Dear Readers,

It’s hard to believe we are already heading into the fall of 2024. Here at Planet Media Marketing, we feel that the year has really flown by! I hope you all had an opportunity to enjoy our beautiful Minnesota summer.

We know that fall brings increased supplier activity at many apartment communities as Property Managers look to spend their unused operating and capital dollars included in 2024 budgets. As you do so, we encourage you to consider working with the businesses that advertise with us here in the Vendor Guide. These companies have demonstrated their commitment to serving the needs of multi-family apartment communities. Most of them have expertise in the nuances of working in multi-family, and that makes a difference when it comes to the experience your team members and residents have while you have suppliers working on site. Choosing vendors in our industry also helps drive more favorable outcomes for the projects you undertake at your properties.

As you look over this issue of the Vendor Guide, we wanted to point out some new information you might find helpful. We welcome some new suppliers to our magazine including Rental Research and Wave3Solutions. We have included an article with a high-level overview of some of the top trends in Twin Cities multi-family in 2024. And on page 40, you will find a great little resource that connects you with fun events happening in our metro area between September and November. Feel free to include that page in your upcoming resident newsletters or post it in a common area at your community!

And finally, I would like to take this opportunity to introduce you to Planet Media Marketing’s newest team member. Many of you have already met Abby Johnson, who joined the team earlier this year. Abby hit the ground running at the very beginning, embracing her role as Account Executive and getting to know many of our supplier and property management contacts right away. In Abby’s own words, “My primary focus lies in crafting tailored marketing solutions designed to propel businesses towards growth and success. I approach each client interaction with a deep commitment to understanding their individual needs, working closely with them to develop strategies that align with their budget and goals. The heart of my approach is a dedication to delivering unparalleled customer service. I prioritize building strong, lasting relationships with my clients, ensuring their satisfaction every step of the way.” Whether your needs are advertising, promotional products, or marketing solutions, Abby can help. Feel free to reach out to her directly at Abby@PlanetMediaMarketing.com or by phone at 612-489-8200. We know you will enjoy getting to know her!

As always, the entire team at Planet Media Marketing and The Vendor Guide would like to thank you for your support. If you ever have any suggestions about how we can improve our publication, or any aspect of our service offering, to better meet your needs, I encourage you to reach out to me directly.

(P.S. Visit www.VendorGuideOnline.com today and see how we’ve evolved! We know you’ll find our online supplier search to be extremely beneficial as you look for partners. Enjoy!)

Good News: It’s More Important than Ever in a Connected World.

In a world where we are constantly bombarded with negative news, spreading the good news can help to promote positivity and optimism. Unfortunately, bad news is often more prevalent in the media than good. While it is important to stay informed about the events happening in the world, exposure to constant negativity can have a detrimental impact on our mental and emotional wellbeing. This is where the power of spreading good news comes in. Sharing good news helps to build trust between people and communities. When we hear positive stories about others, it helps to break down barriers and build a sense of common humanity.

Good news stories can inspire people to act and make positive changes in their own lives or communities. There are many sources where you can find good news:

• Some websites focus exclusively on sharing positive news stories. Some examples include Positive News, Good News Network, and The Optimist Daily.

• Social media platforms like Facebook, Twitter, and Instagram, while often thought of as divisive environments, can instead be great places to find good news stories.

• Local news outlets often feature stories about people in the community who are doing good things. These stories can be a great source of inspiration and can also help to build connections within your own community. (Here in Minnesota, check out Kare 11’s Land of 10,000 stories.)

Sharing good news you find can have a ripple effect, bringing positivity to a network of people around you. But actively seeking out good news can have a positive impact on you, as well:

• Hearing good news can trigger the release of neurotransmitters such as dopamine, which can improve your mood and reduce stress levels. Dopamine is known as the “feel-good” neurotransmitter because it is associated with pleasure and reward.

• Positive emotions associated with receiving good news can also stimulate the immune system

Studies have shown that people who experience positive emotions have stronger immune systems and are less susceptible to illness.

• Hearing good news can improve your mood and reduce feelings of anxiety and depression Positive emotions are linked to improved mental health outcomes, including increased resilience and reduced risk of developing mental health problems.

