Bridging the Gaps Transformation of Slaughter House area - Gamlestaden Abstract The Urban transformation project demonstrated in this report ïs developed in the design studio “Architectural heritage and Urban transformation - with regard to climate change”.

Our group has worked with both Architectural and Planning scale and our task was to develop a concept in a small scale and merge it with the urban layout proposal in the process of the transformation of an Industrial area. The project area includes various industrial buildings related to food profile developed in the early 1900’s and is situated in the city district Gamlestaden in the north of Gothenburg,The area has an island context of mixed typologies developed during various periods and is close to the historical waterfront of Marieholm.

Starting with the thorough analysis of the future development plans of the city in the district, we have also analyzed historical context of the area in relation to the district and the city and formed a number of principal strategies and goals for our design proposal.Then we have developed a characterization of our project area and examined the special landmarks and confusing points in the urban atmosphere of Gamlestaden. In addition to that, we have also done the characterization for each of the building in our site to understand the possibilties and the potentials of each building for the future proposal.

After the characterization assignment, our group decided to work further with one particular building (in order to create a connectivity to the large scale proposals), XXXXXX, in addition to working with urban scale proposals. Designed for the slaughtering of the young calves and serving it for almost XXXX years, it now faces the challenge of being insufficient for the new developments and a factor that creates an uninviting human unfriendliness character with all the surrounding urban leftovers.

However, through this project we tried to defend the architectural qualities and its potential to be transformed and fully enhanced with public life.

In our work, we considered it as very important to work with the urban qualities such as attracting people from the whole city and being appreciated by the inhabitants and tried to find a proposal in the site scale with respect to the historical profile of the area.

The concept can be seen as a strategy that is flexible in itself as well as in regard of existing or future parameters. Besides these strategical values, the proposal also responds to the current, well perceived atmosphere of the area by improving weaknesses and strengthening the existing qualities. Another aspect of our strategy is to propose a development of the area which follows the desire of Gothenburg to become a ‘walkign city’.

Studio Description The aim of the Design Studio ARK347 is to introduce the field of architectural conservation, cultural heritage and urban transformation in a historic and contemporary context as well as to introduce the field of planning and design for climate adaptation and mitigation within existing urban and constructed areas.

In the design studio, new knowledge will be tested in a critical and reflective way with focus on a planning and design project of architectural or urban conservation and transformation with regard to historical, cultural, functional, technical considerations as well as resource, energy and climate related aspects.

The planning and design project will be performed in smaller groups. Within the project area suitable topics for in-depth projects can be found concerning renovation and transformation of buildings as well as urban planning and transformation. The studio project is based on design during spring 2016, its focus lies on exploring how urban transition processes, challenges of sustainable development, conservation and cultural heritage concerns can be merged into an integrated approach for architectural and urban transformation (Source: Course PM - Studio Description, Lisa Brunnström).

About The City & The Project In a local context – of Gamlestaden, Gothenburg- The slaughter house area from the early 1900s with different activities in the buildings.

The city of Gothenburg is strongly connected to Water and public transport.. Build on a wet land beside the Göta river, Gothenburg was from the beginning dependent on water, Due to this reason, the developments started happening along the river side and was extending in the northern side. Over time with the development of industrial buildings considering the trade route of water, gave the city a strong identity of industrial trademark.

The project area incorporates many historical values from the twentieth century, the buildings are mostly from the early 1900s. The area is located close to the Göta River and is situated between the railway and tramway, highway E20 and E45 and therefore exposed to big noise. On E45 dangerous goods are transported. Close to the area a new travel center is planned. It is also quite close to the city center, around 5 kilometers. The area functioned until 1967 as a slaughter house. Today it still has some meat related activities there as well as other activities.

The site has unique landmarks which define the area’s character. Since 1600’s, this part of the Nya Lödöse has been abandoned for the development of new plans of Gothenburg. The factories and complanies had left a dominant built environment behind. Typical industrial character and food production character can be observed through the brick facades, chimneys eventhough the site is built-up in a human scale architecture.

The city planning office has the intention to start the planning for the area in 2017 into a mixed use area, with an important condition that the real estate owners HIGAB and Klövern will show how they intend to deal with the flooding issue.

Nya Lödöse (1400 - 1600) In the year 1473, it was signed that a new town was to be built where Säveån met Göta Älv. The city was in the beginning planned to be called Götaholm, kept the trade name of Lödöse. The city also planned to be located on Säveholmen (now Marieholm) and the location by Säveån and one arm of Göta Älv was chosen instead. It was a trading town where gamlestaden now is.The slakthus area was disconnected from the Nya Lödöse by the river which came down on both sides of the Sävaholmen. In the year 1563, the city expanded to 1500-2000 inhabitants and the Church in Nya Lödöse was expanded and the city got the Rådhus.

