Michelle Yu Personal Real Estate Corporation
A journey through 30 years of real estate: Insights from Michelle Yu PREC
In the fast-paced world of real estate, not many professionals demonstrate the level of resilience, vision and leadership that Michelle Yu PREC has consistently delivered. With over 30 years of experience, Yu has evolved from an eager newcomer in 1994 to a distinguished broker-owner, known for her forward-thinking approach and unwavering commitment to excellence.
A CAREER DEFINED BY GROWTH AND INNOVATION
When Yu first entered the real estate sector, she was drawn to the idea of helping people find a place they could call home. “I wanted to make a tangible difference in people’s lives,” she recalls. For Yu, finding a suitable home is much more than just a real estate transaction—it’s about truly understanding her clients’ unique needs and desires. She listens carefully, recognizing that each person is different, and works to match them with a home that reflects their lifestyle and dreams. Her approach is deeply personal, making sure the homes she finds are places where her clients can build memories and feel a true sense of belonging.
The real estate industry is known for its constant evolution. New regulations, rezoning initiatives and community development plans can create challenges, but Yu sees each hurdle as an opportunity. In today’s real estate market, providing an accurate property evaluation requires offering clients three distinct values: residential, multiplex and land assembly. Yu’s expertise saves clients time and helps them make better decisions.
“To do this effectively, it takes both experience and expertise,” says Yu. Her secret to sustained success has been her ability to diversify and innovate. As the market evolved, she adapted by embracing new technologies and understanding emerging trends, including expanding into land assembly and project marketing. “This range of expertise allows me to offer clients a full-service experience, tailored to their specific needs and providing them with one-stop convenience for every type of real estate transaction.”
NEW BROKERAGE OFFICE AT OAKRIDGE PARK IN 2025
Yu’s vision for her office is to create a space that integrates traditional real estate practices with cutting-edge tools required
in today’s market. Her goal is to equip agents with comprehensive training programs, mentorship opportunities and a culture of support. “It’s not just about closing deals; it’s about fostering an environment where agents can grow, learn and collaborate,” she states. Too many talented individuals struggle due to a lack of guidance and training, a gap she is determined to fill with her new brokerage office in Oakridge Park, expected to open in Summer/Fall 2025.“It’s essential for agents to feel empowered and equipped to navigate the complexities of today’s market,” she adds.
To achieve this, Yu plans to draw on her extensive experience by creating structured training sessions that focus not only on practical skills but also on developing emotional intelligence. “We’re developing customized support programs for new agents, top producers and those who want to elevate their business to the next level.”
CLIENT-CENTRIC APPROACH
Yu is equally passionate about enhancing the experience for clients. Her new office at Oakridge Park will serve not only as a center for agent training but also as a space where clients feel welcome and valued. “I want our clients to feel the difference when they walk through our doors—whether they’re seeking real estate advice or finalizing a transaction, they should feel confident they’re in the best hands.”
VISION FOR THE FUTURE
Looking ahead, Yu has a clear vision for the future of her brokerage and the industry at large. “My goal is to nurture a culture of growth, innovation and ethical leadership,” she explains. “It’s about building a team of professionals who are committed to raising the bar in the real estate field, contributing to their communities, and setting new standards of service.”
Michelle Yu’s journey in real estate has been one of constant evolution, innovation and empowerment. As she prepares to open her new brokerage, she is not only shaping her own path but also helping to define the future of real estate in her community. Her commitment to her agents, clients and the industry stands as a testament to her enduring influence. For more information, visit www. michelleyu.com. ■

Odlum Brown’s path to success: Independence, trust and a century of expertise
The B.C.-based, independent, employee-owned wealth management firm has been helping clients achieve their financial goals for over 100 years.
When a U.K.-based ultra-highnet-worth client, with access to any financial advisor worldwide, chooses B.C.-based Odlum Brown, it speaks volumes
According to the firm’s president, Trevor Short, this choice is rooted in two key factors: trust in Odlum Brown’s centuryplus of investment expertise and its independence as an employee-owned firm.
“Unlike bank-owned firms, we don’t earn our revenues from syndication, capital markets, or trading – our focus is always on the client,” Short explains.
Odlum Brown is highly regarded for its bespoke investment strategies, tailored to evolve with clients’ changing life goals. “Our advisors craft and manage portfolios customized to meet each client’s specific financial objectives, guiding them through the complexities of markets, wealth management and financial planning,” says Short. “This personalized approach is a hallmark of the client experience that sets smaller, independent firms like ours apart.”
Generations of clients also trust Odlum Brown’s advice because they know it’s backed by thorough research, and they rely on this expertise in times of market volatility.
“We’re not traders – we’re investors, and investing is a marathon, not a sprint. The ability of our research team and advisors to “hold hands” during periods of uncertainty are key to our success – helping clients stay the course and focus on their long-term plans and goals,” Short adds.
In today’s landscape of conflicting investment advice and DIY fintech tools, Odlum Brown stands out by offering personalized, advisor-managed portfolios that clients of all generations can trust.
“We recognize that the financial goals of younger generations may differ from those of their parents, but the need for trusted relationships and guidance remains constant,” explains Short. “By engaging early, we help the next generation build financial literacy, develop sound investment habits and avoid the pitfalls of DIY platforms.”
In addition to client relationships, Odlum Brown remains deeply committed to giving back. “Our community support goes back to our founders, and it’s something we take seriously,” says Short. The firm supports over 150 community organizations across Canada, ranging from the arts to healthcare, and was honored with a Canada’s Volunteer Award by the Government of Canada in 2020 for its efforts.
Odlum Brown has an impressive 100 years of investing for clients to look back on, and many more to look forward to. Although many things in the world have changed over the last century, Short says Odlum Brown’s client-centered approach has and will remain the same. “We understand that each of our clients has unique needs and circumstances, and believe they deserve to have advisors they can trust to steward their wealth. We firmly believe that if we do right for the client, we will, in turn, remain successful.” ■
Generations of families have trusted B.C.-based Odlum Brown with their wealth management needs for over 100 years.
This personalized approach is a hallmark of the client experience that sets smaller, independent firms like ours apart.

