PROGRESSION AND GROWTH Update Group increased its market share throughout 2022, and despite the global challenges and economic headwinds, continued to win work, expand into new regions, and achieve some significant milestones. This was all made possible through the ongoing support of our clients, and generally those clients who are of a repeat nature. As always, the flexibility and dedication of our management teams deserve notable recognition.
Progression and Growth To further support our clients in the Caribbean and provide the resources which are needed on the ground, we formally established our regional hub in St James, Barbados, with the view that all our pre-construction efforts for the region will be handled and produced on the island. This brings additional benefits such as being able to maintain closer relationships with supply chains, being familiar with and understanding the complex differences in local building regulations, and considerable efficiencies in logistics and project and people management.

We have invested significantly in the set-up of the facility, and are now employing local engineering and health & safety staff and providing all necessary training where required. Our track record in the Caribbean now extends to projects in Bermuda, St Vincent and the Grenadines, Grand Cayman, St Kitts and Nevis, and Barbados. This experience and the valuable knowledge we have gained in areas such as design, buildability, and commissioning means Update Group is well-positioned to secure further appointments across the region in 2023. This experience is demonstrated with one of our recently completed projects, LF Wade International Airport in Bermuda, which has been voted the Best Airport of its Size in the Latin America and Caribbean region, in the annual Airport Council International World Airport Service Quality Awards. In June 2022 we announced the sale of our Singapore business, as part of an ongoing strategic transition to concentrate on Europe and the Caribbean and to explore opportunities in the USA with our existing client base. Update Asia completed a number of high-profile MEP projects in Singapore and Malaysia including Swissôtel and Fairmont Hotels, Dyson, Apple, Dupont and Kerry Foods.
Project Milestones 2022 saw the completion of some major projects and the achievement of some key milestones on our longer-term appointments. This included the redevelopment of Central Plaza, one of Dublin’s most iconic buildings, and the completion of the new London base of the Royal Academy of Dance. And in Milton Keynes at one of Europe’s largest office space developments, the Update Group team completed the MEP installation at Santander’s new UK headquarters.

WHAT WE DO Our expertise in multi-disciplinary building services covers three main sectors: Commercial, Hospitality and Industrial, and three project types: Buildings, Fit-Out, and Infrastructure. Our combined sector experience totals over 9 million sq ft of commercial office space, 7,500 hotel beds, and $300 million+ of industrial and manufacturing facilities.
BUILDINGS Over the last decade, we have completed multiple new builds and major renovation projects across three continents, for both public and private sector clients. Our proven track record covers a wide range of sectors and includes hotels, office developments, R&D centres, sports arenas and retail malls. As we build up knowledge of the project requirements we will guarantee the cost of the MEP works. We manage the coordination of the entire MEP package and bring ISO management processes to local supply chain partners on large scale projects. Throughout the project we apply a continuous QA/QC process, and provide project reporting at all stages. Where required we actively participate in design development workshops to ensure best value and design suitability. A properly commissioned building runs efficiently without wasting costly utilities. Prior to handover we prepare a detailed commissioning plan and monitor and validate the results on an ongoing basis.

Central Plaza Dublin The new Central Plaza development was the former home to the Central Bank of Ireland. This iconic building, designed by Sam Stephenson in the 1970’s, is truly one of the few buildings that identifies itself with Dublin. This unique redeveloped structure is now home to WeWork as well as new restaurants and retail offerings. The addition of the hospitality rooftop venue with its 360-degree view terrace crowns off this famous building. The overall area of the development is 21,500 sq m, with a mix of commercial, retail and food & beverage space. Our Scope We were responsible for all electrical works elements, which included new electrical infrastructure with security and fire safety systems. A new outside lighting installation was constructed, incorporating the latest ideas and features to enhance the structure and open up the new plaza area.

Marriott Hotels Barbados Update Group has been appointed by Marriott Hotels to undertake the design and refurbishment of MEP systems across all properties in their Barbados hotel portfolio. The 7-hotel collection comprises a total of 588 guest rooms, and includes extensive guest amenity spaces, F&B areas and recreational facilities. We are directly employed by Marriott on these projects and will be working closely with their management team, appointed design firm and other consultants and specialist contractors.

Park Hyatt Resort St Kitts & Nevis A project by Range Developments this new resort property consists of 78 rooms and 48 suites. The hotel is located on the southern tip of St Kitts and Nevis at Christophe Harbour. The overall development comprises an arrivals area, spa, back of house building and various bar and restaurant facilities totalling 300,000 sq ft. Our Scope We completed the two-megawatt MV site-wide electrical infrastructure with N+1 standby power generation, together with the entire guest room mechanical HVAC systems and public lighting.