Farmland (1611 - 1900) In 1624, the King decided that Nya Lödöse should be abandoned and burned for the new plans of Göteborg. The last residents were forced to move to the town of Gothenburg. Since then the area has been used for farming and big agricultural farms. The two areas

by Gamlestaden were first owned by Dutch. Mariedal (East) and Marieholm (West). The island was connected with the main land and dissconected from Göta Älv.

In 1712, the ownership of the land shifted and in 1729 Sara Sahlgren got royal approval to start sugar factory. The factory was closed down a year after in 1835 and in around 1850’s it was bought by Rosenlund Spinneri. In 1906, the manufactory of a bearning to the factory’s need was started and the year after SKF was founded.

- Göteborg is in a phase of expansion with both a growing population and employment market.

Traffic levels are increasing as there are more of us and we are travelling ever greater distances.

Regional growth theories are one of the starting points for the Comprehensive Plan.

- Göteborg’s development begins around different key nodes. Gamlestaden is one of these with good public transport connections.

- Gamlestaden becomes the eastern outpost of central Göteborg with this strategy and acts as the gateway to the north-eastern parts of town. It as also a wedge between the industrial areas that follow Göta älv and Säveån. This implies that Gamlestaden becomes important not only to people’s transport but also the transportation af goods.

A closer, greener and denser city for easier everyday life. The Comprehensive Plan poses 13 strategic questions and each question is accompanied by its own goals and strategies. The main goal is to create an attractive environment with the mixed use of facilities, to solve the demand for residential area, to develop the infrastructure and to make green areas accesible.

- coordinate the locations of new housing, workplaces and services with extensions and reinforcements in public transport.

- retain and reinforce closelyconnected public walkways been the areas, functions and buildings.

Develop central points by: - densifying and supplementing with more housing and more businesses around the central points to make use of the particularly good conditions for a more local city life based on being able to manage day-do-day life on foot, by bicycle or on public transport.

- gathering shops and services so that the central point functions as a local magnet.

- making good use of the situation at the central points, with densification and preferably more than one function per building.

- using the land in a carefully-thought out and efficient manner so that the places take on more city character.

2. Introduction / Background

Future development plans for Gamlestaden

Challenges of Gothenburg

The plans are designed with two stages of development: stage 1 and stage 2.

- The first phase includes the node and its neighborhood while Phase 2 includes the demolition of the viaduct, the decking over of the road and the new neighborhood in the east of the square.

Göteborg shall develop into a lively and long-run sustainable city with a balance between social, economic and environmental factors.This is a fundamental aim for Göteborg’s city development, as described in the Comprehensive Plan. Using this as a base, the strategy for development planning deals with some particularly important challenges.

- This strategic area including travel centers, offices, hotel, shops and about 200 dwellings. The purpose of these developments is to create mixed city with a varied content of the office, about 600 homes, convenience stores, food retail, hotels, parking and the development of a local and regional hub, including a new travel center.

Population is Increasing

- It is planned for 250-300 apartments in apartment buildings in an industrial area, historically interesting buildings that are part of the Old City Square public transport hub.There will be a focus on inter city with water contact and “a room” at Säveån.

- The development of the area south of the Old Town Square, across Säveån aims to create a mixed urban, activites and linking eastern / western Gothenburg. Göteborg will pass the 600 000 inhabitants figure some way into the 2020s and in the year 2035 the population may have increased by around 150 000 people, compared with today.This is an increase of almost 30%. A continued increase in the population creates an increased need for housing.

An extensive city development is being planned in the central renewal areas in Göteborg and its neighbouring municipalities. The Development Strategy shows that there is a large potential for greater residential density in the intermediate city without needing to use green areas or parks. The intermediate city has a “store” of places and areas with the potential for greater density.

Develoment Pressure and Housing shortage There is a great lack of housing in Gothenburg - 777 applicants per apartment (in 2008) shows the urgent need of rental housing in the city. Great demand for centrally located mixed city who do not have been met with an adequate level of production. Despite the fact that gigantic areas of car park year after year standing and waiting to get into the game and become a city. There are some explanations for this but ofcourse no excuses.

Sprawl and Densification Planned housing areas are mainly in the city centre and the city is extremely segregated and sparse city, with a urgent need to tie the city together and built in brown fields.