Acumen Law
B.C. criminal defence firm holds record success rates in driving offences
Kyla Lee with Acumen Law Corporation offers crucial expertise when your driving privileges and freedom are at stake.
When it comes to traffic violations in British Columbia, whether it’s a DUI, a traffic ticket or a prohibited driving charge, including Immediate Roadside Prohibition (IRP), it’s important to understand that these situations can have serious and life-altering consequences, including fines, Driver Penalty Points, higher insurance rates, losing your driving privileges or even serving jail time.
When faced with these situations, it’s crucial to understand your rights and seek the best legal representation and services like those offered by prominent criminal defence lawyer Kyla Lee at Acumen Law Corporation.
Renowned for her knowledge of the Immediate Roadside Prohibitions and highly regarded for her expertise in impaired driving law, Lee has garnered a respected reputation due to her impressive string of successes in courts and tribunals, including appearing as counsel across all levels of B.C. courts and as lead counsel at the Supreme Court of Canada.
WHERE EXPERTISE MEETS EXPERIENCE
Joining Acumen in 2010, Lee is a member of a team of experienced trial lawyers who are instrumental in challenging B.C.’s DUI and driving prohibition laws. To date, Lee herself has successfully appealed over 2,500 cases.
With a client-centred approach, she takes the time to understand clients’ unique situations and tailors her defence strategies accordingly. With years of experience, a deep understanding of traffic laws and the highest success rate of disputing IRP cases, Lee’s track record speaks to her ability to deliver results even in the most challenging cases.
Aside from her strategic prowess, Lee also supports her clients at every step, protecting
their rights, minimizing the impact on their lives and helping them navigate the legal system with confidence.
“Beyond legal expertise, I understand the stress and anxiety that come with facing legal charges,” she says. “I am not just a lawyer. I am a dedicated advocate who will fight for the best possible outcome in every case.”
PUTTING CLIENTS FIRST
When faced with a traffic ticket, many’s first instinct is to pay rather than contest, thinking it’s the easier option. However, Lee claims taking responsibility can make things worse or more costly.
“For anything you’re pulled over for and issued a ticket, those are definitely worth disputing,” she explains.
Lee possesses a solid knowledge of the Motor Vehicle Act and understands an outcome in one area may impact a driver in another area. Her goal is to minimize these impacts, helping clients retain their driving privileges and avoid further legal consequences.
“When you’re facing a criminal charge, a ticket or a driving prohibition, things can feel hopeless in the beginning,” she says. “However, the vast majority of the cases are resolved favourably for our clients.”
In an often hectic industry, Lee prides herself on being accessible to clients, aiming to respond within 24 hours.
“Our office is available by phone 24/7. Legal issues don’t wait, and neither do we. We are always available to address concerns, answer questions, and provide updates on the progress of each case.”

Arbutus Laser
Local laser clinic helps highlight natural beauty
Practitioners at Vancouver’s Arbutus Laser Centre For Aesthetic Medicine have over 200 years collective experience and support their patients to feel like the best versions of themselves.
Do you choose a carpenter just because he has an expensive saw, or do you choose them based on their skill and quality of work? The same concept applies when choosing a laser treatment professional.
After all, a device is only as good as the operator behind it.
With a legacy of excellence as industryleading aesthetic medicine practitioners, the highly skilled professionals at Arbutus Laser helped pioneer and establish much of the technology used by medical aesthetic practitioners today, including introducing Vancouver to the first-ever vascular laser, the first permanent type of hair removal laser, the first IPL and the first CoolSculpting device, to name just a few.
“Our team continues to break ground in techniques and methods of utilizing our devices in new and more effective ways, always trying to serve our patients better,” says Juli Johnson, managing director at Arbutus Laser. “When you come to our office for a consultation, you’re seeing someone capable of doing the work for you. You’re seeing one of our technical staff, not a salesperson.”
PEOPLE OVER PROFIT
Johnson describes the current industry as a highly competitive sales environment, where the focus on community has generally degraded.
“At the heart of our core values, we’re committed to fostering a strong, supportive community, prioritizing the greater good over self-interest,” she explains. “By nurturing meaningful relationships and giving back, we ensure our community remains at the heart of everything we do.”
Originally established in 1992 as a nonhospital surgical facility, the practice began with a vascular laser (to remove vascular birthmarks and facial veins) and a device attracted to pigment (to remove pigmented lesions, birthmarks and black ink tattoos). They have also been providing
dermal fillers since they were actually collagen, and Botox since it was first approved for cosmetic use 30 years ago.
Today, the multi-specialty centre offers a comprehensive range of services to help patients reach their goals, from skin resurfacing and rejuvenation, a full spectrum of injectable products, tattoo removal and laser hair removal to face and leg vein removal and more.
In the rapidly growing field of aesthetic medicine, the importance of training and education cannot be overstated. The high-tech beauty industry has experienced exponential growth in the past decade, with new technologies, treatments and an increasing number of patients.
“Unfortunately, the pace of industry growth can sometimes outstrip the level of training available, which presents challenges for many practitioners,” describes Johnson. “We are a collection of professionals with diverse backgrounds, committed to ongoing education, training, safety and adaptation to meet the evolving needs of our patients and industry standards.”
The team at Arbutus Laser Centre comprise multiple areas of expertise, with many remaining actively engaged in public and family medicine, a testament to their commitment to lifelong learning and excellence in what they do.
With a clear focus on healthy skin, not current beauty trends, their mission is well-defined.
“We’re not here to push treatments,” Johnson asserts. “We’re a busy, wellestablished, small business where most of our clientele comes from patient and industry referrals. Anyone who has suffered from acne scarring, unwanted hair, regrettable tattoos, bad varicose veins or simply wants to age gracefully, we are here to help.”

Independent, locally-owned Arbutus Laser was one of the first facilities of its kind in Canada. It maintained accreditation by the BC College of Physicians and Surgeons as a Non-Hospital Surgical Facility from 1992–2018; all related surgical procedures are now performed at VGH ‘s Diamond Centre.

myORTHODONTIST
Invisible braces, visible confidence: Expert team of oral professionals reveal the secret to a better smile
myORTHODONTIST clinics are located in both Coquitlam and Maple Ridge.
No amount of money can buy it, but once you’ve got it, you can feel like a million bucks.
As lead orthodontists of myORTHODONTIST clinics in both Coquitlam and Maple Ridge, Drs. Aly Kanani and Alireza Ardekani know this paradoxical relationship many have with their confidence all too well.
And while they are professionally trained in all things oral health, they are also experts in giving patients back some swing in their step.
“When patients complete their treatment, their reactions are often incredibly positive,” Kanani says. “The transformation is not just physical – it’s emotional, as patients feel proud of their new smile and grateful for the journey they’ve been through.”
myORTHODONTIST’s breadth of expertise is spread across personalized treatment plans, offering a variety of services that include traditional braces, Invisalign, and airway-focused orthodontics.
Some of the most common procedures involve alignment of teeth and correction of malocclusion, ensuring functional and aesthetic improvements.
And with more than two decades of collective experience between them, Kanani and Ardekani provide specialized orthodontic care to patients of all ages: from young children needing early evaluations to adults seeking discreet and effective solutions like Invisalign.
“We are committed to giving patients their best smile and improved oral health,” Ardekani says. “Many express a renewed sense of confidence, and some even mention how they feel more comfortable smiling in social and professional situations.”
The myORTHODONTIST pledge begins at an early age, when children as young as seven are recommended to seek evaluations
to detect any developmental issues with a child’s bite, jaw growth, or tooth alignment.
Intervening at an early juncture can guide teeth and jaw development, preventing more serious issues later in life. Early treatment can also minimize the need for more invasive procedures and help the patient achieve long-term stability in their dental health.
For adult patients, myORTHODONTIST provides a variety of orthodontic solutions, with Invisalign being one of the most popular options.
Invisalign allows adults to receive effective orthodontic care without the noticeable appearance of traditional braces. This clear aligner system offers the flexibility to correct alignment issues while being virtually invisible, making it an attractive choice for patients who prioritize discretion.
“Patients often start seeing tangible results within three to six months, depending on the complexity of their case,” Kanani explains. “Many patients experience positive changes early on, which motivates them to continue their treatment plan.”
myORTHODONTIST’s holistic and fulsome approach also includes evaluating airway health, particularly in children. Proper airway function is crucial for overall health, and orthodontic issues such as overcrowding or narrow arches can impact breathing.
Addressing airway issues early not only improves dental health but also overall wellness by reducing risks related to sleep apnea and improving energy levels and growth in children.
“The team feels immense pride when a patient completes their treatment, especially when we see how their selfconfidence has improved.” Ardekani says. “It’s fulfilling to know that our work has contributed to making a significant difference in someone’s life, from both an aesthetic and health perspective.” ■
myORTHODONTIST’s team of passionate professionals offer an integrated approach to orthodontics, focusing on dento-facial balance, growth patterns, and airway issues as contributors to full-body health.
When patients finish treatment, it’s amazing to see their smiles light up with newfound confidence and joy

