COTTAGE COMFORT
This peaceful haven of a cottage is a welcoming, home-away-from-from type of build.
We hold anything cottage-related close to our hearts as we highly appreciate New Brunswick’s offerings when it comes to the woodlands and waterways clients kindly allow us to build around.
Especially cottage styles like this, with its steeply slanted rooflines, cabin-like form, cedar shake siding and wrap-around verandah framing the Saint John River.
Cleverly working with the layout, light and space in this home resulted in a very original design plan that allows sight-lines from the driveway, through the home to showcase the river and its relation to the homes purposeful placement.
The stonework here takes centre stage, acting as an anchor for its surroundings. What better place to not only display decor and trinkets, but also to cozy up alongside a book while the fire is on.
The kitchen is fitted to fill with family and guests on any milestone, holiday or occasion. The island is 8 feet of well used space, painted in Benjamin Moore Hale Navy along with custom cabinetry.
Allowing space for a dining table beside this provides the homeowners with a nature-surrounded dinner views, every meal. From the dark blue cabinetry to the honed quartz countertop, this Select Kitchen is a riverside delight.
Shadowy sunlight against the warm white walls of the upstairs bedrooms give these spaces an ambience that reminds us of the how the river shimmers through its shadows just outside. The master bedroom and its ensuite carry the same feel as the other three bedrooms, warm and gentle.
A cottage can often be an overlooked asset, as nothing can compare to the simplicity that its typical lifestyle offers. The ability to pick up and run to the forest for a weekend is possible year round here, and rewarding in many more ways than just one.
RIVERFRONT BUNKIE
In the case of this Quispamsis riverfront bunkie, purpose is a well rounded concept. Versatile in all senses. It truly functions as whatever its owner sees it to be. An at-home waterfront office, creative studio, gym, airbnb rental, general get-away or a place for children to play. All of these opportunities in one glorious woodsy waterfront package.
Respecting the riverfront surroundings is mostly due to the Lepage Millwork Windows purchased locally through Ultimate Windows in Saint John. Sliding glass doors that give this bunkie its expanded waterview and glass cabin frontage. Bursting with a look and feel of nature-inspired connection.
Tongue & groove hemlock and pine boards line the shelter’s interior. An impactful pair of black railings reach skywards to wrap around the loft’s edge. The space here is sized comfortably for a bed, tucked against a custom built-in headboard lined with nooks. On the exterior, exposed rafter tails give the bunkie its clean classic appeal.
The main floor is 180 square feet with the loft being 90 square feet. Although modest in space, size is no issue for the intentions here. With room to sit, sleep, decompress, enjoy the view, quality of build and all its visual offerings.

ORGANICALLY ECLECTIC
A magnetic home located one-tier off Rothesay Road on an attractive lane-like street that offers efficient living. This comes down to its manageable infill lot size that has been professionally landscaped to incorporate the tree canopies, gardens, and wood fence.
Efficient living perks would be its highly liveable floorplan that can grow to fit future needs, only being 9 years old in an established area, large windows for passive daylighting, flexibility where each room has purpose but is easily convertible and how nicely it fits into the active, entertaining and simplified lifestyle.
The glossy kitchen with natural wood tones is a pleasant everyday space with a well thought-of layout.
The living room provides an excellent vantage point of the main level and is anchored by an oversized yet scaled built-in with such satisfying storage and high-end gas fireplace. Custom inset built-ins and bookshelves throughout offer attractive yet functional storage options.