So how can you begin to foster the positive effects that receiving and sharing good news can have? To start, challenge yourself to be a catalyst for exponential, positive change. Try this exercise during the coming week: When you sit at the keyboard, stop before you hit “enter” and take a closer look at what you are about to post or share. Is it positive? Will it evoke joy in those who will read it? Is it a uniting message? Pay attention to the conversations you have with others. Spend this time intentionally ignoring, rejecting and stopping the spread of negative and divisive dialogue and content. Instead, become an intentional seeker, and source, of good news. Then take time at the end of the week to take inventory of the changes you might have experienced in your relationships and your emotions.

Next, while you foster positivity at home, intentionally spread good news in your workplace as well, especially if you are in a leadership role. One great way to do this is to seek out, recognize and share good news related to employees who are having a positive impact on your business. When employees and coworkers feel appreciated, they will be more positive and happier, and this creates a more enjoyable and fulfilling work environment. Sharing good news at work can also help to build stronger relationships, creating a sense of connection that can help to build trust, foster teamwork, and improve relationships.

Actively seeking out and sharing good news can have a positive impact on our personal and professional lives. By focusing on the positive aspects of our experiences and sharing them with others, we can create a more uplifting and positive reality not only for ourselves, but for the people around us.

FOUR AMAZING TIME SAVERS

Sometimes, commercial property rennovations are a time suck. Here are four ways to put more time back into your day with very minimal effort.

DO ONE THING AT A TIME HIRE IT OUT

When renovating commercial property, there are many tasks going at one time. At Floors 2 Kitchens, we are your one stop shop when it comes to flooring, kitchen cabinetry and granite countertops. Keep tasks organized with one company handling your full plate of to-dos.

Free up more time by hiring out MANY of your to-dos with one company that will handle a majority of your renovations. This means reducing phone calls, emails, reviews and meetings. Whether you have a small or large project, Floors 2 Kitchens can manage and complete your updates for you.

LIMIT YOUR MEETINGS SET DEADLINES

Conserve your precious time by reducing the number of meetings you have. This means more time for organizing, planning, and reviewing other parts of your projects. Our team of designers and project managers take care of the details, so you don’t have to (yes, that means no handholding!).

Retain set deadlines to keep complex, multistage projects on track. Set expectations with our team to make clear what is expected, and we work on your behalf to make sure it’s achieved. Our quality craftsmanship and team efficiency will meet your project needs.

SERVING THE TWIN CITIES METRO

Specializing in flooring, kitchen cabinetry, & granite countertops for renovations and new construction projects.

Your Trusted Source for Insulation

According to the Urban Green Council, apartment building owners spend an average of $3,400 to heat air that escapes from their roofs each year. That cost can easily exceed $20,000 in the case of taller buildings.

You’ve surely got better uses for your revenue than heating any nests that birds have built on your rooftop. Scott Waste agrees, which is why his team specializes in providing cellulose and fiberglass blown-in insulation for multi-family properties’ attics, walls, floors, ceilings and basements.

“Blown-in insulation works like magic,” said Scott, owner of NES Insulation. “It eliminates air leakage by working its way into even the tiniest cracks – the main reason why it boasts over 20% greater efficiency than traditional fiberglass batting with the same R-value.

“Blown-in insulation’s advantages don’t end there. It significantly reduces the condensation that breeds black mold in the attic. It doesn’t soundproof a building per se, but it does make its interior noticeably quieter. It puts a stop to the heat leakage which causes ice damming. Blown-insulation is also naturally fire resistant. In a best case scenario it can prevent a fire altogether. In a worst case scenario, it can still save residents’ lives by giving them more time to evacuate.

“Our service makes a great product even better. When you welcome my team to your property, we’re going to begin by performing a free 12-point inspection. Part of that exhaustive inspection includes studying every square inch of the building’s exterior with an infrared camera. If air is escaping through insulation or sheetrock, we’ll see it plain as day and know exactly where we can do the most good.

“NES offers spray polyurethane foam (SPF) and batting insulation as well, although those products are both better suited to new construction. Installing either of them demands removing the old insulation, which is a messy,

time-consuming and invasive process. It would take about 25 years to recoup your investment if you go that route. Blown-in insulation is far superior for retrofitting standing apartment buildings because it sticks to any surface –old insulation included. I can install blown-in insulation as quickly as I can aim a nozzle.

