Large construction projects complete in downtown

Operating since 1969,the independent car store will soon relocate to a brand new 10,000 square foot facility at 219 Brock Road North. Five times the size of their current location,the space has an indoor and outdoor showroom with room for up to 200 used late model cars.Ten service bays with drive through service will provide customers with express lube,two- and four-wheel alignment,detailing,maintenance and repair. Aqua Pavers will cover most of the outdoor parking display area.The permeable interlocking surface supports storm water management by allowing for natural drainage and a natural filtration process,removing pollutants from the runoff. Downtown merchants and property owners recently gathered with downtown board members, council members and city officials, at the Downtown Guelph Business Association 38th annual general meeting. Attending the event, Mayor Karen Farbridge spoke of the many capital projects taking place in the core.“This has been a year of the most ambitious and complex series of projects this City has ever undertaken,” said Farbridge.“It’s been a dramatic and transformational year for downtown. While it has not been easy for many merchants, the projects are coming to an end and I can now see it all coming together.” Included in the projects, major road construction to Carden St. was completed in the late summer and Market Square in front of City Hall, with its outdoor rink and heated pavilion is to be opening in early January. Also on Carden St., from Wyndham St. to Macdonell St., work continues on the new inter-modal transit terminal, designed to improve connections between Guelph’s local bus service and regional

public transit systems including Greyhound, GO Transit and VIA Rail. Due to open in the spring, commuters will be able to use the GO train service from Guelph to Toronto for the expected cost of $11.70 for a one-way ticket. Come January, visitors can experience the new Guelph Civic Museum with an official Grand Opening Weekend celebration on Feb 24 to 26. The $12.7 million adaptive reuse project has transformed Loretto Convent, built between 1850 and 1890, into a space that will host a variety of events and exhibits throughout the year and house a collection of approximately 30,000 items. “We are working to create vibrant urban spaces that will attract people and employers; where all people can flourish,” adds Farbridge.“Our path forward will create a downtown that is even more vibrant in 20 years than it is today, while preserving Guelph’s character as we grow.” Guelph’s Downtown Secondary Plan has growth targets of an additional 6,000 residents and 1,500 jobs in the downtown core over the next 20 years. With a proposed

500,000 square feet of office and institutional space, and 300,000 square feet of retail space. Many of these developments are projected for within the historical core, with approximately 80% of the growth just south of the railway tracks. Last year, Tricar Group purchased the high-end condominium tower located in the former Co-operators building on Macdonell St. The 18 level high-rise with 15 floors of residential space, expects to bring approximately 150 residential units to the core; plus lower level parking, commercial and retail space. The top three floors of the Douglas St. Gummer building will bring up to 20 openconcept apartments to the downtown. With an approximate completion date of Sept. 2012, the building will also have available office space and street-level retail space. The Community Improvement Plan has assisted many property owners in renovating their buildings to create more usable spaces, as well as update facades. With all the new projects being completed, new renovations to existing properties, new jobs

and new property owners, now more than ever it is a great time to visit downtown Guelph. “There have been challenges and there are many more issues to work through, but there are many positive signs that we are moving in the right direction,” says Marty Williams,Executive Director for the Downtown Guelph Business Association. “New stores have opened, new investments have been made; businesses and people are choosing downtown Guelph. In our shortterm plan we are working to find new ways to promote what we already have through different marketing initiatives. One step is creating more direct connections between merchant members and the various events that take place downtown.” “We are working to promote development that brings more businesses and more residents to downtown Guelph,” adds Williams.“We need to work creatively with all stakeholders to make sure that we have development that we can be proud of, and which encourages more people to live, work, and invest in the heart of our city."