Göteborg is currently a segregated city in several aspects. The different parts of the city differ substantially and there is a tendency for the economic and social differences to increase. Regardless of where in the city one lives, one should have a good residential environment.The physical planning must be used as a tool to promote a closelyconnected city.

In Göteborg there are currently many areas with insufficient services and shops. More housing increases the population, which in turn gives a base for more services establishing in the area.This creates better access to service in more areas. This will contribute to a city that is more closely-connected and where the physical environments of the different districts will give the inhabitants more equal conditions.

Conclusion from this: - The municipality’s vision for Gamlestaden shows how the area is going to look like in the future. The views and perspectives shows that it is planned for High-rise buildings in and around the square and along the Säveån.

Also an infrastructure plan with a tunnel connecting to E-45 and a new bridge for car traffic is placed. The current tramline towards Bergsjön/Kortedala is also reformed.With this picture, our site Slakthusområdet and the adjoining road Slakthusgatan seems to become smaller in the new development plans.

Economical Driving forces Traditionally Gothenburg is an industrial city with the most important harbou in Sweden. In the latest decades the industrial city has transformed to focus on the creative industry in the city.

About The Slaughter House Area The slaughter house in Gothenburg was the second municipal slaughter house in Sweden.The foundation work started in 1903 and was done by the local builder F. O. Peterson & Sรถner. The plan was in most parts symmetrical.The buildings were designed by the architect Otto Dymling and erected in about two and a half years. On Sept. 4th 1905 the slaughter house was inaugurated by King Oscar II. In the area there were many different buildings like market halls, slaughter halls, administration offices, housing and a restaurant. Except for minor additions to the older buildings, new buildings have been erected later like the sausage factory from the 1950s. The older buildings are covered by protection and care measures.

Zone 1 includes most of the infrastructural access points. Its adjacence to Säveån and the Slakthusområdet increases its potential as a cultural and social zone. While walking from the city centre to approach the slakthusområdet which has a potential for development as an active node, one has to cross this zone.

Zone 2

The topography of this zone is also quite low lying. Thus it has a risk of flooding, especially the low lying tunnels.

Even though it would be best to avoid use of the tunnel incase of flooding, certain measures can be taken in order to reduce and delay the impact of the water progressing towards these high risk areas.

Zone 2 is the Slakhusområdet which has the historical buildings in varied conditions- Some are strong and function well, some are in quite good condition but do need changes or additions in functions in order to suit the current lifestyles whereas some are quite dilapidated and need immediate attention in terms of structural stability and functional transformation. This zone exhibits different layers of development with time.

as social open nodes. These nodes can act as connections between the zones and activate the entire area.

Overlap 1 - One of the very important nodes is the area between the overlap of zones 1and 2. This node is characterised of being located in a very strategic location, close to the station and to the south of the zone 2 with buildings of heritage value. It is a huge open space of about 13,000 sq.m. partially shaded by a flyover of a train line (Bohusbanan) going towards Strömstad. The under-flyover spaces have a lot of potential to be developed and utilised along with the large open space. The building which had previously been a storage area for calves, is the first building after this large openspace. It isMeters currently not in use due to leakages and structural deformation in 0 40 80 160 240 320 certain parts of this building. It has been used as an urban farming area by Svenska Gårdar .This building has strong potential for development and can add to activation of this area.

Zone 3 is the Next step which would be a result of the success story of Zone 1 and Zone 2 as a progression. Its adjacence to the Götaälv in addition to the Zone 1 and Zone 2 along with the highway E45 and Marieholmsbron passing through it enhances its potential of being accessible from all sides. Development of Zone 3 would add to the activation of Slakthusområdet and vise-versa.

Overlap 2 being a part of Zone 2 and 3 is the link which can add to the connection of the two shores of Säveån and Götaälv.

Thus, the development of the three zones and their connections by highlighting the overlaped areas would create a series of green and heritage corridors connecting the Säveån and Götaälv,, with the Slakthusområdet being the centrepoint.

The site is affected majorly by the southern and western winds. Even though the scale of the buildings are low and humane, some high buildingsMeters create turbu0 lence 40 as80a result 160 240 320 of collision of wind. High speed of wind could be a result of Venturi effect caused due to narrow passages between buildings.

Wind turbulence makes an area feel cooler than it is.

As a result, the buildings require more heat for its microclimate.

This area has large open spaces towards its south and it has higher buildings towards its north, which stands as a potential for maximum utilisation of solar efficient designing.The illustrations show how the open spaces are shaded by the surrounding built areas in summer and winter.

Built in 1902 - served as historical significant entrance buildings. Most parts of the buildings are quite unused.

