La Dolce Vita Coast with the Most 蓝色海岸 The Côte d’Azur has claimed the number one spot in a new list of the world’s most successful luxury residential property locations. With the price of a typical five bedroom property now exceeding $28.5 million. This sought after region is the most expensive for home transactions among the ultra-wealthy, attracting buyers from across Europe, North America and most actively at present, from China, Russia and the Middle East. It comes top in the Candy and Candy GPS report and Deutsche Asset and Wealth Management review which identify the top 20 prime leisure locations where the global super wealthy are purchasing. Two further European locations, Sardinia’s Costa Smerelda and Monaco also feature in the top five.

Of the 1,360 such visas Portugal has issued since launching its scheme in 2012, 81% have gone to Chinese nationals. Non-EU nationals who buy a property for €250,000 in Greece or €300,000 in Cyprus, or other countries hard hit by the Eurozone crisis, can also qualify for residency. Spain requires a €500,000 property purchase to issue a golden visa – and so far, Chinese investors account for a third of the 134 permits issued there.

PINWU the first Chinese designer brand to win the prestigious Salone Satellite Design Report Award at Milan Fashion Week is going from strength to strength with the launch of several new and inspired design lines. Manhattan Moves For the first time, the Chinese have become the biggest foreign buyers of apartments in Manhattan, real estate brokers estimate, taking the mantle from the Russians - whose activity has dropped off since the unrest in Ukraine and the imposition of sanctions against Russia by the United States. Luxury apartments cost between $4,100 and $5,000 per square foot in Hong Kong, while in Manhattan and Sydney they cost half that, ranging from about $2,100 to $2,500, according to Knight Frank’s Prime International Residential Index. London is also cheaper, at $3,300 to $4,100 per square foot.

The 28-year-old, who prefers to be called Li, is from Shenzhen in southern China. He has been lured to Portugal by its Golden Residence Permit programme. They are also free to travel around all the EU countries in the Schengen area and after six years they can apply for Portuguese citizenship. Li, who got married last year, wants to send his children to European universities. He is also concerned about what the financial future may hold for China, so he is looking to invest in Europe. “You cannot put all your eggs in the same bucket. Since the residence scheme began in 2012, the Portuguese government says it has issued 734 so-called “Golden Visas” and that’s generated more than 440m euros. Not all of that has come from property sales though, because foreign investors can also get a Golden Visa by investing a million euros in capital or creating 10 jobs in Portugal. Brian Tang, from Hong Kong, got a Golden Visa last year. He says demand is so high in China, that he’s opened a branch of his immigration agency CBIEC (www.cbiec.pt), in Lisbon, to put people like Li in touch with Portuguese estate agents. “There’s a huge appetite from China coming over to Portugal. 80% of the applicants are Chinese,” says Brian Tang. He says part of the appeal is the flexibility. Foreigners only have to be in Portugal for seven days in the first year of residency.

The new transport network which will increase capacity on London’s transport network by 10% heralds a step change in both connectivity and capacity for the city, opening up new residential parts, as well as triggering wider investment and regeneration. “Crossrail will have a dramatic effect on residential property prices along its route with an average rise of 2.5% per annum around host stations up to 2018 when the network opens,” confirms Jon Neale, Residential Research Director at Jones Lang LaSalle. “In absolute terms, this growth should add around £50,000-60,000 additional value per property on average over this five year build up.”

French resorts such as Les Trois Vallees and Paradiski (the world’s biggest ski areas), offer a generous mix of family-friendly resorts perfect for active, younger holidaymakers. Improved rail and air links have also brought a number of smaller more intimate resorts into vogue - Chatel, Morzine and La Clusaz, three of the best ski getaways close to Geneva airport.

LOCATION ROUND UP Austria Boasting one of the fastest growing tourism markets, with a 7% increase in international arrivals last year, compared to an average of 4% across the rest of Europe, a relaxation of buying restrictions to non-EU citizens is likely to add further competition in second home buying and create upward price pressure. Average prices paid are up by 10% on average since 2012. This echoes an annual house price increase of 11% in the rest of Austria during 2014. France In the Savoy region (Courchevel, Meribel, Val d’Isere, La Plagne and Megeve,) foreign buyers fell to 14% of all buyers in 2014. That said, with lower prices and still low interest rates, the fundamentals now exist for a pick up in demand. The French mortgage market is also fluid, with many buyers even with sufficient cash to buy outright opting to finance. Switzerland Despite the continued strength of the Swiss franc, buyers continue to be motivated by the fiscal environment and financial stability, underwritten by lifestyle and exclusivity factors. New legislation restricting the construction of second homes to no more than 20% of the total (Lex Webber) is however, beginning to limit the supply of newly built properties. While this is good news for existing second home owners, it bodes less well for the wider market. Most agents expect that the Federal Government may come up with provisions for certain categories of touristic residences but we await the fine print.