Guelph Business Community Update Building Connections Builds Resiliency for Local Businesses and for Guelph The Guelph Chamber of Commerce is a partner in developing Guelph’s sustainability strategy, including economic, environmental, social, and cultural connections between businesses and organizations in our community.Thanks to support from the Trillium Foundation of Ontario, this project has been funded, and a website has been developed: www.sustainabilityguelph.ca. Over the past two years workshops and discussions have taken place to create collaborations between these four pillars of sustainability, and many businesses have been interviewed face to face.The results have been: Economic: The Guelph Chamber is naturally leading economic discussions: how to succeed in business regardless of business size and type. Common themes Lloyd Longfield are personal development, sales and marketing, and making business to business connections.The Guelph Chamber has partnered with the City of Guelph and University of Guelph through their research to create an on line master business directory for Guelph, found on www.guelphchamber.com. Over 1800 businesses are available through searching key words and use of our local search engine. If your business is not in this directory, it can be added at no cost by filling in the online form. Members of the Guelph Chamber of Commerce receive the added benefit of telling more about their business, including a logo and pictures. Environmental: The Guelph Chamber has been involved in the development of our Community Energy Initiative, led by the City of Guelph. Guelph church receives $1,000 grant to upgrade lights in chapel Thanks to a $1,000 grant from the Small Business Lighting program offered by Guelph Hydro Electric Systems Inc. and funded by the Ontario Power Authority, St. George’s Anglican Church in Guelph recently upgraded the lighting system in one of its chapels–for free. St. George’s is one of the oldest churches in Guelph. It dates back to 1873 and its English Gothic architecture boasts grand vaulted ceilings and beautiful stained-glass windows. It’s a hub of activity in the community, hosting worshippers and community groups every day of the week. Much of the church’s operating systems, including lighting, are old and inefficient, dating back to the 1950s and 60s. The average monthly hydro bill for the church is $750. Church staff and volunteers do as much as they can to conserve energy and use as much of the natural light provided by building’s windows as possible, but it’s often not enough light for the many groups that use its community rooms. The church has been working hard to upgrade its lighting to more energy-efficient compact fluorescent lights (CFLs) where possible but in some of the older parts of the church CFLs aren’t an option because the fixtures themselves are so old they can’t accommodate the newer technology. So, when the church heard about the Small Business Lighting Program, they immediately signed up. The Small Business Lighting Program, offered through local electricity distribution companies like Guelph Hydro and funded by the Ontario Power Authority, provides small businesses with a

free, no-obligation assessment of their energy use and up to $1,000 to apply against the cost of an energy-efficient lighting retrofit. All equipment and labour is included and participants may choose to proceed with all or just some of the project. There may be additional incentives available for larger retrofits. An energy efficiency audit of the church revealed they could upgrade the lighting system of an entire chapel and replace old, inefficient 34-watt fluorescent bulbs and PCB-filled magnetic ballasts with T5 25-watt bulbs. It took roughly one week to rewire the chapel and install all the lighting. Between the two generations Fran Walser and her mother, the late Elizabeth Ewing have been nursing for close to 75 of the past 150 years, most of them at St. Joseph’s. “She lived it and she loved it,” says Walser of her mother’s outstanding commitment to nursing and to St. Joseph’s mission.

St. Joseph’s – A story of growth, commitment and service 1877 A $4,400 addition to the hospital was made to the twostorey limestone, 40-bed St. Joseph’s built by the Sisters in 1. The new building increased the bed count to 77.

1861 On November 22, 1861 three Sisters of St. Joseph of Hamilton – Sister Alphonsus Cashen and Sister Ignatius Pigott – arrived in the Royal city to found Guelph’s first hospital and home for the sick, aged and infirm.

1888

The Hussey Farm House along with 25 acres of land was donated to the Sisters. It offered 16 beds to accommodate the sick and the poor. In appreciation for the help he received from the sisters, a pedlar planted a silver maple in front of St. Joseph’s.

1887 The first telephone was installed. Our phone number was 114.

When Guelph experienced a deadly diphtheria epidemic, the Sisters care for more than100 patients, losing only 13 to the dreaded disease. It cost 49 cents a day to care for one person.

1940

A new buff coloured brick building, completed for $38,027.74 opened in October. The older buildings, built in 1862 and 1877, were renovated and then used as the House of Providence.