Della Optique
Seeing is believing: Kitsilano optical boutique offers exams, eyewear and more
Kitsilano’s premier destination for comprehensive eye care and designer eyewear, award-winning optical store and optometrists.
It was her poor vision as a child, when she couldn’t read the blackboard or make out the big E on the eye chart, that began Dr. Della Chow’s connection with optometry.
“I didn’t get my first pair of glasses until I was in Grade 3. I didn’t even know I wasn’t seeing well,” she recalls. “After that, I used to see my family optometrist annually. When I got to Grade 12, I didn’t know what career path to pursue, and he suggested I become an optometrist and is still a mentor to me today.”
Having worked in her family’s restaurant growing up, Dr. Chow knew when she opened Della Optique in Kitsilano in 2000, that she wanted to provide exceptional service and establish personal connections with her patients, the same way her parents did for their customers.
“When you grow up in a family restaurant, it’s all about service,” she says.
Prior to opening Della Optique, Dr. Chow worked at various practices in Toronto, Vancouver and Prince George — a full circle moment for her when she worked alongside her own family optometrist as a colleague.
Today, she runs her practice with her longtime associate Dr. Oliver Chong, who, like Dr. Chow, has over 25 years of experience. “He’s passionate about always providing the very best care to all of his patients,” she describes. “He developed his knowledge and skills through previous work in both senior and pediatric specialty practices,” which explains why Dr. Chow refers to him as ‘the kid whisperer.’
“We’re family eye doctors who are interested in your vision, any changes and the health for the life of your eyes,” Dr. Chow explains. “I’m seeing generational patients: children of the children that I used to see, who are now in their thirties and have followed me. Even though they live somewhere else, they still come to Kitsilano and see me annually.”
Thanks to their collaboration, the two doctors can offer eye exams six days a week.
“We take care of every patient like they’re our own family and advise them on what they need,” she describes. “After age 40, you need an eye exam to check for glaucoma, cataracts and macular degeneration. Just as you would have your annual physical to check for diabetes, hypertension and heart problems, these annual exams can prevent problems from occurring by early detection.”
Dr. Chow also advises the importance of early eye exams for children, noting how they’re seeing an increase in children who use iPads and cell phones too frequently and too close up, causing their vision to deteriorate at a much younger age.
Early detection cannot be understated, even if you have 100% healthy eyes. “When I asked my parents why they didn’t get my eyes checked earlier when my vision was so poor, they said it was because because I didn’t say anything!” Dr. Chow laughs.
It’s the screen time and digital devices alone that are causing eye problems in children who have no family history of vision problems. “Their vision is going to get worse as they grow older unless they’re educated; however, there are also new treatments available that can slow down some of the problems,” Dr. Chow explains.
Whether you need an eye exam or looking for prescription eyeglasses, Della Optique’s store experience is welcoming and inviting. “We ensure your vision is checked, your glasses fit correctly, the lenses are made properly and that you’re going to see well,” she says.
“We carry premium, world-renowned brands, with frame styling and customfitting services available.”
Della Optique team members are happy to help you choose the right glasses, sunglasses, contact lenses or progressive lenses to suit your lifestyle and needs. To book an eye exam, call 604-742-3937 or for more information, visit dellaoptique. com. ■

Thai Away
Fresh Ingredients, warm atmosphere: Thai Away Home’s proven approach to lasting success in Vancouver
Thai Away Home has been a Vancouver staple for almost 30 years.
Much like Game Sevens are considered the two greatest words in sports, red curry chicken just might be the three greatest words when it comes to comfort food..
It’s been a beloved staple at Thai Away Home, one of Vancouver’s most renowned Thai food restaurants, for going on 30 years. And Vancouver’s love affair with the chain is readily apparent when reading any number of five-star reviews:
“Best Thai food in town. Portions are really good, that is why I keep going to this place. Please keep up the good work.”
“Got takeout, and the wife and I were both very happy with our food. So much so we came back the next evening.”
They are sentiments that aren’t lost on co-owners Mike Hariwongsanupap and Pim Panyathara.
“We get this feedback all the time, and it still gives me goosebumps,” Mike says. “It’s hard to express how much it means to us. Our team can tell when customers are happy with their experience, and it’s a great feeling for all of us.”
Established in 1995 at its flagship location in Cambie Village, the chain has now expanded to five locations across the city:
■ Cambie at 17th – 3315 Cambie St.
■ Downtown Granville – 1081 Granville St.
■ City Square – 555 W 12th Ave #28
■ Yaletown @ Club Kitchen – 988 Expo Blvd
■ Hastings-Sunrise – 2404 E Hastings St.
That generational staying power has translated into generational appeal, as Thai Away Home’s customer base regularly includes grandparents dining with their
children and grandchildren.
“We have one customer who has made a point of telling us that she’s been coming to us for 20 years – she started when she was a teenager and now she has a family,” Mike says. “I can’t tell you how proud we are that people are still coming back like that after all this time.”
Thai Away Home’s ability to stay the course over two decades hasn’t come by way of flashy ads or unnecessary changes to the menu. Instead, Mike and Pim commit to a few foundational basics: fresh ingredients always; a relaxing, warm and welcoming atmosphere; and a commitment to keeping prices reasonable.
Their pad thai, green curry, mango sticky rice and pad see ew are very much go-tos today as they were in 1995.
“The economy can be up or down, but we always make sure our prices are fair,” Pim says. “We focus on top-quality ingredients to create happy experiences, because happy customers are our recipe for success—no matter what’s happening in the economy.”
The city’s appetite for all things Thai was recently reflected in Vancouver Is Awesome’s 2024 Stars of Vancouver Readers’ Choice Awards, in which Thai Away Home cracked the top three in the Best Thai Food category.
“We are so proud and happy to have won that award,” Mike says. “I think it’s because we invest in our reputation. We don’t jeopardize the experience by buying cheap ingredients or cutting corners. We’ve been here for a long time and we want to be here much longer.”