A rare exemption of the Lex Koller law (that restricts the amount or size of properties non-Swiss residents can acquire) means foreigners purchasing at Andermatt Swiss Alps will be able to buy, transfer and sell property without restrictions until at least 2030. “Switzerland looks set for a significant rise (over 20%) in its High Net Wealth Individual population between 2012 and 2022. Strict planning regulations, combined with the cap on second-home ownership (20% per commune) will restrict further development elsewhere, making Andermatt Swiss Alps an exceptional opportunity,” explains Robert Green, general manager of A&K International Estates. 42 Abode2 Asia // Volume 2 Issue 1

He points out that different ownership models appeal to purchasers wanting anything from a bespoke chalet, through to a furnished property that can go straight into the rentals pool. Another big plus is accessibility, with Zurich airport 90 minutes from Andermatt and Milan about two hours. Over £92 million is being invested to upgrade and expand the two ski regions of Andermatt and Sedrun, delivering more than 120 kilometres of pistes. Other attractions include six hotels (a five-star Chedi), an 18-hole golf course (that will be one of the top courses in Switzerland when it opens to the public in 2016), and sports, leisure and conference facilities.

ow is apparently a good time to try your hand at wine making, with estates in France being snapped up for a ‘relative’ song, although we’re talking upwards of £600,000 for anything halfway decent. It’s a far cry from the early days in Languedoc, when Midi vintners first began exporting barrel-size quantities of vin de table to undiscriminating traders. The quality surge from New World wines and consumer demand for a better quality tipple however, have revolutionised both the economics of the industry and the region’s real estate fortunes. Many appellations are now upping their profile explains Martine Sahunet of Cabinet Bedin: “The Pays de Rhone has been quiet, but is now picking up. The Medoc is also active as is the Grand Libournais. We’ve had enquiries from as far afield as China and the States.” In the Gironde, which includes the prestigious Saint Emilion and Pomerol districts, in the past two

years Chinese investors have bought upwards of 50 vineyard estates – mainly 20+ hectare estates in less prestigious areas for £1.5m-4m. Smaller estates with 3-12 hectares of vines are now selling for around £750,000, while full production vineyards of over 100 hectares start around £3.5m. Estate values, explains Carol Young of prestige agents Bordeaux and Beyond are dictated by location, the quality of terroir and the wine produced, as well as the type of property and whether they are established producers for the wine: £500,000 is really a minimum budget for an estate, plus the finance necessary to purchase stock and operating costs for the first eighteen months. This is because the seasonal cycle from producing and harvesting to bottling generally takes that long. Operating costs can be calculated on an average of between £3,000 and £4,000 per hectare, although it takes a good three years for new vines to make decent wine.” Providing a ‘handholding service’ for newcomers, 50% of Montpellier based Vignobles Investissement’s clients are from overseas. “The main stumbling block is technical expertise,” explains wine consultant Adam Dakin, “although companies like us help purchasers to source personnel and advise on equipment.” 20-40 hectares Dakin adds, with a vigneron’s house will set you back around £1m: “but prices can easily go beyond £4m depending on location and quality of vines.”

It’s at the northern limits of where Cabernet Sauvignon, the leading red variety of the region, can ripen. Bordeaux is commonly split into the two banks of the Gironde – left and right. On the left sits the Medoc which was famously classified in 1855 and has many of the classic Chateaux, such as Latour, Lafite, Palmer, Margaux and Mouton Rothschild. On the right, lies the Saint Emilion and Pomerol sun-regions, where the wine are dominated by the Merlot grape variety. The soils are different here, so wines tend to be plusher and richer, compared with the more structured wines of the Medoc.