PROJECT PROFILE
Work is almost complete on Santander UK’s landmark new workplace in Milton Keynes. Procured by Osborne+Co for Santander and designed by LOM, Unity Place will be a centre for digital banking innovation and will incorporate a range of community facilities.
Designed to achieve a WELL ‘Gold’ certification, this vibrant new workplace will nurture collaboration and support staff health and wellbeing. It has also been conceived to help attract the next generation of talent who will drive the banking sector in the future.
With a total construction area of 800,000 sq ft and over 550,000 sq ft of commercial office space, this will be one of the largest office developments to be completed in the UK over the next few years outside London.
The scheme will be the focal point for Santander’s UK business and the local community. It includes coworking space for small businesses and start-ups. The public will be encouraged to use its facilities including an ‘urban market’, retail outlets, health facilities including a gym, yoga and consultation spaces, community hall and auditorium. There is also a rooftop running track and café and restaurant with terrace.
Unity Place will bring together Santander’s 6,000 employees who are currently spread across four sites in Milton Keynes.

The best time to start thinking about the building services requirements of your project, is at the same time as your outline brief is being developed. The MEP scope is usually the largest package after construction, up to 25% of total cost on some projects, so getting this right from the outset should be near the top of your list of critical factors.
Once appointed, we will work closely with the construction consultants and MEP design team to define the Project Brief. This will involve an indepth study of the client objectives and planned demands on the building services.
Where design responsibility needs to be maintained, we actively participate in workshops and provide input in areas such as technical, sustainability, cost and buildability.

Having established a target cost, the path becomes clearer.
As soon as the design & cost review process is completed our construction team issue a project schedule or programme. Critical path factors and procurement requirements are identified
At this stage our construction delivery team are fully in place and engaged, working alongside our preconstruction team. This allows us to hit the ground running and ensure meaningful coordination of the MEP works with ongoing QA/QC reviews, all while maintaining the maximum efficiencies of the construction programme.
Always with one eye on the commissioning requirements we will develop a Commissioning Plan from the beginning. This plan starts with the preparation of commissioning scripts per system so we can get the agreed buy in from all project stakeholders.
Following handover, our contract is still active for a further 12 months.
If the system performance and design intent has been sufficiently identified, we have the experience and skill set to take ownership of the design and carry it through to the construction and implementation. It is important to stress that during this phase cost models are continuously updated to reflect the status of the design. Without these updates it is difficult to gauge on whether value for money is being achieved.
Our supply chain procurement schedules will be issued simultaneously when final scope is clarified.
We issue regular project reports advising on procurement, supply chain performance, design status, financial and critical factors to ensure all stakeholders stay informed.
This follows through with detailed system commissioning work plans. We also set out the validation and handover processes so everyone knows what to expect.

PROJECT PROFILE
Grand Hyatt Grand Cayman With a recent project win for Hyatt Hotels in Grand Cayman, Update Group is further strengthening its track record in the hospitality sector in the Caribbean region. The Grand Hyatt Grand Cayman Hotel & Residences is a 354-room property, and is located on a premium 7.1-acre site on Seven Mile Beach. Consisting of 190 hotel guestrooms, 88 condo-hotel guestrooms and 76 condo-hotel suites, the beach front property is expected to open in mid-2025. Residents and guests will have access to six restaurants, three resort-style swimming pools, including an in-ocean saltwater lagoon pool in a protected cove, a 12,000 sq ft destination spa and fitness centre, and a 25,000 sq ft indoor-outdoor conference meeting space. We will be working with LG-Americaribe as the MEPF specialist vendor, and this is our second project on Grand Cayman, following a project win for Mandarin Oriental earlier this year.

Hampton by Hilton Dublin This new hotel by JMK Group and operated by Hampton by Hilton, is a 249room property located on Chancery Street close to the Four Courts complex in Dublin City Centre. Update Group delivered all the building services for this project on a design and build basis. A busy and bustling location, it presented challenges in terms of logistics and managing the works safely. Hotel facilities include a spacious lobby with attached bar and café area, adjoining restaurant, fitness centre, and contemporary rooms.

PROJECT PROFILE
No 2 Triton Square is the UK headquarters of Spanish banking giant Santander. This facility extends to over 200,000 sq ft over seven levels. Together with Osborne + Co we recently completed the multi-phased refit of the entire building on a Design & Build basis. Being a live working environment meant there were a number of project complexities. The core challenge was ensuring continuity of the existing MEP systems to allow the executive and trading floor functions with critical systems support to continue to operate. Not forgetting that this building is in one of central London’s busiest districts made the logistical planning and resources management a vital factor. For Update Group, the project included a change out of the entire Mechanical & Electrical plant infrastructure, and all new sustainable redesigned layouts across Levels 2 - 6 of the building. As we were responsible for the MEP design, our delivery team worked closely with Santander, Osborne + Co and the project architects LOM, to ensure this fast track project meets the future needs of the Bank into the coming decades.