“SPF does figure prominently into the other side of my business: Superior Polyjacking, which provides the best fix for sunken concrete in the Twin Cities. If soil shrinkage, compaction and settling have gradually sunk your building’s parking lot or driveway, give us a call. We’ll bore a 5/8” diameter hole into the concrete, run a nozzle down into it, and let fastexpanding SPF return it to the same level as the day that concrete was poured.

“Mudjacking and sandjacking are also effective, but they’re slow, intrusive and solve the problem for eight years at best. SPF jacking is fast – I’ve personally used it to level a dozen driveways in a single day. You don’t have to ask your residents to move their cars while we’re on-site, and the fix is permanent. We often do multiple SPF jacking projects for the same client, but we’ll never level the same concrete twice.

“I’m so confident in our work that I provide a lifetime guarantee on all of our blown-in insulation and concrete leveling services. To date I haven’t gotten a single callback. And whether you call for NES Insulation or Superior Polyjacking, the voice that greets you will be none other than my own. No answering service, no high-pressure sales pitch; just the guy who gets the job done right!”

Please visit nesbuildingsolutions.com to learn more about Scott’s all-encompassing blown-in insulation services, or superiorpolyjacking.com to learn more about the only concrete leveling service you’ll ever need. And if you’d like to connect with Scott directly, his number is (763) 238-6310.

Complete Christmas Decorating Service Complete Holiday Decorating Service

You don’t want your property’s tenants and guests to think it is managed by the Grinch. But you also don’t want to spend countless hours painstakingly decorating your building and its landscaping with festive Christmas lights – and then taking them down again shortly thereafter. And who is to say your amateur lighting job would even look good? If only there was a better way...

Fortunately, Twin Cities area landlords and property managers have the best solution to holiday decorating at their beck and call: Custom Christmas Lighting!

Custom Christmas Lighting was founded by Rob Schlosser, a Minnesota native who has been serious about holiday cheer since he was a child. Rob first decorated his family’s farm when he was 11 years old. Only five years later, he would win the Albert Lea area’s annual Christmas lighting competition.

“I covered our home and trees in over 10,000 Christmas lights to win that year’s competition,” said Rob. “Back in the days before LEDs, I would constantly trip our home’s breakers and overload its capacity. My dad was a master electrician, and a patient one at that. When one year’s Christmas lighting project blew out our transformer, he just went ahead and installed a bigger one. And I was grateful. I was proud to turn our home into a local tourist destination every year.

“Custom Christmas Lighting grew gradually. As a teenager I only lighted a few homes around Albert Lea, and while attending St. Cloud State I created a small business which I advertised with handmade flyers. Things got serious when I moved to the Twin Cities metro in 2004, where I now decorate thousands of buildings a year including single family homes, duplexes, multi-family apartment buildings, assisted living residences, restaurants, retail storefronts, office buildings and commercial properties. I also serve municipal clients, and annually decorate the main streets of Inver Grove Heights and Chisago City.

“Convenience and safety are two of the biggest reasons why people prefer hiring Custom Christmas Lighting. I employ dozens of staff throughout the

several months leading up to Christmas, so we can spend only a few hours on a project that might have taken our client all week. That’s a huge benefit if your property is heavily traveled and you don’t want to inconvenience your guests and staff. And naturally, our clients would much rather not have their staff climbing ladders in the freezing cold all day.

“But the biggest way we create value – and what I’m most passionate about – is the quality of each project. Whether you give us a schematic detailing exactly how you would like your property decorated, or you’d rather put your trust in our decades of experience, we’re going to make your grounds breathtaking. We offer Christmas-specific decorations as well as more versatile lighting for the entire winter season. And if you need your Christmas decorations gone as soon as New Year’s is over, we’ll return right away to take everything down.

“Our lights are extremely efficient. Modern LED lighting is available in almost every color and style – it also requires about 80 to 90 percent less power than incandescent lights. That means you can have about 10 times as many lights and pay the same energy bill. It also means there’s virtually zero risk of overloading your property’s electrical system.

“Our commercial-grade lights are much higher quality than what you can find in retail stores. We buy in bulk and pass the savings on to our clients, and we’ll even store everything for you once the holiday season is over. In the rare event when something breaks or burns out, we’ll come right back to fix it.

“We’re always happy to work on your timeframe –but don’t wait a day longer to call us than you have to! Business really lights up as the holiday season approaches, which is why we begin decorating in July.”