BURGUNDY Burgundy vies with Bordeaux for the title of the world’s leading fine wine region, but while Bordeaux is all about grand Chateaux and large vineyards, in contrast, Burgundy is about small domains, tiny vineyard parcels and elegant red and whites in equal measure. The majority of vineyards follow a narrow strip of hills running south from Dijon, linking a string of famous villages such as Vosne-Romanee, Nuits St Georges, Puligny Montrachet and Volnay. Further north, the separate region of Chablis, which is included with Burgundy, makes taut, precise, fresh examples of Chardonnay, and the best wines from Chablis’ Grand Cru vineyards are highly sought after. To the south lies the Maconnais which produces quite stylish Chardonnay and Beaujolais – which makes joyful, fruity reds from the Gamay grape.

Purchase process Buying real estate in France is highly structured with key checks in place as part of the process. Once a sale property has been identified, a letter of intent indicating a wish to buy is drawn up followed by the signing of a preliminary contract or promesse de vente. This deed of sale is fundamental because it confirms the agreement of both parties and the terms of the sale. The terms and scope of the guarantee of assets and liabilities are also clearly laid out in this contract. A period of several weeks will usually pass at which point the final stage of the sale transaction is completed by a Notaire for the property purchase and a Lawyer in relation to the purchase of shares. Property purchase structure Choosing the right purchase structure is essential, as it will determine the tax liabilities applicable to both the estate and its owners. The structure choice will take account of several factors including: How will the vineyard be operated? What are the business objectives of the purchaser? And, what is the personal tax liability of the buyer? Specialist financial advice is necessary, especially for nonresidents. In addition to French internal tax rules, a nonresident will also have to adhere to the relevant bilateral tax treaties which could offer attractive tax benefits. Non-resident investors may find it advantageous to use a single non-French ownership structure for both the real estate and the business aspects of the estate, thereby allowing the structure to remain out of the scope of French personal taxation. Taxation on profit will depend on whether a limited company or a partnership structure is used. This choice will also have an impact on future capital gains realised, especially on the sale of land. oday, Monaco a bijou bubble of extravagance tops the list of the world’s most expensive real estate markets, with the average price for a home at a record £32,000 per square metre. Now the community is settling in yet another highspeed resident – racing supremo Lewis Hamilton. “The Principality is quite active in terms of high profile comings and goings,” says property agent Pascal Lamy. “Hamilton will be surrounded by fellow multi-millionaires so he’s unlikely to have trouble from paparazzi – which is precisely why people in the public eye like it so much.” For the recent Mercedes’ recruit, moving from the relative isolation of Lake Geneva in Switzerland to the buzzing Principality has also brought with it a change of lifestyle tempo

onaco real estate has historically represented an excellent opportunity with long term capital security, and excellent capital growth. The income and capital gains generated by property are not subject to tax in Monaco (except for property dealers) and, furthermore, no property taxes are levied. Real estate may be owned directly or through a structure, for example, an SCP (Societe Civile Particuliere), a Monaco property owning company, or through an offshore or onshore entity from another jurisdiction; the route taken will depend on the circumstances of the buyer. Purchase costs are relatively low. The registration tax on purchase has been reduced from 7.5% to 4.5% of the purchase price, if the purchase is in an individual’s name or through a transparent entity, plus the notary’s fixed fee. A purchase through an entity that is considered to be ‘opaque’ will be subject to a registration tax of 7.5% of the property value, though the tax falls to 4.5% on a transfer of shares, assessed on the current market value of the property. In addition, an opaque entity is obliged to appoint a Monaco authorised ‘mandataire’ to file an annual declaration stating whether there has been a change in the beneficial ownership. Despite these constraints an opaque entity may be an appropriate option for estate planning reasons, as well as a means to preserve confidentiality. It is necessary to have available property to become tax resident (either as a tenant or as an owner). For individuals wishing to apply for Monaco residence, the procedure is relatively straightforward and quick for EU nationals, slightly longer for applicants from outside the EU.

hy the tropical getaway of St Kitts isn’t better known to a global audience is a mystery especially when you discover that the islandnation was the ‘mother colony’ back in the 17th century. Fast forward to today and the island remains steeped in the past; a healthy smattering of historic charm topped with natural attractions - coral reef lagoons, verdant rainforests and powder-sand beaches. For many it’s a compelling combination which sets the island apart from other Caribbean hot spots. Until 2005, the country was reliant on its sugar cane industry but since its closure by the government, the island economy has changed tack to embrace tourism although there is a diversification programme which also includes agriculture, export-orientated manufacturing and offshore banking. For Ricky Pereira of St Kitts Realty, the opening of the Marriott resort complex in 2004 on the south of the island truly kick-started interest in the property market. “The hotel attracted a lot of first-time visitors to the island,” he explains. “Many were impressed by they saw and decided to buy.” Like many emerging markets, the island was badly affected by the global real estate crisis – although it took to 2010 for the 72 Abode2 Asia // Volume 2 Issue 1