Clear Counselling
This holistic Vancouver counselling service nurtures the mind, body and spirit
Joe Ramirez’s mission statement is at once crystalline, concise and rooted in compassion.
As owner, director and primary psychotherapist of Clear Counselling, Ramirez and his team are bound by the following promise: cultivating a space where someone else can hold up the walls while one takes a moment to fall down and rest.
“When you’re here, you can let go of that exhaustion, fatigue or stress,” Ramirez says. “It’s my job to hold up the walls so you can take a break. If you want ideas around how to address the situation you’re facing, let me help you versus you having to do all the heavy lifting alone.”
Clear Counselling is a private boutique practice in the downtown Vancouver financial district. Their centre is easily accessible via transit or SeaBus, in a space that contributes to clients’ well being through individual counselling, relationship counselling and sex therapy.
Ramirez practices the Adlerian method of counselling, which emphasizes skill-building and problem-solving.
An Adlerian therapist lives a lifestyle of authenticity and is an active developer of community betterment programs. Ramirez practices this Adlerian method of counselling, which is a 100 years old in-depth psychotherapy practice, as well as the original approach to Individual Counselling. Adlerian counselling incorporates a positive holistic psychology that takes into account socialcultural factors of work, family, and mistaken ideas that contribute to client barriers and mental and emotional well-being, while emphasizing skill-building, problem solving, and client alignment with their authentic self for better health.
“It’s a positive approach where we talk about what’s right about you and the situations that are crazy making,” Ramirez says.
His career began in 2001, when he worked with the BC Society for Male Survivors of Sexual Abuse and the Vancouver Police Department’s Victim Services Unit. His involvement led to a request by the Justice Institute of BC to develop and pilot the first victim assistance program for the Vancouver LGBT community centre to address homophobia and same-sex relationship abuse prior to the legalization of same-sex marriage.
“These experiences that exposed me to the lack of counselling supports for men and
members of the LGBTQ+ community shaped my incentive to create a practice that would meet the demands of providing counselling to specialized communities, which would then become Clear Counselling in 2017,” Ramirez says.
Ramirez’s team are active change makers with their clients, within the counselling profession and in the Vancouver community. They are a group that values living a meaningful life and making a positive impact.
To that end, Ramirez employs experienced counsellors who have encountered gaps in the counselling profession and wish to provide the kind of counselling support they wish they could have had, including:
■a doctor who immigrated and became a psychotherapist to meet the needs of new Canadians who have experienced physical and emotional trauma.
■a Vancouver school administrator who wrote programs for the Vancouver School Board to successfully support students with ADHD, autism, and/or in need of alternative supports.
■a psychotherapist who changed careers from Sony marketing to be a psychotherapist to support men with life changes and challenges as individuals and in relationships.
■a psychologist who is LGBTQ+ to support others in the LGBTQ+ community with counselling and assessments from a psychologist who can better understand lived social experiences.
Ramirez also freely contributes weekly supervision to high-quality counselling students enrolled in a master level counselling practicum as a contribution to their development, in hopes the students raise the standard of quality across the profession. In turn, he requires that they contribute counselling sessions for free for a year under his supervision.
As a result, prior to the COVID-19 pandemic, Clear Counselling provided 4,000 free sessions and will offer 1,500 more in 2025.
“When people are feeling more aligned with their sense of self, they tend to be more positive, feel more relaxed, have a clearer outlook and more energy,” Ramirez says. “That to me, is success.”

Phoenix Tent
From weddings to festivals, this familyrun business helps create unforgettable events in the Lower Mainland
Operating since 2008, this family-run business based in Aldergrove is known for its fast, professional setup, and quality tents.
If you’ve attended a wedding, festival or other event with tents in the Lower Mainland recently, chances are Phoenix Tent and Event Rentals was a supplier. Supporting an average of two to four weddings and two to three festivals and concerts each weekend, it stands out as one of the longest-running and most trusted event rental companies in the area.
The company’s reputation is no surprise, given its Owner and President Lori Potts’ long history in the event industry. She owns and operates the Aldergrove-based business along with her husband and son, who purchased it back in 2008. “I was doing the books for somebody who owned the company, and I had been working for somebody in the event world for quite a while … It sort of landed in our lap,” she says.
Some of Phoenix Tent and Event Rentals most notable and memorable events include the 2020 Vancouver Olympics, where they provided a double decker tent with an elevator in it for the Canada tents. “We had tents on many, many sites. Our warehouse was basically empty,” Potts says of the winter games. The company has also provided tents for every City of Surrey event since 2008.
Potts says one of the things that keeps clients coming back to Phoenix Tent and Event Rentals over the years is the company’s commitment to training and quality control, and their adherence to engineering standards. “A lot of people will get into setting up tents, and they’ll run it out of their garage. But the problem is they
don’t have any training,” Potts explains. In the case of an incident, tents that don’t meet engineering standards may not be covered by insurance.
Phoenix Tent and Event Rentals is also the only rental company with a tent washing machine in Western Canada and tents are kept in a commercial heated space meaning they’re clean and free of mold. The company also uses special machinery to install the tents. “We have all this specialized equipment that makes the jobs a lot easier and less stressful for our staff, and the client including a tent ox, which is a special machine for moving product on sites,” Potts explains.
Potts is especially proud of Phoenix Tent and Event Rentals’ unique corporate program that allows companies to support nonprofits while enhancing their visibility. For instance, a corporation can purchase a branded tent for community events, which Phoenix installs and maintains. “We have about 40 corporate tents that we do this for on a regular basis. All they have to do is put the order in and pay for it. Nonprofits can then use these tents for various fundraisers, such as cancer runs and social justice events, without incurring costs,” Potts explains.

Unclog.it
From one van to a full
fleet: How Unclog.
it became B.C.’s go-to
plumbing service provider
Unclog.it keeps B.C. flowing with plumbing services from Chilliwack to Whistler.
The stick of deodorant that has inadvertently found a new home in the toilet.
The 3 a.m. flooding catastrophe.
The family members who don’t understand the mechanics of a garburator.
Andrew Henderson has seen it all after 15 years of owning his plumbing business, Unclog.it.
And while he’s a plumber by trade, Henderson can also double as a master in crisis management.
“I run into people all the time whose lives have been altered—their whole basement has flooded, all their family photos are gone, along with other things they can’t replace,” Henderson explains. “I go in and try to fix those problems and give them peace of mind.”
Having started the business in 2009 alone and with only one van, Henderson’s team at Unclog.it now boasts more than 10 vans and fellow plumbers. The team handles all kinds of plumbing issues in apartments, townhomes, high-rises and more, covering the entire area from Chilliwack to Whistler.
A good chunk of Henderson’s expertise comes in the way of everyday, common issues around exterior drainage: storm water flooding, sewer line floods and identifying drips and leak detection.
But then there’s the issue of human error, which runs the full gamut from the mundane to the unthinkable: grease behemoths forming in drains due to excess bacon grease or inappropriate items flushed down a toilet – like a stick of deodorant.
Henderson has also seen other situations where the laws of physics were tested, to
little success: rice, water or bread expanding exponentially when flushed down a pipe.
The Christmas holidays and Thanksgiving in particular are big days for the Unclog. it team, as kitchen sinks are tested beyond their limits.
“A lot of people have garburators and they don’t really realize that a garburator is not a blender,” Henderson says. “People put tons of stuff in sinks and toilets that really shouldn’t go down there.”
And when it comes time to fix the seemingly unfixable, the revamped Unclog.it website offers personalized services that match precisely the plumber for the job. It’s not only a way to gauge a prospective plumber’s expertise, but also a key factor in instilling trust and building long-term relationships.
“I’ve had someone call me out to their house at 2 a.m. because they’re flooding, but they’ve asked me to wait outside because they don’t know me and they’re not comfortable,” Henderson explains. “I get it. But now when you go on to my website, you can see your plumbers’ profiles and select the specific plumber you want to help preemptively give you that trust factor.”
Henderson’s team is available 24/7, 365 days a year, with work that is backed by flat-rate quotes and warranties.
And there’s the intangibles that shine through Unclog.it’s customer service commitment: taking their shoes off when entering a home, using tarps to ensure a mess isn’t made and cleaning up adequately once a wrong is made right.
“We leave your house like we were never there because we respect our customers and their homes that much,” Henderson says. ■
Unclog.it’s team of Metro Vancouver technicians take extreme pride in their workmanship – their job is not finished until customers are completely satisfied.