Operating costs in the 1940s continued to rise and both city hospitals had to raise their daily rates, though they remained lower than most hospitals in Ontario. Still, patients could enjoy a private room for $5 a day and newborns were cared for in the nurseries for $1 a day.

1899 St. Joseph’s opened its own training school for nurses. In 1902, nine Sisters were the first graduates. In 1904 lay nurses began enrolling. Six subjects, taught by six doctors, were on the curriculum.

1946 In 1946, Canada’s Baby Boom began and continued until 1964 resulting in about 18% (about 1.5 million) more births than would otherwise have occurred. To accommodate the new mothers and infants, the student nurses’ rooms were turned over to patients but it soon became clear that Guelph needed more maternity resources. So, St. Joseph’s undertook another expansion.

1925 Two wings were added to the 1895 building at a cost of $130,000. The 104-bed hospital had private toilets, call buttons, telephone receptacles and a sunroom facing south at the end of each floor.

1914 Canada, as a loyal member of the British Empire, went to war in Europe. 64,944 Canadians were lost.

1951

1936 For many years, the Sisters operated a farm which supplied many of their needs as well as those of the patients. Cows and chickens provided milk and eggs while the gardens produced enough potatoes, parsnips, onions, turnips, and carrots to last throughout the winter. On one memorable occasion the Sisters undertook to raise ducks and geese but the birds made so much noise they disturbed the patients so that, in the end, the project had to be abandoned. The farm was discontinued after the war when hired help was hard to find and the surrounding area became more residential. Gardens, however, continue to play an essential role in St. Joseph’s recreation and therapeutic programming.

A five-storey addition built on the north-east corner of the existing building, facing Westmount Road, opened. The new addition offered a third floor obstetrical department that boasted two labour rooms and two care rooms. Each infant had its own cubicle with piped-in oxygen. Two special nurseries were constructed – one for premature babies and the other for ‘suspect babies’ isolated for special care. Fathers, who in those days did not participate in the birthing process, had a special waiting room on the floor.

1955 Canadian children participated in trials to test the effectiveness of the Salk vaccine against polio. This iron lung was used to help regulate the breathing of young patients in Guelph whose respiratory muscles were attacked by the polio virus.

Residents of the House of Providence moved into a new building, St. Joseph’s Home, facing Edinburgh Road. A second wing was set aside for the chronically ill. The spacious new residence included a craft room, barber shop and library.

To improve the efficient use of hospital resources through better economies of scale, all short-term and long-term rehabilitation care in Guelph transferred from Guelph General Hospital to St. Joseph’s rehabilitation hospital department.

A new logo and theme, designed to represent the recent amalgamation of the Hospital and Home, were introduced.

After 75 years of operation, the last class graduated from St. Joseph’s School of Nursing. Nursing schools in the province then came under the jurisdiction of community colleges.

1991 - 1992

To better utilize highly trained staff and improve patient outcomes, St. Joseph’s turned its focus to elective surgical care. 1991 also saw the formation of St. Joseph’s Health Centre Foundation. In 1992, Ontario’s Ministry of Health confirmed St. Joseph’s future to rebuild as a long-term care centre of excellence.

St. Joseph’s expanded again to meet growing community needs when excavation began on another new addition. St. Joseph’s Health Centre Foundation launched St. Joseph’s: The Next Generation Capital Campaign to raise $6 million to help fund the 96 new longterm care beds and to construct a new Community Outreach Adult Day Program Centre, a new auditorium and a new rehabilitation garden which will be the first of its kind in Canada.

2000 In January, excavation began on a new 254-bed long-term care centre and a year later St. Joseph’s Hospital and Home changed its name to St. Joseph’s Health Centre Guelph.

2002 At the end of October our residents and patients left their old home and moved next door to their new home at 100 Westmount Road. .

1997 The Edinburgh Road lobby was completely renovated and a new therapeutic garden for the residents to enjoy was opened. The cost of caring for one person for one day was $530.