Since then, confirms John Yearwood of Coldwell Banker, values have stabilised, placing the island in the “middle tier” of Caribbean countries with a price bracket between £350,000 and £1m. “New resorts are setting a benchmark in terms of quality for money,” he adds. “A lot of demand is from cash buyers who are looking to invest or retire.” The pace of change is also picking up with the arrival of big brand hotel names including Park Hyatt and Koi Resort and Residences. A further investment incentive is the decision by government to introduce the “Citizenship by Investment” programme, in which economic citizenship is granted to international investors wh o make investments of at least US$400,000. “The programme grants full residency status and 0% income, capital gains, wealth or inheritance tax,” confirms Kassab. “You don’t need to live here, but you can still have dual citizenship for life for you and eligible family members and tax-free status on foreign income, capital gains, gift, wealth and inheritance tax, plus the right to work here.” Those looking to buy will find a streamlined purchase process. Local lawyer Lesley Stancombe explains: “Legal services generally cost from 1-2% of the purchase price, but transfer taxes are paid by the vendor. In some parts of the island, non-citizens require an alien holding licence to buy property, which costs 10% of the purchase price and takes about four months to obtain, but most of the resorts and new developments, are exempt.” As to the next stage in the island’s development; Christophe Harbour marina is a major draw feels Pereira: “It’s an attractive alternative to established yachting island Antigua and the nearby Grenadines. For affordable and accessible access to the Caribbean sun – it’s a good choice.”

wning multiple homes across several continents might be a challenge for many. Yue-sai Kan sees it as a necessity. Known in China as a bridge between the East and the West, Ms. Kan is a former television personality and a businesswoman who founded Yue-sai Cosmetics in China, now part of L’Oréal. As the owner of the Miss Universe China franchise, Ms. Kan is often in the spotlight, and she entertains her guests and friends frequently at home—whether it’s the one in Shanghai, Beijing or New York. She also has an apartment on Copacabana beach in Rio; one in Brisbane, Australia; one in Changsha, the capital of Hunan Province, and one she co-owns with her sister in Rome, near the Spanish Steps. Ms. Kan, 64 finds herself most frequently in her 8,072-squarefoot Shanghai apartment, which almost spans the entire floor of a high-rise luxury building in the fashionable Jing’an District. “When I saw this place, I realized it was mine. It was huge. It

Using the parlance of most mainland Chinese, Ms. Kan talks about her real-estate holdings in China in cost per square metre. The purchase price for the unit was nearly 30,000 yuan a square metre—or $3.7 million total—although Ms. Kan now estimates that it is worth at least several times what she paid for it. Highly contemporary, the Shanghai apartment has been designed for entertainment on a large scale. Two elevators open directly onto her floor. An entry alcove has a mosaic of Ms. Kan’s portrait, while peony motifs are laid on the mosaic floor. Once inside, an open-plan layout accommodates a large reception area, sitting area and a massive dining room.

DESIGN AND INTERIORS | 室内艺术与设计 Many aspects of the décor — Burmese sculptures, Indonesian fossil table, French candelabras — reflect Ms. Kan’s careful balancing of her Chinese heritage with international sensibilities. Many of the objects in her multiple homes come from an eclectic private collection she has accumulated over decades of travel, and others come from her previous business venture, the House of Yue-sai—a luxury lifestyle store that launched in 2008 and closed its doors a few years later. Ms. Kan likes to decorate her homes herself, with the occasional help of a young designer, Luke Van Duyn. “I redecorate almost every year, continuously,” she says, noting she just changed the colours of her Shanghai living room to soft beige and blue from aqua and yellow. “Life changes, so my décor needs to change, too.” And then there are things that she insists doing Western-style, regardless whether she is: “I don’t ask my guests to take shoes off. In fact, I insist that they keep them on.” She notes that shoes are a part of a woman’s “overall look.” Plus, she says she doesn’t have the space to hold shoes for 50 people. The most important quality of all homes Ms. Kan owns is that they can be used for work, entertaining and even for live taping. The Shanghai apartment has five sets of professional studio television lights installed in the sitting area for any impromptu interviews or for her latest book launch. When she feels the need to consort with the power players and the government elite, Ms. Kan takes the five-hour highspeed train ride to her Beijing home. The location was the determining factor for the 3,983-square-foot apartment that Ms. Kan purchased in 2012 and calls her pied-a-terre. “In Beijing, traffic is a disaster, so central location is a must,” Ms. Kan says. Having multiple homes means that some places don’t get lived in as much as she’d like; Ms. Kan says she has only spent less than 10 nights in the Beijing apartment since the purchase and renovation. As part of her spontaneous personality, Ms. Kan is currently renovating a New York City townhouse, saying the project will cost a few million dollars. While she remains acutely aware of the investment value of her real estate, treating a home solely as an investment is something Ms. Kan holds in contempt. Ms. Kan states, “If I didn’t love it, why would I buy it? I could always stay in a hotel.”