Historical use: • Trade / Stock building • Administration & Residential for higher authorities • Residential for mployees Functions today: Office rooms, small kitchen, storage, meeting rooms and restaurant.

Rectangular shaped .

Longer sides facing north and south while the shorter sides facing east and west.

The building is constructed on three floors and an attic.

Location: Predominant and adjacent to the road Slakthusgatan connecting E-45 and the new train station.

Brick details at the connection of the walls with the roof are exemplary.

The roof is a steep hipped gable roof with expressed eaves.

The original windows are still preserved almost all over the buildings.

Additions: • Interior walls have been demolished and modified with door openings according to the current needs • Small balcony on the southeast facade painted in bright colour.

Base - wedged granite tiles.

Facade: • Clad in yellow förbländer bricks.

• Bricked with narrow joints.

• Pattern bricking and polished decor.

Main entrance of the centre building has a decorated portal made of limestone.

Historical use: Market hall for large cattle, up to 400 animals.

Main part of the hall is 1 storey and the south-east part is two stories. (Second floor - feed room, space for equipment and staff) Current Use: Meat factory / packaging industry.

Ground floor volume is fully alloted for the meat productions while the volume vertical above is occupied by functions like office room, storage, etc.

Location: Enclosed between other building blocks.

Details: Large iron doors and completely blocked facade denoting industrial character.

• Temporary structure on top of the lower part.

• The building front is used for parking spaces.

It is lying on the central axis line which forms the grid implied by other buildings on the site.

Additions: • New brick structure with different brick pattern.

• Contrasting add-ons.

The gable roof covered with zinc sheets.

Rectangular windows rather than curved windows at most parts of the buildings.

Base of old part is of wedged granite tiles while the new construction is concrete base.

Stadsjord is one of the landmarks for the area becasue of the growing sustainable trend.

However current land owners want it to be replaced with restaurant and other activities.

Current Use: • HIGAB AB industri.

It is lying on the lower level of the grid.

The building is one storey with 4 m floor height.

Location: On the south side close to the new railway line.

Exterior facade is damaged and most of the window openings are blocked.

The gable roof covered with zinc sheets.

Heating pipes running along the building creates a shadow for the building and also hides the facade detail.

Reinforced concrete for the renovations.

Materials: Red and yellow förbländer bricks, bricked with narrow joints and pattern bricking. Limestone plaster mixed with small granules of sand to create roughness.

Human scale building, however its industrial function (though not used today) is uninviting for the area and the barren car parking lot infront create an unsafe enrionment for the pedestrains. We strongly recommend its preservation and its transformation to host a lighter and inviting function.

Serious maintenance is needed as parts of brick structure have serious damage and the steel is exposed challenging the building’s structural stability. We dint get a chance to go inside the building yet.

Current Use: Meat factory / packaging industy.

It is lying on the east side of the grid.

Some parts of the building consist of two floor while the hall is one storey with a ceiling height of 4m and protrudes out from the two storey part. Large iron doors.

Location: Enclosed between other building blocks.

Morphological details are exemplary of the industrial architecture in Sweden.

The majority of the windows seem to be original however most of them are blocked for the industrial needs.

The gable roof and is covered with zinc sheets.

A metal truss supports the different parts of the roof.

The different wings create a diversity of closed and open spaces forming an inner yard and smaller niche for natural light.

On the south side, there is a narrow path connecting north and the south ends - dark and unfriendly.

Materials: Yellow förbländer bricks, bricked with narrow joints and pattern bricking.

Limestone plaster mixed with small granules of sand to create roughness.

Base of old part is of wedged granite tiles while the new construction is concrete flat base.

Multiple brick details with red and yellow bricks.

The open yard could be used well with inviting public activities. which we would show in our proposal.

LANDMARK BUILDING

Initial southern part is built in 1902 - 1905.

Additional strutures were built during different periods forming a whole structure as of which stands now.

Historical use: Boiler house, Cool Storage and Machineries.

Next to the cool storage a 23 m high water tower. Steam engine room was connected to the 40m tall chimney.

Current Use: Meat supplier/ Machineries producer

The height of the building varies from different parts of the structure ranging from 1 storey of 4m height to two storie structures.

Location: It is lying on the east side of the grid adjacent to the new train line along the service road.

Morphological details are exemplary of the industrial architecture in Sweden.

The majority of the windows seem to be original however most of them are blocked for the industrial needs.

The gable roof and is covered with zinc sheets.

A metal truss supports the different parts of the roof.

The extensions were carried out in a respectful manner. The new part tends to mimic the old sections design, but the difference between old and new is still visible through the technological solutions.