Samra Bros Roofing Ltd
This long-standing, family-run company specializes in putting a roof over your head
Samra Bros Roofing has been in business for more than 50 years.
Across virtually any facet of life, the need to be proactive rather than reactive can be painfully evident. Take, for example, a common toothache. Sitting on it too long can result in a cavity at best, or root canal at worst. But dealing with it early makes for a glowing smile.
These same lessons apply to the most important thing in a family’s life – the roof over their heads.
The proactive and diligent team at Samra Bros Roofing recognizes the need for a roof that stands firm against any storm. One look out the window in mid October only emphasizes this need, as atmospheric rivers dumped hundreds of millimetres of rain across the Lower Mainland and caused untold damage from North Vancouver to Surrey.
“Although we’re known for our cedar roof installations and products, our roofers are experts in all roofing applications,” says company owner Kerry Samra. “Several of our roofers have been with us for more than 45 years. We take the time to do the job right so you’ll have a roof over your head for many years to come.”
Samra Bros is a family-owned and operated business built on a foundation of hard work, integrity, and a commitment to quality craftsmanship. For more than 45 years, this team has proudly served communities from Whistler and West Vancouver to White Rock.
Each job comes with a commitment to complete satisfaction and clear communication throughout the entire roofing process. From the initial consultation to the final inspection, Samra Bros keep customers informed and involved every step of the way.
“As a family-owned business, we put your
needs first and it shows,” Samra says. “The key to our success is that we always keep up on best practices in the industry and through the products we use.”
Samra Bros. offers a perfect blend of beauty and functionality across all of its roofing products: cedar, fibreglass, torch-on membrane roofing and more.
Cedar shakes and singles are long-lasting, eco-friendly, energy-efficient and durable. They are resistant to storm, wind and hail gusts up to 210 kilometres per hour and provide charm and durability.
Fibreglass roofing, meanwhile, checks almost all the boxes: it’s tough, durable, weatherproof, lightweight, easily installed, affordable, and versatile. As one of the most cost-effective roofing options available, fibreglass adds value to a home without emptying your bank account.
Fibreglass options are offered across four choices: IKO, GAF, Malarkey and CertainTeed.
Torch-on membrane roofing is the preferred choice in new construction and reroofing applications over nailable deck types, such as plywood.
The Samra Bros commitment to peace of mind is reflected in the company’s pledge to free estimates and warrantied workmanship. Free, no-obligation consultations and estimates are part of the package, as the Samra Bros team works with clients to fully understand their needs, budget and preferences.
“We understand that your roof is more than just shingles – it’s the shield protecting your home and your loved ones,” Samra says. “That’s why we’ve dedicated ourselves to providing the best roofing services to families throughout the Lower Mainland.” ■
Samra Bros Roofing offers a wide range of residential roofing needs: complete roof replacement, repairs, or preventative maintenance.
Although we’re known for our cedar roof installations and products, our roofers are experts in all roofing applications

Freshmart
This always-open East Vancouver supermarket is a grocer that gives back to the community
In business in the Commercial Drive area since 1998, Freshmart is dedicated to selling local goods and supporting local charities.
Co-owned by sixth generation British Columbia resident Darcey Houser, who’s been an entrepreneur since the age of 15 and worked in the grocery business for most of his career, Freshmart is a business built on supporting the local community..
Houser attributes this spirit of kindness and generosity, which extends to both customers and his employees, as the reason locals make the full-service supermarket in East Vancouver their grocer of choice. “We have built so much goodwill over the years. We’ve sponsored teams and supported local potlucks,” he explains. “We have a file full of thank you letters given to us.”
Located at East 1st Avenue and Commercial Drive, Freshmart is an integral part of Vancouver’s iconic Commercial Drive neighbourhood. Darcey and his business partner are free to source a certain percentage of goods from any supplier they choose, and they tend to focus on local. “Being an entrepreneur myself, I think it’s important to support other local entrepreneurs,” he says.
The friendly staff are also a big part of the shopping experience at Freshmart. “We have 500 years of experience combined on our staff,” Houser explains. “They’re very loyal people. They’re loyal to us and we’re loyal to them,” he continues.
Houser mentions one particular fellow who has become a respected ambassador for Freshmart. Houser hired Niall McNeil, a young man with Down Syndrome, to pack groceries when he was just starting out. Today, he’s beloved by Freshmart’s customers and staff, and is also an accomplished actor, writer, and director. Houser says staff loyalty was on full display
during the pandemic, when business doubled overnight. “Our staff put their running shoes on and worked tirelessly to serve our customers.”
Freshmart is also known for offering convenience around the clock. In fact, they are the only supermarket in the Lower Mainland open 24 hours a day, 365 days a year.
Soon, Freshmart will acknowledge its location on the unceded traditional territories of the Squamish, Musqueam and Tsleil-Waututh nations with a piece of art created by a local Indigenous man, placed in the grocery store above the office door. “Loblaws asked if we wanted to be the pilot store for the land acknowledgment” says Houser.
Art Bolton, who lives just a few steps from the store and shops there every day, created a commission depicting three hummingbirds, each representing the three Indigenous nations. “We needed to have a local artist do it in a West Coast style,” Houser explains.
Houser and his grandson worked together to build the frame using yellow cedar from Houser’s own backyard. “Art is 75 years old and went to a residential school in Port Alberni. It’s important that we learn about [what happened] because it’s an important part of our history,” Houser says.
A ceremony commemorating the hanging of the painting will be organized, and local elders will be invited to participate. “We are displaying the acknowledgement in our store as a show of respect for the First Nations people and their long history that existed before we arrived,” says Houser.

BBX Moving
From
While the average person may look at a computer or a chair as simply a means to an end, Kobchai “Chai” Phadoemchit views those same items as a commitment.
A commitment to being on time and on budget, a promise to be respectful and a pledge to doing the job right the first time, every time.
It’s a personal ethos that now extends across his entire team at BBX Moving, Metro Vancouver’s premier one-stop solution for professional residential and commercial moving.
“Someone could look at one of our employees and ask themselves, ‘Why am I paying someone to move a chair when I can do it myself?’ The difference is that our guys have carried many chairs and at the end of the day, that chair won’t break,” says Chai, director of BBX Moving.
BBX’s full suite of services extends across moving, box rentals, packing, installation of furniture, fixtures and equipment, storage, project management and disposal/recycling services.
Once clients sign a contract, the project management side of his team shines – everything from dates and times, to security, elevator access, parking and vehicle needs are immediately addressed up front to avoid surprises or delays.
Timelines are then established and the move is planned in phases such that the business can focus on its day-to-day, thus minimizing downtime.
“It’s about being solutions-oriented as opposed to bringing up problems as they occur,” Chai says. “No one cares about the
problem, people care about the results that come from solving the problem.” Chai’s ascent in the moving industry was initially a slow burn, having operated a BungoBox franchise at first before realizing how he could scale up exponentially.
Because he worked with movers so often in those formative years, Chai saw the considerable gaps and shortcomings across the industry.
“A lot of moving companies will just do the basics around moving your stuff, but they wouldn’t do the handyman work like furniture installation or mounting a TV,” he says. “But that’s exactly what clients need –an end to end solution so they can get back to living their best life.”
To that end, BBX Moving’s pledge to commercial clients in particular is this: when you leave work on Friday, the BBX team will execute the move so that when their staff arrives at the new office on Monday morning, they only have to turn on their computers to get back to work.
BBX’s purpose is to “Deliver Peace of Mind”, a personal mantra that’s largely driven by Chai’s upbringing in both Thailand and Singapore, where he served two years of military service. This experience ingrained in him a deference for service and an expectation of always getting the job done right—simply because that’s who you are.
“It’s something that I really instill in our team – we refer to our clients as sir, ma’am, Mr. or Mrs.,” he says. “When you’re at work, you’re in the service of others, first of all as colleagues. Then together, we’re in service of our clients.”