CONTEMPORARY RIVERFRONT MASTERPIECE
It’s no surprise that this new build home is one that catches your eye. Its a 3-level treasure that can’t be driven by without a head turn and sits right over the Kennebecasis River.
MASCULINE MODERN
This creative new build hits all the notes that Vantage Build is known and loved for. The clients are the coolest, open to any and all ideas and they really took this custom home plan and went to town in creating a new construct that is tailored to how they live their lives with 3 small children, 1 bulldog and 1 fish. Just how did they take charge? Here is their home’s rundown:
That lot is a total gem. It is private, lined with mature trees (we kept as many as possible) and strikes the perfect balance of front yard and back yard space.
The clients totally customized their Fraser Wood Siding colour as they wanted a warm monochromatic black-onblack look. Board and batten? It’s there too. All along the first level. The gable end is laid horizontally adding just a bit more visual interest.
One of the most challenging tasks during the build was the kitchen layout. It was big, but not big enough to host a kitchen island AND achieve the functional kitchen work triangle. The clients were enthusiastically game for a peninsula and even decided to make it stand out with a custom white oak slated backing.
See those sliding barn doors in the kitchen? That is a large walk-in pantry, topped-off with butcher block countertops, custom builtin shelving and cabinetry. An ideal storage spot for a high chair, microwave, toaster and coffee bar.
Extending the herringbone subway tile into the dining room was not only a practical solution to dirty little hands, it was also meaningful as it reflected a restaurant the couple like to frequent when possible.
The mudroom; also practical yet stylish has 5 custom matte-black lockers and drawers topped-off with brass hardware. Gone are the days of closing mudroom doors in order to conceal book bags, boots, coats, lunch pails, purses or grocery bags you forgot were there –this home completely embraces this space as an extension of the home (welcome, mudroom).
The front entrance is large-and-in-charge being 2 storey’s high and is lined with the expansive staircase that acts as its own feature.

This is a project that has been used as a reference time and time again.
Maybe it’s because we can’t get over how great it turned out. Periwinkle bathroom tile? It’s here and it’s cool. This home wasn’t even lived in- yet had so much to it already.

OUR OFFICE
The details on our restored heritage office at 2 Grove Avenue in Rothesay, New Brunswick. Why is an office building so important? This one has a particularly special story and a strong community tie-in.
In June 2017, Jeff and Brittany Kitchen identified a residential property that wasn’t on the market and approached the homeowners who responded as cool as cucumbers: “find us something we like and we’re open to moving”. Done. Our team lives for crafty matching.
It was a game of chess, strategically moving the pieces one at a time. The new home these homeowners wanted required work too. So, we weren’t able to commence at 2 Grove Avenue until we completed a 3floor home renovation. This allowed us time to get our chips in a row and plot the commercial heritage project. What is going to serve our clients better? What does our team need? What is missing from the community? What could enhance lifestyle? Encourage walkability? What is the history at 2 Grove Avenue?
Originally built in 1850 as a gardener’s cottage by D.D. Robertson as part of his estate. The property was formerly a store (part of which was also formerly a cobbler’s shop) owned by Ethel Starr throughout the 1950’s. When Mrs. Starr closed her store in 1959, the building took on new life as a treasured home for many families throughout the years. Ask someone from the area and they’re sure to know the name of a family who has lived here before. As we dug into the backstory of this heritage property, turns out its roots and community heritage run deep.
This prompted an A-ha Moment. Let’s reconnect the community back inside this property. Not by offering weird office building tours but let’s dedicate one third of the property to a café.
In comes Garden Grove. Licensed, of course.
This makes 3 businesses, 1 roof all responsible and complimentary to the local that surrounds us. We are hoping to bring business back to coffee shop talk and instill a sense of the way things were, when this hardworking property was a member of the community. You would be hard-pressed to find another place in Atlantic Canada where a boutique real estate company, design/build business and cafe are blended seamlessly under the rafters of a restored heritage property.
KANDYLAND
Appropriately named Kandyland as a derivative of the clients’ names, like Tomkat, Kimye or Bennifer this new build reveal is as sweet and satisfying as the project nickname. Surrounded by forest, trees and trails is this 3,000 square foot home (4,000 if you include the walkout finished basement), but don’t let the size fool you as this home was constructed with efficiency as priority. It’s sustainable and here for the long run.
It is tough to describe such an expansive project in one word but if we had to summarize this home it’d be: contemporary, bold, with an unexpected yet comfortable layout and flow. One room goes into the next seamlessly, you feel as though you have room to roam, room to grow, with room to know what else is happening within the home. There are veracious readers in this home so the anchor is that custom mill and steel work staircase lined with bookshelves, so many bookshelves. Keeping in line with the reading theme, in one of the girls’ bedrooms is a reading nook on top of the walk-in closet space, this is a popular yet cozy perch for when friends visit too.