Custom Christmas Lighting takes all the hassle out of holiday decorating.

Please visit customchristmaslighting.com to get a jump start on this year’s decorating, or go to customeventlighting.com to learn more about their services for weddings and other special occasions.

Vendor Choice Matters When it Comes to Junk Removal

Property managers face numerous challenges, from maintaining the property to ensuring resident satisfaction. One important aspect is junk removal. Whether it’s clearing out vacated units, dealing with illegal and unsightly dumping, or managing large-scale cleanouts, having a reliable junk removal service is essential. However, not all junk removal services are created equal. When choosing a vendor, it’s important to consider a company that distinguishes itself through exceptional responsiveness, comprehensive services, and a commitment to sustainability.

Often when it comes to clean-up at apartment communities, time is of the essence. Delays in junk removal can lead to postponed apartment turns, unsightly messes, resident complaints, and potential safety hazards. Junk King understands this urgency and prides itself on being highly responsive. In many cases, they can provide same-day removal services, ensuring that your property always remains clean and presentable and that your turns stay on schedule. This rapid response not only enhances the aesthetic appeal of your property and assures timely move ins, but also demonstrates to residents that their living environment is a top priority.

Junk King offers an extensive range of hauling services. They can remove virtually anything, including old furniture, appliances, yard waste, construction debris, and more. Their ability to handle diverse types of junk makes them a versatile partner for property managers who need a one-stop solution for all their junk removal needs. This comprehensive approach saves time and reduces the hassle of coordinating with multiple service providers.

One of the most compelling reasons to choose Junk King is their commitment to eco-friendly practices. Environmental responsibility is increasingly important to both property managers and residents. Junk King addresses this by ensuring that up to 60% of the material they haul is donated, recycled, or repurposed. After collection, items are taken to one of their three

warehouses, where they are meticulously sorted. Usable items are donated to local charities, recyclable materials are sent to appropriate facilities, and other items are repurposed in innovative ways. Whatever is left is taken to the Hennepin County Energy Recovery Center (HERC), which burns garbage to generate energy. This approach not only reduces landfill waste but also supports the community and promotes sustainability.

Junk King’s commitment to excellence extends beyond their environmental practices. According to owner Ed Fogarty, “At Junk King, we have cultivated a company culture that emphasizes a positive attitude, exceptional customer service, and professionalism. Our team members are trained to handle each job with care and respect, ensuring a seamless experience for property managers and residents alike.” This dedication to customer service is reflected in their high satisfaction ratings and repeat business from loyal clients. Junk King’s Google rating is 4.9 out of 5, their Angi’s list rating is 5 out of 5, and their Facebook rating is 5 out of 5. Fogarty says, “We are proud of our company’s reputation, and we make sure to share reviews and ratings with the entire Junk King team. It’s important that they see that the work they do is appreciated, and that their commitment to our customers’ satisfaction really makes a difference.”

Choosing the right junk removal service can make a significant difference in the management of an apartment community. Junk King sets itself apart with its responsiveness, comprehensive hauling capabilities, eco-friendly practices, and a culture of excellence. By choosing Junk King, property managers can ensure their properties remain clean, safe, and environmentally responsible, all while enjoying top-notch customer service. Junk King can handle removal projects of any scale and offers all-inclusive pricing estimates based on volume. You can learn more today at www.junk-king. com/locations/minneapolis or www.junk-king.com/ locations/st-paul, or call Ed at 612-916-5153 or Trent at 612-716-3832 to get an estimate today.

Understanding DEI: What It Is, Why It Matters, and How It’s Transforming Business

In the rapidly evolving world of business, today many organizations embrace Diversity, Equity, and Inclusion (DEI) as essential business practices. This article explores what DEI means, how it has evolved, the steps employers are taking today to ensure it is part of their culture, and the transformative impact it has on companies.

What is DEI?

DEI stands for Diversity, Equity, and Inclusion:

• Diversity refers to the presence of differences within a given setting. In the workplace, this can include differences in race, gender, ethnicity, age, sexual orientation, physical ability, socioeconomic status, and more.

• Equity involves ensuring fair treatment, access, opportunity, and advancement while striving to identify and eliminate barriers that have prevented the full participation of some groups within a diverse environment.