Noble BC
Leading plumbing and heating distributor makes its mark on legacy projects across B.C.
Accountability, buy-in and sticktoitiveness are the values that drive Noble BC.
As a business manager at Noble BC, John Fu understands the crucial role that bench strength plays in any successful organization.
In a thriving business, every team member’s contribution is essential to achieving success. A leader may set the vision, but the efforts of the frontline employees, who interact with customers daily, are pivotal in driving the company forward.
This type of total team commitment is a hallmark of Noble BC, one of British Columbia’s leading plumbing and heating distributors. A key player in shaping British Columbia’s infrastructure and future, the company partners with mechanical contractors, manufacturers, and construction experts on some of the province’s largest, multi-million-dollar projects, including the new St. Paul’s Hospital, Oakridge Centre Redevelopment, Latimer Village and Senakw District Energy.
“It’s definitely satisfying to go through a city or town that we operate in and know that we’ve been involved in shaping it,” Fu says. “To be able to put Noble’s stamp on some of these legacy projects that will be around long after we’re gone is gratifying.”
Noble’s success stems from its committed team, which is involved at every stage of a project, from inception to completion. With nearly 200 years of combined experience across the inside and outside sales teams, they possess the expertise to make wellinformed decisions for both vendors and clients.
“We’re very specialized in each one of our departments with a lot of industry experience and experiences from other companies,” Fu explains.
The company’s culture is built on collaboration, shared accountability and a focus on achieving the best possible outcome. Fu compares it to a well-run business where even the team members behind the scenes are empowered to remind the leadership of what’s needed to ensure success. Every role is valued, and every employee holds each other accountable for delivering top-tier service.
“The culture that’s been built is to the point where we no longer have to remind the team to provide the best customer service, because it’s an expectation that we have amongst ourselves, and we all hold each other accountable to that,” Fu adds.
Noble BC’s commitment to excellence extends beyond its employees and customer base. The company actively participates in industry associations such as the Mechanical Contractors Association of B.C., the Southern Interior Construction Association and the Canadian Institute of Plumbing and Heating (CIPH).
Fu, who sits on the board of CIPH and is a former board member of the Mechanical Contractors Association of B.C., believes this involvement gives Noble a “bird’s eye view” of the industry and allows them to help shape its future.
“By being involved in associations that affect the industry, we can have a better understanding of what’s happening and help influence whatever changes are coming down the road,” Fu explains.
Noble BC is also deeply invested in supporting the communities it serves. The company sponsors local sports teams and events in the Fraser Valley and Okanagan regions, including the B.C. Summer Games, Vancouver Football Club, Rutland Senior Secondary football team and the annual Battlezone Vancouver street dance competition. During the holiday season, the Noble team rallies together to raise funds for local food banks and sponsor families in need.
“These are the types of commitments that are the most fulfilling to us,” Fu says. “We believe that it’s important to serve the communities that we’re in.”
At Noble BC, all contributions count, whether it’s delivering exceptional service to clients or supporting the communities they help build. This understanding of bench strength ensures that Noble BC continues to lead the way, both in the industry and in the communities they work within.

Fairlane Collision
This Fraser Street repair shop is an East Vancouver automotive icon
Fairlane Collision Repairs has been a trusted name in the community for over 40 years, expertly serving customers with unmatched dedication and skill.
Fairlane Collision Repairs is, in every sense of the term, a family business. Evelyn Chand took on ownership and management of the business 10 years ago after her father passed away. She worked with him at Fairlane for 27 years, so the progression was a natural fit.
“I grew up with this business,” Evelyn says. “I loved coming here and gaining knowledge in the auto repair industry. I worked through different roles like managing the office, accounting, customer relations, autobody estimating and production.” Customers are the core of the business and Evelyn stays focused on their needs in what can be a challenging time.
“While our team is savvy in computerdriven technology, old-fashioned craftsmanship comes into play as well.”
Fairlane is an ICBC accredited valet shop with I-Car Gold Class. They guarantee their repairs, do estimates on-site for the work required and arrange for alternative transportation during the repair process. A mix of ongoing auto body shop training and licensing as well as the I-Car education keeps this team on top of all the latest vehicle repair needs. Their training also allows them to do an expert job with auto glass and windshield replacements. They use factory-level computer equipment and resources to stay current with changing trends. Regular training is provided to the team of certified master technicians.
Evelyn recognizes that being a woman in the car repair industry is something of a rarity, but she feels it gives Fairlane an advantage over other shops.
“I want customers to feel comfortable coming here knowing that their vehicle will be repaired to their satisfaction,” she says.
Evelyn interacts with customers directly, much the same way her father did. He focused on listening to his customers and
being honest with them in all dealings and Evelyn is proud to carry that tradition forward.
Evelyn also believes strongly in supporting the community through donations and charity. Additionally, she encourages onsite participation from students in auto body work-experience programs.
“It’s all about looking after customers’ safety,” says the long-time repair shop’s CEO and president.
With customer satisfaction her number one priority, Evelyn has not only invested in renovating the office to make the environment more comfortable and modern, but she has also upgraded important elements behind the scenes.
“We recently upgraded some of the vehicle repair equipment and we are supporting our employees enhancing their education,” she says. “Doing a great job for our customers is what we are known for and have been for more than 39 years.”
The 19,000 square foot facility at Fairlane includes some of the most high-tech vehicle repair equipment available. This includes two downdraft spray booths and a stateof-the-art bake oven which all lead to professional repairs to return to your car to factory specifications.
Every car is repaired with the utmost attention to detail.
The team at Fairlane Collision also know that a vehicle is more than just the sum of its parts. You can have all the modern technology you want but you also need staff who care deeply about the quality of the work they do with the technology to assist them.
Fairlane is built on family values and is proud to share these values with their customers.
That’s why they say, “Our Reputation is your guarantee.” ■