n his home, office and on projects, the 53-year-old native Hong Konger prefers to create casual environments with little clutter or distraction. His Stanley home, for instance, features plain painted walls and a garden he can relax in.

It’s not pretentious, said Mr. Leung, who heads Steve Leung Architects Ltd. and Steve Leung Designers Ltd. His firms are the designers behind Hong Kong establishments such as the Crowne Plaza in Causeway Bay and the Hyatt Regency in Sha Tin. Pretentious design, Mr. Leung says, is having a wine cellar for the sake of it. He says he seeks to apply this philosophy about design to all his projects, from shopping malls to low-rise residential buildings. “My job is to create an environment suitable for people’s lifestyles,” he said. good with music,” Mr. Leung says. “To me, he’s Superman. I wanted to be like him when I grew up.” Mr. Leung went to architecture school at the University of Hong Kong, worked briefly as a government building surveyor and was employed by architecture firms before establishing Architectural and Urban Planning Consultancy in 1987, which he restructured into two firms. School project: Breaking out on his own at age 30 to start a firm was a naïve decision, Mr. Leung says: “I was too young. Architecture is an old man’s business.” He had difficulty convincing people to have confidence in him, especially since he had never led any projects on his own, he says. His high school alma mater, Munsang College in Kowloon City, was the first to take a chance on him: The school hired him to design a four-story campus building. The project was simple, he says, but led to larger ones later. From shoebox to showroom: When Mr. Leung opened his first architectural firm, he worked out of a pre-World War II building in Sheung Wan. He had 700 square feet of space and a secretary. “My first office was not an office,” he says. “It was a desk.” The building on Des Voeux Road Central encroached on the sidewalk and had a steep staircase in lieu of an elevator. But Mr. Leung says there was something that attracted him to the office: “The headroom was very high,” he said. His current office has 24,000 square feet for 120 employees — and lots of headroom. Going modern: Mr. Leung said he has designed “thousands of show flats.” The first one: Symphony Bay, a Sun Hung Kai Properties Ltd. development in Sai Kung that came on the market in December 1997. At the time, most show flats were fashioned in classical design, he says. He decided to introduce minimalist, contemporary design to potential buyers. “The costumers loved it,” he says. 82 Abode2 Asia // Volume 2 Issue 1

London is a totally unique city. A 24/7 buzzing metropolis, with skyscrapers sitting alongside historic buildings and leafy green spaces. The skyline has moved rapidly skywards in the past few years with buildings like The Shard, and it’s exciting to see that there are over 200 towers in planning. What is your favourite part and why? I lived in Notting Hill for fifteen years, but have recently moved to Maida Vale. I love both areas because they are close to the centre of the city yet have village like atmosphere – it’s the best of both worlds. The proximity to the city also means I can ride my bicycle everywhere. Favourite global hotel/resort for stand out service? The Mira Moon Hotel in Wanchai, Hong Kong is one of my favourite hotels. Inspired by a Chinese folklore about the Moon Goddess, it’s a magical, welcoming and relaxed space. No request for the friendly staff is too difficult, with the world class Super Giant restaurant serving Spanish-Chinese fusion tapa. London aside which world capital inspires your creativity? I am very lucky to be able to travel with YOO and all of my trips inspire me in some way, whether it’s the slick glamour of Miami, the cuisine in Lima or the vibrant energy of Mumbai.