• Inclusion is about creating environments in which any individual or group can be and feel welcomed, respected, supported, and valued.

DEI has evolved significantly as a business concept over the past several decades. The Civil Rights Act of 1964 prohibited employment discrimination based on race, color, religion, sex, or national origin. Later, affirmative action policies aimed to correct past discrimination and promote diversity in hiring and promotions. During the 1980s and 1990s, companies began to offer diversity training programs to address issues of bias and discrimination in the workplace.

With the 2000s came a broader definition of diversity to include a wider range of characteristics such as age, sexual orientation, disability, and more. Importantly, companies started to recognize the business case for diversity, linking it to improved performance and innovation, and providing a competitive advantage. During the 2010s, the focus shifted from simply increasing diversity to actively fostering inclusive environments where all employees feel valued and can thrive. Equity became a key component, addressing systemic barriers and ensuring fair treatment and opportunities for all employees.

In recent years, the COVID-19 pandemic and social justice movements intensified the focus on DEI, pushing companies to take more proactive and transparent actions. Metrics and accountability became crucial, and

today companies set specific DEI goals and regularly measure progress.

So why is DEI important in the workplace? Besides the benefits it offers to those individuals who may have been previously marginalized or overlooked, companies who actively promote DEI benefit significantly, including in the following ways:

• Enhanced Creativity and Innovation: Diverse teams bring a variety of perspectives and experiences, which can lead to more creative solutions and innovative ideas and improved team performance. Diverse teams are also shown to make better decisions because they consider a broader range of information and viewpoints.

• More Employee Engagement and Retention: When employees feel included and valued, they are more likely to be engaged and stay with the company.

• Improved Market Reach: A diverse workforce can better understand and meet the needs of a diverse customer base, leading to greater market reach and success.

• Enhanced Reputation: Companies known for their commitment to DEI are more attractive to top talent and customers who value corporate social responsibility.

• Resilient and Adaptable Culture: Organizations that prioritize DEI are better equipped to navigate change and adapt to evolving social and economic landscapes.

It’s fair to say that in today’s business world, DEI has become a strategic imperative. For this reason, many employers now implement specific measures intended to foster DEI. The first step is often reviewing existing company policies to ensure that they support a culture where DEI is prioritized. This might include reviewing and updating hiring practices to attract and hire diverse candidates. Other organizations appoint executives to be specifically accountable to DEI. Some establish DEI committees or Employee Resource Groups (ERGs). Most companies that value DEI provide ongoing training and education for all employees to raise awareness and develop skills for inclusive behaviors.

As organizations continue to recognize and implement DEI practices and principles, they unlock new levels of creativity, employee satisfaction, and market potential. DEI is not a one-time initiative but an ongoing commitment to creating a workplace where everyone can thrive.

Here we will look at some of these trends and offer practical action items to help you stay ahead in a competitive market.

1. Fraudulent rental applications. This is an increasingly troubling trend, reflecting a broader issue within the multifamily housing sector and beyond. Today’s applications can include falsified employment records and income, or even fake identities. The rising occurrence is partly due to the ease with which information can be fabricated or altered in the digital age. Partnering with multi-family screening providers that use enhanced technologies is essential, not only because they can streamline the verification process by automating background checks and credit reports, but they also use sophisticated algorithms to flag inconsistencies or fabricated information. In addition, training your site staff to effectively recognize signs of fraudulent applications is critically important. This training should focus on identifying red flags in documentation, such as mismatched information across different documents. Taking a proactive approach not only safeguards the property’s financial health but also contributes to a safer and more stable living environment for all residents.

2. Sustained Affordable Housing Initiatives. According to the Federal Reserve Bank of Minneapolis, the Twin Cities have excelled in meeting their ambitious housing goals, producing nearly 3,800 new affordable units in 2022 alone. This success sets a precedent for maintaining a high level of production with an annual target of 18,000 new affordable housing units through 2030. By staying informed about local government and funding initiatives, multi-family owners may uncover new opportunities. Engaging in community planning meetings can also provide insights and influence future housing

planning. And while the development of affordable housing has progressed, ensuring the long-term affordability of these units remains a challenge. Sustained affordable housing will continue to be an area of focus in the Twin Cities, throughout Minnesota, and nationally, for the foreseeable future.