Capital Salvage
From zombie kits to copper wire: This East Vancouver recycling facility handles it all
Capital Salvage Metal and Recycling has been a family-run operation since 1992.
He’s known as “El Presidente” around the yard and if you get on his good side, Dov Dimant just might show the myriad of tools he’s assembled should a zombie apocalypse descend upon East Vancouver.
Indeed, Dimant is involved in heavyduty work at Capital Salvage Metal and Recycling—but he emphasizes a lighthearted, community-based approach.
“I have a solid collection of medieval weaponry and I joke that I’m getting ready for the zombies to attack – I call it my zombie kit,” Dimant says with a laugh.
Established in 1992, Capital Salvage Metal and Recycling is a local, family-owned metal recycling facility that’s proudly grown alongside its surrounding East Vancouver community. The Capital Salvage team buys, sells, trades and recycles scrap metals including copper, aluminium, brass, steel, stainless steel, lead, zinc, insulated copper wire, catalytic converters and more.
Their clientele includes everyone from weekend warriors cleaning out their garage, to binners and tradespeople of all stripes: plumbers, electricians, construction and demolition crews, among others.
Part of the Capital Salvage promise is the company-wide belief in transparency and fairness, offering honest, competitive pricing while ensuring every customer is treated with respect. From first-timers to regulars, the team takes pride in creating a welcoming space where recycling isn’t just a transaction — it’s a partnership that makes a positive impact on both the environment and a client’s wallet.
Dov credits the success of Capital Salvage to the strong partnership he shares with his wife, Jen. For nearly 10 years, they’ve worked side by side to build a thriving business. Jen’s invaluable contributions have played a pivotal role in the company’s growth and its commitment to excellence. Together, their shared vision and dedication not only drive the business forward but also create a positive environment for their team and the surrounding community.
“It’s not just about making money, you have to do things in a responsible fashion,” Dimant says. “We’re looking after the land, the environment, our employees and the community around us.”
Capital Salvage offers a range of convenient pickup services for larger loads, along with an easy drop-off process at its facility on Triumph street in East Vancouver. Whether pickup or drop-off, commercial or residential, the team is dedicated to making the process simple, accessible and rewarding for everyone.
“Our mission is to guide you every step of the way, whether you want to earn some extra cash or learn the best ways to recycle,” Dimant says.
The company also offers a unique reward program that allows customers to earn points with every transaction, which can be redeemed in the form of gift card or tickets to see the Vancouver Canucks, Vancouver Whitecaps, Vancouver Warriors or the BC Lions.
That flair for customer buy-in extends to Capital Salvage’s exceedingly flexible schedule – open 362 days a year and only closed on Canada Day, Christmas Day and New Year’s Day.
And beyond the day-to-day rigours of the business, Capital Salvage also makes a concerted effort to give back: sponsoring local sports teams, fundraising for the less fortunate, donating to animal welfare groups and establishing a community garden on the property that’s available to everyone in the surrounding area.
“With some of the bigger companies, it’s cut and paste and it’s very corporate,” Dimant says. “Good luck trying to talk to a manager, let alone someone in ownership. With us, I am the owner and I think we’ve built a good reputation here.”
And if you’re feeling inspired by Dimant’s zombie kit, why not make your own? The public is welcome to stop by Capital Salvage and pick up everything they need to create their own DIY zombie kit or tackle their next recycling project. ■
Capital Salvage is committed to more than just recycling – this is a team dedicated to making the process simple, accessible and rewarding for everyone.
St. Andrew’s Wesley United Church
Where art, spirit and social justice intersect: St. Andrew’s-Wesley champions inclusivity
The West End congregation in Vancouver serves as a beacon of inclusivity and progressive values, promoting art, spirituality and social justice to create a better world.
With a rich history and a forwardlooking vision, St. Andrew’sWesley United Church has positioned itself as a leader in progressive spiritual life. The church proudly embraces their principal value: “Whoever you are, whoever you love, all of you are welcome here.”
As an affirming congregation, the church actively supports 2SLGBTQIA rights and inclusivity and justice for all people, while striving to address environmental challenges and contemporary social issues through compassion, dialogue and action.
“Faith really doesn’t matter if it’s belief without action — there has to be action in belief,” says Rev. Rhian Walker, co-lead minister. “We believe every person deserves to feel at home in the world, in their skin, in their lives. To us, the Christian faith path is not only a set of beliefs — it’s about exploring, asking brave questions and then doing something about it together.”
With a commitment to creating a place where faith intersects with social responsibility, their long-term goal is to continue the programs and resources available that reflect the diversity in Vancouver.
St. Andrew’s-Wesley partners with the community to empower individuals through art, spirit and social justice, nurturing those seeking a better life for all.
You’ll explore creative expression through their free art programs where art, in all its forms, deepens your connection to the Divine. Music is at the heart of their ministry, with five choral ensembles – two children’s choirs and three adult choirs, including a community choir that performs Broadway and pop songs. Their renowned Jazz Vespers service features Vancouver’s
top jazz musicians, woven together with spiritual reflection. They also offer an artist in residence program with free public workshops and events.
Walker notes significant growth in their choirs, with memberships increasing by one third—something she recognizes as an important aspect of the church’s mission. “Music is something people find very healing and therapeutic and also builds community. In support of economic justice, having low-barrier programs like this where people aren’t paying to attend really matters to us.”
Their community outreach continues to prove positive successes. The church is active in refugee sponsorship, climate action and local social issues such as recovery and the conversation around safe supply with partners like Rainbow Refugee, Moms Stop the Harm and Sierra Club, where they helped fund Mother Tree School, taking a holistic view of the climate crisis. Their drop-in parent and tot program continues to grow, becoming an important place of connection and community for newcomers to Canada.
“We believe that each of us has a role to play in healing and helping the world,” says Walker. “Part of our role is to equip and empower people to do that.” Opening soon, the Centre for Spiritual Accompaniment will offer spiritual counseling to help people connect with their own spirituality and explore beyond their personal life.
Walker recognizes the congregation’s impact simply. “We’re not human beings with a spiritual life. We’re spiritual beings with a human life. The world needs us to bring about peace, love and justice. And it’s not going to be done by somebody else; it’s going to be done by us—taking action.” ■
Established in 1933, St. Andrew’s-Wesley United Church is an affirming congregation, which seeks to foster art, spirit, social justice and inclusion in Vancouver.

