Kris and Valerie Adkins live in an 1888 brownstone in the Gold Coast of Chicago.

Although they love the historic roots of their home, the layout was not conducive to their modern lifestyle.

They wanted a space where they can entertain friends while accommodating their everyday needs as two busy professionals.

The updated space speaks to the house’s historic past through architectural details like original doors, plaster ceiling details and period specific moldings and trim. Complemented with an updated kitchen, pass-through butler’s pantry and first floor laundry and mudroom, this space now accommodates the needs of Adkins while respecting the origin of the home.

The furniture selections at the Adkins Brownstone are a nod to the home’s historic roots with modern twists and amenities. For example leather wingback chairs and vintage art, which the client has collected over time, are complemented with more contemporary light fixtures, accessories and more.

KITCHEN - NORTH ELEVATION The design of the traditional kitchen includes doors original to the home that lead from the dining room to the butler pantry into the kitchen. These doors add an architectural detail to the home that mirrors what the house may have looked like in its original form more than 100 years ago. The details of the cabinetry, hardware and trim work are also a nod to the home’s past. However, modern appliances and amenities create the perfect entertaining kitchen for this modern couple.

The kitchen design for the Reddings encompasses a timeless modern aesthetic that is both warm, comfortable and organized.

The space is adaptable to change and growth through spacious elements and modern technologies, which will allow the client to safely function in the space easily and conveniently.

To create an aesthetically appealing space that is both current and comfortable, warmth is introduced in both color and materials. The design steps away from the status quo of white and gray kitchens through the use of color. Wood is introduced as a prominent component and complemented by metals and stone materials. Clean lines create a modern kitchen that feels open, spacious and orderly.

• The L-shaped kitchen in an island meets all NKBA clearance requirements, including 48” between the sink and island and range and island to accommodate obstructions and traffic flow.

• The kitchen plan includes three primary appliance/work centers, so each travel distance is within the work triangle. From one appliance/work center to another should measure no less than 4’ nor more than 9’.

EAST ELEVATION

• Although the range alcove includes natural material, the clearance between range and side wall or combustible material meets the minimum of at least 12” on each side.

• LED lighting (fixtures and bulbs) and Energy Star appliances were specified wherever possible to keep electrical needs and costs down.

• Finishes and materials that can be easily cleaned and maintained without harsh materials contribute to the client’s desire to be environmentally responsible.

Mechanical Plan: Recessed cans are strategically placed 7” off the cabinets to create a subtle grazing effect. Task lighting in the range alcove is also included by using LED strips to illuminate the backsplash and LED puck lights to illuminate the task surface.

Decorative sconces and pendants were selected as task lighting on the sink wall and island. GFI’s are only used in the kitchen to ensure a safe environment for the users. Outlets on the island are tucked away under the side with the chairs to ensure they don’t interfere with the design of the waterfall edge.

In this contemporary rustic master bathroom remodel, the design team incorporated Cambria natural stone, dark metalframed shower glass and warm wood tones throughout.

A unique, all-in-one shower room incorporating dual shower heads and a freestanding tub is the focal point as one enters. A large, dark-frame window on the east wall provides natural light, ventilation and emphasis on the contemporary rustic style by connecting the room to the outdoors.

This project was completed as a team effort. The codesigner on the project was Melissa Connolly. The project was accomplished as follows: Cornell: Construction plans, floor plans, west and north elevations and rendering.

Connolly: Mechanical plan; specifications; and south, east and water closet elevations.

A SENSE OF PRIVACY

Solution: Smart-Home technologies will bring convenience and efficiencies to the Reddings.

They’ll be able to control their lighting and radiant heated floors straight from an app on their mobile devices.

Solution: The highly-functional design provides ample clearances and storage by including two built-in linen cabinets for both users. Each cabinet includes shelving and drawers. The vanity also includes plenty of storage for easy access.

Earthy elements appeal to Mrs. Redding’s aesthetic through the use of textured tile and natural wood finishes. The neutral, earth-toned bathroom is complemented by a pop of blue that brings the design together.

Although the master bath is a place that the couple share, they both wanted to feel a sense of privacy within the space. To achieve this, we created a toilet closet with a pocket door and a water room where the showers are hidden behind the linen closet walls.

The design development included an adjacency matrix, bubble diagram, block plan and final space plan. The final concept included all casework and furniture.

The Tapestry, an age targeted community of villas being built in Northbrook, needed a temporary space for their builder’s office until construction of their on-site models were completed. Their lease space at The Village Green Center located on Shermer & Meadow Roads in downtown Northbrook, IL, is a first floor space with a little over 3000 square feet with an adjoining 2nd floor available, which may be an ideal situation for Renasant Mortgage, a co-business partner.

WORKSTATION CONCEPT

Drawings were produced using Trace Paper 1.0, markers and hand.

Adjacency Matrix was produced using Microsoft Excel.

The ten workstations are clustered together to promote interaction and collaboration among the staff. The staff spaces are surrounded by the break room, copier/print room and bathrooms for ease of access. All corridors and spaces are accessible.

Commercial

The concept for The Tapestry’s offices space is a functional loop layout with primary spaces located near the highly visible front.

This includes the reception area, materials library and conference rooms. Each of these prominently display sales brochures and building materials near the expansive windows for public consumption.

The concept for the Drexel Heritage (DH) design studio is one of functionality and design. The lighting design accommodates the needs of the designers and creates an appeal and connection to DH product lines. The lighting for the space is efficient and adequate for a commercial space, but with an overall appearance of a more residential style— similar to the products in which DH sells. A more modern, updated aesthetic was chosen to remain in line with DH’s new identity.

The client, who is in the process of retrofitting a new office space for their management consultant business, requested a custom fabricated reception desk. The desk includes a transaction top at 42” A.F.F. and integrated task lighting and tack boards.

The work surfaces at 28-30” A.F.F. include grommets for wire management. Storage includes: • One standard pedestal unit - 15” wide • One lateral file cabinet 24” wide • One cabinet area with adjustable shelves and doors - minimum 24” wide A wheel chair accessible area is included making the desk is accessible to all users.

Toa s t & Yolk

Toast & Yolk is a breakfast and lunch eatery located in St. Charles, Illinois. This family-focused restaurant also includes a full-service bar focusing on daytime cocktails, beer and unique and fair-trade coffee drinks.

Through a simple and straight-forward space plan, the circulation at Toast & Oak is easy to follow and denoted by changes in floor patterns. Circulation pathways are ADA compliant with multiple areas for wheel chair turnaround.

Bathrooms and a variety of seating options are designed to accommodate all users.

Noise levels are controlled by using a variety of acoustic materials throughout the space. This includes the use of greenery, soft seating and the wood design of “The Coop,” which is a cluster of booths housed in a structure modeled after backyard chicken coops. Walls and ceilings remained in their original form, only to be given an update with lowVOC paint. The TerraMai wood floors are reclaimed white oak from industrial shipping dunnage in the eastern U.S. and prefinished with a low-VOC UV-cured polyurethane.