3. Insurance Cost Surge. Insurance costs in the Twin Cities have risen significantly, driven by increased construction costs and higher frequency of severe weather events. Because of this, it is crucial for property managers to reassess their current insurance policies and explore options to reduce costs, such as increasing deductibles or bundling services. Implementing preventative maintenance measures can also help in mitigating potential damage and reducing claims. Be sure to update your insurance carriers when you undergo property improvements, which may offer you an opportunity to lower premiums while also ensuring your coverage is appropriate.

4. Technological Innovations in Property Management. The integration of property technology (PropTech) is transforming property management in the Twin Cities. From smart home devices to automated management systems, these technologies enhance operational efficiency and resident satisfaction. Consider investing in technology solutions that streamline operations, such as online rent payments, digital lease signing, and automated maintenance requests. These solutions not only improve resident satisfaction, but they can also provide a competitive advantage.

5. Supply-Demand Dynamics. The Twin Cities’ multifamily sector is experiencing a supply-demand imbalance, with an increase in housing supply outpacing demand, leading to slower rent growth. As a result, it’s important to consider implementing flexible pricing strategies, as well as to adopt creative marketing efforts to attract and retain new residents. Modernizing property amenities, catering to today’s renter with a focus on green and work-from-home technologies, and leveraging new capabilities in targeted advertising to the right demographic can help with leasing and retention.

The multi-family housing market in the Twin Cities is dynamic and presents several opportunities and challenges for property managers. Staying informed and proactive is key to success, helping to ensure profitability while contributing positively to the community’s housing needs.

Rental Research Services Announces New Leadership

New CEO Stresses Ongoing Commitment to Helping Apartment Managers Mitigate Escalating Risks Related to Resident Screening

August 14, 2024 – Eden Prairie-based Rental Research Services has announced that it has put new team members in place in critical roles as it continues to expertly address the increasingly complicated needs related to apartment applicant screening. With over 50 years of experience in this field, Rental Research Services has consistently been the industry’s thought leader and premier provider of this specialized service.

As the oldest resident screening company in the Midwest, the company was incorporated in 1972 by Paul and LaRue Mikkelson. In 2001 their son Lee took over as owner and CEO, continuing to build the company’s footprint and offering relevant services for a changing industry. After Lee’s death from cancer in 2023, his wife Jenny Mikkelson made the decision to step in and become involved in the day-to-day of the business as the new CEO of the company. “It was a difficult choice for me initially,” said Mikkelson, “because Lee’s death was a monumental loss for my family, for Rental Research services, and for the multi-family industry. I knew he left us big shoes to fill. But I also knew Lee would want us to keep his legacy alive after all the work his family had invested over the years.” Mikkelson added, “I’ve learned a lot over the past year, I am proud of the work we have done in continuing to grow and perform at the highest levels even in the face of loss and adversity, I am confident in my role as CEO, and I know that my team and I are ready to take this industry-leading company to the next level.”

Prior to joining the management team at Rental Research Services, Mikkelson was VP of a travel agency, instrumental in growing the firm from a handful of employees to over 45. She provided travel planning services and support for clients engaging in upscale travel around the world. A Minnesota native, Mikkelson herself loves to travel and one of her favorite hobbies is photography.

In July, Mikkelson added a new Sales Executive to the Rental Research Services team, Hannah Hamilton, who joins the company after spending four

years in leasing and property management. “I am excited to be affiliated with a nationally recognized residential screening company, especially one with such a proven track record and great reputation,” said Hamilton. She added, “I know my experience as Property Manager will benefit my clients since I can relate to the struggles they face, and I know firsthand how our screening services will mitigate their financial risk while also making their jobs easier and their properties safer.”

Zane Johnson, Rental Research Services’ Director of Operations, has been with the company for over two decades, and he believes the right team is in place today to allow the company to rise to the rising challenges that property managers face in resident screening, particularly as application fraud is becoming a top industry concern. “With unprecedented access to vast amounts of information, dishonest applicants are finding more sophisticated ways to steal identities and falsify their records. With over 50 years of experience to back it up, Rental Research Services continues to provide the highest level of screening and of customer service, helping our customers in combating fraud.” Johnson added, “When property managers partner with Rental Research services, they make their communities more marketable to prospective residents who appreciate that demonstrated commitment to their safety.”
