As the Vice President of Sales for NeoLuxe Realty Group, a new development marketing entity within Atlanta Fine Homes Sotheby’s International Realty, I’m pleased to bring you this report focused on Atlanta’s condo and townhome market. It’s been a very exciting year so far for luxury high-rise and multi-family development. In this report you’ll find sales data and analysis for 11 new condo developments, 40 new townhome developments and more than 140 existing condominiums around Atlanta, including Buckhead, Midtown, Downtown and Intown. The 2015 new condo market is strong so far with the addition of 1065 Midtown (Residences above the Loews Atlanta Hotel) writing 7 reservations in 1Q15. One Museum Place is setting the pace with 15 condos under contract, and Seventh Midtown has nearly half of the building spoken for- even with both projects still under construction. Our region continues to show positive job growth and with consumer confidence rising, more buyers are entering the market. Foreclosure activity hit a 12-year low, and new and resale inventory remains scarce, with new listings on market down 1.1% year over year. Supply for sales remains steady at 3.6, while the average sales price is up 7.7% year over year. RESALE CONDO ANALYSIS

MIDTOWN This section of our analysis focuses solely on resales in Midtown. With an emphasis on condominiums built and delivered since 2000, frontrunners include Metropolis, Spire, Plaza Midtown,Viewpoint and 1010 Midtown, blatantly indicating there is still strong demand for highrise product. Absorption has dramatically increased the first month into 2Q15, which will be reflected in our

2Q15 analysis. Overall, these buildings specifically have seen a valuation increase from the 2014 average to the 1Q15 closings in the amount of 5%. Each building has averaged about 4 units absorbed per month. All indicators show more would have been aborbed, but absorption remain at this pace due to a lack of inventory. Average days on market hovered at 61.3.

RESALE CONDO ANALYSIS

BUCKHEAD Compared to the next-door neighborhood of Midtown, Buckhead has less overall inventory. Market leaders in absorption include Peachtree Place, Eclipse, Buckhead Grand and Realm, each averaging 3 closings per month. Like Midtown, market indicators point towards an assumption that given a higher inventory base, more closings would

have occurred. The Ritz Residences had an extraordinary outlier closing take place at a whopping $630/sq. ft., 40% higher than the average price per square foot in 2014. The 4 building leaders in 1Q15 closings each saw an average of 8% appreciation in 1Q15 compared to the overall 2014 closing average price per square foot.

RESALE CONDO ANALYSIS

DOWNTOWN Known more as the center of Atlanta’s thriving and growing business district, Downtown Atlanta’s offerings number significantly less than its Midtown and Buckhead neighbors. The area continues to undergo a transformation to include many brand new condominiums and lofts, historic renovations and much more. The downtown condominium total inventory numbers 1,644 units, of which there were 98 closings in 2014. The first quarter of 2015 has seen a total of 21 closings.

The most active building in 2014 also happened to be one of the most expensive: 18 units closed at the W Residences at an average of $325/sq. ft. Compared with the past year, closings that have taken place in 2015 have remained relatively constant in terms of price per square foot.

RESALE CONDO ANALYSIS

OTHER INTOWN With a surge of apartment offerings over the last 36 months, combined with zero new condominium developments, outlying pockets of Atlanta are seeing swift absorption of product. Known as the value proposition to consumers, affordable condominiums listed under $200,000 are still available to buyers in the intown markets such as Old Fourth Ward, Grant Park, and other southeast areas. As these condominium offerings come to market, they sell quickly, often with multiple offers and time of market less than 30 days.