Triton Square is Update Group’s second project in the UK for Santander. Our delivery team worked closely with the client, construction managers Osborne + Co and the project architects LOM, to ensure this fast track project meets the future needs of the Bank into the coming decades.

Testing times Commissioning at No 2 Triton Square Planning the commissioning of a working bank that needed to stay in full operation brought unique challenges for the Update Group team. The planning began with a comprehensive survey ahead of design to be able to fully understand the building occupants’ current needs. Ensuring the day-to-day activities of the Santander trading team were not disturbed was at the forefront of the planning process. The creation of a commissioning plan is one of the most important undertakings of any project and defines the responsibilities, processes, schedules and documentation requirements of the entire process. The purpose of this plan is to help the construction project team, external validation team and the client understand and record the commissioning activities that need to be carried out during the different stages of the project process to produce operationally ready facilities that completely meet the needs of the project stakeholders.

It will also help produce facilities that better meet the needs of users and operators and help reduce energy use throughout the life of a building. The successful outcome of the commissioning plan has greatly helped deliver a project at No 2 Triton Square that Update Group are proud to put its name on. We were able to ensure complete flexibility throughout the commissioning and handover process and demonstrate 34 years of experience in the building services industry.

Hotel Indigo Barbados Located on a beachfront site in Hastings in the southern district of Christ Church, this 132-room hotel project has a development budget of $100 million. Construction commenced at the end of 2022 and is scheduled to complete in December 2024. Hotel Indigo is a chain of small, individually owned boutique hotels, which is part of IHG Hotels & Resorts. As of March 2023, there are 158 Hotel Indigo properties worldwide.

Royal Academy of Dance London
This state-of-the-art space includes seven full-size dance studios, a studio theatre (seating 193) with a full lighting rig and sound desk to be used for both RAD and community partner performances, two cafes, a specialist dance library and a large welcoming reception space that will be used to host exhibitions and events.
Owing to its end use as a performance theatre, we carefully designed acoustic treatments such as attenuators and silencers for the chillers and AHU’s. There are extensive ELV systems installations which required specific detailed planning during the design and commissioning phases. Update Group were appointed to install the entire building services package on a Design & Build contract.

The Campus Cherrywood Ireland A development by Spear Street Capital located in South Dublin County. This project consists of two new Grade A commercial buildings known as blocks F1 and F2, totalling 150,0000 sq ft of office space. The building is on target to achieve a BREEAM ‘Excellent’ rating for its environmental sustainability performance and will exceed Building Regulation requirements by reducing CO2 emissions by a further 20 per cent. It includes solar panels on the roof and uses brise soleil on the building façade to help maximise natural daylight, while reducing solar heat gain.

The choice of glazing intentionally maximises natural light, while three full height atria will allow light to penetrate the deeper plan spaces, thus reducing electricity usage and costs.

About Mandarin Oriental Grand Cayman The first Caribbean residential offering managed by Mandarin Oriental, this mixed-used development combines hotel rooms and condo’s that share facilities. The resort is located atop one of the highest elevations on the island with cinematic views of the ocean called St. James Point. Grand Cayman is the largest of the three Cayman Islands and the location of the territory’s capital, George Town. The conveniently located modern international airport offers direct flights to all major cities. Unlike many other Caribbean islands, Grand Cayman is for the most part, flat. This allows for more space to build as the island’s population grows. There are just under 600 banks and trust companies in Grand Cayman, including 43 of the 50 largest banks in the world. Update Group were engaged by Aecon Airport Constructors to provide the entire mechanical, electrical, IT and fire safety systems for the new passenger terminal at Bermuda’s international airport. In order to facilitate the increasing popularity of Bermuda as a destination, a public private partnership project between the Bermudian Government, Skyport and Aecon Group was initiated to construct this new 280,000 sq ft terminal. The building was designed to be a state-ofthe-art terminal to reflect Bermuda’s growing status as a destination and to transit up to four million passengers per year.
The design brings Bermuda’s airport into line with other major modern airports in terms of passenger comfort, facilities and ease of arrival and departure. Modern lounges and passenger boarding bridges will enhance the passenger experience, while immigration and security have been streamlined. In addition, the whole project is geared towards sustainability and crucially, the new building has been designed to minimise the effect of extreme weather conditions.

Our scope on the project included the entire mechanical, electrical, fire protection, IT and security systems. Update Group worked closely with Aecon in the development of the design into the detailed and coordinated install which was ORAT-compliant (Operational Readiness and Testing). Our scope also included the infrastructure packages for the MV network and storm drainage systems, as well as standby generation and full load UPS support. Update Group is especially proud to be associated with a project that is creating something special for Bermuda and its people. Technology Within the overall IT systems we had responsibility for the Airport Information Management systems. This included the: • turnkey install of the flight and gate display systems • automated check-in kiosks • all airline check-in desks, bag drop and integration with the baggage handling systems • automated entry passport kiosks • fit-out of US Customs and Border Protection areas • management of the entire access control and analytic CCTV install.