2011 and beyond

In November, St. Joseph’s officially opened its North Wing and it welcomed its first of 96 new residents. And on November 22 the sod was turned on a new 80-unit affordable housing project under the auspices of St. Joseph’s Housing Corporation.

On September 7, the 150 year old silver maple tree, planted in 1861 was felled and a new silver maple was planted. As the tree symbolizes, St. Joseph’s mission is a living, growing entity – rooted in our history, changing as our community needs it to change. And St. Joseph’s will continue to serve where and how Guelph/Wellington needs us to serve – as a hospital, a home, a resource and a partner – today, tomorrow, together.

Affordable housing for senior tenants In 2009, St. Joseph’s was succsessful in obtaining funding under the CanadaOntario Affordable Housing Program 2009 Extension for the development of an 80-unit apartment complex for seniors. The Residences of St. Joseph’s is an attractive six storey concrete structure with 80 one- and two-bedroom apartment units including eight one bedroom, fully accessible units. Resident amenity rooms and spaces for the delivery of future support services are also located on the ground floor and include a Garden Lounge with kitchen, support service offices, management office and common laundry. Access to The Residences will be off Edinburgh Road North. As a government-funded rental project, eligibility criteria, including maximum income levels, have been established. An applicant’s gross annual household income must fall within $37,536 for a one bedroom unit and $42,576 for a two bedroom. Applicants must also be at least 65 years of age at the time of application, a resident of Ontario, have legal status in Canada, and be capable of independent living either with or without support services. In addition, applicants

cannot own property in Canada and, if they do, must agree to dispose of it. The rental rates, $669 per month for a one bedroom apartment unit and $753 for a two bedroom unit, are based on 80% of the average market rents in Guelph. Under the Affordable Housing Program, applicants are only eligible for a one bedroom unit for any two members of their household who are spouses or partners. The only exception to this occupancy standard is situations where one of the spouses or partners requires a separate bedroom because of a disability or medical condition, or an additional bedroom is required to store equipment required by a member of the household because of a disability or medical condition or to accommodate a qualified individual who is not a member of the household and who provides a member of the household with support services that are required because of a disability or medical condition. The Residences is a smoke-free environment. Pets are permitted on the first and second floors. Applications are being taken now with occupancy scheduled to begin in April. Ontario Catholic high schools are open-access; students do not need to be Roman Catholic to enroll.All are welcome! Currently, the construction renovation and home-build programs are on-going. Corporate business partners Reid Heritage Homes, Tambro Construction and Barzotti Woodworking Ltd. provide support with site supervisors and project management.As a result of this partnership, students are able to arrange apprenticeships or secure fulltime employment in the industry after graduation. Our Information Communication Technology (ICT) SHSM has been launched this year. Through BM Media House, our on-site graphic design and print production classroom, students enrolled in this program receive hands-on experience. Real client demands become real-life projects for students who have the opportunity to develop marketable skills in graphic design and promotion. Similarly, the ICT program allows students the flexibility to take courses in media arts, computer programming and engineering. Bishop Macdonell designs brands for local organizations like Guelph Minor Soccer and is actively looking for other corporate partners like M&T Printing Group, who currently supports the ICT program by providing real world projects and offering insight into this exciting field through excursions and seminars for students. The innovative programming behind BM Media House has been part of business education at Bishop Macdonell for years. Entrepreneurial business experiences are available for students as well through the business club.An example is the Dragon’s Den Conference, where local high schools students developed and pitched product and business plans to six managers from TD Canada Trust, the conference corporate sponsor. Bishop Macdonell’s third SHSM program is currently under-development with a tentative launch date of September 2012. Students will have the opportunity to

Who is eligible? Owners and tenants with a general service account of less than 50 kW. Bulk and submeter customers may also apply. If you’re not the building owner, you’ll simply need the landlord’s permission to authorize these energy upgrades. How do you know if your business uses 50 kW of electricity demand or less? If your current electricity bill shows usage measured only in kilowatt hours kWh, then your electricity demand is likely 50 kW or less. If it shows usage in kW or kVA, then your business likely uses more than 50 kW. If you are unsure, please call us.