Materials: Yellow förbländer bricks, bricked with narrow joints and pattern bricking.

Limestone plaster mixed with small granules of sand to create roughness. Base of old part is of wedged granite tiles while the new construction is concrete flat base.

Multiple brick details with red and yellow bricks. The texture created by brick walls gives a pleasant reception of this human scale industrial building.

The greatest advantage of this building is its closeness to the tram stop and new train line.

It provides the opportunity for creating a new entrance to the site with pedestrian friendly functions.

The standing landmarks would act as a heritage character for the site.

The interior spaces are not well maintained and reducing the strength and the value of the building. Proper attention is needed. We dint get a chance to go inside the building yet.

The existing movement pattern Tramlines and the possible movement routes indicate the possibles connections between the zones. The routes, if highlighted with certain intersting areas create hierarchy of events taking place during Buildings the journey on that route.

Roads Our proposal is to complete loops of movement instead of one directional paths in order to make it more lively.

Göta Alv Making a loop for movement means that every commuter can choose between two routes or even shortcuts between them to reach a desired area. Our proposal is to create dynamism in experiences while walking through transition spaces.

In order to protect the buildings of Slakthusområdet, we propose to several catchment areas for the rainwater or the overflowing water from Säveån. The series of catchment areas are planned on the lines of a principle called as Waffle Plan which is implemented in the Red River Valley in central North America. The success of this plan to prevent flooding of the river would be possible if such natural catchment areas are planned all Meters 0 along 40 Säveån.

Logistics, Parking areas and car acessibility is allowed mostly in the north-western part of the site. Smaller light weight delivery vehicles could be allowed to access the southern part only during certain hours od the day. With the development of the Zone 2 as a heritage point which connects directly to the station area and the waterfront of Säveån it becomes very important to look into its immediate surroundings.

There is a lot of potential for development in the unused ubuilt land towards the north of the Slakthusområdet. Marieholm, which is currently privatised makes it inaccessible for people. As in the above diagram, there are two additional access points along the E45 apart from the first three access points which makes it even more important to be developed. There could be a possibility for an additional access point (Access point7, Älvsnabben) using the waterways, connecting the city-centre, Lindholmen and other areas and also Ringön.

The development of waterfront of Götaälv as a series of softscapes and deck areas would not only add a beautiful promenade for people to socialise but also add strength to the heritage point. A socially active area requires it to be active in most times of the day to add to the feeling of safety. A residential area is proposed in the north of the Slakhusområdet marked in yellow, which will benefit from the proposed reactivated areas all around it; thus adding to the sense of security, Ringön is a part of hisingen which lies on the other side of the Götaälv.

It is connected by the bridge Marieholmsbrön which starts right behind the Slakthusområdet. Its vicinity to this area adds potential to this zone to function as a continued or reflected waterfront area.

The Zone 2- The Heritage Point is the cluster of the buildings of the Slakthusområdet which show different layers of development with time. It has a strong character of history which is hidden behind the invisible industrial activities that take place within the buildings. With progress of time, it has become necessary to add newer functions that can activate the area with a new definition. and hence create a new historical layer to it.

It could be clearly concluded from the analysis that this zone has a high potential for an Urban Square in the souther part as highlighted. Also the axis which is a strong character of this area in terms of orientation, can be developed as a central spine of the flows of the loops.

Our proposal includes a glass covered space for enclosing activities like spillover spaces and sitting areas of restaurants, a heritage walking street and a place to display the Urban farming character which already exists there.The enclosure helps it stay active during all the seasons and also creates a perfect microclimate for the urban farming operations to take place within.

The Urban Square is a recessed space which can store certain amount of water coming from the surroundings incase of heavy rain.The water collected in it can help in evaporatively cooling the surrounding areas during summer whereas it can work as a skating rink during the winters when the water gets frozen. The open space is oriented towrds the south which would attract a lot of visitors that are hungry for sun.

In the zone 1,the dominant network of concrete and grey infrastructural mesh overpowers the softness of Säveån which passes through this zone making it invisible. The strong elevated roadways which are impenetratable creates visual and mental barriers. We proposed to open the shielded surfaces of the covered bridges wherever it is possible and replace them Meters with Vertical Urban green screens.

240 320 The underspaces of the bridges could be used for urban gardening and hence its boldness as a strong barrier can get softened.The proposal is to make it work as a Green frame for the open space which lies in the overlap of the Zone 1 and 2.

The street opposite to the station should be activated in order to connect both the entries of the Slakthusområdet with an active corridor. The waterfront of säveån could be developed and made visible so as to enhance the feeling of safety in this locality.
