Old Town Scottsdale tends to have higher home prices compared to many other areas in the Phoenix Valley. Living downtown in Old Town can be pricey, with luxury condos and townhouses dominating the real estate here. Neighborhoods surrounding Old Town have been seeing a resurgence in remodeling older homes beautifully. These neighborhoods offer an option to be close to all the excitement of Old Town at a lower price point.

Kierland - Scottsdale Quarter - PV Mall 85254

Located north of Old Town Scottsdale and close to the 101 Loop providing easy access to the Valley. This area is anchored by popular shopping and dining with a young and vibrant lifestyle. The condos and townhomes here can range from $800,000 to several million.

For single family homes, there are older homes continually being remodeled, many without HOAs which are good for rentals. ,

McCormick & Gainey Ranch Scottsdale

Scottsdale, these gated neighborhoods are popular due to their central location. Many provide access to a clubhouse, fitness or golf. HOA fees vary depending on gated access vs. Guard gated, and some provide both for privacy and security. Prices start around $1 million for condominiums and townhomes. Single family homes can range from $2 to $4 million.

Desert Ridge

Located on the north side of the 101, so convenient to everything in the Valley, are the newer master planned communities near Desert Ridge. Shopping and restaurants include most of the big box and national chains. This area is also close to the JW Marriott conference resort, Golf courses, Lifetime Fitness and the Mayo Clinic. Single family homes can be found here from just under $1 million to around $3 million.

Tempe

Tempe is the heart of Arizona State University’s main campus and lots of outdoor activities, shopping, dining and night life, marathons, Iron Man and New Year’s Eve bash are just a few of the activities held here each year. Rent a paddleboard, or rollerblade along the Tempe “beach.”

Prices start around $1 million for condominiums overlooking Tempe Town Lake. Single family homes within walking distance are dominated by student rentals. For owner occupied single family homes reasonably priced, a short drive is required into some of the older neighborhoods nearby.

The East Valley: Mesa, Chandler, Gilbert & More

The East Valley of Phoenix is dominated by families, schools, churches, 55+ Retirement communities, and the infrastructure to accommodate the many master planned communities.

Home prices are far less expensive here then Scottsdale and you can get more house for your money. There are many larger homes here due to larger family sizes.