Appraisal Institute of Canada –BC Association
Meet the valuation experts bringing transparency and fairness to B.C.’s real estate market
Whether it’s a new home purchaser or large corporation, AIC-BC can navigate any transaction
Christina Bhalla’s team members are a lot like the third-line centre on a Stanley Cup winning team.
They do their work diligently, meticulously and largely in the background, without making headlines in the Monday morning paper.
Both groups, however, are integral to getting a win at the end of the day.
Bhalla serves as CEO of the British Columbia Association of the Appraisal Institute of Canada (AIC-BC), a 1,200-member team spanning B.C. and the Yukon that brings transparency and expertise to a wide range of real estate transactions and their related assets.
“We may not be the most well-known profession in a real estate transaction, but I like to say that we’re small but mighty,” Bhalla says.
Bhalla’s team members undergo a rigorous designation process that requires an undergraduate degree, along with several additional years of coursework and experience.
“AIC-BC Members are required to complete recertification every two years through educational credits to ensure they are practicing within current standards and trends and maintaining their expertise in what can be a fast-paced industry,” Bhalla says.
The organization is spread across two Professional Appraiser (P.App) designations, the Accredited Appraiser Canadian Institute (AACI) and the Canadian Residential Appraiser (CRA). The former concerns itself with valuation and consulting assignment of residential, commercial, industrial, institutional, agricultural, land and special use property types.
CRA appraisers, meanwhile, are qualified to undertake any valuation and consulting assignment on dwellings containing not more than four self-contained family housing units or on individual undeveloped residential dwelling sites.
For the average citizen, interactions with an AIC-BC member may come as a result of the “three Ds”: divorce, death and debt.
While many may think of appraisers entering the fray simply to assist with a home purchase or other property acquisitions, appraisers can help clients sort through any number of challenges and scenarios: taxation and estate planning; divorce and other litigation; feasibility and highest and best use studies; strata depreciation reports; insurance cost appraisals for emergency preparedness and more.
“So, if you’ve got a fire or flood, it’s really important at this time of the year that you have an up-to-date replacement cost analysis for insurance purposes,” Bhalla says.
A large part of the added value in working with appraisers is their sheer breadth of institutional knowledge. Bhalla notes that many members have decades of experience working in the field and have vast knowledge when navigating the shifting tides of government policy, market fluctuations, or emerging trends.
“Appraisers can help governments in projecting or gaining insight into how policy could impact a market,” Bhalla says. “We’re pushing for consultation with Professional Appraisers before making policy to make sure that we’re all on the same page and what they intend to do is likely what is going to transpire.” ■
AIC-BC’s objective is to serve the profession and the public by implementing policies and programs to ensure the appraisal profession is advanced and the public is protected.
BC Door
This 90-year-old Vancouver business specializes in making your entry door stand out
The British Columbia Door Company has built projects for clients across the globe.
The first rendition of the iconic Master’s golf tournament, Babe Ruth’s 700th home run and the inception of the Bank of Canada – all of them hallmarks in the year that was 1934. It also marks the founding of a cornerstone in Vancouver’s business community.
Since its inception in 1934, the British Columbia Door Company (B.C. Door) has thrived as a family-owned and operated business with four generations that have carried on the family’s tradition of prime quality millwork.
Founded by Les Palmer and now co-run by brothers Jeff and Steve, B.C. Door is one of the largest solid-wood raised-panel door manufacturers in the province, specializing in meticulously crafted residential entry and interior doors.
“When we have clients say, ‘Wow, that’s beautiful,’ that’s a great feeling,” Steve Palmer says. “It’s always nice to hear that what we have done has surpassed their expectations and that they’re thrilled by it.”
Working with contractors and homeowners, B.C. Door’s vast network of dealers – think Home Hardware or Windsor Plywood, for example – extends across B.C. and Alberta with an online inventory north of 700 doors, while the company’s flagship location in South Vancouver has roughly 70 doors on display.
The doors themselves are built with any number of different wood types: Douglas Fir sourced from Vancouver Island; maple, red and white oak that comes from eastern Canada and the U.S.; or imported mahogany, among others.
“Hardwoods are really starting to grow in popularity while Douglas Fir is the mainstay of our business,” Palmer says. “White Oak,
flat cut and rift cut are also on point and on trend right now.”
And while those trends are worth paying attention to, part of the B.C. Door success story is its adherence to timeless, age-old traditions: a commitment to quality and innovation, exacting standards, originality in design and exceptional value. In practical terms, that means mortise and tenon construction, solid lumber as opposed to veneers, tighter joints and high-quality lumber.
And getting your dream door entails a seamless ordering process that follows five steps. Clients first reach out to a B.C. Door dealer for a quote, followed by the spec process -- it’s here that styles, sizes, wood types and all other particulars are sorted with ease. Once the client accepts the quote, an invoice is prepared along with a deposit. Orders are usually completed with a threeto-four-week turnaround.
“With us, you’re not paying all the shipping fees and the container costs and all that sort of stuff to get it here,” Palmer says.
A cursory look across the Metro Vancouver landscape illustrates the company’s breadth of clientele and expertise: from humble laneway-houses and traditional singlefamily-homes, all the way to prestigious West Vancouver waterfront residences, West Coast fishing Lodges and ski resorts at the peaks of Whistler and Blackcomb mountains. Some doors have been installed further afield in countries as far away as Japan and New Zealand.
“Our big claim to fame is we still do things the traditional way,” Palmer says. “We’ve been here for 90 years and we know what we’re doing,”

Global Education Communities
GEC provides student housing to students of nearly 100 educational institutions in Metro Vancouver, with tenants from across Canada and 75 countries
Global Education Communities partners with close to 100 postsecondary institutionsobal Education Communities partners with close to 100 post-secondary institutions.
As someone with 30 years in the education sector and 10 years in the housing business, Toby Chu, GEC’s chairman and CEO, has heard all of the nightmares facing domestic and international students when they first come to study in Vancouver.
Craigslist scams galore; inhumane overcrowding; unscrupulous landlords and even spy cameras.
Global Education Communities (GEC) exists to counter all of those bad actors by providing reliable housing options to more than 4,000 students annually from across Canada and 75 countries who come to study in Metro Vancouver.
“Let’s say you’re a student from Japan, South Korea, the Middle East or Ontario, you’re going to have adaptation problems moving to a new city,” explains Chu. “It’s a stressful experience where they often overpay for rent or face safety issues. We address all of that.”
GEC transforms brick-and-mortar real estate into a live business by offering essential rental housing for students studying in Metro Vancouver.
Currently, GEC operates eight apartment towers across Vancouver, with six others under development in Surrey and Richmond. GEC also owns the 121-year-old Sprott Shaw College and Sprott Shaw Language College, which enrol more than 10,000 students across 18 campuses in B.C. and Ontario.
GEC’s breadth of experience has seen the company supplying student housing to students from nearly 100 schools locally –UBC, SFU, Kwantlen Polytechnic University, Emily Carr University, Langara College and Vancouver Film School, to name a few. These partnerships allow a seamless transition to living abroad and are completely transparent. Students can get referrals from their post-secondary institution for a GEC property or learn more about the promise
of stable living from GEC’s online platform, GECLiving.com or across YouTube, Facebook or Instagram.
And the housing need is vast, especially when considering the Canada Mortgage and Housing Corporation estimates Canada will need 3.5 million more housing units by 2030 to meet demand.
“We regularly get compliments from parents and students, but most importantly, from the schools, because we invite our partner schools and their housing directors to regularly visit us – their inspections ensure quality,” Chu says.
As for the suites themselves, picture them as hotel quality without hotel prices offered alongside easy-to-understand lease terms. All GEC properties are fully furnished with cooking utensils, bedding supplies, high security, weekly housekeeping, on-site caretakers, surveillance cameras in all public areas, utilities and high-speed internet. Students can move in and move out without the stress of settling into a new home.
GEC’s expansion plans include the development of a 51-storey Education Mega Centre (EMC) across from the Surrey Central SkyTrain Station. Slated to begin construction next year, EMC will accommodate nearly 1,100 students living within 100 metres of the SFU Surrey Campus, Kwantlen Polytechnic University (Surrey Central Campus) and the pending SFU Medical School. The list of amenities includes an electronic library, coffee bars, restaurants, gyms, meeting rooms, quiet lounges, video conferencing facilities and game rooms.
Upon completion, EMC will be the first offcampus education super centre in the world.
“At GEC we take care to ensure that the students have a good experience.” Chu says. “For the domestic students, it can be hard enough with a 0.9% vacancy rate in Vancouver, but for someone who is from 3,000 miles away it’s even more stressful.” ■
GEC’s vision is to be the preferred accommodation for students studying in Vancouver by providing a clean, comfortable and safe living environment.
It’s a stressful experience where they often overpay for
