning to look up. Alexander’s survey results and REINZ figures paint a weak market, but the degree of weakness appears to be easing. If mortgage rates decline a little (as some economists are predicting), that could provide a turning point which could be a boost to the market just in time to complement the traditional seasonal spring uplift.