2022 – LF Wade International Airport has been voted the Best Airport of its Size in the Latin America and Caribbean region. The Airport Council International (ACI) World Airport Service Quality (ASQ) Awards, which are held annually, celebrate and showcase the world’s best airports as voted for by travellers, and this year, Bermuda’s airport won the showcase award in the region for airports with two million annual passengers or less. The new passenger terminal, built by Canada’s Aecon Construction and several Bermudian sub-contractors, and operated by Bermuda Skyport Corporation, a subsidiary of Aecon Concessions, was voted on by passengers in over 30 different categories, including facilities, cleanliness and ambience, security, check-in and overall satisfaction. In addition to the Best Airport by Size and Region award, LF Wade International was also voted as having the Best Hygiene Measures of any airport in Latin America and the Caribbean.
Port Kingstown Saint Vincent and the Grenadines Aecon has appointed Update Group to offer MEP/FP services for a major port construction project in Saint Vincent and the Grenadines. Located in the capital city of Kingstown, the $170 million contract from the government of Saint Vincent and the Grenadines will be to develop a modernised cargo port and terminal area on a 6.5 hectare site. Port Kingstown handles a wide range of vessel traffic - from deep-sea cargo liner services to inter-island ferries to cruise ships.
Terminal buildings will include administration and customs, workshops, warehouses, and a container freight station.
Additional project scope includes a container storage yard, break-bulk vehicle storage and maintenance areas, relocating a sewer outfall line, as well as road upgrades and strengthening within the port catchment area.
Update Group have completed a number of infrastructure projects in the Caribbean region, including MEP/FP works for LF Wade International Airport in Bermuda, and Park Hyatt Resort in St Kitts and Nevis.
Currently at design stage, construction is expected to commence in the fourth quarter of 2023, with an anticipated duration of two and a half years. MEP/FP (Mechanical, Electrical, Plumbing / Fire Protection) assets, the backbone of any facility, will form a significant component of the overall works.

How long have you worked at Update Group? After joining Update Group in 2015, I was initially based in Dublin. A move to the Caribbean followed in late 2016. Prior to that, I previously worked in the UK and Ireland in both the contractor and design consultancy fields.
The acceptance of virtual meeting platforms made normal during the Covid-19 pandemic has been a great development. Less time spent in the air or travelling is great, a contribution to a greener environment and anything less stressful on the mind helps.
Describe your role. My role is diverse and involves all aspects of the day-to-day management of our Caribbean projects. This includes ensuring our site-based delivery teams have all the necessary support they require, and scheduling compliance across our supply chain. As there are always challenges in delivery, I encourage a collaborative approach to problem-solving.
We work closely with our supply chain partners to cultivate their talents and contributions to our projects. We share our international systems and processes with our local partners which, we hope, provides a meaningful legacy for their businesses going forward.
Aspects such as construction drawings, submittals, procurement, and project status reporting, all fall under my remit.
What project are you working on now? I am currently overseeing several projects in the Caribbean which are at either design or delivery stages. This includes the Port Modernization in St Vincent and the Grenadines, as well as the Mandarin Oriental in Grand Cayman.
I am also part of the wider Update Group team regarding business development and evaluating new and suitable opportunities for the business within the Caribbean marketplace.
It’s exciting times as we see this division of the business grow through the large volume of new projects on the horizon. It feels great and rewarding to be part of it!
What do you see as your key challenges? The obvious challenges of working within the island community of the Caribbean region are connectivity and travel.

Frascati Centre Ireland
The Frascati Centre in Blackrock, Dublin is nearing final completion of a retail expansion project following a significant addition and refurbishment programme. Our scope within the project included the installation of a new site-wide electrical infrastructure network, providing additional power requirements for each tenant.
Our Approach The project was completed over six staged handovers, starting with the new multi-storey car park which opened up the necessary space to construct the new retail areas and re-model the concourse within the centre.
Our works also included a comprehensive upgrade of the life safety systems, standby generation, lighting and security systems.

Hilton Hotel London Gatwick Airport Update Group were recently awarded the Phase 2 contract for delivering building engineering services at Hilton London Gatwick. Appointed by UK property firm Arora Group, our project scope covers 233 rooms, and follows on from our successful completion of 821 rooms under Phase 1. Arora Group are a UK group of companies involved in hotel operations, hotel management, property construction, and property portfolio asset management. Gatwick is the third-busiest airport by total passenger traffic in the UK, after Heathrow and Stansted airports.
